What Not to Expect

• A party venue: This is a quiet, relaxed, and family-oriented residential location.
• A clinical luxury resort: The home embraces its natural, rustic surroundings and normal imperfections. It is not an enclosed hotel or upscale resort.
• Central air conditioning: All bedrooms are fully air-conditioned for a comfortable night’s sleep, while the open-concept social areas rely on ocean breezes.
• A wildlife-free environment: The property is located inside a biological reserve, so encounters with monkeys, iguanas, raccoons, and tropical insects are part of the experience.
• A tourist hub: This is rural, authentic Costa Rica, without commercial centers, crowded malls, or large tourist crowds nearby.

Guest Access

The entire villa and property will be exclusively yours, including:

• All bedrooms and bathrooms
• Private pool
• Barbecue area
• Parking garages

The kitchen is spacious and fully equipped for guests who enjoy cooking. Be sure to purchase groceries before arriving. The Walmart next to SJO Airport is a convenient option.

A dedicated barbecue area is also available for grilling beside the ocean.

A local Costa Rican restaurant can also deliver directly to the property upon request. The food is delicious and very affordable.

Important Information

• Mandatory local taxes: In compliance with Costa Rican law, a 13% Value Added Tax (VAT) must be paid in cash upon check-in. This amount is not included in the platform’s booking rate.
• Listing details and house rules: Please review all listing information and house rules before booking or requesting to book. Compliance with the rules and listing terms is expected.
• Accurate guest count: Always provide the correct number of guests when requesting pricing. The displayed base rate covers up to six guests. A small additional charge applies for extra guests and will be calculated automatically when the reservation settings are entered correctly.
• Air conditioning: The home is situated in a natural environment and features open, minimalist architecture. All rooms have air-conditioning units, but the central common areas and television room do not. The home is designed for enjoying the outdoors rather than remaining indoors.
• Wildlife and insects: Animals from the biological reserve, including raccoons, monkeys, iguanas, and birds, may approach the house. Tropical insects are also part of the environment. Although the home will be thoroughly cleaned before your arrival, please follow the provided guidance to avoid attracting animals or insects with food.
• Remote location: The property is inside a protected biological reserve. There are no large commercial centers nearby, and the beach community has only a small mini-market for basic emergency items.
• Groceries: Plan ahead and stock up at a major supermarket in the nearest city before arriving, especially for longer stays.
• Beach levels and tides: The beach has two levels separated by a drop in the sand. The house is located on the upper terrace, and the water comes very close during high tide.
• Road access: Reaching Tivives requires driving approximately 7 kilometers along a partially paved rural road. The route is rustic and scenic, so please drive carefully.
