Welcome to our off-grid tiny solar home in the exclusive Golf and Beach resort community of Gran Pacifica, Nicaragua.

Located approximately 1 hour and 30 minutes from Managua Airport, the property offers a peaceful setting with easy access to outdoor adventures. The home sits within the gated Gran Pacifica community, just a 5-minute walk from Asuchillo Surf and Swim Beach. Guests also have access to 3.5 miles of private beach.

The Space

This modern, solar-powered home includes:

• Two bedrooms
• Two bathrooms
• A fully equipped kitchen
• Air conditioning
• High-speed Wi-Fi
• Smart televisions in both bedrooms
• A dedicated workspace on the lower floor
• A two-burner stainless steel gas grill
• On-site parking near the house

The main-floor bedroom has a comfortable queen-size bed. The upper-floor bedroom features a sofa that converts into a bed for two people and has a separate entrance from the main floor.

Each bedroom includes its own three-piece bathroom for added comfort and privacy.

Solar Power and Air Conditioning

The home operates entirely on solar power. To conserve battery power overnight, please follow these guidelines:

• Keep the air conditioning set to 27°C (81°F) or higher on the low-fan setting during the evening.
• After approximately 4:00 p.m., when the sun begins to set and the house switches to battery power, use the eco setting.
• Close the sliding glass doors between the kitchen and bedroom while sleeping.
• During the day, when there is full sun, the air conditioning may be set lower if needed.

Because this is a small home, these settings should keep the space comfortable and cool overnight.

Rooftop Terrace

Sliding doors from the upper floor open onto a rooftop terrace with breathtaking sunset and ocean views. It is an ideal place to relax, enjoy a drink, and take in the surroundings.

Guest Access

Guests have access to the entire home, including:

• The main floor
• The main-floor bedroom
• The upper-floor bedroom
• The rooftop terrace

Resort Fee

Gran Pacifica charges a resort fee to all guests staying within the community. This fee is paid at the front gate upon entry and is separate from the accommodation fee.

• $17 plus VAT per night
• Total: $19.55 per night
• Applies for up to 7 days
• No additional resort fees are charged after 7 days

Early Check-In and Late Check-Out

Please contact co-host Lindsay to inquire about availability and specify the number of hours requested.

• $25 for up to 3 hours
• Payment is due in cash upon arrival

Surf lessons can be arranged through the co-host.

Dining

The on-site award-winning restaurant, The Sea Salt, serves meals while offering memorable sunset views.

For a more local dining experience, visit Alice's Bar and Restaurant, located just outside the gates next to Abierto Hoy Convenience Store.

A one-hour in-house massage for $20 can also be arranged through the co-host.

Golf Cart Rentals

Electric golf carts are available through the golf clubhouse and are recommended if you do not have your own vehicle, as the resort property is large.

• Two-person cart: $35 per 24-hour period
• Four-person cart: $46 per 24-hour period
• Six-person cart: $58 per 24-hour period

• Six-person cart: $287.50

Monthly Rentals

• Two-person cart: $575
• Four-person cart: $690
• Six-person cart: $805

Each cart includes a cable that plugs into a standard electrical outlet for charging. Carts must be charged at the golf cart garage because there is no charging station near the house, and the solar homes are not equipped to charge golf carts.

Gas-Powered Golf Cart

A four-person gas-powered golf cart may also be available upon request through the co-host.

All prices are in US dollars and require a $100 refundable damage deposit.

• Additional time: $5 per hour
• Weekly rental: $175
• Monthly rental: $450

The home is conveniently located near several destinations:

• Managua: 1 hour and 20 minutes
• Granada, the colonial city: 2 hours and 20 minutes
• León, the historic city: 1 hour and 30 minutes
• Flor de Caña Rum Factory: 2 hours and 14 minutes

Farmers' Market and Local Products

A farmers' market takes place on Thursday afternoons from approximately 3:00 to 4:00 p.m. A local organic farmer from Yocate Farms visits the community to sell fresh vegetables and locally produced items.

Orders typically need to be placed before Wednesday to ensure availability for Thursday pickup. The market is held at the beach palapa near the front reception area. Availability and orders can be viewed through Mike the Farmer's website.

Local residents also sell freshly made bread and organic coffee at the market.

Groceries and Shopping

The on-site Sea Salt restaurant and bar serves breakfast, lunch, and dinner.

Abierto Hoy, a general store located approximately 1 minute outside the gates, offers a selection of:

• Fruits and vegetables
• Spices and sauces
• Bread and pasta
• Snacks
• Non-alcoholic and alcoholic beverages
• Other grocery items

Alice's Bar and Restaurant is next to Abierto Hoy and serves lunch, dinner, and drinks.

Please note that there are no large grocery stores near Gran Pacifica.

House Guidelines and Maintenance

Sand and Drain Care

Please use the outside hose to rinse sand from your body and belongings before using the showers. This helps prevent sand from clogging the drains.

No Smoking

Smoking is not permitted inside the house.

Keeping the Home Ant-Free

Because the home is located in a warm climate, ants are naturally attracted to food and crumbs. Please help keep the home comfortable by:

• Not leaving food uncovered
• Cleaning up crumbs and spills immediately
• Wiping counters and tables after meals

Washer and Dryer

The washer and dryer are not available to short-term guests. They are available only to guests staying 7 days or longer.

Guests are responsible for any damage or repair costs resulting from use of the washing machine. Laundry soap is not provided but can be purchased at the store just outside the resort.

Gas Utilities

Long-term guests staying more than one month are responsible for replacing or refilling the gas tank if it runs out during their stay.
