Such a perfect place for a family vacation. Loved having the pool and beach just steps from the house. Need caution with smaller children though. Walkable to San Pancho along the beach is beautiful. Our host was the most responsive and helpful. Highly recommend.

The home and host were amazing! The pictures don't even do it justice; it is even more beautiful in person! The house was spacious, clean, and gorgeous. We loved the ocean view and hanging out by the pool. The location is great — you can walk into town via the streets or the beach, or rent a golf cart. The host was great at communication and gave awesome recommendations for shuttles and a spa. Would 100% stay at this spot again! San Pancho totally stole my heart.

A perfect house on the beach and a great location. We highly recommend this house and thoroughly enjoyed our stay. The people helping and the house itself was everything we could have asked for. Our only complaint would be the stay was too short. We will definitely be back! Thank you, Chris & Lisa

Second time staying at this beautiful AirBnb and it did not disappoint. Rafael is a great host and communicates quickly. Love the location, the pool and beach are fantastic, and the house is gorgeous. Only drawbacks were that one of the AC units in the bedroom would randomly kick off in the middle of the night, so that room got quite hot; and there is no AC on the main floor/kitchen so it gets very warm during the day. We spent our daytime hours outside so it wasn't a big deal for us. Overall I love this place and would absolutely stay again!

We absolutely loved Villa Roja. The pictures don’t do it justice. The backyard is magical. We were here in October and watched them release baby turtles next door. The only downside is the WiFi is very spotty, so I wouldn’t recommend for a remote work set up. But we didn’t mind being disconnected. Rafael was extremely attentive and helpful setting up transportation at a moments notice, and recommending a great chef to come to the house and cook dinner. We will be back!

We absolutely loved Rafael's house and would love to come back every year. Our crew of 2 families (4 adults + 4 kids under 4) fit perfect and had ample space, more than we needed. Highlights include: - The pool is large as is the outdoor area surrounding it, and the house is right on the beach. - It's an easy walk into town (either on the beach or on the roads). We rented golf carts as well which helped us go into town easily. - The mezcal bar across the street as well! - Rafael is so friendly and attentive. When we were noticing a lot of ants in certain areas of the house, he took care of it immediately. When we needed a new water jug, he replaced it immediately. - Big living room area for kids to play and large dining room table for big groups. - Incredible beach view and hearing the sound of waves all week was so lovely! Advice: Ask Rafael for contact information for Enrique, who helped us book a chef and cleaner for a few nights while we were there!

I booked this house for a trip with 4 of my best friends and we had an absolutely amazing time!! The pictures truly do not do this place justice, the villa was nicer and brighter than we excepted! It was spacious, airy, clean and in the dreamiest of locations. We had a golf cart but switched between walking and carting into town and both are super easy! This is my second time booking with Rafael and each time he continues to be incredibly communicative and helpful. 10/10 would rent this villa again, maybe next time with more people because the house is seriously so huge! Thank you!!

We had an amazing stay at this beach house! The location was perfect — about a 10-minute walk from town (or 20 minutes with four kids under 4). Being right on the beach made for stunning sunsets, and the kids had a blast playing in the sand. There were plenty of beach chairs and umbrellas, which made it easy to relax and enjoy the view. The ocean was too rough for swimming except for 2/7 days, but the pool was a lifesaver — a great spot to cool off and hang out. The yard was also large and perfect for the kids to run around and burn off energy. One small downside was that we had to arrange cleaning from a third party. Not a huge deal, but with four adults and four little ones, a refresh every few days was needed to keep things tidy. The house is a bit dated, but it had everything we needed for a comfortable and relaxing stay. We would highly recommend this home to anyone looking for a beachfront getaway that’s close to town but still peaceful and private.

Just wow! The photos do not do this sprawling, gorgeous home justice. We loved our stay here, and Rafael is the best host! The home is well appointed, with spacious rooms and GORGEOUS VIEWS. The pool was heated; we loved the outdoor space and strolls out to the beach for sunset. Rafael is very kind, a true local with great tips, and he is so helpful. Do not hesitate to book this for your family or group; we will be back again! It is a lovely home, away from the noise of town, but a short walk or golf cart ride to town and great restaurants. Secluded beach for relaxing, plenty of space in the home, and a great lawn for kids or just lying about. I wish I could give it more than 5 stars.

This house is truly spectacular - we would definitely come back - beautiful house, great pool, the beach is great and walking distance to the town - but more importantly it is private and secluded because it is not too close to other people except for the beach club. And Rafael was so helpful whenever we needed him

Perfect location. Very nice and convenient to be in walking distance / quick drive into town. The layout of the house and pool area accommodated our group well. Rafael was super helpful when we had questions / requests.

Rafael was amazing. Friendly, very responsive, and fast. Anytime I had a question or issue it was answered/resolved very quickly. We traveled with a large group and getting in/out was very easy. Although Rafael lives on the property it felt very private and was unintrusive. The place and grounds were kept very clean, it was very safe, and only a short walk from town. It was very quiet and an amazing place for our large group to call home base!

The place is actually even more beautiful and majestic than the pictures. It was perfect for 3 generations getting together to celebrate a milestone birthday. We had plenty of space, plenty to do and totally functional kitchen space for us to feed everyone. The pool is private and perfect for children playing and cooling off. The beach is not at all crowded and great for sand play. The ocean there can be rough as mentioned, so was great for the adults who love ocean play though not so good for the small children, which was fine because they loved the pool. I would stay there again for similar event. Town is a short drive or 20 minute walk away. We found the groceries we wanted there and a vegan ice cream shop that tickled our non dairy group members tongues in delightful ways. We needed a ride to the airport unexpectedly, and Uber was only 15 minutes away.

A magical place - very rejuvenating and relaxing by the ocean. Rafael was very friendly and helpful with everything we needed to enjoy the stay. Highly recommended.

Our stay at Villa de Roja with 11 family members was amazing ! The space was perfect - kitchen was complete, bedding and towels of all kinds available, bedrooms had nice comfy beds, pool area had lots of lounge chairs and umbrellas, but did miss the functioning hot tub and maybe some beach chairs. The closeness to the beach and town was a huge bonus ! Rafael was personable, present, always available and the cleaning staff was very friendly. And sunsets every night were over the top ! We all unanimously would like to come back to Villa de Roja in 2024 !

Love this spot. Lots of privacy and very quiet. Amazing ocean views! Loved sitting on the balcony and taking in the ocean views and breeze. Pool was amazing and grounds were kept beautifully. You definitely should have transportation into town. Host was great to help us get a golf cart. Tons of parking inside the gate if you rent a car.

This place is majestic, it looks even better than the photos do. It’s hard to capture the beauty of the beach and the space itself. I can’t say enough about Raphael - he was an impeccable host who was responsive, always eager to help provide recommendations, and introduced us to all the people who helped make our trip to San Pancho one we won’t forget. 5/5 would absolutely stay here again.

We spent a few amazing days at this property. Very spacious rooms, very large garden with direct beach beach access. The village of San Pancho is very nice and has many options to eat and have a good time. Many thanks to Rafa for being aware of everything, we will definitely be back!

This house is perfect! Highly recommend booking. Tons of space, more than enough for 12 (note the room with 4 beds is best for kids or 2 adults max which is how it’s listed). Wonderful ocean breezes. A basically private beach at night. Could not have been better! On top of that our host / manager Lola was so helpful. San Pancho recommendations, items needed for the house, taxi numbers, you name it. San Pancho is a gem and so is Villa Roja. I will definitely be booking again.
