Yo u will not regret staying at Jeff’s place. Everything was as described even more beautiful in person. The staff and the recommendations were great and everybody was friendly and accommodating. Hope to be back soon.

We had such a wonderful time in this beautiful home. It was spacious, clean, and had the most gorgeous views. We were greeted by Eric and Paula who were so gracious and welcoming. We chose the meal service provided by Eric and Paula and it was fabulous. I would highly suggest it. They made the most delicious breakfasts, dinners and drinks. Paula and her team were so wonderful in keeping the house tidied and clean on a daily basis. Having a home on the beach with children can be challenging to keep clean so it was so nice to have that complimentary service with our stay. We also had such a neat experience with the turtle nesting and hatching on the beach. We saw so many mama's laying their eggs and little babies at night! It was so cool! However, If you struggle with instability, the beach has lots of holes from the mama turtles nesting and there is a lot of Sargassum seaweed along the shoreline. Overall, we had a phenomenal five star stay!

Jeff was very good in communication with me. Everything he posted was exactly what we got. The home is beautiful. The giant sea turtles were a bonus ❤️ Chef Eric & Paula were amazing!!! Everything they cooked for us was excellent!!! Thank you so much, we truly enjoyed our time there.

If you want a peaceful vacation away from people in a very relaxing environment this is the place. If you are looking for lots of activities and more to do within the complex this won’t be the place. You’ll have great beach access all though do some research on when you come because if it’s during sargassum season you may not be too happy if you want to swim . The beach itself is very nice, but a bit rocky. Turtles do nest there so if you go during nesting season the sand will be full of the nesting holes so not necessarily ideal to be in the beach. Inside the house is spacious, very nice furniture, and comfortable beds. Eric, the caretaker is very nice & welcoming, you won’t really see him unless you are needing something from him. The only con, I think would be the dirt road to get to the house, it’s quite rough and it is stated in the house manual, if you plan to go out and explore a car is 100% needed or you can take a taxi. Overall the house is beautiful and worth it.

Turtle Villa lived up to it's name & was magical. We were greeted by the on-site caretakers Eric & Paula, given a tour of the home with informative instructions for our stay. The home is stunning. Even better than the pictures. The furnishings/decor are magazine worthy. Everything was spotless. Mr. Eric had the kitchen stocked with our grocery supplies we had arranged ahead of arrival. Thoughtful amenities are throughout the house. Mr. Eric & Ms. Paula cleaned daily and refreshed everything. We took advantage of Mr. Eric's chef services. We had delicious breakfasts every morning along with dinner 5 of our 7 nights. Phenomenal!! It is a must. They took excellent care of us & are amazing people. The icing, we had large sea turtles arrive on our beach night;y to nest. We watched in amazement with red light flashlights provided. "Magical"- 8 - 10 turtles a night! Amazing trip, amazing villa, amazing people!!!!

Beautiful house that did feel like home. Eric and Paula cooked a breakfast and a dinner for our family of nine and both were delicious. The dirt road is in rough shape and sargassum is nasty in whole area (didn’t smell at the house or beach in front). Found all kinds of other things to do with lagoons, cenotes and parks! Loved the food, drinks and vibe at OTulum!! It is just a couple of houses down. Great place and thanks!

Book this house! Wow, this AirBnB was a dream from start to finish. I was organizing a trip for 9 people and had quite a few questions for Jeff before I booked and he was quick to answer them in detail. We also made plans with their groundskeeper and chef, Eric and Paula, to have a few dinners and breakfasts and they bought our groceries for us as well. We ended up adding breakfast every day and the meals were truly phenomenal. The only reason we didn’t eat there every night is that we promised ourselves we would go out once, but honestly we all agreed we should have eaten at home. Eric also whipped us up some amazing margaritas. The house looked even better than the photos and each bedroom was as nice as the next. We enjoyed lounging on the beach, using the pool, and enjoying all the decks. We also used Juan, Jeff’s recommended driver, and he ended up driving us places all week. He was incredible and really helped us with local suggestions. We hope to be back one day!

We were two families traveling together, and Jeff’s place was perfection. The location was peaceful, yet close to everything. Eric and Paula, the caretakers, were tremendous. We had them make us several breakfasts and dinners- each better than the last. To arrive to the house perfectly clean, greeted by Eric and given a tour, the fridge stocked, and margaritas served was truly a treat. The beds were comfortable, water pressure was good, the beach was walkable (we were there during seaweed season which we knew was likely). We tried a number of Jeff/Eric’s recommendations: Xel Ha, Akumal Animal Sactuary, several cenotes (favorite was the skull), and many restaurants- the adults favorite was Hartwood! We had a minor hiccup during our stay and both Eric and Jeff were tremendously attentive and helpful. Do not hesitate- you want to stay here!

Me and my wife held our wedding ceremony here, and we truly had the best time of our lives! The house is spectacular, and the staff is amazing.

We stayed at Jeff's place with 3 couples. It was better than we expected! It is a beautiful location with caretakers that do a great job! We would highly recommend staying here if you are going to Tulum! Thank you for a wonderful vacation!

The house was palatial. The on-site housekeepers were friendly and stocked the kitchen for us and cooked three dinners for our party. The house is remote from downtown and best enjoyed with your own transportation. We used Juan Tours and Juan ferried members of our party to and fro from the airports, snorkeling in Akumal, a day trip to Coba and a private cenote, and other trips into town. The beach was rather littered with plastic and hard to walk along the rocks. We were able to walk to several bars and restaurants from the house. We had an amazing time and plenty of places for people to relax in peace.

We had a magical time at Jeff’s place. The house was just as the pictures depicted. We had 8 guests and there we several areas to hang out in a communal space or find a place of solitude. Caretakers Eric and Pauls were very nice and helpful. As a suggestion, do yourself a favor and get Eric to make a dinner in. We had Eric make us surf and turf with margaritas the first night there. We left so pampered showing up to house with dinner and drinks ready. Eric also set us massages at the house during our stay. Highly recommend! Overall, every guest on our trip enjoyed our stay.

One of the most unforgettable Airbnb stays we’ve ever had and cannot recommend this villa highly enough. Perfect location! Close to cenotes, Tulum ruins, and restaurants, yet peacefully removed from the hotel zone party scene-but an easy trip if you want it. Immaculately clean villa and even more beautiful than the photos. Stunning beach-serene white sand that felt completely private. The ocean is rocky for the first stretch (typical for the area), but the owners provide everything needed—water shoes, canoes, towels, and more. Eric & Paula: The heart of this experience. Eric is an exceptionally talented chef and bartender, and Paula keeps the villa flawless. They are kind, gracious, hardworking, and attentive in a way we’ve rarely experienced. Meals were extraordinary, restaurant-quality (or better), and we felt truly pampered. They work seamlessly and with such care. We had very small, intimate wedding here, and Eric & Paula made our wedding day absolutely spectacular.

This villa has breathtaking views from every floor, from both the inside and the outside balconies and decks, including the roof deck and its sofas. It was comfortable, tastefully decorated, and spotlessly clean. It has a fully equipped kitchen with pretty much everything we have at home. Jeff was proactive and responsive to questions and concerns. Eric and Paula made wonderful meals for us, both Mexican and pasta/BBQ. It was windy on the beach side but calm next to the pool. We had a really lovely family trip with both grandparents and teenagers.

This is one of those places where you are unsure about writing a review as you want it to be a secret. However, that would be unfair to Jeff, Eric and Paula. Truly a fabulous place if you want to relax and completely disconnect. Extremely beautiful and just lovely lovely place. See the pictures and it is much more than that. This home is absolutely amazing. The art and decor, the views, the well appointed kitchen and above all - Eric and Paula. They were absolutely amazing. You will definitely want them to cook for you time and time again, as well as grocery shop for you. They also keep the house incredibly spotless. Every day feels like you are just checking in because it’s so clean. They were so sweet and work so had to create a perfect experience. We loved it! My elderly parents loved sitting outside watching the ocean waves. The rooftop deck is also incredible. My 81 year old dad wants to come back tomorrow! The drive in to Tulum is not that bad either! This place is a great location. We loved it! Also Jeff, the owner, was very responsive with any questions we had prior to arriving. We cannot recommend this place enough!!

We loved our time with Eric, he was an amazing host and his cooking was a nice treat at the end of every day. We would love to come back.

We loved our stay so much that we ended up extending it an extra day. Jeff was incredibly responsive and made coordinating the additional night seamless. One of the highlights of the trip was getting to watch baby turtles hatch and make their way to the ocean — truly unforgettable. But the best part of our stay was Eric and Paula. Eric prepared breakfast and dinner for us every day, and they were hands down the best meals of our entire trip. We highly, highly recommend adding the chef services to your stay — it made the experience next-level. The rental itself was cozy and beautifully decorated, with comfy beds, thoughtful touches, and everything we needed. The guest book Jeff provided ahead of our trip had amazing recommendations, especially for transportation (which we used), and made everything so easy. We spent our days between the pool — the perfect place to cool off after lounging in the sun — and the beach, which was absolutely wonderful. We will be back!!

Perfect stay at Tankah Cuatro! The house is spacious, neat and matches the photos. Amazing rooftop terrace, pampella facing the beautiful sea. The sea was a bit rough during our stay given Hurricane Melissa but there's nothing we can do about it! Quiet and secure area. Road a bit bumpy, but the place is worth it. Very special mention to Eric for his delicious meals and impeccable service, I highly recommend the lobster and scampi, and to Paula for her daily cleaning! 🌊✨

This place was amazing! Went with a group of 10 women and it felt comfortable and luxurious. Definitely recommend taking advantage of the cooking by Eric and Paula! Best part of the trip was watching the vacation turtles nest and hatch! The construction next door was loud and disruptive though. Other than that, great stay!

Jeff was a great host. He was very responsive and gave helpful answers to all our questions. The guest book was a huge help and had a lot of great information. Eric and Paula made us some great meals and accommodated all of our needs. We chose Migale as our driver (listed in the guest book). Him and his partner Oswaldo were great and took us anywhere we wanted to go, with suggestions for fun activities. The house was beautiful and had plenty of amenities to keep us occupied. Highly recommend this house if you’re looking for something affordable.

Easily, this place was the best airbnb I've ever stayed at. The villa feels luxurious and spacious, the privacy is highlighted by its proximity to the sandy beach--just outside your bedroom. The decor was gorgeous, everything was clean and sleek, and everything inside was bathed in natural light. The owners and caretakers protect the sea turtles native to the area. As we stayed there during hatching season, we were provided red lights (safe light for observing turtles at night) and got to see soooo many mother and baby turtles by night. Though, you can't have your beach-facing lights on at night, the private pool was on the other side of the villa, so you can still take a nightly dip. Turtle-watching aside, at night, head up to the roof for a gorgeous view of the milky way! Finally, the caretakers, Eric y Paula, made our stay so special. They were friendly and welcoming, kept the space immaculate, yet still offered us our space and privacy. Eric's fajitas blew us away! Will be back!

The house is very nice, perfect for resting and if you want to visit other places, it is well located. Erik and Paula prepared delicious food and their service is excellent. I traveled with babies, so it was very convenient that the pool has shade from the palm trees and is covered from the air. Overall it was a very pleasant experience.

Jeff was a wonderful host. Very great at communicating and answering every question we had. His instructions were also very thorough and easy to understand. The inspire care takers Eric and his wife Paula were outstanding. Very polite and extremely hard working. The house is in a more remote area and offered us privacy while still being able to enjoy breathtaking views!

We loved the stay! We’ve stayed in a good amount of houses on this beach and this one is our favorite! The house attendant Eric who is the chef is the best!! Can’t say enough, he’s so nice makes the best food and it’s a killer deal. We usually like to go out to a few expensive nice restaurants while we are there, we went to one and all decided Eric’s cooking is better so we canceled our other reservations and ate at the house for all the meals! Definitely add that. The house is perfectly clean and in great shape. It’s set up perfectly and we can’t wait to come back! Jeff was great to work with and we even had to change the dates of our trip and he was more than accommodating! We can’t say enough about our stay.

This is one you don’t want to miss if you’re looking for ocean front in Tulum. And if you don’t take advantage of Eric and Paula who live in a casita next to house you’re crazy. Eric is an exceptional chef and cooked for us everyday. And you can’t go to a restaurant for anything near having him prepare fine dining. David was informative from the beginning and everything there was perfect. We will definitely be back again. Thanks again to David, Eric and Paula for making this a memorable vacation.

Chef / Caretakers: the BEST! Helped us feel like home from day 1 We traveled with 9 (kids 2-12). Eric and Paula made the trip truly feel like a vacation with daily housekeeping to keep the home immaculate and fantastic, freshly prepared meals by an incredibly kind couple with a gift for hospitality. They also shopped for us, prepared drinks, etc. so it was easy to slip right into "vacation mode". It was windy while we were there, so the protected location of the pool was perfect. The wind did cause some power outages, but Jeff and Michelle were proactive/responsive. Also, Jeff said they are getting solar to improve this. We hope to be back!

**Perfect Stay – A Dream Vacation in Tulum!** Heart of the Turtle was beyond amazing! The house is stunning—pictures don’t do it justice. The private beach is just steps away, and the rooftop was perfect for stargazing. Jeff, the host, was incredible, offering thoughtful, personalized recommendations and quick responses. The caretakers, Eric and Paula, were fantastic—so kind and attentive. Eric’s traditional Mayan meal was delicious and beautifully presented. Having meals prepared and the house cleaned daily was a luxury I didn’t know I needed! Mornings on the balcony watching the sunrise, peaceful walks along the private beach—every detail made this the **perfect** place to celebrate my 40th birthday. Already planning to return! Highly recommend!

Beautiful and fully equipped for a relaxing vacation. It’s spacious and immaculately clean due to the house managers Eric and Paola. They absolutely made the entire trip. They live at the front of the property, clean daily, bartend and cook delicious meals (recommend using them for most/all meals). They grocery shopped for us twice, provided laundry service and arrange an in-home massage (that is a must do). The meals they provide are close to white glove service, we were very impressed. Beds - comfortable, rooms - private/ spacious, bathrooms - perfectly clean, soft towels. I was concerned that the pool wasn’t ocean view, but we were so happy since it is blocked from the wind. Enjoy the pool and listen to the jungle sounds. The rooftop is amazing, saw many shooting stars and a total lunar eclipse. They have weights which we used on the upper balcony, overlooking the ocean. Do your research on the area and if you choose the location then this is the house you want.

An absolutely amazing place with truly outstanding service and support!

Our family had an absolutely fantastic stay at Casa del Corazon de la Tortuga! The house was amazing (we changed our daily itinerary so that we could spend more time there). Jeff's guide that he provided ahead of time was super useful. Just a short walk North up the beach led us to the pristine Playa Virgen where we did most of our swimming/walking. The house was impeccably clean and the linens were particularly clean and fresh. Hands down though, our favorite part of the stay was the onsite caretakers, Eric and Paula. We had them do a grocery trip before we arrived, as well as a number of dinners that they cooked/served. If we could do it again, we'd probably have them do all of the dinners! They were super great with communicating through whats app and helping to organize everything. They also went above and beyond to help us organize some surprise birthday cakes (homemade flan and a tres leches cake). Really hope we get the opportunity to stay again!

We just got home from our stay at Casa del Corazon de la Tortuga (Turtle Heart Villa) What a great place! Tucked away, private, ocean front villa with views from every suite, and balcony. Three couples and four kids had plenty of room to spread out and stay comfortable. Back yard pool was great for our kids (not heated, but felt great on those hot, humid afternoons and evenings). Onsite caretakers Eric and Paula were very attentive and kind during our whole stay. We really enjoyed their delicious home cooked meals (very reasonable additional cost) and appreciated their efforts to provide daily housekeeping. We felt very pampered. Jeff provided a very detailed house and area guidebook that really spelled out what to expect from our stay. We feel very fortunate that we found this place. Thanks Jeff, Eric and Paula!

We had a wonderful stay! The staff were truly fantastic—having a cook and maid service made our trip so relaxing. The food was delicious, and it was especially nice that the cook could also do grocery shopping for us. They prepared both breakfast and dinner, which made our stay even more enjoyable. The house itself was spacious, very clean, and had plenty of room to spread out. The ocean view was breathtaking, and the pool was a peaceful oasis where we could relax and unwind. While it was quite windy during our stay and the beach wasn’t swimmable due to waves breaking over the limestone rock, we still enjoyed searching for shells and were fascinated by the empty sea turtle nests right in front of the house. The location was great, close to many activities, and we found it easy to get around using taxis, which the staff kindly helped us arrange. We didn’t need a car, but having one would definitely make it even easier to explore the area. Would definitely recommend!

We can’t say enough great things about this house, it was perfect for our group of 7 adults, impeccably clean, amazing beach front with two levels to lounge outside, large sitting areas and a great kitchen and dining area. We ended up cooking a ton and Eric and Paula the caretakers were so diligent in keeping the entire kitchen and house clean every day and being super responsive if we needed anything. They even helped us source a specific type of fresh shrimp and fish, and helped decorate the dining room beautifully for a birthday party! Jeff was very helpful and responsive with tips and a guide to the house and area. Loved the entire experience so much and highly recommend this villa!!

The house was spacious, clean, and beautiful. The quality of the property greatly exceeded our expectations. The location is awesome and private with a sandy beach (with turtle nests) right out front. The kids loved the pool and basketball hoop and there was plenty of space for our large group to spread out and have our own private space when needed. We had the care takers, Eric and Paula, cook us dinner and grocery shop for us before we arrived, which was really great as we didn’t have to stop on the way in from the airport. They are great chefs and the grouper was cooked to perfection in banana leaves. Eric and Paula were extremely attentive and made sure we always had everything we needed. This was an amazing place to wake up in the morning. Jeff, Eric, and Paula definitely all went the extra mile to make our stay perfect. We will be back!

We loved the place and strongly recommend it for families and groups. The property is well maintained and the care takers (Eric and Paula) are simply awesome. The only negative was the bumpy road leading to the property with a lot of potholes.
