About the Hosts

My brother and I discovered Cancun in 2004 and were immediately captivated by its beauty. At the time, we owned beachfront vacation rental property in Cocoa Beach, Florida. After visiting Cancun, we were so impressed that we sold everything in Florida and purchased a property here.

As you enter the Cancun Hotel Zone from the airport, freshwater lies to the left and the Caribbean Sea to the right. Cancun is known for its striking turquoise waters, while lush mangroves surround the spring-fed lagoon on the opposite side. The Hotel Zone is an island shaped like the number 7, with freshwater on one side and the Caribbean on the other. Everywhere you look, the scenery is beautiful, and the local people are welcoming.

Penthouse Layout

Penthouse #3704 occupies a corner of the North Tower. There are only four units on the penthouse level, with one located at each corner.

The main level includes:

• Bedroom 4 with a queen bed and private bathroom

Bedroom 4 also has direct access to the terrace, a feature unique to this unit.

The upper level contains the remaining three bedrooms. Each bedroom has its own attached bathroom with a shower.

The penthouse offers views of both the ocean and the lagoon, with the primary views facing the lagoon. The unit has been nicely updated, and all outdoor furnishings were replaced in 2024. With a private bathroom attached to every bedroom, Penthouse #3704 is consistently one of the most popular penthouse units.

Unlike a typical vacation rental with limited staff and a lockbox entry code, this property is part of a full-service resort with dedicated support and extensive amenities.

All-Inclusive Option

The resort is all-inclusive, but guests staying in a penthouse may choose whether to purchase the package each day.

• Payment is made at the lobby front desk.
• The current rate is $95 per person per day.
• From December 20 through January 4, the rate is $135 per person per day.
• Rates are subject to change without notice because resort pricing is outside our control.
• Children aged 11 and under receive a 50% discount.
• Children aged 2 and under are free.

When selected, the package includes unlimited food and beverages from 9:00 a.m. until midnight. Guests receive access to four restaurants and both bars. One restaurant is excluded from the all-inclusive package.

During Christmas and New Year’s weeks, a 30% surcharge applies for enhanced offerings and extended resort hours.

Dining Alternatives

One resort restaurant is always excluded from the all-inclusive package. Guests pay by item at this restaurant, which serves:

• Toasted subs
• Wraps
• Pizza
• Coffees
• Espressos
• Desserts

On days when you do not choose the all-inclusive option, you can use the cooler provided inside the condo to store drinks and snacks. The cooler is approximately the size of a carry-on bag, making it easy to take to the pool or beach. It also works well as a small side table.

Additional restaurants are located directly across the street from the resort, along with a convenience store selling beer and spirits.

In-Home Cooking Service

Guests can arrange an authentic Mexican meal prepared by local cooks in the condo. This service is offered at cost and is not operated for profit.

• Minimum charge: $80
• Includes grocery shopping and meal preparation
• Groceries are provided with a receipt
• Meals are served buffet-style
• Payment is made in cash at the time of service

Location and Transportation

The resort is located in a well-lit, safe area with a relaxed atmosphere. Buses operate 24 hours a day, and additional restaurants, shops, and major nightclubs are only minutes away.

A weekly resort brochure outlines current activities. Live entertainment is often offered near the bar, and water yoga is typically included on the weekly schedule.

Airport Transfers and Groceries

We provide a link to a trusted private transfer company that we have recommended for years.

• Capacity: Up to 10 people per vehicle
• Round-trip cost: $125 for the entire group
• Grocery store stop: An additional $40

If you arrive before check-in, we can bring your luggage and groceries to the unit and place perishables in the refrigerator. This service is available except after 5:00 p.m. or on Sundays, when an access code will be provided.

Tours and Excursions

With more than two decades of experience in Cancun, we provide recommendations for activities and excursions.

One option is a private snorkeling excursion with Mike, a longtime local friend whose family has generations of fishing experience in the area.

• Cost: $90 per person
• Minimum charge: $540
• Duration: Five to six hours
• Round-trip transportation to the port
• Two-hour golf cart rental on Isla Mujeres
• Large meal at the end of the excursion
• Visits to premier snorkeling locations
• Access to a protected snorkeling area
• Required additional-per-person fee for the protected area included

The excursion is private for your group.

VIP Nightclub Access

Nightclubs in Cancun often charge $50 or more just for admission, followed by long lines, standing-room-only areas, and expensive drinks.

Through our VIP nightclub option, guests can purchase a pass for $150 that includes:

• No waiting in line

• All drinks
• Transportation to the clubs

The pass is valid from 10:00 a.m. to 3:00 a.m.

Baby Equipment

Each unit includes a pack-and-play and a high chair. Additional items are available upon request.

The kitchen’s reverse-osmosis system provides free, clean drinking water.

A Cancun Group Chat email thread connects you with our team. You are welcome to add other members of your group so everyone can stay informed and receive answers to questions throughout the stay.

On-Site Photography

Sandra, an on-site photographer, works from a studio near the pool. She offers reasonably priced professional vacation photography. Her email address, mobile number, and other details are included in the welcome and information package.

Birthday and Special Occasion Decorations

Celebration décor can be ordered online through our website. Options include:

Tres Leches Cake

Our preferred bakery makes the tres leches cake selected by Megan after visiting bakeries throughout Cancun. The cake is available to order online through our website.

The online information package contains everything you need for your stay, including restaurant, excursion, and tour recommendations. It was created and expanded over the years and can be searched using artificial intelligence by entering what you are looking for.

Guest Access

Guests have unrestricted access to the resort’s shared areas, including:

The all-inclusive package can be selected or declined on a daily basis, providing flexibility throughout your stay.
