the house was amazing and perfect for our group of 10. it was very convenient and a. easy walk to the town center. frank was helpful with getting transportation, golf cart, and private chef organized prior to arrival. he also was very responsive throughout our stay with anything that came up!

The place was nice. Some rooms nicer than others. The host Frank was accommodating and responsive, although it was usually to fix things. Unfortunately one guest had no shower handle in his room, and there was no hot water in any of the rooms. When we arrived, the pool didn’t look clean and full of leaves. I cleaned it myself the next day. Most of our group was fine, but there is a lot more stairs (100+) than expected. We had nice breakfasts made. Kitchen had everything we needed.

Unbelievable experience from top to bottom, this place is perfect. Ideal location right across from the beach and a minute’s walk from town. The house itself is absolutely beautiful, blending traditional and modern architecture to create a coherent and spacious living space. Each room basically has its own level with privacy and great views. I can’t imagine a better setup for having a wonderful time in Sayulita. Frank was very communicative, and check in / check out was a breeze. Thank you for a perfect stay!

Although this place looks amazing in pictures, it’s somehow even more amazing in person. I came for my bachelorette party and as girlies in their mid-30s, we loved that we basically all had our own little room with our own showers. It was much appreciated to have water when we arrived and cleaning halfway through our stay. The view is phenomenal, everything you want to do is nearby, and there’s even a bar across the street that felt like an extension of our place. We loved it so much!

We stayed here for a girls trip with 8 women. Frank was very responsive in the months leading up to the trip, answering questions and helping us book a chef and housekeeping. The stairs at this house are no joke! I definitely wouldn’t stay here with older people or children. But for us it was a great workout each time we came and went. The ocean view from each room was amazing, and with screens on all the windows, I slept with the windows open listening to the waves all night. The kitchen was well appointed, and the table overlooking the ocean was a wonderful place to eat our meals. The chef cooked delicious authentic Mexican food for breakfast and one dinner. The house is in a great location that is very walkable into town and is right across the street from the beach. We enjoyed renting beach chairs at one of the bars just down the street. The pool was a little chilly for us, but it is beautiful. We would definitely stay here again!

PROS: The walkability to the beaches, restaurants, shops Privacy of the bedrooms Well-equipped kitchen An assortment of mattresses from soft to firm and in between Good workout with the amount of steps, especially for rooms at the top A maid stopped in to replace towels The beachfront massage tables across the street were amazing We had amazing food CONS: 154 steps from bottom to top (would not recommend for toddlers or people not in good shape or steady on their feet) The kitchen door wouldn't close completely so a critter would feast on anything left out at night The showers were mostly cold with a couple of them scalding It was a bit noisy at night on the weekends More hooks, towel bars, benches, and chairs are needed in the rooms as there wasn't a place to hang much or sit to put on shoes The humidity made it hard for towels and clothes to dry

This is a lovely house on the beach overlooking Sayulita. Hard to beat location, the house, and everything. The only negatives I can think of are that the power went out on us daily. Apparently, the load of the A/C units is a bit much for the breaker. Once we figured out where the breaker was and how to reset it, we were back online. That was a daily occurrence, but once you know the trick, it's no big deal The breaker is down on the street - flipping it to the fully 'off' position is a bit difficult (push hard!), then you can flip it back up and you'll be good to go.

Everything about this place was perfect! Frank was incredibly helpful and responsive as a host. He made sure we had transportation from/to the airport, arranged for chef/cleaning services, arranged for an extra trip to the mega store, and was very helpful with answering questions and assisting with plans. The location was AMAZING! We were within easy walking distance to downtown and amazing restaurants (loved La Rustica and Marys), but still in a very private area with perfect beach access right outside our door. The beach had EVERYTHING we needed! We got massages on the beach, took surfing lessons, and enjoyed Taboule (an oceanfront bar/restaurant) that offfered chair/umbrella rentals with amazing drink/food service. We were also able to walk to Playa de los Muertos in about 8 minutes. I honestly cannot think of a better location! The house was awe inspiring, providing more than enough room for 11 of us, and the chef/cleaning services were outstanding! We cannot wait to go back!

Wonderful location!!! Easily walkable to beach, town, restaurants. Frank was super nice and accommodating. Only issue was noise in the middle of the night from partygoers and music.

This place was beautiful but there are defiantly a lot of stairs! We sent the younger people to the top! It was a short walk to the main square of Sayulita and there was a great restaurant called The Dock that was very close to the property. We also rented golf carts which Frank coordinated for us and he was very helpful when we had an issue with one of the carts. Frank was also able to arrange transfers to and from the airport which all went very smoothly. Overall this place was perfect for our group of 10!

Casa Linda Theresia is an absolute dream. Booked the house for my wedding week in Sayulita for about 10 of us total. It's hard to put into words how incredible the space is. Highly recommend this spot if you're looking for something that allows people to have their own privacy, yet communal areas for people to gather and have fun. The pictures don't do it justice. Perfect place for us to get ready for the wedding and SO many great photo opportunities on the property. We were sad to leave, Casa Theresia will hold a special place in our hearts forever. And Sayulita... All of it is truly so worth it. Frank is a great host, very communicative and responsive. No issues at all in terms of getting what you need and making sure your stay is comfortable. Only watch out is that there are a lot of stairs, which made for a good workout upon arrival getting luggage up and into rooms, but once you're done it's smooth sailing.

Frank was a great host. Very responsive and helpful. The house was cool but funky. It is basically 3 separate houses stacked on top of each other. The first 2 rooms and kitchen looks like new construction and is beautiful. The remaining 4 rooms and 2 kitchens are definitely nice enough, they are just older. The location can’t be beat. Right across from beach and very walkable. Frank had 2 golf carts for the group waiting at the house and it was worth the price ($50 USD per day per golf cart) but not necessary if you are trying to save money. Beds were soft in the new construction rooms and hard in the old construction rooms (which I like because I have a bad back). The only reason I gave this review 4 stars is the massive amount of stairs to the top (probably 130 or so). The view is beautiful at the top but it almost killed me bringing all the luggage for my family of 5 and groceries up the stairs. Ask Frank to have someone there to take everything up the stairs even if it cost money.

The place is nice and cozy. My family and I really enjoyed the house and the views from the rooms were always good for photos. We were delighted with the town and the atmosphere in Sayulita.

The views are stunning at this house. We rented out the whole place which is actually 3 different apartments that can combine into one. We had 3 different generations. Many ppl had bad knees and they still managed to stay in the lower apartments and didn’t mind. We hired Sonia as our cook for breakfast in the morning. It was good food and nice to not have to cleanup ourselves. Frank was very responsive and helped us arrange everything we needed. Daily maid service didn’t come with the place so if you want that make sure tell Frank so he can charge you a bit extra for it. And yes there are a lot of stairs but they kept us healthy and afforded us stunning views. Our youngest kid was 6 years old and we didn’t worry about them falling off of anything (if your kid is clumsy maybe this isn’t the place for them…but that wasn’t an issue for us) We rented a golf cart at one point and it was a lot of fun.

We had an absolute blast staying at Frank’s villa. Frank was very communicative before our visit, helped us book a private chef, confirmed our dinner reservation in town and arranged the villa to be open for our grocery delivery. We appreciated everything he did to make our stay amazing. The villa was wonderful. As others have said, there are A LOT of stairs, but we got used to it after the first day. Location was excellent with the beach bar in front and a quick walk into town. Felt super safe between condos and a hotel, both with security on their premises. The listing states that it can sleep 14, but there are only 6 bedrooms, so I’m not sure where the additional two would sleep. We had 11, and it was perfect for us. Lots of group areas to hang out but also private areas to retreat to. We would definitely stay here again!

Frank was a fantastic host and was very accomodating in arranging airport transfers, hiring a private chef and answering all of our questions. The house is great for large groups with 6 seperate "mini casitas" which we loved for accomodating different sleep schedules, but as mentioned in other reviews there are a lot of stairs. The house is in a great location, just a short 5 min walk into town, with a cute beachside cafe across the street and gorgeous sunset views from the pool. Our best tip- there is a great beach massage set up right across from the street and given how hot it was during our stay, we had 3 masseuses bring their tables up to the air conditioned rooms and it was incredible! A great massage in the comfort of the AC and very inexpensive!

Great place to stay with a large group in Sayulita. As other reviews mention, there are a *lot* of stairs, but amazing ocean views, especially from the higher rooms. Since we rented a car and drove up from Puerto Vallarta, it was great to have private parking on the grounds. It was an easy ~5 minute walk to restaurants and bars in town. Highly recommend for anyone looking for more space/privacy than what you’d get at the neighboring hotels.

House is great! The location is truly one of the best spots in sayulita. We would stay there again! The host was very responsive, and handled everything for us in a timely manner! A few notes that might be helpful: - as you can see from the photos, there are a ton of stairs. And it was a beast to get our bags up to the rooms. So if you’re even a little worried about it, I would trust your gut! It’s not for everyone. Also, I don’t think I would bring my kids when they were under the age of seven. There are just a lot of open spaces without railings, big drops, etc. even as an adult, you just need to be careful. - all of the rooms were clean and great views. But just note that there are only two contemporary rooms that you see in the photos. The rest of the rooms are a traditional/older. And the upper rooms don’t have glass windows. So that just means that if you want to look out the window, you have to fully open the doors with no screens. We personally loved it, there weren’t a lot of bugs, and the weather was perfect. But I know some people in my family, and friends, who would’ve had a problem with that. I will also say that there is a wide discrepancy between the styles of the rooms (the two masters that are more modern, and the rest of them). So if you have picky family members or if you’re splitting with friends, just be ready for that. - we had A chef come for dinner for 14. We fit beautifully around the huge outdoor dining table. It looks a little smaller than I thought in the pictures but it fit us really well. - there is no real communal space other than the dining table for a large party. But it’s kind of a city house, ie not meant for hanging with a large group - we spent most of our time at the beach right in front of the house. The hotel next-door has beach chairs that you can rent, and get all your food and drinks from the bar. So we basically just did that all day, or walked around town. - The last thing to note is that in the photos you can’t necessarily see but on both sides of the house are hotels. I think we might look into those the next time, the location is perfect, and they may have elevators and they look like they have larger pools and more communal space. - We were there over Easter and that’s a pretty raucous time, there is a 10 PM sound curfew, but we had a few nights where people were partying late into the night. Again, we didn’t mind, but if you’re a stickler for stuff like that just be aware. Sayulita is a magical and beautiful town. I share all of this bc I’m not sure I knew when I went but it didn’t really change our trip. We had an amazing time! Hope it helps.

This property is paradise. Huge and beautiful! Very great value. Host is incredible and easy to work with.

I've stayed at places before with a lot of stairs and this is the first time that no one was there to help with the luggage. As other reviews state, there are A LOT of stairs. For such a place, I would've imagined someone would've been there to greet us and help us with the luggage. We came after doing a job in Puerto Vallarta and had a lot of heavy photo and video equipment with us. We weren't expecting to leave all our luggage for someone else to take up to all the levels, but we were definitely thinking we'd get an extra hand at least. Also, the pool was cold the whole time. It doesn't get a whole lot of sun due to the taller building next by so no one was able to get in and enjoy it which made me feel like we paid for a space to have a pool but never really got it. That said, it's a great location, comfortable beds, clean, and beautiful spaces all around.

I can’t say enough good things about the property and our host. The property was amazingly beautiful, easy access to the beach and to town, perfect for large parties and/or multiple families. Frank was an amazing host from start to finish. He helped arranged shuttles, covid testing, private chefs and answered all my questions and from start to finish. We will definitely be back to this place. Thank you Frank for all that you did to help me put this vacation together.

We had a great stay at Linda Theresa for a friends bachelor party. The house is absolutely stunning and makes for a great place to hang with a large group. Frank was very responsive and that made the stay a breeze!

This place is an absolute dream! There are LOTS of stairs, so keep that in mind if anyone has mobility issues, but it didn’t take away from this place in the least! We had 6 couples and every couple had their own private area with amazing views private bathrooms, and 3 separate fully equipped kitchenettes. Frank was amazing helping us coordinate anything we needed while there. He set us up with car service transportation to and from hotel and even took us to the store for food and supplies en route to the house. Highly recommend the golf cart rentals to help you toodle around town and find new beach areas. But even if you stay close to the house there are still multiple beach areas all within a short walk. In sum, best house I’ve ever booked on Airbnb and we will for sure be back in the future!

This property is beautiful and perfect for large groups. It's essentially 6 mini casitas (each with it's own bathroom) on one property with 3 separate kitchens, multiple gathering areas, and a small but nice pool. Be prepared for a lot of stairs as it's over 100 stairs to get to the very top casita. If you have difficulty with stairs, this is not an ideal location for you as even the bottom two casitas require multiple steps. The kitchens have the basic tools to prepare meals and we hired a chef for two nights, which was a lovely experience - look up Chef Carmen on Yelp. The location is perfect, a 5 min walk into the main town with the beach right across the street. The town itself is small and you can walk all the streets in less than an hour but there are plenty of shops and restaurants to explore. I gave this property 4 stars largely due to the fact that the water went out one day and it took about 6-8 hrs for them to replace the pump, which was inconvenient since you couldn't use the toilets or shower. We also had a shower break and not get repaired for over 24 hrs, which required multiple inquiries to fix. On the flip side, they do have maids that come during the week to provide fresh towels and a pool guy that cleans the pool daily so that was an unexpected touch. However, note that unlike other AirBnB's this property does not have laundry facilities you can use. They charge an extra $350 pesos/day and you need to arrange that service with the maids. Frank is the property owner and operates a cute shop nearby in town and was very attentive and responsive to our texts. Overall, we would rent this property again but hope for the price they invest in some plumbing fixes to avoid future issues.

This house is beyond gorgeous in the most convenient location ever not to mention Frank the Airbnb host was absolutely great to work with. He was extremely helpful in every way and quick to respond to any questions I had! The only thing I would say was there was some miscommunication about laundry! Haha (if that’s the only thing that’s pretty good) but, you do not have access to the washer and dryer you have to pay to have your clothes cleaned by the maid. Paying is no big deal it just needs to be more accurately stated. Anyways, loved the house (lots of stairs if stairs are hard for you) and overall it was a great experience and we had a great time.

Frank was great, he was very helpful from the beginning to the end in helping us get checked in, get an in-house chef, and private massages set up. The house is in a perfect location from town, very convenient and was quiet most of the time, though one night there was a full on mariachi band playing in the street in front of the house at midnight, not sure whom for. The home is kitty corner from the bay so not too busy, but just walk across the street to the beach. There are a lot of levels to the house, but that just means everyone has a view and a lot of privacy. Its like 6 cottages stacked on top of each other. Things were very clean, and were set up nicely to enjoy group activities or privacy whenever we wanted. The only hitch all week was the wifi was out over a holiday weekend, so it took a while to repair, but Frank eventually was able to get someone out there to fix it. Would definitely recommend.

Our group of 9 really enjoyed the property. The location couldn’t be beat. It’s one of (if not the only private property) directly on the beach. Situated in between Playa De Los Muertos beach and the main town of Sayulita. We walked everywhere. No car needed unless you want to explore some different surf spots outside of sayulita. Loved all the different community spaces in the house. Frank was very responsive and provided lots of local tips. All the rooms were spacious and the beds were comfy. AC worked well in every room. Already planning our next trip back!

Casa Linda Theresia was the perfect spot for our guys' trip and would also work great for a group of couples or a few families. Each casa has its own bed and bathroom so there's plenty of comfort and privacy. The lower main casa has a huge kitchen, is next to the pool, and has a huge outdoor table for sharing meals or drinks. It's in a perfect location, just a few minutes walk to and from the center of town and just a few steps to the beach. The views, especially from the upper levels are unbeatable. We had a few small issues with the safes in a couple rooms but Frank responded quickly and resolved the issues right away. I would stay here again in a heartbeat.

Our group of 12 friends visited Sayulita a couple weeks ago and had a great stay at Casa Linda Theresia. The photos really don't do this amazing property justice, as you don't get a sense of how expansive it is. Frank was a very attentive host and ensured the property was in great shape for our arrival. He helped arrange a catered dinner one night, which I highly recommend if you're with a group. He also arranged in-house massages, which was a real treat. I highly recommend this property!

“Casa Linda Teresa” is a special place , a retreat. The home is built on a hillside, directly in front of the entrance gate is a narrow village road, across the road is the beautiful beach with the local small wooden boats, surfers, umbrellas, sand, waves and vivid bright colors. Our family was extremely comfortable, as everyone had their private space. The lower level is modern, sophisticated with natural Architectural features. While the two upper levels are classic Mexican, tile, fresh and updated. The views from all three living areas are different and beautiful. We couldn’t have wished our hope for a more heartfelt family vacation. We have gratitude for the home owners and they’re thought-out design... and we thank Frank for his hospitality.

We LOVED this place. Frank's communication was prompt and accurate. Frank arranged a Suburban to pick us up at the airport for 150.00 USD. The driver took us to the Mega Store where we were able to buy all of our food and drinks. Mega is a clean, big grocery store...kinda reminded me of a Costco. The house was spectacular! Great for a big group. We had 10 people and everyone had their own apartment style place. It was nice to be able to get ready in our own space, but still have a local gathering living room/kitchen/pool area to hang out as a group. We had two massage therapists come to the house for 5 hours (5 couples) 2x during the week for 35.00 USD an hour. They were fantastic! Frank arranged for a chef to come to the house and make a wonderful authentic Mexican dinner...came out to be around 60.00 USD per couple. Very affordable and a nice way to end the trip. Sayulita felt very safe to us walking around and we enjoyed every minute of being there. Highly recommend this home, location and town. We never had to take a cab as everything is within walking distance. My only disclaimer is there are ALOT of stairs. Stairs weren't a problem for my group, but if you have someone in your group that is not as able-bodied, it will be very difficult to get up and down. I do not recommend this house for anyone with kids that are able to walk. Too many ledges. Otherwise, FANTASTIC place! We will be back next year.

This place is AMAZING. I had a large group for my bachelorette trip stay here and it was perfect. There is a main portion of the house that was great for everyone to eat together and hang out. Each casita had its own level and private balconies which were really nice since we were a large group that stayed for 4 nights. Everyone had a nice bed and bathroom and was more comfortable than expected. Really recommend this location and property. Frank was very communicative and made check-in and out very easy.
