The pros: This condo is great. It's at the infinite pool level, on the best part of the beach, where it is sandy and not rocky, spacious and with easy access. The cons: I came with my husband and my two daughters, 13 and 16. I knew that the condo building did not allow kids under 12, which sounded perfect. But a week before arrival, I was asked to sign an "HOA agreement" that was very restrictive to noise, use of pool toys, priority to swimmers, no food, hours of access to the hot tub for teens, etc. I signed it, but it seemed very "unwelcoming" and provided when it was too late to cancel. Once we got there, we realized the full -time owners are older and a few watch renters constantly, telling you not to do this and that. The property manager even called it a "more of a retirement community". We are not loud or rude, but we like to have fun on our vacations. I even like to play with a ball in the water sometimes. We felt like we were being watched and restricted, that was annoying.

Betty’s place was perfect for our family of four. All of the neighbours within the building were very friendly and provided great restaurant recommendations. We were able to explore the local community and felt safe. The pool was fantastic. Much better than nearby buildings. This place is definitely the only place that we would come back to!

What a beautiful space! The apartment was exactly as advertised and was a perfect, quiet retreat. Everything was clean, comfortable and completely secure. The pool and proximity to the beach were unbeatable and a perfect way to spend an afternoon soaking up the warm Mexican sunshine! It is an easy walk to all the restaurants with plenty of good options to choose from (both expensive and not, just depending on what you’re looking for). A special thanks to Dario who was there to check us in! He was easy to communicate with and made sure we had anything we needed throughout our stay. If staying in Punta de Mita (Corral de Risco), you will not be disappointed with this place. We would love to return again!

We had an absolutely wonderful stay at the home this past week. The condo was exactly as described — spotless, beautifully maintained, and thoughtfully designed with everything we needed for a comfortable visit. The bed was incredibly comfortable, and the attention to detail throughout the home really stood out. Our host was exceptional: responsive, welcoming, and genuinely invested in making sure our stay was perfect. Check-in was seamless, communication was clear, and we felt taken care of from start to finish. We will be back!!!

We truly loved our stay. The place is amazing right on the beach. It’s perfect spot for a beach vacation. Dario is wonderful. He helped us arrange the transportation from the airport to the condo, make the reservation for Christmas Eve dinner and book the surf lesson. We had a great time! Definitely want to come back again.

I 'm sad I am not writing this fabulous review from the patio of Betty's gorgeous aparment. Her place surpassed our expectations. Prior to our arrival Betty, Dario (the property manager) and team made sure we had everything we needed. A driver to and from the airport, groceries in the unit prior to arrival, a surf instructor, restaurant recs, etc. Once we arrived at the apartment, we were blown away. The place is huge, super clean, cozy and in the perfect location. The patio is covered and directly in front of the pool & beach. So peaceful and quiet. We spent many hours a day reading on the patio listening to the sound of the ocean. The town is just a 5 min walk from the beach and/or street with LOTS of fantastic restaurants, one being directly across the street. We are already planning our 2026 trip to ensure we can secure her place. Cannot wait to go back!

Great place to spend a week with our family!

Perfect spot for a quiet getaway - just what we were looking for. The condo was simply amazing, able to walk out right to the pool and a few more steps to the beach. Very comfortable with all the amenities we needed for a great stay. Hosts even went as far as to get shower chair and made adjustments for a shower hose for our daughter who is disabled. Highly recommend!

This property is ideal if traveling to Punta Mita. The condo was clean with plenty of room for us to relax. The views were amazing and we were able to see whale breaching from the patio. It was quiet and we had a blast.

This was our second stay in this unit. It is absolute perfection! 3 bedrooms, first floor, right out the pool. Very comfortable. I highly recommend it! We will be back.

Check-in was super easy and flexible. The place was perfect, beautiful relaxing, amazing views nice pool and hot tub easy to walk to restaurants made for a very relaxing stay we will definitely be back.

Very nice place for our family to relax and enjoy the warm weather during the winter. The unit is spacious, the access to the pool and beach is excellent and it’s easy to walk anywhere in town. Highly recommended.

This was one of the very very best holidays we had because of the location. The unit is steps from the pool and the beach. We were there November 8-16 and it was very quiet. At the pool and the beach. The building is only 15 units and mostly owners. Some rent but other don’t. It was very quiet. We truly enjoyed the peace and quiet and didn’t explore much so nothing can be said about those options from us. The unit was comfortable and and the AC worked well when need but the ocean breeze is also very refreshing. The unit is ground level but 2 flights down from the front entrance of the building . Please check with owners to make sure elevator is working because it wasn’t for us during our stay. We had a lot of help from Dario to carry our luggage and food but and it really didn’t matter at all the rest of the time but if one has mobility issues, this could affect your holiday. We would highly recommend this condo and location.

We had a remarkable experience staying at our condo. walking distance to local restaurants and shops. Food was amazing at every restaurant. Our condo was clean and quiet. Pool was great for swimming and relaxing but a little warm due to the weather this time of year. The beach out front was never crowded and the water felt amazing! Small waves for the young kids to play in. We felt right at home and can't wait to come back for another trip. Betty and Paul were very responsive to any needs or questions we had. I will definitely be recommending this place to friends and family.

It's a very comfortable apartment with a very nice pool. The Jacuzzi is at a very good temperature. The bedrooms are very comfortable, and it's across from the beach.

Clean, spacious, comfortable, well stocked condo with really nice pool and hot tub and views of the ocean. It was nice to be able to walk out to the pool as it was right in front on the same level as the condo but it did decrease the privacy. Unfortunately there was a big storm that took a lot of sand away from the beach leaving many rocks. Security in front and back required keys to get in and out but it was unsafe to leave keys/towels on the beach. Keypad on gate to beach would have solved the problem.

Lovely ground floor unit , huge common area , great kitchen . Beds were very comfortable, kitchen well stocked . The communal hot tub is directly outside the master sliding door and the living room sliding door. This creates less privacy as that is a popular area . That said , all the people , many owners , were lovely and we didn't feel Intruded upon at all. Punta Mita is remarkably quiet , it's a great little place

Stunning views from sunrise to sunset. The unit is perfectly located just minutes from downtown and restaurant row. The benefits of being on the main floor and having pool/beach access right outside your door outweigh the slight loss of privacy. Tho it never gets too busy and the neighbors are all friendly. Punta de Mita is such a lovely area, we would love to return.

Betty and Paul always responded to my questions immediately. The place was fantastic! We had everything we needed for 5 of us. It was great to be steps from the pool and not too many more to be on the beach. The pool area came charmingly with 4 Iguanas which entertained us daily! Really amazing experience all the way around. We cooked some nights (fully stocked kitchen) and tried local restaurants on others...highly recommend La Rustica!

Terrific place in a terrific freindly neighborhood. The building(not the unit), seems a little smaller than the similar surrounding places for rent. I think this is a plus for privacy. The quality of the restaurants within walking distance was a pleasant surprise. Makes Sayulita look ghetto. Staff entirely helpful. Easy place to recommend.

We had a perfect stay. The condo was stunning. The views were outstanding. The location was great, very walkable. The beach was amazing to walk on and swim in. And Darrio and Betty were absolutely wonderful. We highly recommend this place!

The hosts were the best. They assisted with all our needs and answered all our questions making this a very enjoyable stay. The views alone are worth it, but the location is the best, we didn’t want to stay “behind the gate”. Being able to walk from the pool to the beach/ocean was ideal. All the restaurants are just a short walk up the beach.

An excellent place to relax. Everything was just like the photos. The apartment is very spacious and everything was very clean. Everything worked very well.

The apartment was just as the photos show - accommodations were incredibly clean, beds were comfortable and the condo had everything we needed for light cooking. It was a 5 min walk to town for all the restaurants. Betty was incredibly responsive to any questions we had. It was a wonderful week.

The condo sliding door led directly to the pool and the spa and then thru a gate to the ocean, Betty and Dario were excellent in their communication and service. The building maintenance men were top-notch, very friendly, and helpful. Very highly recommend!

I simply loved our week here! Luxe and local at the same time. It’s the exact location I look for when traveling. Incredible ocean view; steps to the pool and beach; 5min walk to the the cute downtown with great restaurants, coffee, and excursions; 5 min walk to local taco joints; safe; spacious, high quality, comfortable living space; and huge glass doors open to the warm ocean breeze and sound of the waves. Betty made it all wonderful too with great recs for car rental and groceries.

The most incredible view from the second you walk in the door. Located in/on a beautiful beach and walk to your choice of one great restaurant after another! A fantastic getaway for couples!

Lovely place to stay, to have a pool (where you can refresh and do laps), a hot tub and the beach right there is a dream. Kitchen is well stocked including various spices to cook with. The host is super responsive and provided helpful recommendations. Various delicious restaurants a short walk away in the nearby downtown. Ideal beach to learn how to surf and super safe to swim as its part of the PV bay. Also lovely whale sightings as it's towards the end of their season now in March.

Our family of six had an amazing time at Betty's property. The condo is the perfect location on the ground level for access to the pool and beach. The beach was a few steps away and our kids loved playing in the gentle waves. In the afternoons, the pool was fantastic for a warm dip or even watching the kids if they wanted to continue jumping waves. The staff at the property kept the pool area immaculate. Multiple times a day they were cleaning and testing the water - it was truly sparkling. They were always happy to greet us with a smile every time they encountered us. The property itself was great. We didn't cook too much, but it had plenty of kitchen wares / appliances if cooking was desired. The layout was great, everyone felt like they had enough space even though we spent most of our time outdoors or exploring the area. Betty and Dario were super responsive with questions and any needs we had. The location is about a 5 minute walk from what I would call restaurant row. There were several restaurant options to choose from - we had lots of great meals at several of the restaurants. This property is located near other condos, but also near local resident's homes. If you want a resort feeling / manicured walking paths, etc, there might be another property for you. We enjoyed walking the uneven cobblestone streets and finding the small taco stands tucked in-between houses saying hello to the families walking their kids to or from school, but this is experience we were happy to have. We felt very safe walking around and everyone we passed shared a greeting. Overall, we really enjoyed our stay at the condo, the beach and exploring. Some places we would recommend Mina and Naef (dining), Hidden Beach tour (organized by Marietas Punta Mita) and Sayulita (surfer / beach town about 30 minutes from condo).
