This home was absolutely stunning. The photos did not do this property justice. The staff was incredible, the home was meticulously clean, and the location was absolutely perfect. Rosa. Leti, and Hector were so welcoming and did a great job communicating with us (even with our next to no Spanish skills). Definitely splurge on the pool heating! It was well worth it. We are already planning our next trip!

The house in San Miguel is an oasis. The staff that run the house are kind , friendly and wonderful. I highly recommend anyone visiting SMA to stay at this wonderful home.

A beautiful home, well-loved and lived-in, with charming art, antiques, and plenty of space. I can't say enough good things about the staff--kind, helpful, responsive and utterly reliable. Rosa is a fabulous home cook, Leti keeps everything sparkling, and Hector makes sure everything works and you get where you need to go. More spacious than the pictures indicate, it's luxurious, homey and comfortable, just a short walk to the main square, shopping and more. Expect church bells, the occasional barking dog and music from some of the nearby-venues, but no all-night noise. Great for working away from home, and we will never forget our times relaxing with friends on the rooftop with gorgeous views of the city and the mountains. Simply magical.

Magnificent hidden gem! This property is better than the photos, and allows you to live in a Spanish Colonial townhome/mansion. Truly a gorgeous oasis, and also an art collector's home, filled with beautiful things, and fully stocked for your comfort. The pool and courtyard fountain make you feel like you are in a private resort. The 4th floor roof top covered living/dining/bar/fireplace is perfect to watch the sunset with a cocktail or glass of wine with a stunning nighttime view of two church steeples. The property is so lush with potted plants and flowers that a gardener tends to it. I can't say enough good things about this property and excellent location. The best part is Rosalinda the cook, and Leticia the chambermaid. They are the sweetest and kindest souls; true caregivers. You can pick out recipes from the binders/cookbooks in the kitchen, give them money for groceries and they will cook 2 meals a day for you. We felt like royalty! Jod's dining recommendations were 5-Star!

We cannot say enough great things about our stay at Rich & Jod’s home. It is better than the pictures could ever capture. Rich & Jod were very responsive and helpful. The location is fantastic, and the staff were exceptional. It was unseasonably cold for SMA, and the house was heated and so cozy. We loved the many fireplaces, and the rooftop living area is outstanding. Heating the pool was worth every penny, and the hot tub was fantastic after a long day of touring. Leti and Rosa took such great care of us and were lovely. We also recommend having Rosa cook her recipes for authentic Mexican cuisine. Her Tortilla Soup was some of the best we have ever had! We hope to come back again!!

We loved our stay in San Miguel!! This house was beautiful inside and out!!! The staff Rosa , Letty and Hector were all amazing and friendly! The ladies took great care of us and made us delicious food, always had our rooms and bathrooms clean! Hector was very helpful, offered us a few rides and kept the outside beautiful. The home was in a great location and very close to El Jardin Principal and all the great restaurants and shopping. The bedrooms were all a good size and had private bathrooms. This house was perfect for our family of 7. We will definitely be back!!!

A home away from home but better. Nestled up against the terraces of San Miguel this surprisingly quiet villa was a delightful refuge for our whole group. We loved the gardens and spaciousness, as well as the hospitality from Rosa, Leti and Hector. Jod was very communicative before and during the stay, and offered recommendations whenever asked. Rosa is a wonderful cook, and will prepare a beautiful breakfast with ingredients you purchase or provide the funds for. The pool and hot tub were especially lovely after a day exploring! But make sure to bring plenty of mosquito repellent — while we loved spending time outdoors in the garden, pool, and rooftop terrace, we were constantly applying repellent and still getting bit. There is no AC, but many fans are provided and it always cools down at night. Make sure to only open windows/doors with screens to keep out mosquitoes and other bugs! Bites and all, it was an incredible stay!

This house is beautiful but we ended our reservation early. The issues included: 1. The house is not set up for hot weather and it was over 90 degrees throughout our stay. 2. Despite contacting the host the week prior to our stay, the house did not have additional fans and we had to wait several days before receiving more. We also had to manage the process ourselves with the staff. 3. No screens on the first floor windows or doors out to the courtyard . We couldn't leave them open due to the mosquitoes that are aggressive and abundant in SMA. 4. The mosquitoes prevented us from enjoying the rooftop fully. They should manage that better with their gardener. 5. FYI, there are several dogs barking all night on the roofs on both sides of the house which woke us throughout the night. 6. House manual upon arrival lays out tipping that is expected weekly by the staff and on a monthly reservation totals an additional $650 US dollars. We didn't appreciate being blindsided.

The extremely hot weather, which we explain to you, was an anomaly in our almost 7000 ft elevation and very few houses in this mountain town were set up for it ....and complaining about a suggestion that tipping the full time staff who tendered to your every need was not only not mandatory but no renter who has ever experienced their solicitude has ever not gladly tipped them ....perhaps the heat made you cranky

It is apparent this house is loved by its owners. Everywhere you look there is a beautiful wall hanging/painting or interesting artifact. So much thought and care went into the decor. The beds are comfortable as well as good sheets, pillows and towels. Rosa's cooking is better than any restaurant in SMA. Lettie keeps everything spotless and your laundry is done daily. The gardens are beautiful and the pool is refreshing and lovely. Wonderful area on top floor for entertaining. We were very happy with our stay.

We thoroughly enjoyed our stay at Rich & Jod's home. As many previous guests have stated the house is even more stunning than pictured. There are many beautiful and peaceful areas to sit and read or just enjoy your surroundings inside the home. The outdoor living and dining at the top patio was a favorite of ours in the morning and evenings. The staff here was especially nice and Rosa is a fabulous cook, very sweet and just lovely to be around. Communication was not a problem. The perfect house in the perfect place.

The house is the best accommodation that we have stayed in via AirBNB. We have raved about it to anyone who asks, or we put forth the acclaim when talking about our stay. We liked the many sitting areas, offices, books, interesting artworks, the rooftop area, pool area and downstairs areas... wow. And then, Rosalinda, Leticia and Hector are priceless. They made the stay so effortless, we really benefitted from their experience as professionals and friendly, kind people. We know that it takes a lot to find, and even harder, to keep such great staff. We are looking forward to stay at your home again.

Wow. Five stars all the way. The location could not have been better and the photos truly don’t do the place justice. Rosa, Leti, and Hector were fantastic and happy to let me practice my (terrible) Spanish, though I committed to it being better upon my return. We had a few dinners on the roof, but really, you can walk a block or two and get cheap tacos. The water is great, which I love because I hate buying bottled water. We were there for two weeks and could have easily stayed for another two. Absolutely cannot wait to return.

Our family of 6 had a wonderful week here. We particularly loved the outside spaces -- the rooftop dining and TV areas and the swimming pool and hot tub. The staff was great, fixing wonderful breakfasts and dinners, keeping everything spotless, and providing convenient rides from and to the airport and to other local attractions. Communicating with Jod was very easy, and we had no problems whatsoever. We definitely hope to return.

This home deserves five stars and more. It’s a beautiful home, comfortable, well appointed and located just steps from the center of the city. The pool and rooftop is a secluded oasis. On top of all this, the highlight is the friendly staff and amazing food!

Rich and Jod's home in San Miguel is phenomenal. Like other homes in the Centro area, it's unassuming from the outside, but an incredible oasis once you go inside. We stayed for a week to celebrate our 20th anniversary and explore the city, and this home made the whole trip very special. The pictures don't quite do it justice with it's multiple levels, beautiful plants and light throughout, pool, hot tub, and incredible rooftop movie room and terrace. And to top it off, we had the warmest and most hospitable staff—Rosa, Leti, and Hector who made us feel at home. They were also very patient with our non-existent Spanish (we used Google Translate a lot). Hector took care of transport to and from the airport and took us to La Gruta hot springs, and Rosa and Leti made delicious breakfasts each day and kept the house beautiful. The home is also a quick 5-7 minute walk to the center of town and all the fantastic restaurants the city has to offer. We were truly spoiled and plan to come back with friends next time.

This is a lovely home in a very nice location close to the town center. The household help is very attentive and accommodating. Rosa is an excellent cook and makes every effort to prepare food to your taste. There are many very nice restaurants, however, so you may not eat at home every day. Letti washes and irons your clothes every day and Hector is very helpful about driving you more distant places. I found that taxis were very convenient and inexpensive to get around town when we didn’t want to walk. But most things were easy to walk to. There are a lot of stairs in the house and the streets are steep and uneven, so be prepared to get lots of exercise and bring comfortable walking shoes! The pool and the hot tub were lovely to come home to after a lot of walking. I look forward to coming back some day.

This is a perfect place for enjoying a visit to San Miguel de Allende. It is a short walk from the Central Square and many of the great rooftop restaurants and galleries. The home is beautiful, with three very comfortable rooms for a couples and another for a single, with many nooks and crannies for reading, working or gathering, including a plunge pool and a fantastic rooftop with both indoor and covered space. And it is staffed by a friendly and gracious cook, housemaid, and handyman who can meet any reasonable need. We look forward to returning as soon as we can!

Our family was lucky enough to stay a whole month in Jod and Rich’s gorgeous home. Everyday we were well cared for by the staff of Hector (driving to wineries, airport, nearby towns), Rosa (made us incredible guacamole and homemade warm chips, almost daily, as well as an assortment of salads, fish and beef dishes) and Leti who washed our clothes (and ironed!) daily as well as cleaned bathrooms and made our beds-again, daily. We were about an 8 minute walk to the center square, and found so many nearby cafes, shops, ice cream…each street more magical than the next. Make restaurant reservations well in advance! This home is every bit a 5-star hotel and so much more.

Wowza! What an amazing experience! If you go to San Miguel this IS the only place to stay! The staff on site, Hector, Rosa, and Lety were absolutely phenomenal.  Because of them, it bascially felt like we were part of the San Miguel culture.  The food was fantastic,  the service was higher than a 5 Star hotel, and the location of the property couldn't have been better.  The pool and views were fantastic and the recommendations they gave were spot on.  There was absolutely nothing that you need as soon as you arrive. It's like the red carpet was rolled out and you spend an entire week relaxing with everything you need at your fingertips.  I couldn't have imagined a more perfect experience.  HIGHLY recommend and if this place is still open when you are looking to book, don't hesitate! You will not regret it, I assure you! A+++

This is a beautiful home right near the center of town that had all the key essentials: comfortable beds, showers with great water pressure, and a spectacular roof deck and pool. The house also came with two lovely ladies who cooked and cleaned for us. We felt very spoiled! The only thing I would say is that the house is vertical with a lot of stairs so if that is an issue for someone, this might not be the best place. Other than that, I couldn't recommend this place more highly and we hope to stay there again in the future.

This home is a beautiful colonial style house centrally located in SMA. The street view is unassuming, but when the doors open you step up a half flight into a room with cathedral ceilings yet dining and living room spaces which feel cozy. There are 3 separate terraces of outdoor spaces, main level, up 2 flights to pool level and 1/2 flight up to a wide arched opening terrace with plenty of seating and gorgeous sunset views over the town. There are 3 rooms for couples and a single bed in a study. All rooms have terraces and private bathrooms. The staff is wonderful and will cook breakfast and a late afternoon meal of your choosing, you just supply them the money for food and they do the shopping. Leti is the caretaker and she cleans beautifully each day. Hector is respectful and gracious and made the drives to the airport secure and easy. Walks into central town in the evening are just 3-4 blocks. June and July are the rainy season with afternoon storms that pass fairly quickly and sleeping with the windows open (screens in place) was just lovely.

WOW! Where do I start? I'm a writer and it is hard to put into words what is was like staying at Jod and Richard's casa in San Miguel! To say it is over the top magnificent is putting it mildly! The moment you enter the Casa the feeling of home and warmth envelope you. There are so many spaces to enjoy both indoors and outdoors. Breakfast in the garden , curl up with a book by the fireplace, margaritas mid day at the pool and dinner , drinks and a movie on the roof top living and dining space. Rosa the cook and Leti the house manager were so incredibly special and saw to our every need! Their enchiladas suisas when we arrived set the pace for what was to come. Best guacamole ever and their fresh fried chips and sala were a staple for us while there! Hector made our airport runs and excursions stress free! The home is appointed beautifully and you want for nothing while you are there! This was a perfect choice for Brian and I to celebrate our 25th wedding anniversary and we look forward to returning for years to come.

If you are looking for a truly authentic mexican experience for your stay in San Miguel, this house has it all. Very close to the Jardin - for great people watching, and cafes and shops - and of course the tolling of the church bells. It is beautifully decorated while being exceptionally comfortable and inviting in all common areas and bedrooms alike. It has a very workable and common sense layout while offering ample privacy for guests, as well as numerous well appointed gathering spaces The town is small enough to walk to pretty much all of the main attractions from this home and if you go farther afield, Hector, the gardener, always seems happy to accommodate. All of the staff; Hector, Rosa and Leti, made the experience of our stay so much more memorable and rich! They were very understanding and patient with our poor Spanish skills but we managed to communicate well and we feel like we left some friends behind.

Wonderful Home with such warm and caring staff ! The House was beautiful with more beds than we needed and upper roof deck was one we thoroughly enjoyed with the large TV. Our girls loved the food that Rosa served and Leticia took great care of us. Could not have been a more lovely stay !

The photos of this property do not do it justice - it is incredible. We were amazed upon arrival and felt like we were living in a dream house the entire stay. Every room is decorated with an artistic eye and each treasure was selected and placed with thought and care. The view from the upstairs terrace is breathtaking and each room in the home is comfortable and relaxing. The house blew us away, but the staff stole our hearts. Rosa, Lettie and Hector made our vacation the best we have taken by far. They spoiled us and we will never forget them! The location is perfect - 3 blocks to the center where we spent countless hours exploring and soaking in all San Miguel has to offer. We cannot wait to come back and will definitely stay here plus recommend to anyone asking. We can't thank the hosts enough for such a wonderful experience!

When we first arrived it was late at night. Since we had never been to the town before, we were not sure we were in the right place, but upon opening the door, it was like an oasis. It is beautiful from the entrance all the way through. Each level has its own beauty and the plants and flowers burst with color. There are areas for everyone, if you want a secluded area to read or a large living area to hang out together. Our favorite was the large roof top living area. We spent a lot of time there laughing and enjoying the views of the town. We also spent a lot of time in and around the pool. There are always sunny spots as well as shady areas to lounge around. The staff was very helpful and even though we only know a few words in Spanish and the Cook (Rosa) and maid (Lucieta) only know a few words of English, we were able to communicate together. The town is lovely. Very historical and the locals are very friendly. We enjoyed walking around town seeing all the sights. Make sure you bring flat shoes, as the roads and sidewalks are made of rock-cobble stones. There are always taxis if your need to go further. We definitely enjoyed our stay and would recommend it to anyone.

FABULOUS and COMFORTABLE villa! Three lovely outside seating/lounge areas on 3 levels meant that all 6 of us could be outside all day without running into each other (unless we wanted to!). The house is beautifully appointed but super comfortable - it feels like home, only nicer. The pool and fountains kept us cool even in the afternoon heat. It is an easy 8-minute walk to the main plaza with its cafes, cathedral, museum, shopping, and entertainment, and a 15-minute walk to the artesania markets and just about everything else. We stayed for 2 weeks but will stay longer on our next visit - it was hard to leave this amazing home and town. The owner, Jod, was over-the-top helpful the whole time and always responsive by text and email. Besides answering my questions, she arranged to have Hector, the gardener/driver, pick us up at the airport; the housekeeper and cook to greet us and show us around when we arrived; and the cook, Juanita, to fix breakfast for us on our first morning. Jod has the house running so smoothly that you don't lack for anything while you are there. The internet runs flawlessly (hard to do in Mexico!) with two different routers, and the Vonage phone at the house meant I was able to work even when my cell signal gave out from time to time. The full household staff is a luxury well worth the cost. The three-person team (housekeeper, cook and gardener/driver) kept us well-fed and well-cared-for, so we actually focused on enjoying San Miguel! Instead of grocery shopping, cooking and cleaning, I walked 6+ miles a day around town with the kids and lost weight to boot from Juanita's healthy & beautifully prepared meals. Juanita is an excellent cook: her Mexican food was delicious and creative, and her European meals were equally as good. I asked her to prepare breakfasts for us each day, and then to prep an evening meal and leave it on the stove for us to heat up after she left each day. My elderly father ate delicious leftovers for lunch each day (the rest of us ate lunch while out and about), while my teenagers finished off the rest as midnight snacks. We saved money and hassle by not eating out every night, no one got sick, and the food was SO good! The house accommodated our age-blended group perfectly: 3 adults & 3 teenagers. I had worried about stairs and bringing my 86-yr-old father. But he had no trouble at all - there were inside & outside staircase options with handrails on most, and he wandered up and down all day. The bedrooms are large, bathrooms gorgeous (several with walk-in showers), and sleeping with the windows open and no A/C was a treat for us escaping NC's oppressive heat. I used the upstairs office as a bedroom & office and fell in love with it - great vibes there! Mil gracias, Jod y Rich - we'll be back :)

We loved our stay here! The house was beautiful and had so much space we found ourselves laughing over which sitting room or terrace we would hang out in each day to make sure we tried them all. The staff could not have been better. Juanita made us delicious breakfasts & lunches and Leti kept everything sparkling. Our favorite spot was hanging around the pool and in the hot tub. It was also a very easy walk to the Jardin and the market. Jod was really helpful will all of our questions prior to arrival and she leaves a great book at the front door that explains everything. This place has really spoiled us for future trips!

Beneficiencia 42 is an absolutely gorgeous home. The photos do not do justice to this breathtaking property. The staff is outstanding and worked well beyond our expectations. The location is prime; just a few minutes walk from the Jardin, the Parroquia, and the Mercado de Artesanias. We were in town for a wedding and had lots of friends staying at Airbnbs. Our home was by far the most beautiful. We fell in love with San Miguel de Allende, and are already planning our return visit. We will certainly rent this charming home during our future stays in SMA.

My family and I had a very enjoyable stay at Jod’s place. The staff was very friendly and attentive to our requests. The house is a marvel of colonial architecture, and much more spacious and comfortable than we had imagined. The location is excellent, just a few blocks from the city’s main garden. Jod & Richard's house has quite likely ruined it for all other vacation rentals from this point on. As amazing as it looks in photos, they do not do it justice. They layout is perfect for families, with plenty of shared space and bedrooms...also perfect for groups that want a little more privacy. There are no less than three beautiful dining areas that can accomodate 8 or more people. Bedrooms are spacious and comfortable. More showers than you could use in one trip, full bathtub for those who like a soak. Rooftop dining, views of the valley, pool, hotub all impeccably maintained. Where do I stop? The staff was warm and helpful. We hated to say goodbye to them! Lettie did our laundry and made up all the rooms every day - we actually started to feel a little guilty at the royal treatment. Juana cooked beautiful breakfasts and lunches, and treated us to surprises of homemade limeade and jamaica punches when we arrived home from long days of walking. Hector took us on some wonderful driving tours of the local area, and was johnny on the spot when we had questions about the property. Finally - Jod was a wonderful hostess. She was forthcoming with all the information we needed, so there were no lingering concerns or questions by the time we departed the states for Mexico. Would not HESITATE to rent from them again.

My friends and I stayed here recently for four nights over my brother's wedding weekend. Jod was more than helpful during the lead up to our visit, helping with transfers and information on the town. On arrival, as others have mentioned, we were gobsmacked at the beauty of the house. We ran around excitedly exploring all the rooms, and arrived just in time to watch sunset from the roof. Stunning. The photos really do not do it justice. There are so many areas to gather in, you easily be as a group at one of the large tables or couch areas, or have some quiet time on one of the terraces, by the pool or one of the living rooms. The staff were friendly and helpful, the house was always immaculate, the rooms were spacious and the meals were delicious. I cannot recommend this villa more highly. We loved every minute and truly wish we'd had longer in San Miguel to enjoy the beauty of not only the town, but the house as well. I had several family members who had also hired houses around the town for the weekend, and we all rated our villa as the nicest and most comfortable by far. We all cannot wait to return.

After a very long day of travel we arrived weary and ready to sleep but as we opened the door into the entry way, all of us dashed around looking at all the different levels of the house calling out to one another to "come see". The online photos of the house are good but the house is even better which is not always the case in rentals. One of the great features is how easy it is to both gather together in different spaces and to also find some private space both outside and in. This house can accommodate a large group easily. Location is great. Beautifully designed rooms and artwork throughout with very comfortable beds, couches and dining areas on every level. Rooftop living area was a treat. Jod the owner was easy to interact with, responded quickly and with care. The staff of Ollie, Lettie and Hector were extremely helpful and keep the house and it's visitors feeling very cared for. I want to recommend this home to everyone I know.

We (my husband and our 2yr old along with several family members and friend who joined us during our stay) had the most amazing month-long stay at Jod's stunning property in San Miguel. The pictures don't even do it justice. Everything was impeccably clean throughout our stay. The gardens were so well-maintained and lovely. The pool was too cold to use (and costly to heat), but we enjoyed lounging by it anyway. The outdoor living room was our favorite space to enjoy the sounds (fireworks, roosters, festivities) of SMA. The staff was fantastic and the house is very well-equipped with everything you could need and all the modern conveniences (vonage phone, satellite tv, high-speed internet) that you might not expect. The location is perfect - a short 5-10 min walk (uphill) to the Jardin in the center. Jod was a pleasure to deal with and quickly returned every inquiry we had and gave us great advice for places to go; etc. We would not hesitate to return to this place on our next trip to SMA. We miss it already!

We were one couple spending a relaxing week in this beautifully appointed, very comfortable, nicely laid-out, well-maintained and impeccably clean multi-level villa in a quiet neighborhood conveniently located within 10 minutes walking distance to Jardin. Lovely protected and sunny pool area with peaceful fountains, rooftop living/dining room with nice view to the west of San Miguel, fireplace, and beautiful plants/ambiance. The working gas fireplaces throughout the house took the chill off of the evenings and enhanced the already lovely colonial appeal of the house. Meals were well prepared by Oli the cook. We only spoke Spanish with the staff so we can’t opine on how it works if you're limited to English. The three-person staff is pleasant and attentive, but work limited hours by Mexican standards… only until 15:00 each day and 12:00 on Saturdays. So if you want late-lunch and/or dinner service, be aware that you have to arrange it at extra cost. Hector, the mozo (houseman), provided gracious and attentive dinner service on the rooftop dining terrace.
