As soon as we walked in, we were greeted by the staff and made to feel right at home. The beauty of this home was simply breaking. Walking through the front gate through the pool area, down to the beach, we could not have asked for anymore. We enjoyed daily sunrises on the beach and sunsets on the top deck in the hammocks. We don’t usually stay at the same spot more than once but we could absolutely make Casa Xixim and annual trip. Thank you to everyone for making this a beautiful stay.

Words won't accurately describe how magical this place is. The location and house itself are incredible. The team they have truly shine. Carlos and Guillermo are fantastic chefs. They cooked us the most delicious meals from scratch daily. Ceci is an amazing communicator and helped us arrange flawless travel and activities that truly made my Wife's Birthday a success. Nilda made sure the rooms were clean and cozy, and Santos kept the grounds impeccable. For real. Best vacation ever. The location will be hard to match. The beautiful crytal clear waters steps from your bedroom. We cannot wait to return!

This place was exactly what was advertised! We thoroughly enjoyed ourselves and allow us to reconnect with each other and disconnect from everything else. There were many things that were outstanding about our stay but I think what best stands out is the proactiveness you all were, letting us know about the past hurricane, providing the best transport from Tulum airport, and having Santos and CiCi there from the very beginning to guide us when we came to the place and provide us a tour when we got there we immediately felt at peace and safe! I would definitely come back here for a girls trip when I need a getaway! The pool was amazing, the food and chefs were amazing - really a wonderful experience for us!

We had an absolutely AMAZING stay at Casa Xixim. It was 4 couples vacationing together. The location, home and amenities all were simply outstanding. It was peaceful, beautiful and like a little oasis. The chefs, Nestor & Guillermo, were just wonderful. Every single meal was delicious, with fresh ingredients every day, customized to our liking. And they were the best! In fact the entire staff was more than accommodating from Nilda and Diego who helped keep things spotless each day to Natalia who helped us plan all of our activities. The only drawback was the large amount of seaweed on the beach. They attempted to carve out paths into the water but keeping up with it was a challenge. We still enjoyed the warm waters of the ocean despite that. We would definitely recommend Casa Xixim and the experience was like none other. Would recommend for anyone looking for a peaceful, tranquil and relaxing time of pampering & rejuvenation.

Words can’t do it justice- Casa Xixim is worth every dollar and then some! The team running the house is exceptional and give you everything you need to know well in advance in order to make the most of your trip. Nestor and Guillermo deserve a by-name callout, preparing some of the best food day in and day out like it was nothing. Beautiful surroundings, all of the amenities, there’s nothing to lose here. HIGHLY recommended. Make sure to take advantage of the Bay and go snorkeling!

So many wonderful memories come to mind when looking back on our stay at Casa Xixim, but if asked for one word to describe it… we would all say it was PERFECT! We loved every second of our time there from the wonderful staff to the immaculate house, grounds and beach. We are blown away by our amazing experience and can’t wait to go back. You have to experience it to understand. That’s how I would leave it - go experience it for yourself. You will be blown away too I’m sure! Thank you xo

Stayed 4 couples Feb 9-13 2022. Beautiful property with unique rooms, calm, clean beach well maintained grounds. Great staff helped arrange transport, and cooked up delicious meals. The property is as nice as the photos. Safe, quiet area just outside Tulum. A+

WOW. This was the PERFECT place to relax and spend quality time in the company of friends. The entire experience, from booking all the way through to checking out, was effortless, adeptly managed, and exactly what we were looking for (as a group of middle-aged friends looking to re-connect after a couple years of being separated due to the pandemic). FOOD: This was the highlight of our trip. The healthy, whole food meals, made from scratch, were clearly prepared with love and attention to detail. Every single dish for every single meal exceeded expectations, catered to a variety of preferences/allergies, and left all of us having seconds if not more. I don't know how I'm going to return to 'normal' life after being so pampered by Guillermo and Nestor. Waking up to freshly brewed pour-over coffee was a perfect start to the day. ROOMS: Impeccably cleaned, luxuriously appointed rooms provided all the comfort we needed and then some. GROUNDS: The beach was cleaned up every day, floors were spotless, furniture was re-arranged for our yoga classes, massages, and daily gatherings in the various spaces throughout the property. The sliding screen doors were closed for us at dusk to keep out mosquitos (I'm a mosquito magnet, and got zero bites over 5 days), and opened/closed throughout the day and evening as temps changed. ACTIVITIES: Andrea, the yoga instructor that came to the house for a few classes, was a beacon of light. Starting our mornings with her was another highlight of the trip. Snorkeling in the bay provided more than enough wildlife sightings (including a spotted eagle ray who cruises the bay before dusk) - one note here that several of us did a guided snorkeling trip at Yal-Kul and found that experience to be lacking... save your money and just use the snorkel gear at the house. We had four massage therapists come to the house for a spa experience like no other - rooftop massages from bodywork magicians left many of us speechless. COVID safety: this one was particularly important for many of us with young, unvaccinated children at home, and we couldn't have felt safer. The entire house is pretty much wide open - even when the 'doors' are closed, they are all screened-in, so air flow throughout the house means there is pretty much never any still or stagnant air. All of the staff were masked the entire time, and the uncrowded beach gave us plenty of space to spread out. Overall, I couldn't more highly recommend this spot. Jenny (the owner) and Ana and Ceci (the concierge and house manager) were all a delight to work with, and really made me feel cared for. The chefs felt like family, treated us like royalty, and gave us a culinary experience we'll talk about for years to come.

Wonderful place, better than the pictures with true beach front, had a perfect week, chefs and good amazing, lovely local team looking after the place and us. Very private and deeply peaceful place, and bay. Brought small group of close friends who needed a break after a challenging year for them, and it was there best holiday they’ve ever had.

Casa Xixim is indeed a beautiful property. The consistent, glowing reviews here are correct, and the photos are 100% accurate, which is not always the case on Airbnb. In considering this place, though, it’s important to see beyond the smart marketing to determine if this is the right place for you. More than the beauty of the house, it’s the staff who makes a stay at Casa Xixim a special experience. Everyone on the team is earnest, warm, and gracious. Jorge, the groundskeeper, works very hard from early morning to late at night to ensure all facets of the house are organized and tended to. If anything needs addressing, like after-hours noise or lack of hot water, Jorge is on it. Nestor and Guillermo, the chefs, are a joy and very good cooks. They’re execution is on par with the standard a property like Casa Xixim commands. More than that, though, they are willing to tailor meals or drinks to particular tastes or dietary needs. If interested, they will happily teach about local ingredients used in their cooking or about Mayan cuisine and culture. Nestor and Guillermo executed a special menu for an important celebration for us that was beautifully prepared. We will have a lifetime of memories because of it. Justine, the concierge, is exceptionally responsive. She listens to particular needs and quickly finds good solutions, such as curating excursions or organizing details for a special evening. She is a great partner to make a stay at Casa Xixim seamless. A few things for final consideration: • The house rules are stringent and exact. There are good intentions behind them, however, they can be limiting and frustrating. The other properties in the area are not held to the same standard. For example, no guests beyond the number in the house are allowed on property (unless they are a vendor providing a service), and open flames beyond small candles are forbidden by the bay. We experienced unaccounted-for visitors grilling next door with open flames on the beach. Although security was called several times, the visitors were never removed. A large wedding party also occupied three houses around Casa Xixim during the end of our stay, causing late night, loud partying and visitors hanging out on the property’s beach. • The pool is mostly shaded, even in the height of hot days, causing it to be pretty to look at and lounge around, but not ideal for even a light swim. • Soliman Bay is quite lovely and serene. The water is fairly still. If you are expecting to be lulled by waves crashing throughout the day and night, you will be disappointed. The lack of sea breeze found in other parts of Tulum also means mosquitos are plentiful. They arrive en masse around 5-5:30 p.m., causing the house to be shuttered in order to enjoy dinner at the table and sleep comfortably. Tulum is in a jungle, so bugs are to be expected. The staff works hard to protect guests from being bitten, but the lovely balconies and open air living room cannot be enjoyed to their fullest in the evenings. • Bring water shoes if you want to get in the water. The seaweed is quite thick and broad. You will need them to walk through it to enjoy the serene, open waters further out in the bay. The house does a great job removing it from the beach every day, however. • As back up, bring your own sound system in case the house system does not work. The system’s connection was inconsistent for us, and we relied on our portable speakers for music, even after enlisting the staff to help fix it. • Taxi service is expensive. For any excursions, a round trip fare will be roughly $125. Bring a lot of cash. There is a 30 minute wait for a taxi. The house is helpful getting a car.

We are a small operation and your advice is priceless. We especially value your appreciation of our team who work hard to make everyone’s stay is the best it can be. I arrived just a few days after your stay and I was able to also experience the intermittent bluetooth with the stereo system – we hope to have the technician back soon to resolve. We have an extra Bose bluetooth speaker as well, and I’m glad it was there for you as a backup. I was unable to replicate the hot water problem, but I went ahead and created a new diagram and directions for the showers to help with any confusion. The showers themselves don’t have obvious markings as to which side is hot or cold. I hope the new diagram solves any future frustrations! We’ll take your feedback about the stringent rules to heart – however, any additional daytime guests such as weddings or birthday (up to 20 persons) are welcome with an additional event fee that goes to our staff for the additional work involved. I’ll take another pass at that language in our materials to ensure it’s clear. Regarding your experience with the bbq-ing family, all beaches in Mexico are public by federal law. We do pay the government an official yearly fee to have our own private area on the beach for our guests, clearly designated as private use only. We also personally pay for the security team to manage these types of complaints. It’s my understanding it took a couple tries, but the security guard eventually did remove the family because there is no bbq-ing allowed. Otherwise, they would have been within their right to enjoy the beach too. I agree though that it was a bit rude to bbq right up against our shade structure. I’m glad we have security to handle it. Sorry to hear the mosquitos were a problem. They tend to come and go based on the wind and rain. We provide ample natural (and not so natural deet) mosquito spray. They love me, so I feel your pain! The living seagrass along the shore is what the sea turtles eat, and many other creatures call home. We have a beach locker near the kayak with a range of aqua shoes, snorkel gear, fins and life jackets. It sounds like that wasn’t pointed out, so sorry. But overall we are so happy that you had a great time. The bay is such a special place. Please come again!

This place is amaizing. perfect decor followed by an excellent architect. the rooms are large and with a beautiful ocean view. the pool is fantastic. the chef is very good and prepares breakfast, lunches and dinners better than at the restaurant. we arrived the day after hurricane grace and the owner went out of his way to clean up in a few hours making all the staff available. the beach is quiet with very few people and no seaweed, very rare in Tulum. we will definitely be back.

Casa Xixim is wonderful and I would highly recommend it to anyone looking for a few days of paradise. The house, somehow both spacious and cozy, is right on the beach in a quiet bay, where you can SUP and snorkel. The chefs are amazing - the food was always impeccable with the freshest fish and delicious Mexican dishes. And the staff is super attentive and responsive to anything you might want or need both before and during your stay.
