We loved our stay at Frank’s beautiful villa. The views are absolutely spectacular. Sunsets looking over the city and cathedral were so special. The home is spacious and all the furniture was all very comfortable. Our family had such a great time staying here, easy walk down into town. We didn’t walk back up the hill from town but it’s super easy to find an uber or taxi. Frank was super attentive and helpful as a host. We highly recommend his place if you’re looking for some peace and quiet and a 10/10 view!

We had a wonderful two week stay at Frank's Hillside home. The house was immaculate and we appreciated having housekeeping services as well as gardening maintenance during our stay. The descriptions of the house were accurate and when we had a small problem both Frank and his rental agent were very responsive. We loved that we could walk to points of interest and only occasionally availed ourselves of the local taxis. The walk up the hill from the center of town was strenuous but anyone who had difficulty would have no trouble getting a taxi. The neighbors were a bit noisy in the wee hours of the morning but that was not Frank's fault and, based on previous visits to Mexico, typical of the local Mexican community. We would highly recommend San Miguel as a vacation destination and would love to stay at Frank's home when we return. Barbara and Donna, February 2026

We really enjoyed everything about the home and San Miguel! The house is great, beautiful inside and out. Well-designed, well-equipped and nicely decorated home with everything you need for a stay of any duration. Big kitchen for cooking and comfortable living area to work or relax. We were there for a month and did not want to leave. Each bedroom has its own bath/shower and lots of great outdoor space to enjoy watching sunsets and the many events of San Miguel. The views from the patio and rooftop terrace are incredible! The heated floors are a good amenity for the cool evenings at altitude, and a sophisticated water system allows you to drink the water, rather than transport water jugs wherever you go. The house is located in a nice and safe neighborhood a short walk from the city. San Miguel is a beautiful, friendly and interesting place that you do not want to miss. Highly recommend this home!

I love this house! It’s the second time I’ve stayed here and will come back. The views are amazing yet it’s walkable to town. The house is beautiful and well appointed. Frank is responsive and local staff are super accommodating and friendly.

Frank’s home is incredible!! The view of San Miguel is to die for. Beds were pretty comfortable and had tons of pillows, which were most appreciated. STUNNING flora and fauna! Butterflies galore :) You need to be comfortable climbing some steep stairs to access the Airbnb, if walking from the center of town. You’re rewarded with an amazing home and view!!

Frank's place exceeded all my expectations. Simply such a mesmerizing place! I didn't want to leave. I felt right at home. The views of the town from the terrace were breathtaking. I would drink my coffee outside every morning. The pictures do the place no justice. Definitely will be returning to Frank's place. I fell in love with the house, the area, and the people. Angelica, the housekeeper, was such a sweetheart. She made sure we had what we needed. She was very kind and friendly. Thank you so much, Frank!

This house is AMAZING!!! I didn’t want to leave. I travel a lot and when it’s for pleasure expectations are high and Frank’s home was everything I could have wanted. The pictures do not capture how beautiful the home, location and view truly is. Every day my spouse and family had to hear me rant and rave about how much I loved the home/view. The decor - fabulous and the design of the home down to the light fixtures, tile, wood ceilings, stone work, iron windows, reclaimed wood doors, art, the view = breathtaking. The view and terrace from main living was used nightly, the balconies were fabulous, the rooftop deck was everything (especially for sunset). Seriously, amazing!! The design elements were so well thought out, this home should be featured. The location was perfect, short walk to everything. The hill was fine, but taxis in abundance for couple USD. SMA exceeded my expectations. Lovely town, already planning return trip. Love love love. Just beautiful. Book it. :)

This home was great for us and would be even better for a large family. We struggled to find the home in large part because the roads in this area are better served for a motorcycle. The maid & service were excellent! The decor, finishings & view….picture perfect. Because this area is not gentrified, you feel a local flare & as in many places of Mexico can be a bit loud at times. The three of us agreed this was perhaps the best Airbnb we’ve been to. - The decor, architecture, and overall design was lovely, interesting, and high quality. - Incredible view of the city, valley, and cathedral. The alley way itself was also charming and covered in flowers. - Very walkable! - Frank was super responsive and helpful, and he had very friendly staff helping support (Angelica opened it for us and came to clean half way through and Eduardo shuttled us from the airport). - The only thing to be forewarned of is that the street/alley can be a little noisy at times and sometimes into the night. But mostly it’s just joyful noises of kids playing outside which didn’t bother us. If you’re looking for total silence this probably isn’t the place for you :) But Frank also had sound machines in the bedrooms which helped when needed. San Miguel de Allende is so beautiful and rich. We can’t wait to come back! All in all this Airbnb can’t be beat.

The trip to San Miguel was in honor of my wife's (milestone) birthday. I selected the house because the views looked amazing online, and they are even more spectacular in-person. When we arrived, the house was clean, and the neighbors were friendly and helpful. The walk into the city--downhill at a grade of between 20 and 30 degrees on cobblestone streets--is about 10 minutes; the walk from the city to the house is a 15 minute cardio workout. We hired a cab one or twice in the city, and the fare up to the house was inexpensive (< US$5). Frank and his team were always available and even provided housecleaning service once at our request. A few faults to be aware of: (i) no AC, (ii) the house is in a neighborhood and the locals do get loud and the roosters crow at all hours, and (iii) the Internet service provided is quite slow prohibiting video streaming, if desired. All-in-all, great place and we are considering returning in the fall of 2023.

Lovely accommodations with a killer view. The walk up the hill is healthy, but we miss it actually! Easy to grab an inexpensive cab if desired. Definitely filled with the melodic sounds of children, roosters, dogs, and more, but that’s San Miguel! Especially enjoyed having coffee and happy hour on the patio before heading into town to explore.

The house is an easy 10-15 minute walk downhill to the Jardin. Most of the time we taxied back. The view is amazing, but this IS a neighborhood with neighborhood noises - dogs barking, church bells ringing, roosters crowing! Two of the bedrooms had white noise/sound machines, which we appreciated. The beds were very comfortable. While the picture of the front of the house is accurate, the street is more like an alleyway with limited car accessibility. It was no problem, however, catching a cab or being dropped off at the corner.

Beautiful home located with a fabulous view of San Miguel. We loved sitting on the patio looking out over the magical cathedrals in San Miguel.

Very good points . I will let driver know to drop off at door. They are being lazy as they can drive up to the door it’s just more effort. The fireplace should have been working. I need to make sure and let guest know to contact me or management. It’s fussy to light. They have some now on a remote- I may just replace. Was the radiant floor heat working? The noise has been happening a bit more often. I am thinking of just walling up the two windows facing the walkway down to town. Since the woman built the tall house it’s taken the view and I think will really help with the noise. What do you think? Thank you for being kind and letting me know.

We had such a great time in Frank’s home! Beautiful views, a comfortable home (big kitchen! Bathrooms in each bedroom! Potable water! Three different patios! Good internet!) and great communication made this a really great trip. It’s a steep walk/climb down into town, and the streets are VERY narrow (be careful if you drive/rent a van—you won’t be able to make some of the turns without getting a few scrapes and finding parking is tricky), but all in all we had an amazing time. We’ll definitely stay here again next time we’re in SMA!

View is lovely. Walk up hill very strenuous. Noise is awful. Barking dogs, screaming children, roosters and construction noise unbearable.

Louisa was a difficult guest. She was angry before she came for her stay. She had requested to cancel the reservation after the refund period had ended. I told her I totally understood and would refund her reservation in full but she had to send a request through Airbnb website. She informed me in few days after she had now decided to keep her reservation. I checked in twice with Louisa during her stay and didn’t receive any response. If I had know she had some issues I would have done my best to help resolve. I really want my guests to have a great time and feel bad they didn’t enjoy the house and San Miguel. On her departure Louisa and her guests decided to fill my glass food storage containers with their leftovers and actually took them with them as they moved on with their vacation. It’s a beautiful home on a beautiful street with very high end homes. As for dogs barking , chickens , fireworks in the Jardine, church bells ringing those are the sounds of San Miguel De Allende. WOW!!! Words cannot truly express just how incredible Frank's gorgeous home in SMA is. The home is absolutely stunning and the views are jaw-dropping! Everything about this home feels special, especially the care that Mariela the house manager and Angelica provided. Angelica went above and beyond and went shopping at the market for us and then cooked us the most delicious Saturday brunch. Too many great things to mention, you just have to go experience it yourself. We cannot wait to go back to this top-notch gem in the near future!

Wow! we had a most magical month long stay at this amazing casa!! It is as magical and amazing as the photos portray. The photos are what captured me to go way out of our budget to stay here, and we were not disappointed. Our 2 teenagers - whom we dragged to Mexico unwillingly - really enjoyed this home too. The view cannot be beat, from practically all over the house, and it is just such a welcoming and gorgeous home. I am quite picky about beds, and found the bed in the main bedroom, very very comfortable. And Frank was an accommodating and gracious host. We had a minor plumbing problem while there, and Frank had someone come and fix it immediately. Angelica, our 3 times a week housecleaner, that was included, was also lovely and accommodating with our needs. I will echo other reviews and say that it is a bit of an uphill hike to return to this house from centro, so do not recommend it to those who are not fit for this, unless you are ok with taxis to get around. The taxis are cheap and plentiful though, and we took them many times after an exhausting day in town. I really couldn't be more pleased with our month long get away to this beautiful colonial city. This house was by far, to me, the best part of our vacation.

San Miguel de Allende is a Gorgeous Mexican Town. Frank’s place is simply beautiful. Nested on an amazing high elevation setting with a perfect view of the town. A European Spanish Style home with uninterrupted views. A Private home, perfectly decorated, clean and comfortable. Frank, The Management Team and housekeeper are excellent and very approachable. Take a Taxi Cab $ 90 pesos ( less than $5 USD ) down the hill into town. Absolutely Great Value. Bernie & Stella Diamond Bar, California.

This is a fabulous property. The views are incredible and a ten minute walk puts you in the center of SMA. It’s in a great neighborhood of both locals and expats. We only used two of the three bedrooms and both were well appointed with their own bath. Wonderful kitchen and outdoor grill if you plan to do some cooking. The walk back up the hill can be a little challenging after a day of walking the city but there are plenty of affordable taxis available if you decide to get some relief. We would highly recommend Frank’s place.

Opening the heavy old wooden door when arriving for the first time we rushed to the windows and out on to the balcony to take selfies of us with the breathtaking panoramic view of San Miguel de Allende spreading below us. The house itself is the prefect combination of new facilities with the feeling of old world Mexico. Everything was new and clean but we felt immersed in the feeling of the old historic town. Located high enough above the town to have magnificent views, it is close to the Mercado Ignacio Ramirez and the surrounding shops to easily access everything we needed. We thoroughly enjoyed our stay.

San Miguel de Allende is a special place and staying in this unique villa allows you to appreciate the city from afar taking in the spectacular terrace views from three private vantage points. The villa is well appointed, clean and spacious. The three comfortable bedrooms each have their own bathrooms. For friends or family traveling together this is the perfect location. But keep in mind that the walk back from the center of town is on a walk up a long steep hill on cobblestone streets (be sure to pack comfortable walking shoes).

If I could give this place 10 stars I would. We travel full time as a family of 5 and 80% of the time stay in AirBnB’s. We’ve stayed in over 40 Airbnb’s all over the world and this is by far our favorite rental! The pictures don’t do this place justice, the view is insane. Every nook is charming and well decorated, the beds are comfortable, WiFi was perfect and fast enough for a digital nomad graphic designer or someone moving heavy files. The kitchen and fireplaces, terraces and amenities were perfection. Location is PERFECT. Walk into town in minutes and if you don’t feel like walking you can catch a cab for a few dollars. The host was amazing and we already can’t wait to come back! Thank you for a wonderful stay!

House is in a Little Alley in downtown San Miguel, is a Little complicated if you travel in Car, my suggestion for easy arrival , set your navigator for "Capilla de Piedra", once outside this location, set the Address to the house. Also parking Lot is very small, I leave my car outside and I got some scratches. For suggestion, there is a Parking Lot at animas street (800m), they charge 500 pesos (25 USD) per Night.

Incredible view, beautiful architecture and decor, and super close to the center of town if you enjoy walking a healthy slope for 10 min. Great communication with host and management company!

We had a great time! Indeed this palce has AMAZING VIEWS with 3 terraces but there are noicy neighbors and the airbnb is located in a residencial zone. The "parking on premises" really was tricky... there was a small garage (noted only AFTER making the reservation) but it was super complicated to park the car because of the tiny streets and small space to manuever. Nevertheless, the house is super equipped (including a Webber Gas Grill) and the overall experience was great.

We absolutely loved Frank’s place! The house is beautiful with the most spectacular views of San Miguel and walking distance from the town center. Just a quick note bring some earplugs if you are sensitive to noise. Its part of San Miguel charm, the church bells ringing, rosters crowing, music playing and dogs barking. Frank is an excepcional host, we were looking for a place with a Grill and Frank arranged that for us. Amazing!! the kitchen has everything you need! Angelica and Concha were wonderful helping to keep the house sparkling clean. 100% recommend Frank place

What a wonderful home! It’s The type of home that one wouldn’t mind cozying up in day & night, amongst a town filled with quality food, art, architecture, home decor shopping, & clothing (woman’s). With all that being said, I never felt anxious to want to leave! The living room space was perfect to hang out, read a book, drink some wine, watch the beautiful sunset. The top floor bedrooms also had amazing views. These views, and this quality of a house is something that you’d spend atleast double on per night in the Hollywood Hills. So If you don’t mind the walk downhill (10 minutes on slightly steep cobblestone steps/sidewalk) to town, and having to take a taxi back (50-70 pesos), and you value being elevated with million dollar views, then this is certainly the place for you. Frank, his home, and the cleaning crew, are an asset to the Airbnb community. I will be back 100%

Frank’s place is as gorgeous as pictured. And has a very cozy living room with tons of pillows for reading and lounging. As other reviewers have said San Miguel is not a quiet place. We met some expats who joked they hadn’t had a full night sleep in four years. It is a beautiful town and worth visiting regardless of chickens and church bells. Our kids enjoyed hanging out with the local kids. The housekeeper took incredible care of us. Frank responded right away regarding any questions or issues we had AND helped us arrange an excellent driver from Mexico City. The views are truly spectacular. I’ll be treasuring my memories of watching hummingbirds visit the garden while taking in the views of city always.

This house is amazing! It's true, the pictures don't do justice. A very well located and well appointed home. It's beautiful and the view is beautiful too. Frank's staff were also great, and Frank was very responsive. I love the art and all the refined touches. Easy walk to town. The view is phenomenal. SMA is already a special place and staying at this home makes it even more so.

I’d been to SM before so I kind of knew the lay of the land. I chose the place for the view and with three terraces they were spectacular. What I loved most about the place is the design features, both old and new. Not only was the home gorgeous the location was about a ten minute walk to the city center. The end a bit steep but the views make it worth it!! The maid service along the way were unexpected and appreciated. We arranged airport transport and local trips for all of us and the drivers were on time and accommodating. There was zero to dislike about our choice to stay here. I have used air bnb all around the world and this was my favorite experience. You won’t regrets staying here!

This place exceeded my expectations! Just a wonderful place with lovely detail. Wish the weather had been cooler to take advantage of the fireplaces, but maybe next time! The entrance is in an ally filled with locals, so be aware that they like to hang out on the steps and the children can be slightly noisy at times. We didn't really try to quiet their play tho. Beautiful view of town and nice hike down into the city. Easy cab ride back... Hope to stay with Frank again!

The house is amazing and the view is magnificent, we absolutely loved it. It is up a hill so I don't recommended it for elderly people with difficulty walking, taxi is always an option if that is the case. We also arrived very late (2 AM) and the host gave us the info to arrange with management to get the key, we had to pay $65 dollars to the person waiting for us, so arriving at a proper time is definitely recommended.

The house is truly living in the San Miguel lifestyle. Whether arriving by car on the narrow road or walking through the Callejón Chepito being greeted by locals arriving at the door brings a smile knowing that your home. The views are outstanding and postcards day and night. The architecture is world class and the house itself so comfortable. Frank was always responsive, the house staff and management also on top of everything. Without hesitation I would recommend this house if available.

Everything in the house description and customer reviews is spot on. The details in the house are truly amazing, as it is easy to see that a lot of thought went into them. All of the amenities such as kitchen appliances, hot water in the showers, laundry room, comfortable beds, clean linens, and more make staying at Frank's house a super comfortable experience. If there was only one suggestion we could make, it would be to have longing chairs, or perhaps a hammock up on the rooftop. We spent a lot of time up there admiring the view and sunbathing, but there were no chairs. It wasn't a big deal, but it would have been nice to have them. Overall, we loved the house, the proximity to the center of town, and the local people. Thank you Frank for such an amazing experience.

What an amazing way to introduce friends to San Miguel. Frank’s home is a true showcase of everything that makes SMA special—artisan craftsmanship, stunning architectural details, old-world charm and breathtaking views. Frank was prompt and communicative from the time of booking and through the duration of our stay. He immediately connected us with Gwen and Mariela, his local contacts who manage the property, who were prompt and accommodating. It was a seamless process and Frank was a gracious host. The home itself is beautiful—a tasteful mix of handcrafted colonial details and modern amenities, with stunning views from nearly every room. All three bedrooms are spacious and have en suite bathrooms (worth noting, however, that one of the king bedrooms is located on the bottom floor and doesn’t have a balcony or city view). Our trip was in mid-June, and the days were quite warm; thankfully each bedroom is equipped with a ceiling fan and window screens to let in the cooler night air. The home was very clean and even for our short, four-night stay a cleaner came to tidy up. Although the house is well-equipped, guests would be advised to come prepared with their own provisions. In particular, while hand soap was provided, guests will need to bring their own soap and toiletries. The location was ideal, particularly as the house is perched on a hillside with sweeping views of the center of SMA. Note that in some photos the main terrace appears quite large, but in fact much of what you’re seeing is the roof of an adjoining home, and signs on the terrace advise you to remain on the (fairly small) terrace with the table and umbrella. The walk to the Jardín Principal couldn’t have taken more than 10-12 minutes. Taxis (and Ubers) are plentiful and cheap, but the hike back uphill wasn’t as challenging as expected and we generally just walked home from Centro. Previous reviews advise about the ambient noise (dogs, roosters, etc.) and we wouldn’t disagree, but it was never so loud that it prevented us from sleeping and as others have noted, this is just part of life in SMA. Also typical of SMA, the neighborhood is mixed and while our neighbors often played/socialized in the (pedestrian) street in front of the home, they were generally young families, friendly and never loud. One caveat is that we were in SMA during a seemingly rare stretch of days in which there was no festival; this is a celebratory culture and during fiestas you should be prepared for music, fireworks, and lots of church bells—but this is true for any part of SMA. We had a lovely stay at Frank’s home, which provided an ideal base from which to enjoy the sights, sounds and tastes of SMA (and Guanajuato generally), and a welcome respite from our busy days. Highly recommend this charming home.

Frank’s little villa is charming, classic San Miguel colonial good floorplan very good kitchen comfortable living room great view of downtown San Miguel. This is a charming local neighborhood, full of kids and a little noisy at times, but the kids love to run errands for a 20 peso tip. Conchita the housekeeper is excellent! ... We hired her to come in every day, and occasionally gave her a shopping list. It’s a 10 to 15 minute walk downhill into town but it’s important to wear good walking shoes, To come back it’s a good idea to hire one of the green taxis the rate is 60 pesos, approached me for five dollars.

Frank’s house is Absolutely gorgeous, artistically and lovingly restored, with the most fabulous and breadth taking views. Many many nice touches all around the house. We stayed for four days and each day we would discover something interesting and unique about the house. Location is awesome, and Frank is so readily available for any and all questions and issues. He contacted me way in advance to make sure all is in order and he was also kind enough to let us have a later check out to accommodate our flight schedule. Frank has a great team working with him including Polo the transportation person who was very gracious and quick to respond and take care of a misunderstanding . All and all one of the most memorable stays and one of the most beautiful places we have ever stayed at. Thank you Frank for everything!

Great Rental The house is very nicely decorated .It is exactly as described .It is a short 10 minute walk to the market.The view is spectacular .The front terrace is shared with house bellow but the other owners weren’t there so there wasn’t any issues .The owner was attentive and fixed the refrigerator immediately that wasn’t working on our arrival .He sent the maid every other day, which was perfect .The house was very comfortable and would Definitely recomended it .What I liked best about this rental was the feel of living in San Miguel Allende as a local

Franks house is outstanding. We went on spring break with our 3 teenage girls. The views- sunrises, sunsets are spectacular. We woke up to the most amazing sounds. Roosters, birds, church bells and nature! Hot air balloons were drifting by each morning and the views left us in awe! The house is clean with clean sheets and towels and everything you would expect. We had a chef come to make us breakfast one morning while we sat and watched the views. Yes, the house is up the hill and the walk up is a little workout but it is worth every step! The neighborhood is stunning with locals hanging out and they do hang out on the front steps late at night, so if some noise bothers you, you may not want to stay here. We loved every minute here and would highly recommend this house! Thank you to Frank and his wonderful staff!

We absolutely LOVED our visit to San Miguel and calling Frank's hillside villa "home" for a week. The house itself is stunning, with impeccable attention to detail, artisan and handmade finishes, and breathtaking views from almost every room– a quick note that one of the bedrooms is located downstairs and while absolutely beautiful and very comfortable, it doesn't have a view. The layout is perfect for friends, couples, or a family– each bedroom has a private ensuite bathroom and the kitchen, living room, and patio are on the main floor which was great for hanging out and making meals together (when we weren't enjoying the incredible restaurants in town). Being high up on the hill, you have unobstructed panoramic views of the entire city and surrounding lake and mountains and you can hear the church bells, roosters, peacocks, and sounds of the town. San Miguel is a lively town and if you're a light sleeper, you may want to bring earplugs or sleep with a sound-machine app on. We didn't mind waking up early as we were even greeted to hot-air balloons floating by our balcony a few mornings– MAGICAL. Communication with Frank and the property managers was smooth from start to finish– we were even able to arrange for groceries to be delivered to the house and have a chef come prepare dinner for us one evening. Having house-keeping come for a mid-week refresh was also very nice. San Miguel is such a special place and it's clear this home is well-loved and cared for. We had an amazing time and we would absolutely stay there again!

Frank’s home is spacious & beautiful! It is a close walk downhill to Centro. The walk back uphill isn’t too bad but taxis are readily available. We took full advantage of the well-appointed kitchen & the patios with sweeping views. If you ask in advance, someone can shop & have food available upon arrival. All 3 bedrooms have private bathrooms, making the home perfect for 4-6 people. This home made a perfect location for our first time in San Miguel de Allende. It is as charming as the town itself!

Fantastic place! Every day we were able to take the downhill walk into town with our 2 and 4 yr old, and we would grab taxis for a $2.50 ride back up the hill to the home. The local children that live on the street were so much fun! They LOVED being around us. This place has the best of both worlds- up on the hill so that you have amazing 180 views of the town below, but a quick 10-minute downhill walk into town. We would stay here again in a heartbeat! Frank was very communicative as well which is always an added perk.

Exquisitely designed, very spacious and breathtaking views of the city. Nothing but great things to say about the place. Others have mentioned the local noise, and you can hear some, but it doesn't last late into the night and makes the experience feels more real. Frank was extremely helpful in answering questions and setting up transport. I can't imagine anyone staying here and not loving it. Highly, highly recommend.

The place is really wonderful. Great views and a short (but steep) walk into town. There is some noise in the neighborhood as others cite, but that is Mexico. The neighborhood felt very safe. The house was clean and all the basic amenities were available, and everything worked as expected. The outdoor shower was incredible. I would definitely stay here again if we return to SMA. Frank and Gwen (his assistant?) were very responsive. The only thing to be aware of with the hosts is that they don't provide you with any phone number to contact in an emergency - all correspondence is done via email but they were always quick to respond.

This is my third trip in SMA , I stayed in beautiful Boutique Hotels which were costly and Airbnb's that were not as expected , this was the exception ... It felt like a boutique Hotel but with the privacy of your own home . We actually tried a few airbnb 's on this trip and I wished I would have known about this listing when I first booked because we never wanted to leave . Frank and his management team were on top of it all , this was one of the best Airbnb's I have stayed and I have done quite a lot of them around the world . The view is truly magical and everything is in its place . Don't hesitate to rent this little gem , it wont stay vacant for long .

1st time to SMA, and I can tell you that this house is STUNNING! We were met at BJX airport and the driver, Christian took us home and let us in and gave us keys. Each of the 3 bedrooms (easily each bedroom can be a "master bedroom") were BEAUTIFUL. I loved the colonial Spanish decor, each room had lots of attention to detail. Even brick arched bathrooms! This is a four level house. Everything you need is included and Frank the owner is very responsive. (I only called him to THANK HIM, on our arrival and he called back immediately) He has a "staff" including property manager, house keeper (who was very unobtrusive) and transportation manager who was very helpful. The house had stunning views of SMA, on all levels with plenty of places to relax. Our first night was even cold enough to light up the fireplace, which was great! Seriously, every room was decorated beautifully. I actually never wanted to leave the house, but the historic center of SMA cannot be missed. There was only one thing wrong, and it was also addressed in other reviews. It's the incredible amount of noise!! Roosters crowing constantly, accompanied by a symphony of dogs barking all day and night, peacocks and church bells ringing endlessly, music and treefrogs (which we actually did love) and the FIREWORKS that popped off relentlessly. Weekend nights, expect the local neighborhood to gather outside the front of the house and in the adjacent alley, they stayed up until 4am each day. Windows aren't insulated so you can hear their late night conversations from each room, especially the bottom floor level room. Everyone is so friendly in the neighborhood and nice, you just can't go outside to ask them to be quiet. It's their culture and it's sweet. But you MUST bring ear plugs and sleeping pills if you want some sleep. We thought the eternal noise would end after the weekend but it didn't. The noise was so relentless, (church bells going off at 5am!) that we felt tired all day, each day. Lack of good sleep each night made us weary in the day. The saving grace was that this house is gorgeous and the noise is NOT the fault of the owner. I just want to put this in the review for viewers who are looking for a quiet peaceful vacation, this may not be for you. By day 4, watching the evening sunset became a laughing matter, as dogs bellowed around us all evening. I must reiterate, if you want a peaceful and quiet resort, SMA and specifically this house may not be for you. If you want a beautiful villa to stay in and you've got lots of Zanex, then try this house! SMA is beautiful, we loved the historic center and the beautiful rooftop restaurants (try Quince and The Rosewood Hotel!) and the weather this week (May 1-5th) was perfect. 80's in day and cool evenings.

I am glad Chris liked the home. They were at the house on a festival weekend. I had been at the house for two weeks before and all was quiet in our neighborhood. The neighborhood is avery high end with 90% of the homes belonging to wealthy Americans, there is also a high end very high rated BNB on our block. There are 2 small homes that belong to local mexican familly. There are some young kids that play in the street that are very cute and kind. Usualy the street becomes very quiet by 9pm. I will say in general San Miguel is a loud festive town. Often festivals, fireworks, chickens, and dogs. Its really part of the charm and atomosphere of our town.

This is a great house, part of a beautifully designed and constructed group of houses. It is located in a hilly area, which provides fantastic views of the SMA Cathedral and historic center! This may make the house's location difficult to access, but there is an alleyway (Callejon de Chepito) which connects with the Cuesta de San Jose. I stayed with my wife and 4 kids from December 24, 2016 to January 1, 2017. The description in the Airbnb site was accurate and Frank, the host, is a very nice guy. We communicated during the stay and, prior to arrival, he put us in contact with the property management company. The kitchen was well stocked, with sufficient utensils to be able to prepare meals. The cleaning service was punctual and very good. No complaints there. Guests that have not been to the house before (in my view, it is worthwhile to repeat a stay) should, however, be aware that the house is in an area that, while accessible, combines upscale houses and pre-existing homes, where several Mexican families live. We enjoyed talking to the Mexican neighbors, but on occasion there may be a lot of noise, such as roosters crowing (inevitable perhaps?) and dogs barking, and kids playing and having fun. This gives guests the opportunity to get a closer look at a microcosm of Mexican society in a small city like SMA.

My girlfriend and I stayed for a month at Frank's place. We had a fantastic trip. We loved the accommodations and SMA. Frank's home is well furnished. The kitchen contains the basic necessities one would expect. The beds are very comfortable. The home is cleaned three times a week. Frank, and his property manager, Maribel, were very communicative. They assisted us with transport from the airport and even arranged for a cook to come to the home on our request for several meals (that were excellent). The views were incredible! It is about a mile walk down steep stairs or a rough cobblestone road into town. (Leave the uncomfortable shoes at home.) We did it many times. Back, of course, is a bit more of a challenge. That can be avoided, however, by a $2.50 cab ride. Frank's place is in an area where both expats and local families live. The front door faces an alley that is the "back yard" of many local families. Every day there are children playing in the alley. It's part of Mexico. It's the real Mexico. We enjoyed them. I played with the kids, and even joined them in a baseball game at their local field. We frequently came home to find kids sitting on the step to our local home. One of the boys would come in and hang out where we stayed and played on my tablet. The connection to the kids got us invited to a posada the night before we left and the celebration they had on December 12 (for the Virgin of Guadalupe) -- both in the alley behind where we stayed. We had some fantastic homemade Mexican food and drank tequila with our neighbors. We embraced the local culture and recognized we were guests. It made the trip that much more enjoyable. While the local connection was great, there those considering Frank's place should know there is a lot of noise that emanates from all the activity in the alley. The intersection of the alley and the stairs that lead into town is right at the corner of the home. It's a gathering point as well. We used earplugs at night. Roosters and barking dogs are the soundtrack of the area. Fireworks (a common means of celebrating about anything in SMA) were shot off in the alley into the night. But, it's not easy to avoid such things in SMA. And if you do, you aren't experiencing the culture. If serenity, quiet, and isolation are what you are looking for, this isn't the place for you. In fact, SMA may not be the place for you. But if you want to interact with and have the opportunity to become a part of a Mexican neighborhood, and still be able to escape into a very comfortable home with an amazing view overlooking the City, this is your place.

Frank was nice since the beginning and he made sure we had everything we need. The house is 10 min walking from Plaza Jardin. And as we were traveling with our mom's we always took a cab on our way back home. We love the house! It looks really nice in the pictures but once you are there you see that it is much better! All the spaces were full of details and the view was amazing! you could see all the city from the terrace. I would totally stay there again. :)

We just got back from a two week stay in Frank's house. It was exactly as pictured, incredible views and nice furnishings/fixtures throughout. A quick 10-15 minute downhill walk to the jardin and although the walk uphill was a little more taxing, we usually returned on foot rather than by taxi. Frank quickly responded to all questions and issues, and the staff (Jose and Concha) were fantastic. Our kids played with the local neighbor kids across the street and picked up a little Spanish in the process. The roosters and early morning church bells took a little getting used to, but after a couple days they didn't bother us at all. We would definitely return to this house for our next visit to SMA.
