Location, location, location! This villa is in the best part of Cancún, just south from all the busy strip and conglomerate, but close enough to appreciate it. The beach is just the best! The house is very well equipped and has everything you need for a comfortable stay. Roberto, is the man in charge of managing property and he was very attentive and responsive to our needs. He was very kind to cook us dinner the last day and provide us with a free cleaning day in the middle of the trip. We enjoyed our stay very much and hopefully we can come again.

We thoroughly enjoyed our 12 day trip. We traveled with a 3, 2, and 1 yr old. There is a lot of glass (table tops/counter/stair wall) and glass trinkets. There was a pristine Graco pack n' play, high chair (old), boogie boards (3), and tons of beach toys available for use. The washer and dryer was a huge bonus. The rooms are huge, each with it's own private bathroom/shower. No tubs. The pool is heated, one side is about 3 feet, perfect for sitting or kid play, and the other side is about 5 feet. The grounds are well taken care of. Beyond the pool are steps down to the beach, very nicely groomed daily. Included was maid service M, W, F. Roberto is the house manager and he's incredible, humble and genuine. Speaks English, and checked in daily. The only downside was the construction noises (interrupting kid naps) and tiny little bugs (like ants?) that appeared at any sign of food. Internet was spotty on 2nd/3rd floors. Would 100% stay again. Wonderful private & safe community.

We loved our stay! There was plenty of living space on the main floor, a great patio and 3 large bedrooms, all with bathrooms. Walking out to the pool and beautiful beach was luxurious. Roberto greeted us and showed us around, having him cook dinner one night was a special treat. When we ran out of water a new one was brought right away, other questions were answered quickly. We walked to restaurants including Galleon, 19.5 and Navios (all on the lagoon) and Sea & Stones just south on the beach. The bus stops right outside, take to grocery store for $1. Never felt unsafe, security at the gate and overlooking the beach. The pool was heated to the perfect temperature, and there were always chairs available at the pool and on the beach - no need to get up early and stake your claim. Kitchen very well stocked. Grounds were very well kept. One thing to note -- lots of glass so might not be great for small children (kitchen bar, dining room table, patio table, coffee table were all glass).

The best place we've ever met. Safe, comfortable, right on the beach. In a hotel zone and 10 minutes from the airport. Roberto, who received us, was kind and with an attitude of service. Alicia is friendly and everything is very clear. 100% recommended.

The house is beautiful, super clean and equipped, but the location is spectacular, Mr. Roberto's attention is excellent, super attentive, always attentive, always attentive, kind and helpful. The House is worth the price you pay for the only thing you would improve on the treatment of the lifeguard towards the visitors is despot and overbearing. As for everything else, it's highly recommended!!! The beach is 100 steps from the house and the pool 50 steps away is a beautiful view. I will definitely come back and highly recommend it!!!!!! Thank you for all your attention Mr. Malena, he brought us to Mrs. Malena who gave us delicious food!

Alicia’s place is fantastic! Roberto our concierge was so helpful with groceries, local recommendations, and even decorated the house for my son’s Birthday when we arrived. Our stay was absolutely wonderful and would book here again.

Wonderful peaceful stay in Cancun. Absolutely beautiful beach views. Easy access to pool and beach. Spacious rooms with a table outdoors to enjoy meals outside. We enjoyed a week here with another family. Roberto went above and beyond to ensure a relaxing vacation.

A+ accommodation, beautiful villa literally steps to the beach. Amazing complex with heated pool. Very private and quiet, perfect for families. The host Roberto was very professional and helpful. Lost my wedding ring when we checked out, within hours they found it and returned it to me, couldn’t thank them enough for that honesty. Highly recommended

Very good place... cleaning, bedrooms, services, arrival and attention everything is 10. LESS the location, because there is 12, what a beautiful beach almost to yourself, better than any hotel.

Great property, and Roberto is fantastic.

The space was perfect for three adults and two kids (ages 8 and 10). The views are amazing and the space overlooks the beach. The pool is warm and the staff are so welcoming and friendly. We loved having tons of beach towels, a washer and dryer, and the house was fully stocked. The house host and housekeeping was so helpful and responsive! The bus is easy access right outside the home, and the complex was quiet and we felt so safe with 24/7 gated and security constantly monitoring the grounds. The house had coolers, boogie boards and sand toys for our use, which was perfect for beach days! The space is out of the main hotel zone and the complex is quiet with friendly, helpful neighbors. Will definitely stay again!

Great place and location!

We had a wonderful stay and really enjoyed being in this home in Villas Nizuk. We felt a very happy energy and also safe and well taken care of. It was everything as described and more. We especially appreciated the daily service included in the offer (which I had not realised) and that adds a significant relaxation to the holiday. Roberto is also a very kind, responsive and supportive host and made our stay even more relaxing and well taken care of. The villa is very well appointed, very spacious and we enjoyed that everyone has their own private space if needed. The main bedroom is very well laid out and spacious too which my wife and I also really appreciated. There is also a gas BBQ and an excellent gas stove for cooking and large fridge with chilled water and ice. Ideal for those who enjoy cooking well while on holiday. The other bonus we realised is that the pool can be heated if the weather is cold and regulated down if it's gets too hot. This was also a major plus for us as well as the resident life guard. Very safety conscious which we value. The beach is very nice, good line walks either side and there are multiple swimming areas along the beach with flags and demarcations. We also appreciated the property have boogie boards for use. We like that this property is on the quite sure of the Cancun hotels zone and it is easy to get to the shops and malls with either the local buses (24 pesos one way) or a taxi (200 pesos one way to the mall area).
