6BR Villa in Puerto Vallarta

The house was stunning, the pictures don’t do it justice. The neighborhood was quiet, but very walkable, and it has a beautiful view of the river. Josefina was delightful, she made us breakfast every morning, which was delicious, and helped us with whatever we needed. Overall our stay was wonderful!

Villa Leonarda was the perfect fit for our group of 7. The location was very convenient, and the villa had plenty of space for everyone to feel comfortable. The pool was also a great temperature and ended up being a perfect spot to cool off in. The highlight of our stay was Josefina. She welcomed us with fresh guacamole and frozen margaritas, and prepared breakfast to our preferences every morning. We still talk about her chilaquiles! Her cooking was incredible, and we loved getting to chat with her each day. The only downside was the Wi-Fi and cell signal. The rooms closest to the router had a good connection, but the signal was much weaker on the other side of the villa. Also, while all bedrooms had A/C, the bathrooms and living room did not. Overall, the villa had wonderful Mexican charm, met all of our needs, and made for a great stay. We would happily return.

Overall, this was a great stay and the property looked very much like the photos. The check-in process was smooth—we were given a full tour of the home, shown each room, and greeted with margaritas, which was a nice touch. Some bedrooms stayed cool while others were noticeably warmer because the A/C wasn't as effective. We also saw small lizards and bugs throughout our stay, which is fairly typical in tropical destinations. Outside the front entrance, there were occasionally dogs barking, some litter, and a few moments that felt a little sketchy. The bedrooms are well spaced, making it perfect for a large group since everyone had their own sense of privacy. Another standout was the option to have groceries purchased and meals prepared for us. We chose this service, and it was absolutely worth it. The women who took care of everything were inccredibly kind, and made the experience even more enjoyable. Overall, I would definitely recommend, 9/10. The positives far outweighed the bad.

My family of 8 stayed at Villa Leonarda for a few days and we all LOVED it! At first I was concerned that they wouldn’t like the traditional design and would want more modern amenities, but the character and history of the home won our hearts! All of the artistic detail and historical significance make this a one-of-a-kind find. What a gift it was. Guac, salsa, and margaritas were waiting for us when we arrived. We had just eaten, so we weren’t quite ready for it all, but enjoyed it over the next few days. Laundry facilities weren’t working, but we had the option of providing our clothes to the house attendant to wash if needed. I will definitely recommend this villa to others who plan to travel to PV.

Villa Leonarda was incredible, and as others have said, the pictures don’t do it justice. There’s foliage everywhere, and we saw birds and iguanas in the enormous, beautiful tree. Absolutely stunning. There was plenty of space for my friends and me, and the rooms/bathrooms are so spacious. The pool was super clean and the perfect temperature. Delia is an amazing cook, nothing better than a Mexican breakfast! Jeff and his team were super responsive to any of our needs. 10/10 would stay again. Thank you!!

Our group of ten had an incredible stay at this villa. The property is absolutely stunning — spacious, beautifully designed, and even more impressive in person than in the photos. Every room had its own unique character, and the entire villa felt luxurious, comfortable, and thoughtfully maintained. The pool area was amazing and became a favorite gathering spot for our group. The bathrooms were spotless, and everything throughout the home was exceptionally clean and well cared for. One of the highlights of our stay was the staff. Everyone was incredibly welcoming, attentive, and helpful throughout our trip. The included breakfast each morning was outstanding and added so much to the overall experience. The location was also perfect — just minutes from the beach and nightlife, while still feeling peaceful and private enough to fully relax. This was easily one of the best Airbnb experiences I’ve ever had, and I would absolutely stay here again in the future.

My group of 10 had an amazing stay here thanks to the two women managing the home, Josefina and Jemma. They went above and beyond to keep us comfortable and fed, and turned a group vacation into a luxury stay. Arriving to guacamole and margaritas was such a wonderful touch! The home itself is worth its weight in gold. It was the perfect place to spend a week with good friends. The large bedrooms, each with their own bathroom, are perfect for couples, with plenty of space to go around. Can’t recommend this place enough - if you’re thinking about booking, just do it! Gracias a todo Josefina y Jemma!! ♥️

We had a really wonderful time at the Villa! The location was fantastic, walkable to a lot of restaurants and the beach. The pool was really great to have. The staff was fantastic - check-in was easy and welcoming and our daily breakfasts with Chepina were delicious. The rooms were spacious and clean. The only issue we had was AC in one of the rooms, but we had access to a different room with functioning AC within an hour of telling Jeff of the issue. Overall fantastic stay and definitely a great value!

The house was amazing. Such cool architecture. Love the home cooked meal every day and appreciated having groceries purchased for us. The neighborhood felt safe and there was lots to do within walking distance. The only improvement would be the air conditioning units in 2 of the rooms. 1 didn’t work at all and the other one barely kept the room cool. Wasn’t bad since there was only one warm day. When we mentioned mentioned it to the staff on site, they called maintenance and the only solution was to move to another room. Which would have moved my parents from a main floor queen room to a room with 2 twins that wasn’t prepared to be stayed in. Overall, I would stay here again but would worry about AC cooling ability if it was the hot summer time.

The Villa fit our family well with nine adults and two children. Everyone had their own space and bathroom which was great! The views, pool patio and gardens and privacy were amazing! The villa does need some maintenance and at Christmas it was very noisy with all the local festivities but it was still a great stay! Josefina and Delia cooked delicious breakfasts and were very attentive.

Everything is very good

Jeff’s place is great! Either I missed it in the listing or didn’t realize what it meant, but this place is right next to a river that creates a very relaxing ambiance. The women who cooked and cleaned for us were very nice and very attentive for our meals. Being close to the Malecón also was a major win! I will most likely return to this place 🤙🏽

Really lovely property, the courtyard was magical, we very much enjoyed our day in at the pool. all the bedrooms had AC and were unique and artfully designed. the helpers were so friendly and kind, we chose to have breakfast at the villa daily and it was such a great experience! The rooms are all separated, this is a great choice for friends or couples travelling together with very nice shared kitchen, dining and living spaces

This place is fantastic. It was perfect for a college group's 50th birthday trip, as we each had private suites and private bathrooms. Josephina and Dellia are wondeful and attentive with cleaning and cooking fabulous brunches each day. Having them help with airport transportation ensured we went there without any issues, and we kept our driver for the entire trip. Each suite is well furnished with unique original artwork. This place is a classic, old-world, charming place in Mexico. All the rooms and bathrooms are somehow open to the outside. It was perfect weather in January, and we didn't need our fans. On the weekends, there is a bit of noise from the streets below, but the river next to the complex is a lovely sound. We enjoyed the wildlife that wandered through the place. The pool was clean and wonderful. Walkable to markets and restaurants- great location! Beats any 5-star resort because you have the entire place to yourself.

Highly reccommend this place! I would love to stay again if I ever get the opportunity. So much charm and I loved the architecture/design of the home. There are 2 separate buildings with the pool in the middle. The smaller building has 2 bedrooms with a great rooftop on the third floor. We came here for a bachelorette trip with 9 ladies for 3 nights and it was perfect! Delia and Josephina were so sweet and the breakfasts were delicious! Thank you for a lovely stay!

This place is nice but for the price we definitely expected something breathtaking. $1,700 for two nights Negatives-The first impression is confusion. The rooms are pretty separated from each other so if you’re looking for privacy it’s good except for when you’re using the bathroom. The showers have lightweight curtains that fly right open with any bit of wind exposing you in the bathroom. The other bathrooms also have openings in the windows so you can see through while showering. This place is very much in the outdoors expect to see lizards in your room & opossum in the common areas. The pillows smelt bad. IMPORTANT- the washer/dryer/iron are not available at any time. The only way to wash is having Delia wash for you, & she’s only there a short time. There were also very inappropriate floats in the pool (men genitals) and we had kids. All this gives weird vibes. The positives - Josefina is incredibly kind & goes above & beyond to be friendly & helpful. She out of everyone was great

Our family and friends joined together at Villa Leonarda and had a fabulous stay. The villa has tremendous charm, and is conveniently located to access everything in the Zona Romantica and downtown areas. Jeff pre-arranged an airport shuttle for us, which worked out great. Delia and Josephina served us margaritas upon arrival, cooked us fabulous Mexican breakfasts for several mornings of our stay (we paid for them up front so that they could purchase the food), and took care of all our housekeeping needs. Our experience was completely relaxing, no stress, a quiet respite lounging by the pool watching the iguanas and birds in the trees when not out on the town.

The house is beautiful, location ideal, housekeepers who cook breakfast everyday were great about veganizing our food. Sadly our experience was marred by rude/passive aggressive responses from the host, an undisclosed camera overlooking the pool area, & many neglected maintenance issues. AC units in some bedrooms didn’t work & those that did were stinky & filthy. One of the bed canopies had dried vomit on the inside, and others were smelly or torn -letting mosquitoes in. In one suite, bathroom doors didn’t open or close all the way so privacy was an issue. Worst of all the floor was cracking & collapsing so badly that there were sharp shards of broken brick & big holes that were a tripping hazard. One bathroom had a clogged toilet that wouldn’t flush even after the housekeepers tried to plunge it many times. Laundry machines listed under amenities were locked up and only accessible by housekeepers. I could list more problems, but I’ve run out of characters.

This was a really incredible place for multiple people to have their own unique accommodations within the private compound overlooking the river. Each bedroom / bath is unique. This is a old and grown in lush property. It’s perfect for groups or multiple couples to have privacy. This property is old world Mexico with open air living…it is not a new condo property and has its quirks but this was part of the charm. The best part of the property is the 2 ladies that cooked authentic breakfast daily and were greeted with fresh guacamole that they made, as well as pico de gallo and margaritas. We loved this place and would come back to it again!

When my group arrived we were all immediately blown away. The place feels like a tropical paradise. We had one issus with the air conditioning in one bedroom the first night but Jeff was immediately responsive via text and had it fixed the next day. The staff there were so kind and amazing cooks. The location was amazing. Loved the private pool and being directly by the river with the sound of the rushing water along with all of the vegetation giving a serene tropical vine. l can’t say enough good things. I’m ready to go back already.

This was my first time visiting Puerto Vallarta and we stayed at Villa Leonarda. The pictures do not do this place justice, it was absolutely beautiful! I went with a group of girlfriends and we felt that it was very private and safe. They greeted us with delicious margaritas and guacamole. Delia and Josefina were extremely helpful and nice. We were in such a great location and everything from restaurants, shops and the beach were so close and walkable. We will definitely be coming back!

So beautiful and authentic!!! Amazing art and decorations and every room had it’s own stunning bathroom. The pool is the perfect place to cool off. Delia and Josephina made us an incredible breakfast spread every morning especially the chilaquiles verde. Walking distance to a ton of stuff in tow including the beach. The house is full of surprises and you can tell it’s well loved.

Villa Leonarda was perfect for our four-day bachelor party. Exactly as advertised, the property is both peacefully secluded and walkable to everything you could need. We feel like we got great value for our stay. This is around the same price point of many 3-4 bedroom condos nearby but so much grander than those options. There is tons of character to be found, that includes little things like cracked floor tiles or and low shower heads. Don’t let those details deter you from this special place. Also, the two ladies that staff the villa are great. I highly recommend getting breakfast cooked in the villa each morning.

Beautiful retreat in central location. Really felt like we were staying in a tropical bird sanctuary, visited by unique and lively birds and surrounded by amazing greenery. The house is very historic and charming with unique looking accents and art everywhere. Our house keepers were also super sweet and made us really good breakfasts, and were a major highlight of the stay. Our only feedback that prevented this stay from being perfect was that some features of the house could use an update, like the plumbing, A/C, and TV’s. Understandably the house is historic. The house is also located near a creek, which may have resulted in occasional funny smells. Otherwise we loved relaxing, playing music, and taking beautiful pictures in this special spot. The house is beautiful, full of history, the pool is great, the 2 people in charge, Delia and Josefina, are very kind and pleasant, we enjoyed it as a family a lot, it's close to the market where you can find souvenirs to take home, it would be ideal if it were closer to the sea but I still love the house. Thank you for everything

La Villa Leonarda is exactly what we expected and more. We learned The place is ran by a property management team. It was nice to get details on the history of the villa from the locals we met at Iguana restaurant. We had a great experience and it was really nice to have daily breakfast ready by Delia and help with clean up from Josephina. These two ladies were helpful during our stay and Jeff and team were as well— all communication with them was via the app. We had difficulty with the front door lock, but jeff and team had the issue resolved quickly. Take your own Bluetooth speaker and ask for help well in advance for grocery run. They also helped coordinate our transportation and our driver Tomas was excellent as well. The location of the villa is convenient to the malecon, cathedral and iguana restaurant is literally around the corner up the steep hill. Walking distance to the action. Far from marina if you have a boat tour, leave early.

The photos of this villa did not do it justice. This Villa was amazing! Just about a 10 minute walk to the Malecon and a 5 minute walk to various souvenir shops, a Mercado, a 24 hour Oxxo and restaurants. It’s located in a safe neighborhood, never had any sketchy people nearby. Jeff, was very quick to respond to all questions. The 2 housekeepers were so kind and helpful keeping the villa extra clean and tidy and even had welcome margaritas, chips, salsa, and guacamole waiting for us when we arrived! All in all an amazing experience!

Wonderful property and great hosts

There were some serious problems with this rental and the way in which the owner and property managers responded to our issues. While we paid a premium price to rent this entire "river front villa" (as advertised) for a week over New Years, the owner neglected to tell us that the river that runs directly along the back of the property had been diverted and drained and that the riverbed immediately behind the villa had become a 24/7 construction site for the past several months. While the level of noise fluctuated throughout the day and night, it was anything but peaceful. Several nights the construction (beeping cement trucks, pile drivers, drilling, etc.) was happening well past 2am in the morning, making it almost impossible for many of us to sleep. We even had to yell down to the construction workers to ask them to stop at some point. We brought this up immediately and repeatedly with the property managers, then the owner, and were met with sarcasm. They asked if we would like them to call up the governor to complain about the noise. Jeff was very delayed in responding and was totally inconsiderate and unprofessional. Alma just provided numerous excuses for why they thought the construction would be over by the time we arrived. While it's understandable hurricane Nora taking out the bridge in August was out of their control, what they could and should have done is inform us earlier on so that we could decide whether or not to make the trip. We even took video of the construction because it was so ridiculous. The property managers messaged us in the Airbnb app stating that they knew about the construction months ago (since the hurricane took out the bridge just down river from the villa, but thought it would be finished in time—ha the construction of the new bridge is likely to take years--it is nowhere near completion. Then, after the property managers offered to compensate us for the disruption and noise, they just stopped responding. We contacted Airbnb as well, but have not heard back. The owner Sergio later said he would give us $500 compensation for the noise, but wanted to see our review first. Totally shady. In addition to this, the pool heater was broken when we arrived. It took their workers two days of loud repairs at the pool site before they could get the heater working and then another two days before the pool was actually warm enough to swim in. Looking at the previous guest's review let us know that they also knew about the heater being broken in advance but were still telling us the pool would be heated on arrival. When we contacted them about this, all they did was make excuses. Take a look at Alma’s response to the last reviewer's comments. She did the same thing to us. Had they just accepted responsibility or made any small effort to compensate us for the noise and the lack of amenities that we paid a premium price for, then everything would have been fine. I should also mention that all of the beds are very hard and there were aspects of the rooms that were dirty. For instance, there were brown stains all over the white linen curtains surrounding our master bedroom suite, which was pretty gross, but we just made do. That said, the house itself was beautiful and charming. It's in an excellent part of town and we love Puerto Vallarta, so we enjoyed the days spent at the beach and walking through town. We just wish we could have enjoyed the peace and relaxation we were looking forward to at the house. The restaurant, Trio, just down the street is fantastic!.. should definitely try it. The onsite house staff were very sweet and accommodating and we liked them very much, as none of the issues were their fault. On two of the nights there we had the recommended Chef Eduardo and his team prepare a dinner for us and it was fantastic. Again, they were so warm, fun, and attentive, and the food was great. Overall, we made the best of an unfortunate situation. Having to deal with the property management team about the noise and the broken pool over the course of the week started to overshadow the fun and wear on us. It's a beautiful villa with lots of character, but not sure if I would recommend it.

This rental is not maintained. It wasn’t clean upon arrival, the pool was not clean and heating it was broken. We did not find this out until after the fact when we were told it would be heated. There is not a real kitchen only a bar area with limited supplies that were not clean. We brought in our own Chef that had to bring in his own pots and pans and table to have a work space. Daily maid service did not refresh towels the entire week we stayed even if we put them on the floor, the were just picked up and hung back up. Pool chairs very rickety and ready to come apart. Linens stained on the beds and tears in the mosquito netting hanging down from the ceilings. Plants half dead, yellow, and dry. Communication was never prompt from Jeff until we were actually there and the air conditioning was not working in some rooms. We called him and he did send people out to fix this. A lot of very loud noise from construction that infiltrated this home from the river. This was due to the flooding & destruction earlier in the Fall from a hurricane. We never did meet Jeff the host. Overall this could be a very nice place if it was maintained.

Hello Joan, Thank you for your stay. Your feedback is valued. Unfortunately there was a power outage on the entire block(street) where Villa Leonarda is located, and this fried the pool heater on the day of your arrival. We have since ordered a new heater and is in the process of being installed. The kitchen is exactly what you describe, as well as what is shown in the pictures. Because of the limited space in the kitchen Delia and Josefina shop, cook, serve and clean a daily meal of your choice either breakfast or lunch. Villa Leonardas location is within walking distance to some of the best restaurants and hidden treasures in Puerto Vallarta. Definitely if you prefer to cook while on vacation the kitchen Villa Leonarda has to offer is not fully equipped with what could be in a modern gourmet kitchen. We do have a chef, Eduardo, available as well, who knows how to work his way around our kitchen. We appreciate your feedback and of course we strive to always improve which is why we will be addressing all comments you mention in your review. We do have stainless steel cookware just in case a guest prefers to cook or if there is something they need, we are just a message or phone call away. We do wish you would have communicated with us during your stay, especially about the towel and bedsheet issue, we apologize, as this was not known by us until now. We will be more diligent with the gardner and owner Sergio, whom prefers the Villa to keep a jungle feel with the lush vegetation that is of this region. And sometimes well most of the time leaves fall and are carried by wind throughout the property. We can say Josefina is almost a full time sweeper attending to the plants and leaves! Villa Leonarda is one of the oldest properties in Puerto Vallarta, everything from its history, decor, art, open to nature atmosphere, and immersion in the jungle nestled in the heart of Puerto Vallarta next to Rio Cuale takes you back in time to feel what Old Vallarta was originally like. This is the feel Villa Leonarda has to offer for those who wish to experience something out of the norm. We thank you for your feedback and look forward to completing the upgrades planned for 2022 along with a 6th bedroom and an outdoor kitchen.

Pictures do not do justice to this home, sometimes we just wanted to lay around the nice warm pool and soak it all in. It was a perfect location for our group of 6 retired. Two must visit restaurants within 3 blocks, Bom Bon and Trio. We had the amazing ladies who helped take care of us cook a few breakfasts and it was fantastic and very reasonable. Edwardo and Lola the private chefs came to cook two nights as we sat and listened to rat pack in the amazing dining room. We can’t wait to return!

We had a spectacular time at Villa Leonarda. Pictures do not do this place justice. If you have the opportunity to stay here, I highly recommend that you do.

Amazing place- truly an oasis in the city. Great location, can walk to the beach, shops, restaurants. We spent lots of time at the pool/courtyard area admiring the beautiful plants and decor, enjoying the shade in the loungers. The rooms are all beautiful. It is buggy despite mosquito netting, so bring bugspray. Breakfast can be made for you for the cost of the groceries and it was very delicious. It was a truly an experience to stay here!

Villa Leonarda is a spectacular space and close to the Zona Romantica. It's full of character, history and charm. The cherry on top is Delia and Josefina who cooked our amazing meals and kept our space clean. I adored these ladies, they make this place magical. Caution that the A/C in the two-upstairs units are challenged to keep the rooms cool during the day. At night, the fresh air is enough. Also the WiFi is also a challenged as the walls are thick, staying connected was challenging.

Thanks so much to the two ladies who made our stay absolutely wonderful. However, I would have loved if the descriptions went in depth on how truly open-air this home is. The kitchen, dining space are both very much outside. The room in that building is not very closed in and is more of a loft space. The other three rooms are a bit more secure, but still very available to the elements and anything that crawls. Other than that, the space is beautiful and in an amazing neighborhood. Walkable to everything and has a great charm.

Jeff is a wonderful host. Villa Leonarda is a beautiful, clean, and stylish place for a perfect vacation getaway. Jeff is a great communicator and responded quickly to all my requests. The staff working in Villa Leonarda is friendly, pleasant, and respectful. The house is reminiscent of an stylish old Hollywood movie setting. Nonetheless, is centrally located with access to an array of amenities and sightseeing local shops. Wow. The pictures do not do this place justice. -charming. The property is above the river so there is always a nice cool breeze. The patio area and lush gardens give you privacy wile you are taking a dip in the pool Outdoor living With a nice sound system The best kept secret are Delia and Josefina, wonderful ladies who work hard to spoil you during your stay. Gave them $4000.00 pesos for the week’s breakfast and other incidentals The ladies made us amazing breakfast we requested the day before. They record every expenditure and return unused money. -so sweet The home is charming and well kept. Enchanting. I mentioned to my wife that I was glad the place had no TVs. this was an incredible experience. delia and josefina were the sweetest groundskeepers ever, so very attentive. also the photos of the villa posted online are great but the real thing is AMAZING.

Walking into the house after a day of traveling had us all blown away, we couldn’t even believe we had the whole place to ourselves, we walked around with our jaw on the floor. The photos do not even do the home justice. It was absolutely stunning, clean, and colorful! My only complaint is that the beds are incredibly firm leaving us pretty sore the following morning, but that didn’t take away from the 5 stars by any means. would definitely visit again.

Such a rad experience - we did indeed feel like 60's hollywood stars staying in this property. The compound is oozing with charm and photos definitely don't do justice to how much SPACE there is. We stayed as 7 people, but even 10 people could easily and comfortably stay here. I'll go into some detail in case it helps a future booking! The compound has 3 buildings: 1. Main building which has the living room, an indoor/outdoor kitchen and two bedrooms. Downstairs bedroom is by the living room but still felt private since we didn't need to use the living room. It had an indoor/outdoor bathroom, covered with a roof but leaving space at the top towards the pool area and kitchen. Upstairs bedroom is really roomy and has a curtain wall facing the living room (so gets a little bit of noise from outside). It had its own deck and a bathroom with a soaking tub . 2. Second building has two bedrooms - one upstairs and one downstairs. These were pretty spacious rooms. The roof deck is also atop this building. 3. Third building has one bedroom, the smallest in the compound (double bed). It has windows facing the river and all the greenery (amazing to wake up to). It has an outdoor bathroom, with an open-air shower and covered sink/toilet areas. This section shares a wall with a neighboring unit so one could hear some noise (but it wasn't a problem for us).

Amazing place in a great location. Great set up for up to a party of 8 traveling together with enough separation of the living spaces and bedrooms. Staff was very accommodating as well. Will definitely be back.

The house is beautiful! Very well located and very comfortable

This is a one of a kind house. Great for big groups, We were here with a group of 8 and it never felt crowded. It is located in the heart of the old city and it feels like you are secluded in the jungle. Josefina and Delia were great help! made us breakfast every morning and had everything spotless clean! I highly recommend staying in this house! the decoration and style is really one of a kind! Thanks Jeff for everything you did to help us on our way to Puerto Vallarta!
