The lively atmosphere during New Year's week makes it an ideal spot for friends to welcome the new year together. The villa is close to Tulum with easy access to local parties.

Maximum occupancy is 8 adults plus 4 children. Please submit a guest count of 8 adults and contact the owner for approval if you plan to bring up to 4 children.

The Space

Casa Xixim is more than a rental home—it provides a fully staffed luxury villa experience akin to a boutique hotel. Guests enjoy gourmet meals, personalized concierge services, a private pool, and a freshly raked beach every morning. Equipment such as snorkel gear and kayaks are available for use.

The villa combines minimalist luxury with a relaxed vibe and is situated on Soliman Bay. Every reservation includes concierge service, a private chef, and daily housekeeping. Smoking is not permitted.

The Casa Xixim Experience

Casa Xixim enforces quiet hours from 10 pm to 8 am daily. The villa is designed for families and groups seeking a peaceful retreat rather than parties. The maximum is 8 adults with no additional guests or guest changes allowed.

Built with respect for the natural environment, the villa uses traditional construction methods, modern architecture, and permaculture principles. Instead of glass windows, screened wooden louvers allow the cooling sea breeze to flow through.

This home does not accommodate late-night parties or loud music, and bedrooms do not have televisions. Guests can enjoy spectacular ocean views, abundant sea life, swaying palm trees, a curated book collection, card games, a movie library on the large screen, and breathtaking night skies.

Guests are asked to honor house rules that promote good neighborly relations and environmental stewardship.

3. Sky Suite

   • Location: Second floor, first bedroom upstairs
   • Features: King bed for 2 adults, private bathroom, patio and terrace garden with lounge seating, laptop-sized safe, air conditioning
   • Offers stunning ocean and sky views

4. Ocean Master Suite

   • Location: Second floor, second bedroom upstairs
   • Features: King bed for 2 adults, daybed lounger for 1 child, private bathroom, patios and terrace gardens on both sides with lounge seating, laptop-sized safe, air conditioning
   • Most private and quiet with the best ocean views overlooking the pool

Guests are welcomed upon arrival and receive ongoing support throughout their stay. Housekeeping includes fresh linens and towels approximately every three days. Chef service provides three meals daily; groceries are reimbursed separately.

Tips are typically given on the day of departure.

Check-In and Check-Out

Due to back-to-back bookings, early check-in and late check-out are generally not available. When possible and at the owner's discretion, these options may be arranged for $70 USD per hour with a minimum of 48 hours' notice and payment in advance.
