We had a great stay here in San Pancho. Joahna and Jose Luis were fantastic hosts, very accommodating and always quick to respond whenever we had questions. The place itself is absolutely beautiful, very modern and clean but still has that stylish Mexico charm and vibe that makes it feel special. The pool area was also amazing, really well maintained and never crowded, which made it even more enjoyable. One thing I would definitely recommend is renting a golf cart, it’s totally worth it since the walk to the pool and beach access can feel a bit long, especially in the heat. Overall, we really loved our stay and would highly recommend this place to anyone visiting San Pancho.

We absolutely loved our stay here! The condo was spacious, clean and comfortable with beautiful views. The amenities included 2 well maintained pools with one overlooking the beach. The pedestrian bridge into town we used all the time to grab food in town. This Airbnb was everything we needed and more. It felt like we were at home.

Jhoana and Jose Luis’s place was perfect for our family. It is spacious, comfortable and beautifully decorated. Such an amazing view of town, beach and jungle. So many gorgeous birds. I’d recommend renting the golf cart as the walk to town is a bit intense with the steep hills (but without the steep hills, the views wouldn’t be so spectacular). On the other hand, we did get a lot of exercise. And we loved the easy access to the beach. A great stay in San Pancho.

Super adorable condo, loved how it was decorated! Very quiet and peaceful away from town, but very easy to walk to if you don’t mind a walk. Lots of space, everyone has their own bathrooms, large space and great decks. Highly recommend. Hosts were very helpful with any and all questions!

Excellent apartment. It exceeded our expectations in size and cleanliness. The apartment is beautiful and tastefully decorated. Each bedroom has an en-suite bathroom. The large community pool faces the ocean. The community occupies many acres and takes a bit of walking to become familiar with the paths and short-cuts. There is a convenient foot-bridge that brings you to the heart of San Pancho. Amazing stay. I look forward to staying again.

Amazing stay for our family of 4! The house was perfect, one of those rare Airbnb’s where it was actually better than the pictures. Comfortable, clean & spacious. Location - while a bit of a walk into town, maybe 15min… (we rented a car) it was actually nice being away from the hustle and bustle, quiet and peaceful. Pools - loved both the infinity pool near the beach and my kids loved the heated pool near the hotel. Our first time visiting San Pancho and we loved it. Great vibe in the town, excellent restaurants and extremely family friendly. We were lucky enough to experience the baby sea turtle release. We will definitely be back next spring break!

Beautiful setting. Lovely quiet beach close by. Sunsets enjoyed by the pool and incredible bird life and views of the lagoon also make this place memorable.

Thank you this was a beautiful condo , very nicely equipped. The view was gorgeous and associated pool fantastic . we really liked the walk up and down from the beach and town but you need to be ready . Overall the place is amazing but just be aware sadly some condos in building are very run down , it did not affect us is in the slightest but might surprise others. Thank you for great stay

The Condo was beautiful better than the pictures and very private and quiet. The kitchen was fully equipped with everything you would need. The pool area and gym are great and it is a short walk to the beach. There is a great path to walk into San Pancho with wonderful restaurants and shops. Thank you for the wonderful stay !!

I hosted my guests at this home and it was perfect the whole time. Lovely setting, great views and the villa is even more pretty than the pictures show. The beach club is also very nice and a close walk. Communication with hosts was great and they're very nice people. Very good value, we will definetly go there again.

Great place! Secluded in the forest but close enough to walk over to the beach.

They respond quickly to questions , they gave me very precise and easy instructions to get to, the place is clean and pleasant , very quiet surrounded by nature , the vegetation is beautiful and the road to get there has a beautiful landscape , it is away from everything but has things very close to have everything . We would definitely come back . The only thing missing is more light at the entrance of the hallway that leads to the villa .

The place is just as described. It is spacious, stable, clean, and offers everything necessary for guests to clean. Jhoana & Jose Luis kindly answered all my doubts and were flexible with check-in. I really liked it, the place is very comfortable. Keep in mind that to get to the pool and beach you have to walk several minutes or go by car

The accommodation is amazing, very very beautiful. It has great view. The hacienda is lost in the jungle and that makes it more special. It has everything you need to spend the time inside the apartment and the communal pool is also incredible.

Excellent place and very good hosts

Villa Buho was one of the most luxe, spacious and relaxing places we’ve ever stayed. The space was quiet, private and tucked away from town. The villa was part of a resort, but it was quite empty so you get all the benefits of a resort without all the people. The private pool overlooking the beach was perfect, and only a 6 min walk. From there you can get to the quieter part of the beach in another 4 min, and a calm inlet that’s good for kids. However, the uphill walk back from town is serious, especially with a toddler. Baby carriers FTW! The walk deterred us from eating out for every single meal, so stocking up on groceries is a good idea (and our preference, honestly). The kitchen is fully equipped. Johana arranged a car transfer that picked us up from the airport, had a car seat and did a stop at the big grocery store outside of town, however it was quite expensive. The key situation could be tricky since it’s required to enter or leave the resort complex. Overall, highly recco!

What an absolutely lovely place! It is hands down the best Air BnB I have ever stayed in. We are already planning our return! The pros: Your own oasis. It is quiet and serene just out of town. The balcony and view are amazing, and the space is fantastic, especially for larger groups. Everyone having their own bathroom was a great thing for a vacation space for 6 people. The cool breeze from the jungle was so refreshing. The pool overlooking the beach was just spectacular. And the area of the beach that it gives you access to is the nicest part in San Pancho in my opinion. The not so pros: It is a bit of a walk from town. I was happy to get my steps in, but if you have mobility issues or aren't able to walk much, it may not be for you. To get in and out of the gates you need a key (2 are provided), so we had to coordinate a bit for our outings. We also had an issue with the door, however Johana was super responsive and helpful to get it sorted. 100% would recommend!

Jhoana & Luis's apartment is absolutely stunning with every modern convenience you could want. They are super hosts, with their prompt responses and open communication -- incredibly accommodating re: check in/out times. And they provided a terrific little guide to SAN PANCHO re: restaurants, markets and grocery/markets. The location was perfect for our needs, and easily walkable to town via the beach route. And the apartment itself is spacious and beautifully and comfortably decorated -- the veranda affording everyone a space outdoors. We will definitely be back and staying here again in the future. Simply a fantastic place.

Stayed with two kids and my husband and we all had such a great time! The Villa is spotless and just felt welcoming. Incredible views. Walk to town is a little bit of a hike (more so on your way back up The hill) but my 3 year old had no problem doing it twice a day. You get privacy and quiet and such beautiful lush surroundings. Felt safe too. Thanks for such a great stay!

Beautiful setting. Very clean and great lay out and comfy furniture The walk to San Pancho is more like 20 plus minutes and waling back be prepared for a steep uphill walk. You can aways take a cab back from town. The pool area is amazing and easy access to the beach which is almost private.

The suite is beautiful. The pictures do not do it justice. Well equipped and supplied. Very clean. They have thought of everything. Great gated community with pool and access to incredible beach. Cannot think of one negative thing to say. We will definitely be back.

We had such a magical vacation here (my husband, my four teenagers and I). It is a good walk to the beach and to town, but it is beautiful and safe. We loved exploring San Pancho. The unit itself is elegantly styled, yet everything was comfortable and practical. I wish I could style my own home this way! It was perfect for us. I also loved that each room had its own bathroom. Absolutely beautiful, immaculate apartment. very well provisioned kitchen. we appreciated the sophisticated electronic water filtration system under the sink. Hacienda San Pancho is very quiet. We only saw a couple other people the whole time we were there. it's an easy walk to town or the beach - not quite close enough to just pop out because you need more limes, but close enough to walk both directions a couple of times a day.

It's a great place to stay, in this case the photos don't do justice to how beautiful it is in person and the view it has. Very well located and they lend you chairs to go to the sea, that's a plus.

Spacious and stylish decor. Comfy beds. Amazing view of nature and ocean. Beautiful balcony. Some construction noise in apartments around. Beach club didn’t have any food/drink service but the pool is great! One bedroom AC was down but host helped getting it fixed as soon as possible. We had a great time.

Amazing place just 15 minutes walk from the beach embedded in a jungle like park. The apartment is extremely well equipped and very tastefully furnished but note there’s no television in case you want one. The village of San Pancho can be reached during the day walking over the beach, approximately 25 minutes and during the night better take a taxi which is just hundred pesos / five dollars.

Jhoana and Jose Luis's apartment is beautiful and we had a lovely stay! The views of the town of San Pancho of the ocean are lovely and the apartment had everything we needed and more. Due to the community's location, we would definitely recommend bringing a rental car to get around. We would be happy to stay here again!

It was the perfect place to end our vacation. We enjoyed the comfortable outdoor living spaces and decorating. There were towels and bags that were especially helpful during our stay.

It's a great place. The house has everything you need for a pleasant family stay. The surroundings are lush with greenery and inspire peace and quiet. The village is picturesque.

Jhoana & Jose Luis’s place was absolutely amazing, perfect for our family of four. Fully stocked, great bedding, lots of cozy blankets and fantastic set of beach chairs, umbrella even beach bags. I highly recomend!

This was the most perfect stay for our family . Everyone could come and go as they wanted ...walking to town or the beach. So beautiful. I wound stay there again in a second.

We would return in a heart beat. We had an incredible 2 week stay. The place was actually even bigger, usually the place is smaller than photos make a place appear. The condo felt very private. We loved the decks, the sound of the ocean and being able to see the water through the palm fronds. Hacienda San Poncho (the resort) had low occupancy while we stayed which was a real bonus. We much preferred the feeling of having the place to ourselves. My husband and I attended Yoga daily at El EStar. The walk into town was about 15/20 minutes and while it was a good hike up the hills coming back we really enjoyed it! The pool overlooking the ocean was stunning and there were lots of umbrellas to provide poolside shade. We loved the supplied back-pack chairs that we could take out onto the beach. We felt well provided for from the beach towels to the the body wash to the well stocked kitchen items. There are so many great restaurants and excellent quality local food trucks. Highly recommend.

A great place and location, Ideal for resting and enjoying nature, the beach club or pool area is lacking, very abandoned facilities, no umbrella, abandoned bathrooms and a pool without a heater.

This space was perfect for our group. All three rooms had en-suite bathrooms and plenty of space it did not feel like it was tight for a group of 6 ever! It was such a great space, far enough out of town that we were having to hear late night noise and a lovely 20min walk through the jungle hills to town.

Excellent apartment, much better than what you see in the photos! Everything is very clean, in excellent condition! Beautiful and very comfortable!! Common silver and pool areas in heavy conditions, no lounge chairs, no umbrellas on the beach, in the pool there are no umbrellas and the tile of it is peeled off, you can cut off your foot at the bottom of the pool. One of the most beautiful homes I have stayed in, and I have stayed in many! The attention to detail, comfort and amenities in this space makes you feel like you’re in your own home. I travel a lot and often look for spaces that feels super homey. Many places just do the bare minimum, this place goes above and beyond! Thank you so much for this beautiful stay.

Everything was perfect. The place is just as it appears in the photos. There is a swimming pool in a shared area with the other apartments about a 10-minute walk away. Please note that the apartment is inside a Fraccionamiento so it is necessary to enter a car.

We loved the apartment! Super spacious, just as shown in the photos. Very clean! Enough room for everyone who was going. Something else that you don't see in the photos is the beach that is a few minutes walk away, and that was quite empty and clean. Anyway, we really enjoyed our stay and wouldn't hesitate to come back!

Fantastic place

We loved our stay at Buho 3. It is very nice and modern. I think it is important to know that the unit is a 15 minute walk from san pancho/san francisco. It is on the hillside next to the town. Additionally, Golf cart rental companies will not rent to this location because it is only accessible via the highway or a footbridge. It would be nice to have some bikes with the unit. I would advise that you either rent a car to have at your disposal or know that you will be using taxis.

The apartment is very comfortable and pleasant, with a very goddamn view, all in perfect condition.

It's just like the photos! Very comfortable and in contact with nature, the pool has a super cool view.
