4BR Villa in Cancún

The place is very nice, quiet and with a very beautiful sea view. Cathy was very friendly and answered all our doubts. I would definitely stay here again.

Villa Nizuc is exactly as advertised. Beautiful location with easy access to everything in the hotel zone via buses that stop right outside the gate. Security personnel were great. Roberto was fantastic and Cathy was readily available to answer any questions. Roberto went out of his way to find crutches for a member of our family who had sprained her ankle. We can’t say enough about everyone involved with our stay and would stay here again.

Our Family of 8 enjoyed 6 nights at the Villa. The Pictures are correct with the view and the villa accommodations. We had enough beds & bathrooms for the whole week. We enjoyed coffee out on the common area deck and had cocktails on the villa porch with the Beautiful Ocean View. Loved walking right out onto the Beach and playing in the waves every day. We enjoyed making most of our meals in the well appointed kitchen, but there are many nearby restaurants if cooking isn't your thing. A quick market is within walking distance and we very quickly learned the bus schedule to go to the supermarket and other activities. Thank you Cathy for sharing your space with us. It was truly a Memorable Week!!

We had a great time and there was definitely enough room for the eight of us. And tons of pots and pans. However we would not want to stay here again unless some things were to improve maybe another one of the properties but this one needs a little TLC. Roberto was the best and very attentive. Probably would have been more attentive if we had asked. Anytime we needed anything he was right on it. The downside is the home was quite dirty there was short brown hairs everywhere and all toilets, showers and jacuzzis we're not clean. We cleaned our jacuzzi only to find out the Jets did not work so it was basically just a large bathtub. Also anytime we used the stove be prepared for the 2 inch cockroaches that come out from underneath. There were also smaller ones that come out of the drains in the showers. Kind of gave us the heebie-jeebies but we made do and had fun trying to kill them. Also we were disappointed that the pool is not 24 hours and not salt water. The pool is open till 8:00

The house was fabulous. The three levels was great because we have young children so it offered some quiet for nap times. The house is towards the end of the hotel zone so it’s a pretty quiet area. The city bus was easy to catch right outside the door. There were several restaurants and an OXXO within walking distance. Pool area was clean, beautiful, and never crowded. Safety was never an issue. The beach was pristine, also never crowded. Too rough for paddle boarding or snorkeling but still swimmable. The entire stay was wonderful.

We stayed in Cancun for a month and this was a perfect place for a family with a toddler and parents who needed to work from home part of the time. It's one of the complex with 30 or so private villas, with 24/7 security so we felt very safe. It has two heated pools, and one of them shallow enough for children. Next to the pool, there's plenty of furniture. The beach is right there too. There're often big waves this side of the Hotel Zone, but if you walk 12-15 minutes toward Club Med you'll get to the area that's usually free of waves and great for snorkeling. Roberto (property manager) was responsive and could quickly fix things or provide some items like laundry detergent. Two of the villas were undergoing renovation but it only happened during the day and didn't bother us when we stayed outside. If you plan to spend more than a few days and get out often you'll likely need to rent a car (the villa comes with its own parking spot).

Cathy was very responsive and helpful, and the property manager, Roberto, was absolutely phenomenal. He was so friendly and came by daily to make sure we had all we needed. The unit was stocked with everything we needed and very spacious for the seven of us. Each bedroom has its on bathroom and air conditioning unit, which was wonderful. Very well maintained grounds and beautiful pool area just a few steps from the beach. An easy walk to a few restaurants and the local convenient store. We had a large group and used public transportation a couple of times going up the hotel zone. We also used Happy Shuttle Cancun to and from the airport, and they were great. There are a couple of condos that are being renovated from a hurricane, so there was a little noise and aesthetically it brought the overall look down a little, but overall it was a great vacation area.

Cathy’s property is amazing and she and Roberto were very gracious and attentive hosts. The three story spacious villa is less than 20 minutes from the Cancun airport and nestled amongst the brand name and boutique hotels in the Hotel Zone. It’s not too close to the hustle and bustle and yet not too far away. The property has both Caribbean Sea and lagoon views throughout. It’s a great location for families and couples alike. The shared heated pool is steps away from the property and you’re walking on the beach (sand in your toes) in less than two minutes. Beautiful sunrises daily. The property has plenty of amenities to include a washer and drier and parking spaces. The gated security was a wonderful touch as well. Whether you drive, taxi (no Uber) or use public transportation, there are plenty of restaurants in walking distance and within a 5 mile ride. I’ll definitely consider Cathy’s property on my next visit to Cancun.

We spent one week before the Christmas at Cathy's townhouse at Villas Nizuc. The location is perfect for a family with kids. The house is very spacious for a maximum party of eight persons so a little bit too big for our family of four. That is to say, we had lots of room for each one of us. The townhouse has three levels, kitchen/living room on the first floor, and two bedrooms on each of the second and the third floor. The ocean facing bedrooms on both floors have a king size bed and fantastic ocean views, while the lagoon facing bedrooms on both floors have two twin size beds each. The kitchen/living room is clearly remodeled recently and we loved the contemporary style. When we checked in, we were welcomed by a beautiful fruit basket on the counter, wines and various beverages in the fridge, which we quite enjoyed during the stay. The bedrooms were slightly old-fashioned but the beds were very comfortable and each room has its own full bath room. All rooms are equipped with air conditioners to provide a very comfortable living environment. We actually just watched sunrising out of the window of the ocean-facing bedrooms right out of our bed, and enjoyed the sunsetting over the lagoon on the deck out of the second floor. Simply beautiful and convenient. The house itself is right on the beach. Ten yards out of the backdoor is the swimming pool, which is heated and super cozy. And walking another ten yards, you will be on the beach. Keep in mind that this is close to the south end of Cancun Hotel Zone and more like a family place. So the beach was very quiet when we were staying there. If you are more like a party goer, you may want to consider staying somewhere further north in the Hotel Zone. The ocean current along the beach of Cancun Hotel Zone was pretty strong so may not be very suit for swimming. But you can find tons of other activities to enjoy like the parasailing as we did right on the beach outside our place. There are two restaurants right on the opposite side of the street, Navio Seafood Restaurant and KM19.5. Navio is a very beautiful setup and its seafood was fantastic although they are only open for dinner. The price is very fair by American standard. KM19.5 is more casual but open for whole day till 11 pm. There is also a convenience store OXXO right next to the restaurant, meeting all your needs from sunscreen to beers. The security personals at Villas Nizuc were also super friendly and provide a strong sense of security all the time. The gate security check all the traffics into the villas and a lifeguard is always on duty watching the beach. Overall, our family really enjoyed the stay at Villas Nizuc and I would recommend it to all vacationers with a family to go together.
