From the moment we arrived, it was clear this place was something special. The space is genuinely impressive — plenty of room for everyone in the group to spread out, relax, and have their own space. Whether we were off doing our own thing or all together, the layout worked perfectly for a group of adults. The kitchen is equipped with everything you could need. We cooked several meals during our stay and had all the cookware and utensils you'd expect in your own home. It made the trip so much more enjoyable. And then there's the pool. Wow. Crystal clear, the perfect temperature, and beautifully maintained grounds — it was the highlight of every single day and the perfect place to unwind with a drink in hand. The location is simply unbeatable. A short, easy walk to the beach, and perfectly positioned between Los Muertos pier and the malecón. We explored several amazing spots all within easy walking distance. We will be back. This property checks every single box.

The unit was amazing and very private nestled in next to a banyan tree and views of the ocean as well as the gorgeous grounds. Super easy to get to great restaurants.

Place is in an ideal location and has great amenities.

Our stay was great. The pool at the complex was outstanding for our kids. A direct exit to the malecon via the pool exit was extremely convenient and all the complex security team was extremely helpful. The weather was extremely hot and humid during our visit so the air conditioning was a huge benefit. All appliances were in great working condition which was major since we travelled with a baby and needed a refrigerator to keep my baby's milk. The rooms were spacious and clean. Would definitely like to stay here again should I visit Puerto Vallarta again!

Couldn't be happier about this place. We can stay inside the gorgeous condo or hang out in the incredible pool to escape from the heat, take a walk along the beach on a whim, or explore the charming neighborhood full of restaurants and street vendors, whatever it is that we feel like doing at the moment. One of my favorite things was to have dinner on the balcony and watch the beautiful sunset.

Ted's place was absolutely fabulous. He and his team were beyond accommodating. We cannot wait to be back again.

We just returned from a fabulous holiday over the Christmas period in Puerto Vallarta. Ted’s apartment is stunning – spacious, beautifully decorated, and spotlessly clean. The complex is well-maintained, with a fantastic pool, bar, and friendly service throughout. Ted was a pleasure to communicate with, and the management company was efficient and welcoming, making our check-in seamless. Unit 110 was amazing Everything and more than what we expected. We worried about being low to the ground and in the back of the property but the views were amazing. It was a great place to stay and we got to experience Halloween and Day of the Dead while we were there and everything is walkable. Such a great place for convenience and nearness to the ocean. Thank you Edward for letting us stay at your place. It was an amazing stay and we would love to stay again in the future ❤️

Ted could not have been more helpful or the place more comfortable and beautiful. Right on the beach and near great restaurants, and yet still felt private. I’d recommend this location to everyone.

Edwards place is very well maintained. Location is second to none. The place is clean, very friendly and equipped with just about everything you’d need to cook. The management he has there are friendly, courteous, professional and reside to any of your needs. I would stay there again and look no further if I were to ever return.

Owner was very helpful and offered extras, such as referring us to Esperanza to prepare a meal in the condo for us and our friends. We were celebrating a big birthday and she even made us a birthday cake! Everyone loved it. The condo and grounds were beautiful, safe, and secure. It was so nice to stay near the Malecon without the noise of it. Other places we have stayed have had music and parties all night long making it difficult to sleep. Not here, quiet time starts at 10pm and it is great! We look forward to renting again.

We have stayed at Edward’s place several times now, and he always makes it so easy. It’s location can’t be beat. The staff are very responsive and keep the condo building and grounds spotless. The pool is the best, it’s huge, and they have a swim up bar with food and drinks that are great and affordable. There’s always plenty of room at the pool and the water is refreshing. There’s also an area on the beach just for the people staying at the Molina de Agua. Any place you wanna go is probably within walking distance. There’s a million restaurants, bars, shops, and activities all around you. You can’t help but relax. Thanks again Ed for a fabulous vacation!

This is a beautiful condo and has so much to offer. The location is convenient and walking distance from shopping and restaurants. The pool and the grounds are amazing. There is no better place to be in PV.

This place is absolutely amazing! We were 2 couples traveling together and all 4 of us felt the same way and look forward to staying at this property again in the future. The photos seriously do not even do it justice. The living area is large and beautifully decorated. The 2 rooms with ensuite bathrooms are both huge as well. The beds were very comfortable. We never ran out of hot water (I know that seems weird to mention, but hot water isn't always endless in Mexico). The infinity pool was always quiet, we were often the only group at the pool. The grounds are immaculate and the condo complex constantly has people working. The area is also very secure and felt very safe. The host provided me with a lot of information before we even arrived, including food recommendations. We love Zona Romantica and it was nice being so close to the beach and the Malecon instead of being up a huge hill.

Beautiful condo on even more beautiful property. The place is huge, and the pictures do not capture how much square footage there truly is. Additionally, the grounds of the condo complex may be the nicest in the Romantic Zone, with large gardens and a massive heated pool. Ted was very communicative, and the property management group was a breeze to deal with. Would highly recommend this home.

This place is GORGEOUS. It looks better than the pics, the pool is the nicest I’ve ever seen and garden/grounds are pristinely manicured each day. Everything is right there so you’re not pinned in a resort and you can live like a local in an amazing apartment. The only complaint I had was the internet router was mostly broken when I arrived, but they had it replaced in a day and we had 200-400Mbps the rest of the trip. Tani was our property manager and super helpful and responsive on WhatsApp at all times. I can’t recommend enough (and I don’t often take time to write reviews).

We had an amazing time at Edward's beautiful place. The condo was clean, with lots of natural light, the kitchen has everything one needs just like at home. We really enjoy the art and the good taste all over. Loved the little private beach area in front of the building. The pool was amazing and there was barely anyone there. The staff was friendly and helpful. Would stay here again.

Amazing place. Right next to the malecon. Also first pool in Mexico to have a nice coolness to it ( temp wise) . Would totally book again. The only downfall was that there was no music in or by the pool ( it's bc it's a condo area where people live year around). But otherwise all I can say is, it's worth the money.

This place was very nice and extremely close to everything! Everything was extremely clean and Carmen , Daniel, as well as other staff were very kind and welcoming. This is a place I would highly recommend!

Thank you Edward for sharing your well appointed and comfortable apartment! The art and decor in your apartment is fabulous, the kitchen is a chef's dream, all spaces are very comfortable and clean, and the location couldn't be better. Oh and the pool at sunset cannot be beat!

This condo is simply amazing and Edward was a pleasure to work with. He delivered prompt communications, helpful suggestions on local restaurants and shops, welcome cervezas and, most importantly, accommodations that did not disappoint. In fact, the condo exceeded our expectations. Pictures do not do it justice. It is not possible to photograph how large the main rooms are - especially when the wall of glass sliders are rolled back and the expansive terrace becomes part of the living space. It feels like you are staying in a tree house or a palapa. Other than sleeping, most of our time was spent on the terrace relaxing on the comfortable sectional or sitting at the large dining table sharing the highlights of our day. It was my favorite spot and I'd get up early just to have it all to myself to listen to the ocean, nature and sounds of the city waking up. With that said, the six adults in our party easily shared this condo. There was more than enough space for all of us (each with their own bedroom and bath). The grounds are gorgeous too. Immaculate. We had the infinity pool pretty much to ourselves the entire time. The security gates - at the front and back of the property - were always manned and the attendants were extremely helpful. A roped off beach area reserved for guests at the condo was steps away across the Malecon. The beach in front of the condo is the only negative thing I can think of. The sandy beach itself is fine, but just where the surf breaks it is all rocks. Not easy to walk in or out of without cuts to your feet. I tried to avoid walking in and just dove, but still came out with cuts. Finally, the location of the condo is perfect. Within walking distance to literally everything you need or want to do. Restaurants, bars, shops, Malecon, fishing pier, water taxis, cathedral, etc. etc. We had no need for a car and just called uber for any longer day trips. We all felt perfectly safe and never experienced anything other than helpful, friendly locals. We would not hesitate to recommend Edward's place to friends or family.

My family and I stayed at Molina de Agua aka Edward's Place, and it was amazing! From the gate to the condo the hospitality was impeccable. When you walk in the door it has the instant feel of a home away from home. The location keeps you tucked away while giving you the view of the beautiful ocean and sunrise and sunsets. Everything that you want and may need to do is walking distance. I feel like I am not doing this property justice. Just know that Edward is an amazing host with and amazing condo! While we were there a hurricane threaten to come our way and our flight was cancelled. Edward was a true gentleman and allow us to just extend our stay so we did not have to relocate. We will definitely be coming back.

We love Puerto Vallarta, and have spent several holidays in hotels on the north end of the bay which misses out on the most lovely area of the city, which is where Edwards Condo is located. It is south of the major 'gringo' tourist zone in the city, with walking distance to the best parts of the old town. The condo is well equipped with every detail for cooking, sleeping, relaxing, and on-site staff who can arrange for taxis and tidy up the place. You can drink the water out of the tap (or filtered from the fridge...) It is quiet, with great views of the river and sunset over the bay, and we saw Iguanas, birds and even a squirrel from the balcony. The pool is superb for relaxing and swimming as well as for watching for dolphins or whales in the bay or the antics of Pelicans and the Magnificent Frigate Birds overhead. It is walking distance to our favorite Sunday brunch at the Island Cafe and to PV food tours, which we highly recommend as a way to find the best taco stand in town, (the best at a restaurant are Panchos Takos, of course )as well as the nicest beach just south of the wharf where water taxis can take you to secluded southern beaches. We loved being in the heart of everything yet also being able to step into seclusion on the grounds just off the Malecon. We also highly recommend Ecotours de Mexico for getting out on the bay for whale watching, snorkling, or birding tours. The beds are comfortable, and with 3 couples, each of us had our own bathroom, albeit one is "across the hall". We could spend time together or on our own with such a lot of space to use. Everything is spotless in the condo, the gardens, the pool, the parking area...everything! The staff are pleasant and professional. This condo offers more than you'd expect elsewhere and includes items such as bathrobes, beach towels, some spices and kitchen basics, laundry detergent with the in-house washer and dryer, soap, shampoo and lotion is available, the wifi is excellent, and the management company provides good support if you need assistance or advice. We hope to be back soon!

This gorgeous 3 bedroom condo is perfect in every way! FIVE star kitchen amenities, fantastic outdoor patio space, spacious bedrooms and an amazing pool. Plenty of room for a 6 person stay. Condo services and personnel were friendly and very helpful. We loved Ricardo, our new amigo who manned the poolside bar =) Molino de Aqua is definitely an amazing beachfront condo community. Great location in Viejo Vallarta, close to downtown restaurants, bars and walking distance to the Malecon. Highly recommend this location and will definitely return. The perfect PV location!

This condo is perfect in every way. The pictures are amazing but being there exceeds expectation. Perfect location, walking distance to most everything and amazing staff. This was truly an experience with my family (6 adults) that will never be forgotten. We will definitely return with friends in the future!!!! 10 Stars

Just got back from PV last night. Our stay at Edward’s condo was simply the best vacation we’ve had. First of all, communication with Edward was simple, and fast. He answered any question we had quickly and made the whole process seamless. If you want a place on the beach that is centrally located to everything, safe, and absolutely beautiful, this place is perfect. It was very comfortable for 6 adults, and so relaxing. The view was great, yet private if you wanted. The weather was wonderful, a bit chilly early in the morning or at night, but there were bathrobes in each bedroom that we put to good use. The condo was very clean and the kitchen had all the dishes, glasses, pans, etc... that you would need if you choose to cook (we did not). The restaurants in the neighborhood were plentiful and reasonably priced (actually cheap!), and very good. The bakery across the street was to die for! The staff bend over backwards to help, and are very friendly. We are already planning for our next trip! Thanks so much Edward for sharing your home!

The condo was absolutely breath taking, aside from that the view as well was beautiful. Edward was such a great host and answered all of the questions we asked since this was my first time being in Puerto Vallarta. The stores are close and convenient and so are all the restaurants. The location was relaxing and we couldn't have asked for a better place for a vacation!

Edward was a wonderful host. He was super responsive to all of our questions leading up to the trip, helped manage a very smooth check-in and gave us some great tips of local spots to check-out. The listing was incredible - so spacious, fantastic open lay-out and very private given it's location in the building. We especially loved the fact that it was on the 1st floor so we could easily get to the beautiful pool and look out on our kids playing in the awesome lawn area.

Our stay in the condo was absolutely amazing. The space and furnishings were both up-to-date and very well maintained. We enjoyed the condo's amenities and convenient location, and the staff were all very helpful and courteous. I look forward to our next trip back!

This is the most fantastic apartment I have ever seen. My family and I were amazed at the size and beauty of the place. My mother commented that she didn't know why anyone who owned such a wonderful place would ever leave. My parents said they felt like millionaires staying there, and my Dad fell so much in love with the nespresso maker that he said he's buying one when he gets home, ha ha. Our host Steve generously provided the little coffee capsules for making coffee, and a lovely bottle of wine. The location is perfection; right at the ocean and the Rio Cuale, which gave us lovely cool temperatures and the sound of the ocean waves. We ate our meals on the deck every day, and I was in heaven cooking in that lovely kitchen with every appliance and tool I could imagine. There is a wonderful gourmet grocery store on the corner which I went to about 5 times per day, and slightly further up is Los Mercados, which fulfills any possible needs. My parents fell in love with the River Cafe, which is about one block from the apartment on the Rio Cuale island, so we had several meals there. My parents are quite elderly, so we didn't do many activities, so it was wonderful to have such a perfect place to relax in and spend time together as a family. The pool there is beautiful, as are the grounds, with large hammocks strung from the trees for the guests. I was difficult to leave this wonderful place, and I am very grateful to Steve for providing my family with such an amazing place for our visit in Vallarta.

Ted was a pleasure to work with, very responsive and made the process a breeze! When it comes to the unit, talk about comfort! As the pictures show the property is huge, and extremely well maintained. We could not have asked for more, form the beautifully appointed bathrooms to extremely comfortable beds. The main living area and huge terrace is were we spent most of our time and with all the windows and sliding doors it gets this beautiful breeze that lets you enjoy the sights and sound of nature without the need for AC. The common pool is one of the cleanest, nicest and biggest pool I've been in Puerto Vallarta. Both the property staff as well as the management company staff are the nicest people ready to help you with what ever needs you have. Highly recommend it to other Airbnb-ers!

We were here for the first week of June. 1 senior, 2 adults and 2 kids (9 & 8). The condo was everything we expected and more. Great location, modern, spacious, and comfortable. The pool was amazing and the view/gardens beautiful. Edward was extremely responsive to both our initial inquiry and my follow up questions. Centrally located in old town, walking distance to many great restaurants. We ate out 6 nights and every meal was good or better! Daiquiri Dicks - great service, good food, good exchange rate for the dollar! La Palapa - on the beach, great food Adobes - 1 block away, locals restaurant, good food, very affordable. The condo staff were extremely helpful.... and we have already talked about a return trip! Truly couldn't have asked for more, highly recommended.

Overall an amazing experience and our expectations were very much exceeded. When we arrived, we were greeted by an extremely friendly and helpful property manger who got us settled in and familiar with the condo. The condo was spacious and extremely well equipped (especially the kitchen); we all felt at home almost immediately. We also had Wi-Fi in the unit along with a local and a Vonage phone to call multiple countries free of charge (which was a very nice touch). We also had maid service twice during our stay which also was great! The condo was not only beautiful on the inside, but was surrounded by lovely private gardens and a pool with a bar. The water/beachfront location was excellent and a short walk from many restaurants and nightlife. I honestly cannot say anything negative at all about our stay and none of us wanted to leave! My only advise to anyone booking is to do more than one week! Both the condo and Puerto Vallarta are a slice of paradise.
