Sandra's place is beautiful but we had a few snags in our stay that's worth highlighting for new folks: • We didn't have internet upon arrival and lost a full working day. We arrived on Thursday evening and had a full remote work day Friday so that unfortunately was a huge inconvenience that colored the start of our trip. We were told that the internet guys would fix it first thing in the morning (they knew about this the evening prior) but that didn't happen until well into the afternoon at which point we were approaching the end of the day. • The house was unfortunately incredibly hot. The AC unit is only in the master bedroom, and even that wasn't very strong. We had a roommate decide to get a hotel because the bedroom was so hot even with the fan and the open windows. Overall though house was beautiful and location was great, just not a place we'd stay at again because of the above issues. If that's not a dealbreaker for you, it's an awesome place.

Johnny, we are so sorry that your stay in our home was not what any of us hoped or expected. The problems you mentioned- the heat and internet outage- were beyond our control, however. We have diligently shopped for reliable internet providers and Totalplay has been fast and consistent for the several years we have subscribed to it. Unfortunately disruptions like this happen and in this case the neighborhood around us also lost internet so there was nothing to be done until the overall problem was fixed. Very few traditional homes in the historic district have central air. We disclose in our house description that we have a/c in only the master bedroom because its windows face west, and it gets the afternoon sun. May and June are the hottest months but increasingly the heat is starting in April. If you look through our reviews you will see that our prior guests have loved staying in our house. We’re very sorry that wasn’t true for you.

Our home base for Día de los Muertos 2025 weekend was Sandra's Casa Pila Seca...the property was absolutely perfect for our family! Such a beautiful house with fabulous amenities (including amazing roof terrace and ground floor garden) and a perfect location...easy walk to all neighborhoods, heritage sites, restaurants, (and bars :) !), etc. My wife (who happens to be a Sandra as well!) and I were thoroughly delighted and highly recommend Casa Pila Seca for anyone interested in exploring the wonders of SMdA.

The home is lovely, beautifully decorated and maintained, spacious, and well equipped. The rooftop was comfortable, and a perfect place for enjoying mornings and evenings. The back patio was another wonderful outdoor space. It was very easy to enjoy our time both in the home, and also easy to walk to the town center, restaurants, parks, shopping, etc. I would book it again in a heartbeat. We always felt safe, and could easily contact local staff if we needed anything. Our party was three people, but the home is large enough to easily house 3 couples. We all thoroughly enjoyed the City of San Miguel de Allende and our stay at Pila Seca. Everything was clean, people were friendly, and restaurants were exceptional.

We had a blissful 2 weeks at Sandra's spectacular house! It's been a challenge to come back down to earth at home. Spacious rooms, beautiful art filled decor, lots of natural light, comfortable beds, high quality linens, a well equipped kitchen, a lovely garden, daily maid service, and a dreamy rooftop... it doesn't get any better than this. Sandra is a wonderful host! She provides accurate, detailed information and instructions. She's extremely responsive; when we had an issue with the coffeepot, it was replaced by her local crew within 24 hours. Very impressive! The location is very convenient, walkable to the center of town, but far enough away to be quiet most of the time. Mosquitoes were a bit pesky in the garden, but they didn't bother us on the rooftop. We especially enjoyed having a whole house water filtration system and Regina's daily care of the house. We will be back!

Beautiful home with a wonderful backyard and Rooftop. The lack of central air-conditioning did not bother us as weather was cool and all of the bedrooms had ceiling fans. A 10 minute walk to the main church in San Miguel de Allende and close of many restaurants and coffee shops. Staying in this house is an unforgettable experience as the house is so unique and tastefully done with Mexican architecture and decor. Sandra was also accessible when the caretaker Mr Godinez was a few minutes late upon our arrival. She let us know that he was stuck in traffic and would be arriving shortly to give us the keys.

If you are like me and go down a rabbit hole trying to decide what home to book...stop and book this place immediately. It is perfectly located on a private street, it is beyond spacious and it is well-appointed with everything you'll need. It is cleaned top to bottom 6 days out of the week by the amazing Regina and supported by other amazing staff as well (house manager Miguel and groundskeeper Jesus). Sandra was responsive through the booking process, and the San Miguel crew couldn't have been more helpful when we were there. It is perfectly located - just a quick 15 minute walk to the jardin in one direction and to the parque in another. Also close to many wonderful restaurants and shops. My family and I look forward to returning again and again to this beautiful, welcoming home. It truly made our first trip to San Miguel so special.

Our stay at Pila de Seca was magical! The home is lovely and spacious with areas to relax indoors and beautiful outdoor spaces, especially the rooftop area to enjoy the view. It is easy to walk everywhere in town from the location and there are so many amazing restaurants and shops close by, but is tucked away on a peaceful street. The kitchen is well appointed and has everything you would need. We would love to come again!

This is our third time at Sandra's house and as always everything is excellent and the house is spotless. You feel at home , close to all the sights by walking but without being in the hustle and bustle of downtown. The house is one of the prettiest I've ever stayed. Thanks to Sandra and her team !! We will definitely be back but more time!

If you’re planning to visit San Miguel I highly recommend staying here. All the amenities you could want or need including full kitchen, washer/dryer, and water filtration. (We didn’t need to buy bottled water all week..simply able to refill ours with no worries). House is beautiful and well appointed. The garden area and rooftop patio are amazing for coffee or a glass of wine. On a dead end street so very quiet. Sandra was very responsive from start to finish. Finally the location is ideal. 10 to 20 minute walk into Centro and also to Benito Juarez park. Lots of amazing dining and shopping options walkable.

Sandra’s house was exquisite, beautifully and tastefully decorated in the Mexican/Spanish colonial style. Located on the edge of the historic center, it Was a 5-10 minute walk to everything, yet quiet and peaceful. There were numerous spaces in the house to recreate together as a family or separately for quiet time, including the garden and the picturesque rooftop terrace. We stayed for two weeks and didn’t want to leave. From the terrace, we spent hours taking in the 360° views while enjoying morning coffee or evening sunsets. Sandra responded within minutes with any requests we had, including questions about excursions, shuttle services and even a bakery recommendation for our daughter’s birthday cake. Regina, the maid, was there daily to attend to the house, including washing our clothes and cleaning dishes. This is our new home away from home for future visits to San Miguel de Allende. Thank you for such a wonderful stay.

Amazing home in perfect location. Beautiful sunsets from rooftop terrace. Lovely art and architecture throughout the house. Housekeeper Regina is very sweet and keeps the place super clean. Quick 5-10 minute walk on cute cobblestone roads to the best restaurants and shops in town. Location is a nice balance. Quiet and private on a dead end street. Yet very close to the historic town center. No car needed. We would definitely stay here again!

Sandra’s home is a destination in itself! It’s fabulous with intricate designs and fantastic art. The courtyard, with its enchanting fountain, is wonderfully landscaped. Having breakfast there, prepared in the stunning Mexican-style kitchen, was a treat. On the rooftop we saw great sunsets, rainbows and views, including three beautiful church steeples that light up at night. We had as much fun staying in as going out. Speaking of going out, the rooftops bars and restaurants are fantastic. You can walk from Sandra’s place to almost everything in the Centro. The markets, art stores, and restaurants go on forever. We didn’t, and I’d never, rent a car. An Uber to go grocery shopping at City Market is only $5-6. We rented a taxi driver to drive us around to some of the sites that were too far to walk to for 250 pesos per hour (Use your debit card to get some pesos!). It was well worth it. We loved the Tequila and Taco, Cañada de la Virgen, and private Guanajuato tours found on Trip Advisor.

We spent a wonderful month at Sandra’s house. We were two couples and had ample space. The house is beautifully decorated with lots of attention to details and it is well set up for daily living, cooking and entertaining. As it was a little cool in the mornings we were happy with the propane fireplaces in the master bedroom and the comfortable livingroom. We spent most evenings watching the sun set from the gorgeous roof top terrace. We enjoyed the quiet location and easy walking distance to the city’s attractions. Sandra was super responsive and helpful. The housekeeper Regina was very easy to get along with and accommodating. It was a lovely luxury to have her services. I highly recommend Sandra’s house and would stay here again any day!

Loved the place. Our only complaint was that the house manager was late on our arrival. Not long but really just zoomed thru the house and was off again and wanted $50.000 for it. Plus we never saw him again.The housekeeper on the other hand was a delight. She never stopped working and was always happy and cheerful and never wanted anything. Sandra always responded quickly and has a beautiful house.

Please note that Richard arrived after midnight - more than seven hours after the end of our check in window. As posted on our Airbnb site, the charge for checking in after 11 pm is $50 to compensate our house manager for his time and effort to accommodate such a late arrival. Richard agreed to pay this fee when reminded of it prior to his arrival but did not do so. There was no reason for our house manager to return to the house after providing access and a brief tour.

The Villa was beautiful and we enjoyed our stay! We were just a few blocks from the Centro which made it great for shopping, eating and visiting sites. You could not ask for a better place to stay. It was quiet, peaceful, and the accommodations where perfect for our family. The host was very responsive if we had any questions. We will be back next year for another family visit. Thanks so much for a wonderful stay!!!

Sandra is incredible. She was accommodating and quick to respond with any questions. She had a house manual with recommendations of things to do, places to eat and other info of the area. The place was very clean and had all of the necessities for a few nights stay. The street the home is located is in a quiet area ; it was very quiet when you were in the home. The home was walking distance to the plaza. This is definitely the perfect place to stay in San Miguel.

This house is absolutely stunning. Each bedroom has its own bathroom. The beds are very comfortable. The back courtyard has a large fountain with a large sofa and bistro table. Each morning we would have our coffee and plan the daily activities. The living room has two comfortable sofas with a gas fireplace. Perfect place to kick your shoes off after a day in the city and enjoy a glass of wine. The kitchen is a chefs kitchen. Well stocked with everything you need to make a fabulous meal. The upstairs terrace has killer views of San Miguel. It was ideal for cocktails and an evening game of cards. This house has a designer interior with wonderful art. The art is inspired by the cultural of San Miguel. We found it’s location close to the city but away enough from the noise and hustle of San Miguel. It is very quiet. It is located on a dead end street. So, hardly any traffic. I would say a quick ten minute walk to the central area of the city. We loved our stay here and will stay here again when we return. Check in and check out was easy. It includes daily maid service. It is the perfect home to stay when visiting San Miguel!

This is a very beautiful home, exhibiting the best of San Miguel architecture. We found the location ideal: easy walks to all the sites in Centro and located on a quiet street. Much of the time we preferred to stay in and enjoy the house. The rooftop patio held beautiful views and the first floor outdoor patio/garden was so very inviting. We spent quite a bit of time in these wonderful outdoor spaces. The kitchen was well appointed and ideal for cooking. We ended up enjoying most meals at home as a result. We are already discussing when we can return for another stay. I highly recommend this home to anyone planning a stay in San Miguel.

House has a lot of character and is situated on the edge of the historical center so it takes about 10 min walk to get to restaurants, shops, etc. House is well furnished, has a nice outside patio and rooftop, and a cleaner that shows up every day to clean the place. Beds & pillows were ok - not the highest quality but good enough. Sandra was prompt and helpful with questions. We had a number of mixups, which you should make note; we thought the place had Air Conditioning, which is how it was listed, however it only has 1 unit to cover a single room. The rest of the house is without air conditioning. The place also was not cleaned when we showed up for some reason. Lastly, if you have a hard time with mosquitos, this may not be the place for you as we got a lot of bites each night and the place itself is dark so it's hard to see & kill the mosquitos.

This is the second time that I have stayed at Sandra's place and it definitely doesn't stop being the best options to stay in San Miguel !! Sandra is always very attentive and the house is impeccable and with an excellent location and amenities. We'll definitely be back !!

Sandra’s home is on one of the prettiest streets in San Miguel and is close to everything! The house itself is beautiful and extremely well maintained. We would definitely stay there again on future visits to San Miguel.

So many wonderful things to say about Sandra’s property. Beautiful property (especially the outdoor space), perfect location, extremely responsive communication, convenient parking, so much room in the home, and so nice to have a washer and dryer. Sandra’s listing clearly states it’s not exactly set up for small children, which is true, but we traveled with a 12 yo, 2 yo, and 1 yo and were fine. She did accommodate to minimize breakable items and we just kept a close eye on the kids and shut doors to try to keep the newest walker from falling on any of the steps. Loved it!

The house and gardens and furnishings are beautiful and there is a lovely rooftop patio- perfect for wine and sunsets or just a restful spot for reading and relaxing. The house is immaculate and very comfortable. The location is on a quiet street and about a 10 minute uphill walk to the Jardin (easy downhill walk for returns). Taxis are easy and inexpensive. It’s on a quiet street and our group of 4 loved our week and definitely hope to return.

The location of this house is a short walking distance to everything you need including the city center. The kitchen is well stocked with coffee and other essential items. The house is very clean, linens are fresh and the Internet signal is strong. The area is extremely quiet and safe. Beautiful home overall. I would recommend the sofa bed in the downstairs room only for children, teenagers, or young adults. I am in my 50’s and it was okay for me, but my wife did have an issue sleeping there. I would stay again and recommend this home.

Sandra’s home is exactly as advertised. The home itself is spacious and comfy with 2 bedrooms upstairs (including master). The third bedroom (sofa bed) is downstairs. For us, the truly special aspect of this home were the outdoor patios—one off the dining room (a garden paradise) and the other on the roof (fabulous view). We had a difficult time deciding which one to use. The daily housekeeping was anther plus. The house is located in Centro putting all the attractions within walking distance. But since the house is on a small offshoot of Pila Seca, it is very quiet. The kitchen is complete with new appliances. We mainly ate out — SMA has fabulous restaurants—but we treated ourselves to two dinners prepared by a wonderful personal chef that Sandy had suggested. We were not disappointed. Sandy is a great host. Very responsive and helpful. This was my first trip to Mexico in 20 years, so I had LOTS of questions. Just loved this place hope to return!

This house is truly special - it’s a spacious and beautiful home which we enjoyed very much. It’s centrally located, however we spent a lot of time at the house due to how beautiful it was (especially the patio). Definitely an excellent choice!

We had an exceptional time at this lovely home in SMA. Everything was seamless from start to finish. Sandra communicated with amazing speed which ensured our confidence in picking her beautiful home. The home is elegant and timeless but also incredibly welcoming. I had a hard time picking my favorite spot to enjoy a drink and read my novel as there were so many great curl up locations. Regina the housekeeper greeted us with a warm smile everyday that made us feel genuinely welcome. The location could not be beat. On a dead end street ensured no traffic noise but one block to literally everything. We felt very safe at all hours including walking home at night on the well lite street. Thank you, Sandra for sharing your unique and beautiful home. It was a magical week beyond my expectations.

Sandra’s house is awesome! Everything was perfect when we arrived, we were suprised how big the house is, three sets of keys. the style of the house is beautiful and its a nice experience for the local art, architecture and furnishings. so many places to gather together like the fire place, out in the courtyard, at the big family table, up on the terraza. No televisions which we appreciated but may not be everyone’s preference. When we arrived back each evening, everything was clean and good as new, thanks to Mrs. R who does a great job keeping the place clean. House manager was also available when we needed him. Nice touches, like hotel-style packaged bars of soap for each bathroom, shampoo provided, washer/dryer. By the end of our stay, we didnt want to leave because we felt so at home! Perfect location, we walked everywhere without a problem, great food spots nearby. *If you want to get away from all the fancy tourist night spots, necesitas conocer una bar que se llama la Cucaracha, esta padre y alli va toda la raza y es muy cerca de la casa, te puedes ir caminando.*

Sandra's house in San Miguel de Allende is amazing. We have stayed in rental units all over the world and this may be our favorite. The house is a beautiful colonial home that has been decorated with great care and detail to maintain that feel. Everything is perfect, especially the art throughout the house. The bedrooms are all lovely, with bathrooms in each. The kitchen is huge with all modern appliances in good working order. Sandra has left it fully equipped and all you need is shop for the food. There is even a drawer filled with spices. We loved the rear garden with a covered seating area, fountain, and 12 foot walls for privacy. There is also a great rooftop deck area for afternoon cocktails. The other really important feature of this house is the location. Just 5 short blocks to the town square, but on a dead-end street with zero car traffic and pedestrian traffic . We will retrun soon. Thanks, KLS

Thanks so much for our stay, it was really even better than we expected which was a lot with the great reviews. Absolutely perfect for our group of experienced world travellers who have stayed in some pretty spectacular places. Regina was so amazing and went above and beyond what we thought she might do around the house. We tried not to leave her with any major messes as we have a pretty responsible bunch. The home is so well stocked with kitchen equipment and we took advantage of that eating in a fair bit. The laundry was great for us too and it’s the first Airbnb that actually had laundry detergent for us to use. Such a tastefully decorated home, great job on that and we really loved the separation of spaces so that we didn’t have to be together all the time. The rooftop deck was our favourite place and we spent many hours up there enjoying the amazing vistas and talking and laughing. Location is perfect, just the right distance away from the center and neatly tucked up a cute colonial lane. Easy walk to the hub of San Miguel’s most desirable dining, shopping and cultural areas. Sandras place is beautiful. It would be perfect if you intend to cook as the kitchen is really well equipped and there are several different spaces to eat at. It has a beautiful, tranquil outdoor space with a fountain and little garden. She has an incredible collection of Mexican pottery and art which really made me feel like I was immersed in the art of the region. The master suite is incredibly luxurious with a huge bathroom and very comfortable bed. I highly recommend staying here. Very close to the center of town but also quiet and tranquil as it’s in a little side street.

This is a beautiful home in a great location and Sandra and the local management/cleaning team were all very friendly. Very easy check in-check out procedures and great views from the balcony terrace are just the cherry on top.

This is a beautiful colonial style house with spacious rooms, great art, comfortable furniture, etc. The rooftop patio is so nice in the evening. The morning and afternoon are spent in the lovely patio. The kitchen is complete. Just what you want in San Miguel de Allende.

Sandra’s house was truly amazing. The Mexican hacienda style was exactly what we expected. Lovely touches and the view from the rooftop was great. We spent afternoons and evenings enjoying the patio and rooftop. We could easily walk to the center of town to site see. The street is nice and quiet away from the busy streets of the center of town. I would totally recommend the house. I can’t wait to return. Regina was also very efficient and lovely woman.

Staying at Sandra's spectacular and immaculate home was an unforgettable experience. Each beautiful room -- and the fabulous outdoor spaces -- are generous in size and are beautifully furnished. The kitchen and other rooms are thoroughly supplied and the beds are very comfortable and have lovely linens. The location of Sandra's home is on a quiet street, yet it's an easy and close walk to the center of town...it was a perfect location for us. Sandra was very good at communicating with us and she provides a notebook of SMA-related information in her home. It was a memorable experience to stay at Sandra's and we sure hope to return sometime in the future!

Casa Pila Seca is a beautiful home, the area where it’s located is very nice, surrounded by nice houses, in a quiet street with no thru traffic and a 10 minute walk from downtown. It is decorated very stylishly and has all the necessary amenities so you can feel right at home, it has a nice patio and a rooftop terrace with great views of the sunset. Highly recommended for a visit to San Miguel. Sandy and her staff made everything was perfect for our stay.

This home is gorgeous and so spacious. We loved having coffee next to the fountain on its patio in the mornings and having wine on the rooftop terrace at night. It's close to everything—just a few blocks walk to some of the city's best shops and restaurants—but far enough away from the town's traffic that it feels peaceful in the evenings. It was clean and cozy, and an easy place to feel at home. Plus, the house manager and housekeeper with very responsive and helpful. I'd recommend it to anyone!

This house is amazing! It’s a beautiful home with a great location and is kept impeccably clean. Sandra is a very thoughtful host; she even checked on my family and me when we didn’t arrive at the estimated time. This house is on a quiet street near great shops and restaurants, including Mercado Carmen. Although it’s not in the center of town, it’s a short walk to cathedral and other main attractions. My kids loved playing outside in the patio on the first floor, and we all loved relaxing on the terrace. Every room is decorated beautifully, and the skylights throughout the house bring in plenty of natural light. I hope to return to San Miguel soon and stay in this house again.

If you are considering staying at Sandra's place in San Miguel de Allende, don't hesitate. Book now. The incredibly spacious 3-bedroom home is on a quiet, private street just south of Canal. It's a short walk to the historic Parroquia / Jardin Allende and almost just as close to the beautiful Parque Benito Juarez. You really couldn't ask to be any closer to the action with so little traffic or noise from it. IDEAL location. The views from the rooftop will blow you away, and the garden below is perfect for a tranquil morning with a coffee (I recommend Zenteno Cafe, which is just around the corner). Those spaces, along with the master bed/bath, are worth the price of admission alone. I was travelling with four friends for a 4-night stay, and we could have fit another guest or two comfortably. Not to mention the amenities, which include an osmosis water filter in the kitchen (you will be thankful), an audio system complete with some choice flamenco/mariachi CDs, and a small study between the upstairs bedrooms with a vaulted brick skylight ceiling and a bookshelf full of classics. This was my first time to beautiful San Miguel, and I can't imagine having stayed anywhere else!

Stunning home that is an easy walk to all of the main attractions! Beautifully decorated, immaculate, comfortable! We especially enjoyed the outdoor areas--courtyard and roof top!

We spent 2 months staying in Sandra's lovely house, and couldn't have been happier there. We loved talking with Regina the housekeeper to practice our Spanish, and she was especially wonderful with our kids. The house itself is perfect and very tastefully set out with quality furnishings everywhere and lots of personalised touches. It definitely feels like you're staying in someone's home rather than an impersonal AirBnB.

Couldn’t be better. Great location (nearby Centro yet down a quiet private street), super home ( does not at all appear to be a rental), authentic Spanish hacienda style yet all of the amenities - we really enjoyed our stay and have nothing negative at all to report. It was pretty darn perfect.
