My friends and I had an absolutely incredible time at Richard’s home. The apartment is spacious and charming, with endless details that made it absolutely feel like the home that it is, rather than a glorified hotel room. I would absolutely stay here again the next time I visit PV.

This was my second time staying here and it was amazing! Felt like home, we had no issues in PV and Richard was so understanding about our concerns with the events that happened prior. I look forward to returning to PV and staying here again. Alan and Victor are truly amazing

This is such a luxurious space that is perfect for a small group. Extremely spacious, updated appliances, incredible view, and beautiful furnishings. Having the primary suite upstairs makes this feel like two spaces in one. Do not miss your chance to stay at this location!

We were so happy with our stay here. We visit PV quite often and usually hop around, but after staying at Richard's, we might have to make it a repeat. Top marks all around from ease of entry to walkability for everything we were looking for, it felt like home.

I cannot say enough about our stay. It was perfect (accessible to nightlife, quiet and peaceful, perfect sunset balcony, enough space to be together but have recharge time, as well). Please read other reviews - they describe our experience well, too. Hands down will be staying at this special place again.

My stay at Richard’s Airbnb was absolutely wonderful. The space was spotless from the moment I arrived—clearly well cared for and thoroughly cleaned between guests. Every detail, from the crisp linens to the organized kitchen and sparkling bathroom, reflected the pride Richard takes in maintaining his property. It was exactly as described in the listing and felt comfortable, relaxing, and easy to settle into. Richard’s hospitality and responsiveness truly elevated the experience. He was quick to reply to messages, offered helpful local recommendations, and went out of his way to make sure everything was perfect throughout my stay. His warmth and attention to detail made the visit feel personal and welcoming rather than just another booking. Overall, it was a five-star experience that I would highly recommend to anyone looking for a clean, comfortable, and thoughtfully hosted stay.

The home looks exactly like the pictures. It's clean, organized, and has everything you need for a wonderful stay. The rooftop has the perfect shaded seating space to enjoy the beautiful sunsets, plus there is a plunge pool and upstairs sun lounge area for fun in the sun. The view is incredible. I have been to Puerto Vallarta numerous times and I would highly recommend the property.

Lovely place to stay! It was everything we could have hoped for and is such a beautiful apartment. I will just warn anyone staying in the smaller room with the queen sized bed on the first floor. The sliding door faces the main road/highway and didn’t seem to have a good seal so there was some noise that kept us awake. Otherwise, everyone else staying in the other rooms didn’t hear a thing and our stay was perfection beyond this one minor issue. I would stay here again.

We absolutely loved this place! The upstairs porch and pool were our absolute favorite. It’s centrally located with easy access to the beach, great places to eat and grab drinks. The hosts thought of everything you could possibly need while away from home. Loved that everything was super clean and fully stocked. Alan and Victor (house managers) were always available, gave us great tips, and were incredibly helpful/responsive/friendly! Definitely can’t wait to go back!

We had a wonderful stay at this beautiful home. Everything was squeaky clean and we had friendly, responsive support if anything was needed. We especially loved the outdoor space with the plunge pool & beautiful ocean views. There were great restaurants & art galleries walkable as well as the beach.

Could not say better things about our stay. From the time we booked right through to checkout Richard and the team were responsive and extremely helpful with anything we had an issue or questions about. When we needed a quick recommendation for a restaurant they provided us with a bunch that we ended up trying over the course of our stay and every one of them was fantastic. The apartment itself is in a perfect location, with the only downside being that it is up quite high so if your mobility isn't great or you're not great with hills it may be an issue. For us, however, the high altitude meant that we had the best view of the beach and all of the Zona Romantica. Could not say better things about our stay, we all thoroughly enjoyed ourselves and the entire experience was fantastic from start to finish.

Have you ever heard of an air bnb that provides beyond 5 star services? This would be it…. Not just the place with its excellent location (proximity to beach, restaurants & clubs), view of the ocean, cleanliness, fully stocked kitchen, pristine bathrooms, the list is endless; but Alan the person taking care of this place and the guests (and Victor) go above and beyond in providing 5 star plus services. Starting from making reservations at restaurants, suggesting places to go to, being available 24/7 for everything one needs (and we mean EVERYTHING) the experience he provides is nothing less than memorable. Alan even arranged to take us on a Costco run on the way from the airport. He arranged for a private chef who cooked us an amazing dinner at home. It is actually hard to stay anywhere else after this incredible experience. We will be back for sure. More than 5 stars! A HUGE thank you!

This was our first time in Puerto Vallarta, and staying at this property made it unforgettable! The location was absolutely amazing—so close to the beach and with easy access to the city. The house was beautiful, and we especially loved relaxing in the hot tub. Alan and Victor were incredibly accommodating and went above and beyond to make our stay perfect. They helped us get to the house, ensured the groceries we requested were ready for us, and provided fantastic recommendations that truly enhanced our trip. We can’t recommend this place enough and look forward to returning in the future!

We had a fabulous family vacation! The flat was clean and comfortable. We loved the roof deck and plunge pool. It is close to the beach and tons of restaurants. Our contact in PV was Alan, he was extremely responsive and helpful. Our last night Alan helped arrange a private chief to cook with us. The kitchen was great for cooking and had everything we needed. I will definitely stay again if/when I return to PV.

Lovely condo in the Romantic Zone. Hosts and caretakers were attentive and proactive. They assisted us with setting up a Christmas tree for our visit, arranging transfers from and to the airport, and stocking the house with supplies before our arrival. The beds were comfy for sleeping and blackout shades helped us sleep in. Just a short walk down to the beach. Highly recommend.

The place is amazing! Better than expected! It’s walkable to the beach and the romantic zone. Host was always responsive and helpful and super kind. We will definitely be back in the future.

We absolutely loved our stay. We stayed for a full week for a bachelorette weekend and then a couples trip after. Alan, Victor, Winnie and Richard have been welcoming from the start and so so helpful. The location was perfect walking distance (slight hill) to Zona romantica with beautiful views and lovely accommodations. They organized rides for us, had groceries waiting for us when we arrived, and recommended a great private chef (chef Erik) that we loved as well and used their services for 6 meals. We didn’t want to leave and loved the entire stay

Have been to PVR over 20 times in the last 10 years and this is by far and away one of the best airbnb properties out there. Fantastic location, amazing hosts, well furnished, fully equipt kitchen, and high quality finishes. Highly recommend and would most certainly stay again!

Stop searching and book this place right now!!! Our group of six stayed here for 8 nights and we all agreed it was the best Airbnb we've ever stayed at. Alan & Victor went out of their way to make us feel comfortable and welcome, never treating us like a burden when we had questions. They did a major grocery run for us and replied to any of our questions in mere seconds the whole trip. Truly the greatest and friendliest hosts! The unit itself is impeccably clean and even more beautiful than the photos. Out of 8 nights, our group only went out 1 night in PV since we all preferred to stay in and enjoy the pool and view. Why leave when everything is so perfect at home? All of the beds are super comfy, and every pair had their own bathroom. The powder room next to the pool is a nice touch so you don't have to trail water through the house. Mere minutes walking to all the best restaurants and beach, and the view!!! We are already planning our next trip to PV just to stay here!

Wonderful location with super helpful and responsive hosts. The place was beautiful with great views of the city and the ocean. It was far enough away from the bar and nightlife action so music and crowd noise were not an issue, but close enough to make everything super walkable. The main thoroughfare Mexico-200 did produce noise in the evening but keeping the windows closed up helped. There are quite a few stairs in the area, so something to consider when getting to and from the main area of the Zona/Beach, however there is a tram near the AirBnB that runs during the day to avoid some climbing. Checkout was easy and flexible. Would definitely stay here again.

The best Airbnb we've stayed at! Alan and Victor met us at checkin for a orientation to the place (lots of switches for lights, fans, a/c, etc.,), and gave us tips on restaurants and things to do. If I texted them, they either texted back or came by to fix an issue within minutes. They even stocked the refrig with water, beverages, yogurt and extra coffee. The place was very clean and with fabulous views. The pictures posted are what you get! We didn't have a car so the location was prime within the romantic zone. We walked to beach and there was a plethora of nearby restaurants. Looking forward to visiting again!

This place was beautiful. We stayed here for my birthday weekend. Richard and Alan were so accommodating and helpful with anything we needed. This place was very close to restaurants and main attractions. What stood out out to me about this place is that it was just like the pictures but even more beautiful in person. I will definitely be recommending and staying here again. Thanks for having us and making my first time in PVR a pleasurable one to remember!

Perfect location and a very easy walk into town. The walk is less than 5 minutes. Amazing view and rooftop deck with a pool. I stayed with my mom and brother but this place could easily accommodate a group of 6 comfortably.

Very nice and unique place! Accurate representation from the pics. Excellent for two couples because bedrooms are on separate floors and each has its own sitting space. People can come and go without disturbing anyone else in the condo. Internet was not working due to service to the building and a workaround was attempted. It may be worth asking if that has been resolved during booking. Very gracious, friendly, and helpful hosts. On-site concierge team was very helpful and very responsive to inquiries and quick to resolve some small issues. Will return soon!

We stayed at Richard’s place for a birthday weekend and it was everything that we could have hoped for. The property is depicted accurately by the photos and we found it to be very clean and beautifully decorated. The beds, linens, and towels were very plush and we felt rested each morning. The ocean views from the master bedroom & a conveniently placed Nespresso machine steps away really was such a luxurious touch. The shining jewel of this property is the hospitality and kindness we experienced from Alan & Victor, the managers on site. They made it a point to be available for us and we felt like we had friends just one building over. Alan had great recommendations and helped me with dinner reservations and finding a tres leches cake in town. We will definitely be back!

That huge gorgeous outdoor patio is as good as it looks in the pictures. The views are spectacular. The plunge pool was awesome! We absolutely loved the place, the only downside is that it’s close to a busy road which is noisy, but you don’t notice it after a bit. (I think anywhere you stay in the area is going to have noise ) Local host, Victor and Alan were amazingly helpful. They helped us to arrange transport for the airport and gave us tons of recommendations for local restaurants etc. Having their help was an unexpected and wonderful bonus.

This penthouse condo was perfect and as wonderful as it looks in the pictures. Great location, fantastic view, extremely clean, well appointed, very private and comfortable. There were two couples staying there, and sadly some of us had to work occasionally. There was plenty of room to relax while others were able to work without distraction, and connectivity was great. Richard and his on-site team, Victor and Alan, were incredibly responsive, friendly, and helpful. I highly recommend this property and we look forward to coming back in the future

Like Puerto Vallarta, this home is uniquely special. These hosts “get it” — from the attentive concierge service to the fully loaded unit to being just steps away from the best sights and sounds of seaside Zona Romántica, it’s superb. We felt right at home (except we don’t live in a seaside condo with a million-dollar ocean view!) WOW! Have you ever selected an Airbnb where you paid a little more than you had budgeted just to sleep on two crappy $10 pillows or dry yourself with cheap sandpaper bath towels? Not this place! It’s as if the owners tossed you the keys and said “use our place for the week.” It’s comfortable AND the pillows and towels are perfect and plentiful. Shoutout to Alan and Victor who provided excellent service during our stay. You’ve got questions, they’ve got answers. Book this place, you won’t regret it…even if you pay a little more. Enjoy!

Absolutely luxurious!!! The flow, the space, the private elevator entrance, the plunge pool, the rooftop, the bathrooms, the super comfortable king bed! I was in heaven. Barely wanted to leave the unit, but when we did, one way for the beach and the other for all the action. I loved the location. I would stay here again in a heartbeat. By far my favorite Airbnb experience to date and my favorite places I’ve stayed in PV. Highly recommend!!

Marvelous Stay!!!! What a delight! When you walk into the property, you are immediately transported to a sense of calm, beautiful appointments and stunning vistas! Your holiday truly starts immediately as you enter the space. Victor/Alan are incredible concierges. Their level of care was impeccable and kind. They ensured the calm remained undisturbed. Our stay just kept getting better and better with each passing day. We both looked at each other on the last day and exclaimed how we never looked so incredibly relaxed on our previous vacations. We knew we were someplace special!

Richard, and his on-site team (Alan and Victor) were excellent hosts. the residence exceeded our expectations. And they made this an unbelievable birthday experience for my partner. ABOVE AND BEYOND. I’m not much of a vacationer, but this really is a new standard for me. from end to end, the planning, the communication, the flexibility, the recommendations, the accommodations, the VIEWS, just wow. DON’T STAY ANYWHERE ELSE IN PV! This penthouse is absolutely perfect. Very well appointed, clean, great amenities, and the views are just breathtaking!

This luxurious penthouse was the perfect spot for our romantic getaway. The views were spectacular and we loved the plunge pool and outdoor living spaces. The kitchen seemed new and was well equipped, although we didn’t use it much as there were so many neighborhood restaurants we wanted to try. I highly recommend that you treat yourself to a stay in this fabulous PV condo.

This stunning condo exceeded our expectations ten fold. Why bother walking down to the beach with this private balcony pool! Views of the ocean from floor to ceiling windows, the upstairs balcony is breathtaking and sunbathing on the third story patio was heaven. We took the funicular (google it) around the corner down to Olas Altas and skipped the stairs - right down to Tacos Revolucion! We will absolutely be back to stay again.

LOVED this penthouse unit! The pictures in the listing are spot on. The views are spectacular and we took full advantage of the rooftop deck for drinking our coffee in the morning and margaritas at sunset while sitting in the plunge pool. We even saw whales spouting in the bay. We really appreciated all the high-end details of the unit. The kitchen is a chef's kitchen - fully stocked and loaded. And the beds were very comfortable. As described in the listing, the unit is at the top of Zona Romantica - and we found it to be a very easy walk to all the restaurants, clubs and the beach bars. Coordinating details with Richard was extremely easy and he was able to accommodate us for an early check-in (much appreciated). We'll definitely stay here again on our next trip to Puerto Vallarta!
