Nicole and Claudio were great communicators - very prompt. Really liked layout of the place and very central to beach, groceries, and restaurants - 5 to 10 minutes away walking. Security at front of building made us feel very secure. The community pool was large and the private splash pool on the roof was great after a long day out. Highly recommend.

We had a wonderful stay at Nicole’s home in Playa del Carmen. The place is wonderfully located, a 2-min walk from the 5th avenue, the heart of Playa del Carmen with all the restaurants and nightlife, but the neighborhood is also very calm at night. The rooms were big, clean and comfortable, and we had so much fun staying on the rooftop and its beautiful pool. The communication was also great and the host answered all of our questions very quickly. Overall, one of our best trips, and we would love to come back to Playa del Carmen at Nicole’s for another stay!

We had a wonderful time on our vacation. The plunge pool was perfect for relaxing in the evening. The condo is in a great location, off the beaten path but an easy walk to restaurants, the beach and shopping. Walmart is very close by. Would definitely stay again!

We had an absolutely incredible time staying at Nicole’s! We were with family for a week, including a five-year-old, and then friends for a second week, and the place suited both styles perfectly! The rooftop patio and plunge pool was perfect on hot days, and the main floor saltwater pool was our hangout spot for hours on end. so much to see, do and EAT within a 10 or 15 minute walk, we never ran out of new places to try. Highly recommend staying at Nicole’s if you have the chance!

I would definitely recommend staying at Nicole’s condo. Photos don’t do it justice. Great location, smooth check-in, we would hear back within minutes of reaching out with any questions. The private roof top was amazing. We had 7 people stay in the condo and it was more than enough space. I will definitely be back!

I can't say enough about Nicole's penthouse suite! First off, she rescued me and my family from a bad AirBnB situation by responding to my request to book with 20 minutes and then letting us check in within an hour or so to get out of a previously-booked house that had been inaccurately listed. When we got there it felt like a literal sanctuary! Beautiful, clean, well-equipped, cutest little plunge pool, awesome communal pool downstairs, good AC, black out curtains, smart TV, the works! Claudio, the property manager, was communicative and helpful. There was security in the building so we always felt safe (although PDC feels pretty safe already). We walked down to 5th Ave and the beach in 5 minutes but it was really nice to be set apart from the main drag because it was quiet and peaceful. I can't say enough good things about this spot! Thank you Nicole for sharing your home with us!

Excellent location, it is super close to the 5th avenue of supermarkets, restaurants, public beaches and private access, the apartment is large, super comfortable and clean! We would gladly stay there again!

First off, Nicole is very communicative we were able to get information right away. From the management , he was very prompt to answer to a small issue we had with the dryer . It was fixed the same afternoon. The condo is at a very convenient location and walkable to downtown, we felt safe, it was a beautiful condo with wonderful amenities. The only few things to mention are definitely the water pressure, Upstairs it is barely even available- hard to wash your hands because the water trickles. Same thing goes for the shower, the outdoor shower was the worst but the inside showers also lacked pressure. As beautiful as this condo is, they should really replace those upstairs patio chairs , because two of the three of them are broken one with a visible nail exposed . The splash pool was perfect after a long day out , we made great use of the bbq pit as well we just loved the private penthouse terrace . This was our favorite place to be . Overall we would definitely return!

Nicole’s place was exactly as described. She was a great host as well and gave some great recommendations. We loved that we were a 5 min walk from everything (night life, restaurants, and beach). I would definitely stay here again.

Love! Love! Love! This was the perfect place for a weeklong stay with me and my friends. The photos are very accurate and it felt like a paradise home away from home. When we had questions or issues (eg, upon check in we noticed one of the nightstand drawers had garbage in it) Claudio always responded promptly and resolved the matter quickly. They also had great recommendations (eg, in-room massage, private driver for daytrip to Tulum), which allowed for an even more relaxing stay. Couple minor notes: the gym is in a somewhat dank basement; the plunge pool is warm during the day with sun exposure). Again these were minor but worth mentioning if they are important to you. We had a great stay nonetheless. Well worth the money.

We really enjoyed our stay here. Perfect location for being near the beach, restaurants/bars, and grocery stores while also still being quiet and private at the unit. The rooftop was an amazing bonus and was a great spot to hang out during the day or night. The property manager was extremely friendly and responsive. Would highly recommend this place to anyone visiting the area.

They provided us with all the information we needed and reach out to us before we arrive. The apartment is just perfect! Kitchen contains everything one needs. The bedrooms were clean and spacious, bathrooms and terrace are excellent. Location is great, right next to the ADO terminal.

This condo and its location could be defined in a word, perfect. Less than 5 minutes from the beach, 3 minutes from the most amazing and lively area in Playa del Carmen, the fifth Ave. Anyone would make the right decision by choosing this place to stay at. Every single person I interacted with was kind and helpful.

Our family of 8 stayed here over Christmas break 2022 always felt right at home! Spacious and clean 3 BR 3 bathroom PH with rooftop private plunge pool and heated large community pool on main floor. The fully stocked kitchen with essentials helped us cut down food costs as we ate our breakfasts and lunches in condo even used BBQ a few times. Both Walmart and Mega for groceries just 5 mins walk away. Playa Del Carmen’s famous 5th Avenue also a quick walk to numerous shops, restaurants and bars. The beach is nearby too with beach chairs & beach toys readily available to borrow. The host and local property manager communicated well very responsive to questions. Overall we’d booked again as great location and full amenities! 5 stars

This place actually is an Oasis in the middle of Play Del Carmen. The unit itself is a couple of blocks to all the action of 5th and the beach but not on it which is great. Super safe area, walkable for blocks and blocks. The rooftop area is amazing and the main pool is great for the whole family. We will be back and will recommend this place to all our friends and family....it's worth it!

Great apartment near the buzz of Quinta Avenida but in a quiet condo. Claudio helped us while we were there and was extremely responsive. We went in a group of 3 couples and it was perfect for us.

Loved staying in this cute bnb with my friends for a bachelorette trip! The location was convenient and close to everything! The building itself felt very safe as it had a security personnel in the front and the gate was locked at night.

Condo was just like it is pictured very nice and clean. Centrally located made it easy to get around all the important places to see. We walked to the public beach Los Fundadores , it was about a 10 to 15 minute walk. The condo is close to plenty of restaurants, shops and stores. Wal Mart is just a couple of blocks away. You really don't need a car to get around. If you do happen to need to go some where, Claudio will make arrangements for private transportation, even if you wait till the last minute. He is amazing! My two oldest hit a couple of clubs I felt very safe with them going out on their own. Roof top pool was a nice extra made it easy to unwind after a long day of sight seeing. We loved Playa and hated to leave we will definitely be back.

Nicole's place was recommended to us by a friend whose family stayed there a month or so ago. The best decision we made was to take that recommendation! The communication was tight, accurate and often. The place is gorgeous, clean and secure (there's a fulltime door man). Our family of 6 fit perfectly - plenty of beds, bathrooms and space to be alone when needed. The kitchen was well stocked with plates, glasses/cups, pots/pans and utensils. The location was perfect as well - close to grocery stores, the beach, restaurants and nightlife. We pretty much walked everywhere and spent ample time at the big community pool and the private penthouse pool. Nicole is a very good host and her site manager was great with communicating with us via Whatsapp (our choice). The door folks were kind and seemed to be amused by our constant comings and goings, either as a whole pack or just a few at a time. This is a great place for a family, couples, or just a group of friends.

Such an beautiful home in a perfect location! Definitely recommend to anyone staying in Playa del Carmen. Nicole and Claudio were very responsive and informative throughout the stay.

The PH was just as described. It was clean, check in was easy and it is close to restaurants, shopping and bars but far enough away the noise of 5th Avenue did not keep us up. I suggest hitting the Mega or Walmart for food etc. However if you want to support the economy of Playa Del Carmen please use the local marts for food etc. The organic market across the street is expensive and I did it have a good experience as a tourist. The WiFi was perfect, the security persons were so nice and made us feel comfortable knowing not just anyone can walk in and roam the halls. Nicole was easy to communicate with prior to the trip and set us up with Claudio who was our contact during the trip. Claudio was very responsive to any questions/concerns and helped out group set up a tour to Chechen Itza. He set us up with a perfect driver who in turned found us an amazing tour guide. I highly recommend this route as opposed to a big tour company. We had 5 people staying in the PH and it was big enough for us all to have space and not be bumping into each other. The plunge pool was perfect to relax in. I would have liked more lighting as we love to play cards and stay outside but the low lighting forced us inside to continue playing. It was so convenient to have the bus station close by making our early morning trip to the airport easy. We had several friends staying in other Airbnbs close by as we were a large group of friends traveling together. We had them all come over for drinks before dinner and it accommodated all of us comfortably. They have all asked for this listing as they travel frequently to Playa Del Carmen. 10/10 recommend would stay again! Now I have to book it before my friends do!!

Nicole’s air b&b was great! Everything was so clean , we had plenty of towels and basic necessities included. The location was amazing within walking distance to all the shops, restaurants and beach. Nicole and her team were great at communicating with us and answering any questions we might have. Would definitely stay here again!

Bedrooms and bathrooms came with all the supplies you need to sleep and shower well. 24/7 security and location is amazing, super close to all the restaurants/clubs/stores. 10/10 would recommend!

Where to start, from accomodation to communication. We had to move this stay 3 times due to Covid, Nicole was more than understandable and flawless. We got there and it was paradise. Spacious, clean, beautiful, simply perfect. The effort they put in, making sure all guests feel good is incredible. I will be back without a doubt. Thanks again !

Nicole's penthouse is just as pictured. I give everything 5 out of five stars. Communication was excellent, the penthouse was clean, beautiful and spacious. My only complaint is that I didn't get to spend enough time on our private rooftop because of the tropical storm. I would definitely return.

This place is awesome... perfect location and walking distance to everything you need. My family and I loved and truly enjoyed our stay. The WiFi may go out at times, just unplug and then plug back in. We had 3 kids with us and they loved the pool. We felt very safe during our stay... I highly recommend!

Beautiful home just two blocks from the main strip and all the action of Playa! The property manager Claudio was incredible and made sure the stay was perfect. Also, the condo has security and is next door to a church so it felt very safe. The home was stylish and had everything we needed and more (large jug of water, beach towels, soap, etc). Our stay at Oasis 12 was excellent! The pictures do not do it justice! It is the perfect place for a family or friends get away. It was well appointed with everything we needed including beach chairs and mats. The private pool was an awesome bonus along with the second floor bedroom that was perfect for my older son who likes his privacy! The condo’s location is perfect. It is tucked away from the hustle and bustle of 5th street but only a few blocks walk. There are countless options for shopping, dining and drinks but also many grocery and convenience stores near by if you like to cook. There is even a super Walmart three blocks away. I would recommend this place for anyone who likes to be close to the action but not in the middle of it. I will definitely stay here again!

Simply put this place is awesome. The location is perfect. Close to great restaurants, shops and easy access to the beach. The condo is spacious, clean and the AC units are majestic. It is also highly secure with staff willing to help whether you're on foot or in a vehicle. The host is super accommodating, friendly and communicative. It was a perfect Airbnb experience. I highly recommend this place and will strongly consider booking it again when we return to Playa Del Carmen.

We had an amazing stay at Nicole's condo. The location is absolutely perfect and the building is very nice with an amazing pool. The condo itself was very clean, had alot of towels to use for the beach or pool and the rooftop was awesome. We were just four people so had alot of space esp because there are two separate patios as well as the rooftop one. The master bathroom shower is to die for and the bedrooms are all very spacious with lots of storage if you want to unpack your clothes like we do. We found it very quiet at night and no issues with noise and sleeping yet very close to tenth av which we like for restaurants as less expensive than 5th which is only a couple minutes further. The property manager was very helpful and checked in regularly but we didn't really need anything since we are familiar with Playa however I'm sure if we did he would have helped. Our plane was delayed several hours on our departure day and Nicole and the prop mgr were gracious enough to let us stay well into the evening which was very much appreciated. I cannot say anything negative at all about this condo and would high recommend booking it!!!!

Nicole's Pent House is amazing, we had a wonderful few days, the place is very comfortable and safe, it is very close to 5th. Avenida, everything is close by. The place is spotless. The amazing service!!!

Nicole's space was fabulous for our family of four - 2 parents and 2 adult children - and provides a more unique cultural experience than staying at an all-inclusive resort (at a fraction of the price). Having 3 bedrooms and bathrooms was perfect. The roofdeck bedroom is only accessible via the roofdeck by walking outside so that should be considered, but it is a great space if someone in your party likes having privacy. The condo was only a few blocks from all 5th avenue has to offer, as well as the beach. We enjoyed many sunrises in Playa during our stay. Claudio, the property manager, was in touch via Whatsapp to ensure our stay was going as expected. The building has 24/7 security, feels safe, and is full of tourists. You will feel right at home in Oasis Sol.

We very much enjoyed our five night stay here. There is everything you need for using the condo, plenty of towels, and cooking utensils. This condo is a very nice unit in a quiet complex that is right across the street from a major bus station and close to a Walmart and grocery store. It is a newer complex. We enjoyed the private pool as well as the condo pool on the ground floor. IF you shut the doors at night, it is extremely quiet and peaceful. There is an attendant 24 hours so you can get in and out if you don't wish to take a key. It is about a five minute walk to the 5th avenue area and a ten minute walk to the Cozumel ferry. Nicole and her local manager Claudio give clear instructions and check in to make sure you are getting what you need. Three bedrooms and three bathrooms gave our family the privacy we wanted!

This place is such good value. Way more spacious than we expected and was perfect for our party of 8 even though it could fit another 3 or 4 easily. The rooftop is amazing and although we didn't have a chance to use the bbq, the pool is a great space for relaxing and having a cool time with friends or family. Location was perfect as it's quiet but just a 3 min walk to bars and restaurants in 5th ave, but the best of all was the clear and quick communication. Would definitely come back!

Ahhh. Where do I begin. This condo is just more than amazing. Much better than the pictures can show and I’ll absolutely miss this place. Condo: A huge, amazingly furnished living room with a large, inviting balcony, where we ended up spending most of our time. There’s a huge patio with a private pond pool upstairs, which was great by itself but was too hot to hang out there at this time. Fully stocked, modern kitchen with everything you need. Two huge bedrooms with bathrooms and a smaller room upstairs, which I thought was very charming. We were 6 people total and I must say we felt very very comfortable. The Host: Nicole was super responsive and very helpful with tips on the area, transportation from the airport and local shops. She also connected us with Claudio, who does the property managment on site and was a great help as well. Both are very organized and will make sure you get the best experience while their guest. Thank you Nicole and Claudio for everything. The area: This condo is located exactly 2 blocks from 5th Avenue and all the action in Playa del Carmen. The beach is five minutes walk as well but we found ourselves staying at the beautiful pool most of the time. That’s just how we felt. There are great restaurants all around but the one right across from the building (Zitla) won us with service, convenience and amazing food. Over all, we feel we’ve made an amazing choice, created great memories in this place and we’re super grateful to Nicole and her team for making it all possible. Highly, highly recommend Nicole’s condo.

The apartment has everything you need, plus its right next to 5ta Avenida which is very useful if you want to go out dinner or party. Claudio was available at every moment and answered very quickly to our questions we had. Everything worked out perfectly and we had a great time!!! Thank you so much also Nicole for your responses! It was a super decision to have chosen Nicole's penthouse, the location is perfect, literal 2 blocks from Fifth Avenue and yet the noise of the area does not affect anything Although I did not have the pleasure of meeting Nicole, she was always very attentive and I communicate directly with Claudio the administrator of the tower who attended us perfect and I leave everything ready with the security ones for our arrival at the time we would like without fixed time pressure. In general, the apartment is just like the photos, super cute and the pool is very clean with all the amenities, plenty of towels and very Mexican gifts. We loved it and the best 24 hour security. This place was absolutely phenomenal. The place was just as good, if not better, in person than in the pictures. All of the amenities and things that the apartment/condo offered made it a perfect place to stay with absolutely everything you would need. Location is very hard to beat and is right next to the ADO bus station. Claudio, the property manager, was extremely responsive and helpful with all of our questions. For the price, location, and amenities (like the rooftop plunge pool) this place is really hard to beat. We will be back soon!

Our Family of six had an amazing time in Playa Del Carmen. This home has so much to do with our wonderful experience! Nicole was informative and responsive to my questions and concerns prior to arriving. Claudio, the apartment manager was helpful as well, without being the least bit intrusive. We wanted a fun, relaxing, family vacation and Nicole’s place definitely did not disappoint. It was beautifully decorated and sparkling clean. The rooftop pool was perfect for our kids to enjoy ages 22, 20, 18, and 9, while giving us all plenty of space to enjoy some quiet downtime following our trips to 5th Street and our AirBnB Mayan Trifecta Adventure. (Which I also highly recommend!) The condo pool was quiet, clean, and dreamy with a serene view of a church steeple peaking between the palm trees. The fitness room was quiet and clean as well. Security staff was always friendly and helpful to answer our questions. This will be a trip we will always remember!

I can’t say enough good things about this overall vacation/ airb&b. Everything about the actual condo was 5 star. It was so convenient to everything and beyond gorgeous. The rooftop pool was such an added bonus. We didn’t get to cook and use the grill bc we were kinda lazy and wanted to eat out at every restaurant possible bc there is literally so much to offer and experience there. This was my second time visiting because I love Mexico that much. I highly suggest doing a trip this way: Staying locally and experiencing a more authentic Mexican experience. The resorts get old after a while, plus, doing it this way we didn’t feel trapped or confined to one location. I told my boyfriend I would retire here but in all seriousness this trip was such a success we will now be making it into a yearly event with our friends. Nicole is so informative and kind and amazing. I really enjoyed talking to her, she made everything easy for us and Claudio was a huge help if we needed ANYTHING when we were there for our stay. I wish we stayed for a week. Mexico is totally doable in a short weekend trip but you will quickly regret it if you don’t stay for a full week. I did not want to leave. Thank you so much Nicole!

Place is amazing, the location is 2 blocks from 5a Avenida. Everything was no more than 5 blocks walking distance. The beach was 4 blocks. The condo is very spacious. Beautifully decorated, we felt very safe with the security at all times of the day on the premises. The roof top pool is perfect. Highly recommend staying here. The place has stairs leading to the roof top pool but no railing so not for family with small children . Everything else was perfect!

We enjoyed our stay at Oasis12 very much! Safe, close to grocery stores, restaurants, shopping, and the best taco stand in town. Nicole was very helpful and responsive getting back to us with suggestions and answering questions, and Claudio was available immediately whenever we needed him. The space was great, rooftop beautiful, and the main pool was surprisingly uncrowded and lovely. We had a great time!

Everything about this place is amazing! The view, the well stocked kitchen, the showers, the comfy beds, the spaciousness and decorations and natural light are all outstanding. Check in was easy and organized. Claudio gave great local tips. It is a safe and relatively quiet neighborhood. There is a school across the street. That, as well as cars, can certainly be heard. The convenience of being so near 5th ave, the square and all the comes with it without the rowdy drunken chaos of actually staying on 5th was perfect!! I might come back to Playa just to stay there again! What a fantastic experience. Thanks Claudio and Nicole.

A great place with a great roof terrace and a great location that is close to everything we needed. Great beds and nice bathrooms. Quick contact with the host in case of any questions. We were a group of seven girls going there and we were super happy.

Staying at Nicole’s condo was amazing and very relaxing. The condo has everything you would ever need for a great stay! The group of 7 of us stayed for a week. We never felt like there wasn’t enough space for us. The pictures really don’t show how big this condo really is. Great location to all the cool spots in Playa de Carman. I looked at 30 different condos to rent around Playa and I kept coming back to this one. Nicole was so helpful and make sure we had everything we needed. Claudio the on-site property manager was amazing as well, he checked in a few time throughout our stay to make sure we wanted for nothing. Save yourself the headache and stay at this condo, Well managed and maintained. This is an Owner that really cares about her guests and their experiences. We will be staying here again hands down.

Nicole's place provided the perfect backdrop for a wonderful vacation with our extended family! It had plenty of space for us all to spread out. It's beautifully decorated, with luxurious touches and high quality kitchen utensils and appliances. I especially liked the downstairs bathrooms, including one with the dual shower heads. It was lovely to wake up and sit out on the balconies outside the rooms. We didn't hang out on the third floor much, since the stairs were challenging for our mother, who is elderly. But the grill and rooftop bar setup there, along with the lounge chairs and plunge pool, make for an ideal setting for sunning, eating and drinking and watching the sunset. My husband and I enjoyed sitting out late one night and looking at the stars. We spent quite a bit of time at the condo's beautiful pool, which is large enough to swim laps. The setting is ideal, in walking distance to the beach, many restaurants and shopping along the main drag. Nicole was very responsive to every inquiry and she has a fantastic property manager in Claudio, who got back with me almost immediately every time I had a question. The building is safe and secure and staffed by friendly employees. I highly recommend this property if you're looking to vacation in this area!

This place was amazing. We could not believe that it was better than the pictures. The roof top was an awesome place to hang out. We did wish that we had a pool skimmer to use daily. There is so much space available. We had 2 couples and a single adult. Tons of towels, the condo was super clean and gorgeous inside. We watched the kids in school everyday while sitting on the balcony in the mornings. I myself took the room up on the rooftop. The only issue up there is no place in the shower to set bottles and soap, there is also no TV in the bedroom up there but we did not care. The location was incredible, super safe, easy to walk to everything. There are 3 grocery stores within 3 blocks. The are is very quiet, we had no issues. There is a convenience store 1 block away. There is a restaurant Zila right across the street that is amazing, we ate there 4 times and sometimes just stopped by for a margarita. The building itself is super safe. The security guard at night was always there to open the gate and lock it behind us. We did not have a car so we did not use the parking or the gym. We did use the main pool one day and it was nice and quiet. Check in was super easy, the manager was waiting for us and was great. He showed us everything we needed to know. We will definitely stay again when in Playa.

This place was amazing. Really close to all the nightlife! Quit and the host was so helpful will suggestions. Honestly had a great time. The only bad thing about this vacation was the amount of tacos that I ate! Thanks for the great experience

The location of Nicole’s property exceeded my expectations. The place is beautiful, well equipped, clean and safe. There is no words that can fully describe the experience that our group had at her property. We were a group of 7 and there was plenty of space for everyone and then some. Would definitely recommend this property to friends and family and of course next time that we go to playa would be staying at this property.

Nicole‘s Condo is just amazing! It was beyond our expectations. Stylish, big and great location. Claudio, the property manager was really nice and helpful.

Had a lovely time in this spacious apartment. It’s well equipped. The rooftop is really nice with a barbecue and the pool. It’s really well located, close to the restaurants and bars. It’s also right next to the bus station to travel easily around.

What a great place for us!! All my family had a extraordinary vacations in playa and specially in Nicole’s department, a beautiful and also very confortable place, i have to back again for sure!!

Would highly recommend and definitely would stay here again!!! Claudio and Nicole were both great and very helpful/responsive! Close to everything and one of a kind private rooftop! Thanks for a great place to stay!
