We had an amazing time staying at Tim’s house! Tim was a fantastic host, his communication was great, and his attention to detail throughout the property was incredible. The house manual had excellent local recommendations that made exploring the area seamless. The house itself is very spacious, spotlessly clean, and well-equipped. We were especially thankful to have the AC working so well during the hot and humid August weather! Having the private pool to cool off in was a absolute game-changer. We also loved the local wildlife right around the property- seeing the friendly cats and neighborhood iguanas was such a treat. The location is perfect. It’s an easy walking distance to all the great food spots in town, making it super convenient. San Pancho truly surprised us, it’s an amazing destination if you prefer avoiding crowded party towns and want a more authentic, relaxed vibe. Yes, the local roosters were noisy in the mornings, but we knew that coming in and came prepared!

We had a great time at Tim’s. We’ll be back.

We had an incredible week at Tim's gorgeous San Pancho property. It was perfect for our family of four with everything we needed. The kids loved the pool and looking for iguanas over the fence. The house is in a perfect location - right in town but still so private and quiet. Tim also had great local recommendations for us which were all great.

This is our second visit to Tim's house so obviously we really like it! Very easy location. Walk to the beach and lots of great eating spots. Tim comes and goes and checks in but is never intrusive. Very nice place with a great local host!

Beautiful home in a gorgeous neighborhood, close to everything. Both the indoor and outdoor space was magical. Tim was incredibly helpful and super responsive. Plenty of room, well, equipped kitchen, super helpful to have umbrellas, chairs, and coolers.

We loved staying here! Right in town and just a few minutes from the beach while offering a beautiful retreat. The kitchen is incredibly well stocked - a joy to cook in. The beds are super comfy and the showers luxuriously hot. Tim is a lovely host and ensured we had everything we needed to feel right at home. Can’t recommend this place enough!

We had a great stay at Tim’s place. It’s located right in the center of town with easy access to restaurants, surf shops, the weekly market (highly recommend), laundromats, and only a 5-10 min walk to the beach. The house is secure with an exterior gate and a private entrance through the courtyard. The pool was a great place to relax mid-day and cool off. The home is spacious enough for a small family or two couples.

We had a fantastic stay at Tim's place! Tim was very chilled but also very on top of things and organised host! The house is lovely with huge plants and a beautiful garden and pool. it's in a great location, a minutes walk from all the action and liveliness of San Pancho! due to this it's a little noisy (if that bothers you!) it wasn't a problem for us! thanks for having us :)

We had a great visit to San Pancho and enjoyed how easy it was to get to the beach, restaurants, and everything we needed. Tim, Hans, and the people in San Pancho were so helpful and friendly. We did all our food and drink purchases at the nearby shops and found great local selections like cheese and baked goods. A highlight was seeing baby turtle releases on the beach in the evenings by the Project Tortuga local non-profit. The nearby roosters are loud as mentioned in other reviews so bring some good ear plugs. Loved the visits from iguanas and Major Tom, the friendly cat.

Our family had a GREAT time at Tim’s place. It was clean, spacious, and exactly as advertised. Tim was very easy to deal with, and had helpful advice for exploring San Pancho. Also, the location was lovely: close to the center of the small town, but half a block away from the busiest area.

Tim and Hans were great hosts and honestly this is an awesome Airbnb for so many reasons! 1) the host: Tim is truly a great human and he was so generous. He even let us use his surfboard and brought out floaties and sand toys for the kids to use. He is just a super friendly good energy guy. 2) the location: excellent central location. Walkable to awesome gym to work out, amazing restaurants and shops and of course the beach. 3) the pool and casa grounds are very special. Feels very private and you also have good shade options when you need a break from the sun. Lots of beautiful plants and vegetation. 4) the house itself is very well stocked with anything you need. It’s a very lovely home with a cool vibe. Already wanting to come back and wish we booked our whole stay in San Pancho at Tim’s place. Thanks again Tim. Your spot is very special.

We had a wonderful time at this location. Comfortable beds and space with a nice pool to relax in, and the owners were so kind. We have been several times to San Pancho and normally stay at hotel across the street and wanted more space and this was it! Kids lived in the pool, tacos next door are amazing and the access to the beach just a few short blocks. I did hear the roosters more this time around so for light sleepers remember your calm app or your noise machine. All around a good experience and we would return!

We had the best time in San Pancho at Casa La Paz. Thanks for your wonderful hospitality. Tim and Hans were wonderful hosts and provided us with great local recommendations. We loved lying in the pool watching the neighbourly iguanas 🦎 The house had everything we needed and we were well looked after. We look forward to coming back!

This place is a true gem! It was perfect for our family who traveled to San pancho for a wedding. It was an easy walk to the beach and many restaurants right outside the door. The clean pool was a nice treat. As described you are in nature with chickens and roosters in the neighborhood!! I’d come back to this place again !

Excellent place to have a good time relaxing. Close to town and the beach, less than a block away, on foot. It has everything you need to hang out, everything is very clean and tidy. The pool was clean and the water was a good temperature. Communication with the host was very friendly and he left us a welcome folder with all the recommendations for activities. :)

We spent a few wonderful days at Tim's place in San Pancho. From the very beginning, Tim was a very attentive host, always available to answer questions and give recommendations. The place is just as shown in the photos: clean, comfortable and with a very relaxed vibe. The location is perfect, just a few minutes' walk to the beach and the restaurants and shops in the center. The space had everything you need for a comfortable stay, including good Wi-Fi, air conditioning, and a well-stocked kitchen. I would definitely stay here again. Thank you, Tim, for making our visit to San Pancho a great experience!

Tim was very helpful. I and my daughter stayed there. The home was very nice and I felt more safe there than at my own home. The house was stocked with everything you need including some great coffee. My daughter told me it was the best vacation she ever had. Thanks, John

Fantastic apartment in a great location with the best host ever. Comfy sofa, comfy beds, hot powerful shower, lovely kitchen and setting. The air con and fans work perfectly. Adorable kitties who came for cuddles. We really felt part of the community being there. It was very hard to leave and we hope to be back soon!

We have stayed in a lot of Airbnb houses. This was one of my favorites! The house itself is well appointed and very comfortable. Beds were great. No need for AC during our stay as the nights were cool but it all functions. The kitchen has everything you need and more if you're inclined to cook. But there are many excellent restaurants literally within a block or two so we mostly ate out. Great tacos just steps down the street and a sweet Italian spot with great lasagne and pastas when you've had your fill of tacos, etc. The beach really is a 5 minute walk right down the main street of town. Lots of beach bars with free tables as long as you ordering some drink and food. Tim is a great host! Very responsive and helpful! We loved the pool for an afternoon dip and lounging around the garden was heavenly. The property is beautiful and well maintained. And yes as mentioned in other reviews there are iguanas, squirrels, birds and cats to be seen. We loved it all!

In my opinion the best location for a stay in San Pancho. In the center of everything while feeling totally secluded. Tim is a great host, would definitely stay here again upon a return visit.

Tim, Hans, and the entire team at Casa Paz made our stay carefree. Tim's place is located close to everything, yet feels like a peaceful retreat. The home is very safe/secure, as is the town of San Pancho. The pool/garden area is a definite highlight of the property. Thanks Tim and Hans! We hope to return soon.

It was a very nice weekend at Tim's place. The kitchen is quite complete, we cook about 2 times and have everything to cook whatever you need. Another thing we really liked was that when we wrote to Tim, he responded instantly and supported us with our doubts, always very kind and respectful. If you want a place to rest, be in contact with nature, be less than 5 minutes from all the restaurants in San Pancho and the beach, Tim's place is the perfect one:).

We loved Tim's beautiful home. The place is private yet right in the center of town, easy walking distance to the beach (even for a little kid). The house was comfortable and well equipped, the pool was great, the garden was gorgeous and we were tempted to take the cats home with us. When we needed Tim's help with something he was super-responsive and friendly. All in all a great stay in a terrific place!

Our family of four (kids ages 6 and 9) had a great visit. Great location, walkable to everything in town. For me the yard is really what makes this place stand out, with all the beautiful plants and full privacy. Being February, the pool was chilly but our kids still loved it. As seen in the pictures, it's surrounded by trees so mostly shady. The cats were also very nice and welcomed us into their home. The host, Tim, was very friendly. This was our first time to San Pancho and it was a lovely, peaceful, safe, touristy, beachy town. You can hear the roosters at night and some music from nearby restaurants but I just used some earplugs. Bed in the primary bedroom was very comfy. Filtered water from a tap was a nice perk in the well-stocked kitchen. I think most people looking at this listing will see this but this is not a *luxurious* place to stay but it is very comfortable. Pictures are accurate. Note that if you plan to use the pull-out couch, it's in the hall and not private.

The location is so convenient you’d never have to leave the street except to go to beach, which was a short walk. You definitely notice the roosters, but we got used to them. We had a very enjoyable week !

This rental was spot on. The location was exceptional... close to the beach, restaurants, and boutiques. The accommodations were most comfortable. Though it can accommodate seven guests, there are only two true bedrooms. Kitchen is well appointed. One should be fond of cats, as we are, as they are pretty omnipresent. Earplugs may have to be used, provided by host, as one is awakened by a cacophony of beautiful roosters. Will certainly return.

we were there with 4 adults and two children. The pool was of course a highlight for the children, but we adults also liked to use it to cool off. Furthermore, the fully equipped kitchen must be mentioned because we were able to cook so well, since we didn't always want to go to the restaurant with the children. As the last thing, I would like to highlight the wildlife in the area, starting with the two house cats, who got used to us quickly and especially the Iguane, who lived in the tree next door and impressed everyone.

We really enjoyed Tim’s place and feel as though description was perfectly accurate and additional tips were very helpful. Worth noting, description details jungle setting, roosters, cats etc etc, these should not come as a surprise to anyone as description clearly states but worth emphasizing because if you did not expect it could come as a surprise. Tim’s comms was fantastic and had lots of pointers to help with the stay. San Pancho was a lovely wee place and Tim’s place was so close to everything it had to offer

The stay at Tim's house was very pleasant. He was always aware that we were having a good time. My family and I had a good time surrounded by nature and in the company of the Michis who live in the house. Recommended place to spend a few days relaxing.

Very nice stay, beautiful rustic house and equipped with everything you need to be there and on the beach, very nice decor and the michis 🐈‍⬛ are a love, Tim and his staff are always attentive and attentive to us, restaurants and shops very close, the beach is also very close, maximum 5 minutes on foot, there is a family of very large iguanas in one of the trees and in the other a family of squirrels, really an oasis within the coastal area, we will definitely return

Lovely house with Local charm and tasteful interesting decor. A nice pool and landscaped green courtyard. A well equipped kitchen and very comfortable place to stay. Two great cats, several iguanas, and a curious rooster visits the fence from next door. I’ll be back if I don’t but something for myself. A great place in a nice beach town.

We had a great time in San Pancho. Tim’s place is close enough to walk to everything you need in town and the beach is only a short walk. Bring earplugs! I loved (most) of the sounds except the roosters that started crowing well before sunrise. Around 7:30 the birds and animals nearby made noise that I loved to hear while enjoying my coffee in the morning. Again in the evening there was the sound of town, and music to enjoy while sitting by the pool. We used the pool multiple times everyday, a first for me on a beach vacation. There is a great combination of sun and shade around the pool. The kitchen had all we needed for breakfast and snacks. Tim’s guide to San Pancho provides great recommendations for food.

Tim was a fantastic host! Incredibly responsive when booking, leading up to and throughout our stay. His house is a fabulous location. Totally walkable and in the center of everything yet private.

I felt very much at home there. Yes, the roosters are melodic (!) and there is much noise, music and energy all around. The cats were fun and the location was an easy walk to everywhere. Small problems were fixed quickly and efficiently. Loved the esoteric books and I was tempted to steal the artwork - especially the stretching cat! (I didn’t!) My favorite repeat visits were to EntreAmigos which is a true gem. Residents were kind and welcoming. Lots of good restaurants and we loved Lily at the Barracuda. Hope we can stay again.

Best location, just a 5min walk to beach past all the good restaurants & boutiques. But the Airbnb is not on the Main Street so it’s more quiet (except for the roosters at night - bring earplugs). The house itself is so fun & has everything you need. Six adult girls slept totally comfortably. The cats are super sweet & often hang out in the house. The pool was cold in Feb but we didn’t miss it at all, too busy at the beach or exploring. Beds were so comfy, AC was strong, water pressure was great, parking was easy. Awesome place! Also Tim is super friendly & accommodating!

Excellent stay. I don’t want to tell you how good it is because I want the home to be available for my next visit (: It’s a peaceful little Oasis that was very inviting and homey. We loved the location and our host Tim was very helpful, accommodating, and responsive. The location is ideal and you can walk everywhere you might want to be in San Pancho. Across from the home is El Estar, which offers yoga, massage, and different classes and activities. I did a sound bath there which I really enjoyed. The cats were an added bonus as I always miss my pets when I travel, and they are both very sweet and friendly. As in most neighborhoods in these parts, you’ll hear some roosters but after being in Mexico for a few days I found they blend into the background. I was glad to not hear any Chachalacas around the neighborhood.

The only noise was the roosters in the morning but other than that it was peaceful. Great location of the house walking distance to everything in the Main Street and beach is like a 5 min walk. The secret garden paradise! From the extremely convenient location--located only one minute from the main strip, alongside some fabulous restaurants (get there early for a table at the gorgeous Amore Jardin!)--to the stunning architecture and tropical garden, staying at Tim's place was an unforgettable trip in a slice of paradise. I have been visiting San Pancho for 13 years and it has really turned into a bustling tourist destination, but hasn't lost its small beachside town charm. Expect that there will be your usual Mexican town touristy noise with street music at night and yes--the roosters! Earplugs, as mentioned in other reviews, are helpful though honestly I stopped hearing them after 24 hours. :-) Tim and his housekeeper Cristina were instantly responsive and extremely kind and charming. Although Tim was not located in town at the time of our visit, he was always available and helpful, and his notes for his guests were fantastic!

Tim’s home is an oasis in the middle of San Pancho. It is steps from amazing restaurants and a short walk from the beach, but once inside you feel completely separated from town. The pool is the perfect place to recharge, and the two cats are incredibly friendly — they made our stay! When we head back to San Pancho, we’ll be rebooking :)

A beautiful private historic oasis right in town. Loved the easy access to the beach, restaurants and great walks. We love San Francisco (San Pancho) and will return for more relaxation and fun. Tim's communication is awesome. Note: Roosters in town do wake up early. Ear plugs are a simple solution.

I can only recommend Tim´s Villa for your stay in San Pancho. Ease of access, super central (5 min walking to the beach, 2 min walking to the main street). Communication is efficient and very reliable, if Tim is not present he will take care that any inquiry will be addressed appropriately. The place is very nice (exactly as the pictures) and very clean. We will be happy to return when we go back to San Pancho. Thanks Tim !

Tim was an excellent host and his place is a perfect spot to experience all the relaxation and joys of San Pancho. Walking distance to everything you could want, and his place has everything you would need to wind down. We thoroughly enjoyed our time and look forward to coming back! Don't hesitate to ask Tim any questions if this is your first trip. He is knowledgeble and responds quickly. We recommend the ceviche at Barracuda around the corner-- we will miss our meals there!

Possibly the best spot in all of San Pancho? Everything was amazing, the space is very private and quiet with thoughtful touches and lush tropical environment. Cats made it a warm home to come back to as well. As with anywhere outside of a city, bring some earplugs for neighboring roosters, but don't make too many plans because you will definitely want to lounge by the pool when the sun hits just right. Location was insane as well - half block to main drag, 3 blocks to the beach. Definitely our new go-to!

Amazing home, felt like I was in paradise. Close to so many restaurants and shops, a 5-10 minute walk to the beach. I hope to come back here again in the near future. Pure magic.

We LOVED our stay at Tim’s magical oasis. The house is so pretty and charming and full of character, and was the perfect size for our family (two parents, two kids). AC inside kept us cool when needed and the pool kept us fresh and happy when outside. The location is great, as the house is very close to cafes, restaurants and stores, and a very short walk to the beach. But when inside the property you are tucked away in a private space with lush plants and total privacy. Tim was an amazing host, welcoming, warm and relaxed. Everything was perfect. Thanks, Tim for a wonderful and memorable stay. We loved it and hope to come back soon.
