Important Notice
- The pool will be closed for renovation from May 25 through June 13.
Beach Access
- The beachfront has been affected by erosion caused by climate change and is not suitable for swimming or recreational activities.
- The beach offers picturesque views of local fishing boats and Cozumel.
- Depending on global weather conditions, particularly between May and August, sargassum may or may not be present.
House Rules and Policies
Noise Policy
- Parties and loud noise are not permitted, especially between 9:00 PM and 9:00 AM.
- Noise from nearby clubs may be audible.
- Excessive noise is subject to a $100 USD fine.
Visitors and Additional Guests
- Visiting hours are from 9:00 AM to 10:00 PM.
- A maximum of six visitors is permitted.
- Additional guests beyond the seventh person are charged $30 USD per night.
Parking
- Free parking is available subject to availability.
- Please provide the vehicle make and license plate number before arrival.
Smoking and Substances
- Smoking, including vaping, is permitted only on terraces with the windows closed.
- Smoking indoors is subject to a $100 USD fine.
- Drug use is strictly prohibited.
Air Conditioning
- Turn off the air conditioning when leaving the property.
- Keep doors and windows closed while the air conditioning is operating.
Long-Term Stays
- For stays longer than 28 nights, electricity is not included.
- Electricity is charged at $3.50 MXN per kilowatt-hour.
Elevator
- The elevator has a maximum capacity of two people per ride.
Baby Equipment
- A crib and high chair are available upon request.
- Each item costs $100 MXN per night.
Laundry
- Laundry services are available for an additional fee.
- Drying clothes on terraces or windows is not permitted.
Grill Use
- Only gas or electric grills are permitted on penthouse terraces.
- Charcoal and wood grills are not allowed.

- Pets are not permitted.

Our stay at this Playa del Carmen unit was honestly disappointing. While the listing looked promising, the reality fell short in several important ways. The location had some awkward drawbacks. There is a massage parlor situated between the condo deck and the beach, which made the setting feel uncomfortable, and the beach itself was not really swimmable. It wasn’t the relaxing beachfront experience we were expecting. Inside the unit, maintenance and cleanliness were clear issues. There was a noticeable amount of dust, including thick dust on top of the fridge, and a lot of rust on various fixtures. The main doors were extremely heavy and rusted to the point that the right-hand door barely opened. The beds and pillows were very hard, making it difficult to get a good night’s sleep. Noise was another problem. Two of the bedroom windows face a corridor, and late at night we could hear people returning, often loudly, which disrupted our rest. My family (including a toddler and two elderly guests) stayed at the Zama homes apartment for 2 nights. The apartment is lovely and right on the water. It looks exactly as pictured. While some people are bothered by the massage tent, we thought it was fine and in fact a few of us got massages which were excellent! Despite being around the corner from 2 of the loudest clubs in PDC, we shockingly couldn’t hear anything at night (we had not fully appreciated what nightlife is like there when making the booking). It’s easy to walk to beaches and restaurants and pretty much anything else you might do during your stay. Highly recommend the apartment!

Excellent location walking you reach the fifth avenue and you have a very close beach, we had a great time, Alex's attention was excellent. I definitely recommend it.

The location was absolutely perfect—right on the water and within walking distance to all the great restaurants and nightlife. The pool felt like a private oasis, perfect for relaxing after a day of exploring. The host was very helpful and responsive, making our stay even more enjoyable. The only minor downsides were the extra fee for fresh beach towels and the fact that the beds only had sheets with no actual blankets. However, these were small inconveniences in an otherwise fantastic stay. Overall, we felt right at home and would definitely recommend this place to anyone visiting Playa del Carmen!

The place looks great in the picture and real life. Well maintained super clean and breathtaking. Decor has a Tulum vibe and the oceanfront terrace is icing on the cake. Easy access close to everything.
