Beautiful villa as described and in the photos. Well equipped (4 bedrooms, 4 spacious bathrooms, air conditioning in all rooms, kitchen utensils, bathroom and pool towels, etc.). The only downside is the evolving environment of the neighborhood: roads with lots of holes, landfill, etc. The bedding is very comfortable, the air conditioning is efficient and being awakened by birds in the morning is magical! We thank Kike and Atala for their responsiveness and impeccable communication. Very pleasant stay away from the crowds of Tulum.

Staying here was a highlight of our trip. Great pool great amenities. Everything was within a few minutes and easy to get to. Love the security of the place but more than anything how great the host was in responding to all of our concerns and answering any questions we may have had. I definitely recommend staying here. It truly was heaven.

We had an amazing time in this Villa, very well located. Nice sized for a family of 5. Just the bedroom downstairs lacks of shelves to store clothes and a dishwasher is definitely missing for this type of rental. We were 5 and had to do dishes a lot of the time! Not fun. The host is helpful and responsive. I recommend this place !!

The house was very nice, each room with its own private bathroom in very good condition. Atala was amazing, she helped us with every question we had and Kike was super friendly and helpful. Atala gave us very good recommendations of the place, such as restaurants and tourist sites. @Doris_tours was super friendly, punctual and helped us with transportation from the airport, super recommended. The street is a bit unpaved, but you can walk to downtown in about 20 minutes. Thank you for making our stay a nice experience :-).

The house was beautiful and the host was amazing at resolving any issues we had. Response was always quick and detailed. The only problems we had was a small power outage and as a result we lost water to the house. But all in all I really enjoyed our time here. If you are going to rent a car to stay here. Make sure it can go through giant pot holes as the roads around the air BnB are terrible. But that is out of the hosts control. Would for sure come visit again!

This Airbnb is incredible awesome place! Big house, fresh A/C, pool to swim everyday. We all felt safe here and Maria, Iker are 24/7 available if I need something. They have great recommendations if you don’t know Tulum very well. I want to give a big shout out to Doris! I booked her to see for the first time chichen-Itza and see a beautiful Cenote! I will definitely come back here and recommend friends and family.

Maria and Fernando’s place was everything we expected. As hosts they were very responsive from days before check in and ensuring we had everything we needed or any questions. The house is located 10-15mins from the beach, it is in a secluded area so the roads are bumpy and under construction but most of this area is like that! You’ll get used to it. Other than that the house itself is beautiful, very clean, clean pool, spacious bedrooms and linens, towels, etc. We rented a car, were a group of 7 girls we felt super safe there with all the locks and security. The only issue we encountered was sometimes if we were all showering at once someone’s water would stop- but we figured it out and everything fine. Overall, beautiful place, great host and we all loved our time here. Thank you!

This Airbnb is a true paradise! The pool is spacious and beautiful, perfect for unwinding after a long day. The space is clean and well-decorated, making you feel right at home. My only suggestion for improvement would be adding a washer, as it would be super useful for laundry during the stay. However, overall, I'm very satisfied with this place and highly recommend it to anyone looking for a relaxing and beautiful retreat.

What a dream house. This was one of my most memorable trips. I am a hijabi and cover and the pool and yard were so perfectly private for me to swim. The house was huge for just me and my husband but so beautiful. The 4 bedrooms all had their own bathroom, 3 out of the 4 have direct access outside. The kitchen had everything we needed. The outside table area was also gorgeous. There’s an added bonus bathroom outside too that we found to be very clean for an outside bathroom. Only thing is that you have to keep the screens closed. It is in the jungle and there are critters. My husband and I would definitely come back and even bring the kids !

The house is a dream! Large, spacious, the pool is great, the grill is awesome, it was all just perfect and I didn't want to leave

Pros: The house itself was great-- spacious and clean. A nice place to stay for us. I appreciated the communication of the host and they accomodated us well. The house is as advertised. The cenotes and archeological sites were the highlight for us. Cons: the roads getting to the house, especially the last few blocks were very rough. We *did* make it with our rental car but we bottomed out in ruts several times. Also, there is inadequate trash service in this area with no sealed bins... meaning dogs and wild animals get into plastic bags and scatter trash around the neighborhood. The beach is about a 20 minute drive away and the beach itself is loaded with Seaweed and the entire Tulum beach front is pay-walled. The one public/free beach we found is a small stretch of about 200' of public beach just north of the party strip on the beach front.

Our stay at this Airbnb was absolutely incredible! From the moment we arrived, everything was exactly like the pictures beautiful, cozy, and welcoming. The space had such a warm and inviting atmosphere that we instantly felt at home. Every detail, from the stylish decor to the comfortable furniture, made our stay even more enjoyable. One of the highlights of our experience was the amazing co-host, Atala. She was incredibly helpful throughout our stay, always available whenever we needed assistance. Her quick responses and willingness to help made everything so much easier. Whether it was a small request or a question about the area, she was always there with a friendly and efficient reply. The entire space was spotless, well-equipped, and thoughtfully designed, making it the perfect place to relax. The cozy ambiance, along with all the little touches, truly made this Airbnb feel special. Would highly recommend it to anyone looking for a wonderful and hassle-free stay!

Stayed with a group of 8. Pros: Walkable to a main strip, tons of great food options near by, entire house is really nice, good area, host is always responsive and helpful Con: the roads close the the Airbnb are pretty bad bc of all the potholes so just keep that in mind when you are coming home from a night out- that bumpy car ride might make you sick. I’d recommend this place bc the only con was the roads in the area- but it was not an inconvenience to my trip at all

Exactly like the photos - extremely peaceful and quiet. As other reviews have mentioned - roads are rough but manageable. Def recommend a car being needed or using their recommended taxi service. We did both. Maria was exceptionally responsive and always gave clear instructions and was helpful. We had a great week - split between staying at the house and beach clubs or eating in and exploring local restaurants. Would def stay again.

We LOVED the house. So beautiful. The pool was amazing. The bedrooms were really nicely sized and beautiful. The host was very responsive. Helped us out with a few questions we had about the area. We had an incredible time!

Property was just like the photos. Hosts were very responsive. Be mindful, the roads near and around the house are not paved so taxis may have challenges.

This villa is very comfortable and beautiful, it offers a perfect setting to relax and have fun. There were a few items missing in the Airbnb (extra towel towels...) but the host is available and brought us all this very quickly. He also gave us his tips for the trip (taxi, rental). I recommend this place without hesitating!! The villa is nevertheless 40 minutes from the bus station and far from the center and the roads are quite damaged. It is therefore highly advisable to have a means of transport (bike, motorcycles...)

Hey, We stayed in Fernandos with 7 friends during our stay inTulum. The villa looks like the pictures. We felt very comfortable from the beginning. Beautiful kitchen with all necessary utensils. Air conditioning in all the rooms of the villa. Very nice pool. The only thing to complain about is the location. The road in the area is not well developed. However, you can easily get there and away by taxi. We are completely at peace and would come back there. 😊

The place is really great and worth the price! Be aware, you should rent motorbike or VUS. The place is really far from the city, and the taxi are expansives.

We had a wonderful stay at this Villa. It can be a bit confusing to find at first and would definitely recomend a car to get around the area as far to walk to main town. It is a beautiful Villa and with a great pool. I would recommend to anybody. Maria was very helpful via whats app providing anything we needed. My family loved our time spent here.

Our group of 7 for the 5 day day felt right at home and enjoyed this home with a last minute booking. This home was amazing, The pictures look EXACTLY like the home, The host was quickly responsive. Entire home was clean even with our quick booking. I would highly recommend staying and will for sure rebook when back in Tulum.

Excellent residence of Fernando , my family and I spent a few days pleasant and at ease , very good attention , always paying attention, only a little far away and in bad condition the streets to get to terracería , already after we located , it was worth it when arriving at the residence with its comforts we forgot the way

We had a blast at this beautiful house & private pool! The house was very clean and with plenty of space. Our 3 young kids swam every day and we ate our meals outside. Maria was a very helpful host- she connected us with local transportation, local guide/tours, and proactively notified us of a planned city power outage. When the pool pump didn’t come back on after the outage, she sent someone immediately to fix it. We highly recommend! Just know it’s currently in an area where the roads haven’t been paved yet. We were glad we did not rent a car.

Fernando’s place was truly perfect and memorable. Upon checking in, we noticed that one of the sofas was ripped, and we promptly sent pictures to Maria, the concierge, to ensure that it was documented as such before our arrival. Maria was very pleasant and consistently responsive throughout our stay. Throughout the week, we utilized Doris Tours, whom Maria had recommended for our transportation needs. Doris was exceptional, available 24/7, and could accommodate up to 8 people. We highly recommend Doris; we communicated with her via message for all our rides. The location of this place, situated between the beach and downtown, required us to frequently use taxis. The house also provided a washing and drying machine, which was incredibly convenient, especially for the towels. I would unquestionably return to stay at this casa. We encountered no issues with the wifi. The house is well-secured with cameras surrounding the premises and two locks at the entrance. Thank you once again :)

Fernando and María were always attentive to our requests. They were very kind and willing to help. We loved their house, very impeccable. It matches the description. The only important detail to mention is that the access roads to the house are not in good condition and it is not easy to leave the property on foot, it is necessary to have a car or hire transportation. The house is located about 30 minutes from the hotel zone. Thank you very much for everything!

Casa Zulmar is absolutely an amazing villa. It is ten times better than the photos. It gives an Oasis jungle vibe. We were greeted every morning with beautiful birds chirping; the communication with the host and Co-host, Fernando, and Attila, was amazing. Casa Montavi was a great experience and cones highly recommended. The dirt road is a little bumpy but the quiet surroundings made up for the road. The cafes, restaurants and bars are all walkable and have great atmosphere and good prices, especially compared to the beach

The home is EXACTLY as posted. Fabulosity! It was perfect for our group of 4. Each having our own bedroom and en-suite bathroom. The half bath is outside by the pool which was so thought out. The layout of the house definitely makes you feel at home. Even offers Netflix. PLUS the open line of communication that Atala and Fernando initiate and maintained with prompt responsiveness displayed the SUPER HOST they are. The home is off the beaten path enough for privacy yet a short ride into town where the action is. It’s a 10 minute walk to local restaurants, coffee shops and a lovely market. The streets in the development aren’t paved so I’d strongly recommend using private transportation or taxis not renting a car.

We had an incredible week staying at the villa - it is a true dream house! The co-host Atala was responsive and friendly, and helped us resolve some minor issues in no time. The 4 master bedrooms with en-suite bathrooms were especially nice and made every couple feel like they had a private getaway space. Our group really enjoyed hanging out and splashing around in the pool, and having evening drinks on the upper balcony while gazing at the stars. Overall an excellent Airbnb experience!

The house was beautiful and the communication with the host was great. The only thing I would say about the location is that the roads to get here are not really roads. Their dirt roads with massive pot holes and it had just rained so it was very difficult for the taxi drivers and they kept getting lost.

What a gorgeous house! Our group was 4 couples and each bedroom having their own private bathroom was a must! We loved the pool, the high ceilings, great AC, very responsive host, everything went very smooth and we would love to go back! We found that the location was awesome, there is a lot of new construction in the area, so some pot holes exists but we didn’t even mind that, as we slowed down go thru the streets and enjoying the beautiful neighboring building and the lush greenery of the forest. Fernando and Atala were wonderful hosts. They were very responsive and flexible when our plane arrived earlier than expected. The house is gorgeous!!! The pictures doesn’t do it justice. Overall my friends and I were super content with Fernando and Atala and their beautiful home. I would also love to give a shoutout to Doris, our driver recommened by Fernado. She was amazing and knew all the right spots. She even took us to grab an Elote I was desperately craving. She is the best of the best and so fun! Definitely recommend!

We had a family reunion of 7 and the space was perfect for it! The house manager was very responsive, kind and helpful. We had everything we needed during our 7 day stay. Pool was great! The only thing I’d recommend you be mindful of before booking is that due to the location transportation was expensive. The house was beautiful and comfortable.

During our stay at Fernando’s airbnb we experienced nothing less then a friendly, warm and comfortable stay. The house matched the pictures but was even better in person. The co host did a great job replying to our text and giving directions from when we checked in to when we checked out. I would recommend staying with Fernando! This place was AMAZING. The private home was very secure and just what my family of 6 desired. It was in close proximity to local shops and restaurants and only 15 minutes from the beach. We rented a car and drove in from Cancun Airport. The travel time was about 1.5 hours. Kike, greeted us with a smile and gave us all the instructions that we needed. I will say that because of construction, the roads are less than desirable, but was also the least of our worries. If renting a car, an SUV would be perfect. We plan to visit this property again!

A group of 6 of us stayed at Fernado's place for a week and absolutely loved it! The home is private and peaceful, even with the surrounding construction. Fernando and his property managers responded quickly and assisted us in organizing some activities. I would highly recommend this place for a large group.

Fernando and Maria were very responsive and friendly. Everything was exactly as described and expected, it is a lovely modern villa with no unpleasant surprises. My group came from the US and had no trouble communicating or finding the property with Fernando’s directions. The neighborhood development is VERY new and still under construction, so expect incomplete and bumpy gravel roads until the area is finished. That’s absolutely no fault of the hosts, it’s just something to be aware of.

The house is gorgeous , as just as listed. Host was available for suggestions and recommendations. Celebrated my birthday here for 1 week with my husband and 5 girlfriends. Everyone loved that they had their own bathrooms in their room. We enjoyed the pool and outdoor dining area a lot of the time. Def need a vehicle to get around Tulum, but the location was in a pretty convenient area. Would love to go back and spend more time there!! Everything was perfect!

I stayed here with a group of 6. It was perfect the extra plus is the fact that each room has its own bathroom and an additional one outside so you didn’t have to walk back in the house if you needed to use the restrooms while at the pool. There is also a cute outside shower to rinse off with after the pool. I was also able to set up for people to come out and give massages and chef and birthday decorations. It really made my trip walking in to a beautiful setup and not having to worry about anything. You do need to take a taxi every where you go but the plus is it’s 5-10 minute ride from all the good spots in tulum, it did become a little pricey but with everything else that comes with staying at this villa. Doris was great she was our driver and set up all transportation and responded within minutes everything no matter the time.

Fernando's house was wonderful! It was very clean and had a lot of space, we especially loved the pool and garden! The house is more at the edge of Tulum and the streets are more like dirt roads (like in a lot of parts of Tulum). There is a lot of construction going on in the area but we didn't hear any noise, so everything was fine. Communication was easy and without any problem. Recommended!

We loved this place! The home was beautiful spacious! They were very helpful with directions to get to the home and were super responsive ahead of our arrival! All of the rooms were huge and comfortable. The back yard was very secluded/quiet - we really couldn't hear neighbors, despite it being up against other back yards. The location is walkable to downtown Tulum, but not walkable to the beach, but that wasn't an issue - we rented bikes to get there. 10/10 would recommend to anyone looking for a place a little off the beaten path!

I have to say that Fernando's location exceeded our expectations. From our initial check-in everything was smooth and detailed. Atala ensured that we were well taken care of by suggesting transportation while in Tulum to ensure that the house was decorated prior to our arrival for our friends birthday. We would definitely book with Fernando again. This place is a gem.
