Guest Access
The entire 3,000-square-meter tropical garden is exclusively available to Eden Roc guests. Your group can enjoy the full property and its amenities in complete privacy.
The furnished terraces and lake views create the atmosphere of a suspended garden, allowing each guest to enjoy their own space.
Concierge Services
Daniel or Ricardo, our concierges, are available to assist guests with a range of services at no additional cost:
- Arranging tuk-tuk transportation around the property
- Reserving transfers to the capital, the airport, or Antigua
- Assisting with food delivery orders
- Providing recommendations for activities and walks in the region
Additional services are available for an extra charge:
- Private boat trips to visit villages around the lake

Important Information
- The living room and the first two bedrooms require climbing approximately 100 steps from the parking area. Several rest areas are available, and the concierge team can always assist with carrying luggage and purchases up or down the stairs.
- The third bedroom is located beside the road. It requires significantly fewer stairs but may be noisy during the day and in the evening or at night because of passing cars, motorcycles, and dogs. The area becomes quieter at night, and earplugs are provided.
- Professional interior and exterior fumigation is performed every four weeks to help prevent insect and rodent problems.
- The property does not have private lake access.
- Beach towels are provided.

This home is truly spectacular. It’s nestled right into the mountain and the lake views from every single window, day and night, were breathtaking. I wish we could’ve stayed longer to appreciate the home more. I also loved the linens and fluffy towels provided especially as it does get chilly in the evenings. The stairs were intimidating at first, but even someone as out of shape and with bad knees as me was able to navigate them without issue and the views were absolutely worth it. Pascal was such a kind and attentive host and greeted us like friends. We had a wonderful stay and look forward to coming again sometime!

Truly one of the best experiences I have had through Airbnb! Pascal is an incredible host, and his entire team is phenomenal! Pascal coordinated airport pickup for our group even though we were arriving at different times. We felt right at home and so comfortable! The space is absolutely stunning, with breathtaking views everywhere you look. Cannot recommend this place enough!

There are no words to describe Eden Roc! Pascal has the most beautiful house, and it's more than just the place. It's the hospitality, the recommendations, and the views! Everything! My family and I were delighted! Lulu and Gala are very friendly too! We'll definitely be back!

Spectacular view, very good attention and service, cleanliness, and everything you need to be comfortable. Maybe the downstairs room is not well designed, because it is closer to the noise, but it looked well equipped (we didn't use it). The only drawback is having to climb 100 steps, although it's worth it. It was a bit difficult for the elderly.

Pascal Is an incredible host and his place is stunningly beautiful. This is different than a typical Airbnb- Pascal puts his heart into your stay and is attentive to all the small details. This is not a good location if you have limited mobility due to the stairs. If you are able, it is 100% worth the stairs as it affords you the most beautiful views and the property is full of gardens and areas of interest. The kitchen/living room space is huge with all sliding glass doors and a balcony and provides you a place that is so fun and relaxing to enjoy the lake. When you arrive, you are greeted by Pascal and/or his staff who assist you with carrying up your luggage. They also brought our luggage down when we checked out. Pascal brings a personal touch and has perfect recommendations. This was the most special place we stayed in Guatemala. Highly recommended!!

Just WOW!!! Waking up with a beautiful view of the lake. Then enjoying family time at the top watching the sunset. So much room where we were able to be separate from family and then able to spend time together in the main family room. The host helped with everything allowing us to enjoy the lake and surrounding towns.

Just wow!! The best Airbnb experience I’ve ever had. No words can adequately describe our stay. Pascal is an absolute gem of a host. From check-in, Pascal and his team made sure we felt right at home; greeting us and helping us get settled. His hospitality is unmatched! He gave us amazing recommendations to fill our days and helped arranged any services we needed. He always proactively checked-in to make sure we had everything we needed. And double bonus - the views from the house are absolutely breathtaking. I can’t wait to come back and will be recommending to all family/friends looking for a place to stay in Lake Atitlan!! Highly recommend to anyone looking for a quiet spot, close to the lake with a host like no other!
