Excellent, 1 month ago

Amazing place right on the mountain if you want to get away and commune with nature. Pool was actually warm compared to many 'solar heated" pools in the same area. Suki is lovely, helpful and responsive. Will be back.

Suki's house is spectacular, and he was extremely kind in being flexible with the schedules. He was always very attentive and willing to share. We had a very peaceful and beautiful weekend at his house.

It's an amazing place, and Suki is a super friendly and helpful host. The place is beautiful and very comfortable for a weekend or longer stays. The house is a bit difficult to get to because of the challenging road; this is something that is disclosed in advance, and you accept it when you want to stay so close to the mountains. Everything was extraordinary!!!

Suki’s home is truly something special—deeply soulful, intentional, and filled with an unmistakable sense of love and positive energy. From the moment you arrive, you feel it. The house and the land hold you in a kind of quiet wonder that’s hard to put into words. Each morning, you wake up surrounded by mountains, completely immersed in the beauty and power of the landscape. Inside, the home is a living gallery—Suki’s own photography lines the walls, alongside an incredible collection of art gathered from his travels. Every corner of the space feels alive, meaningful, and thoughtfully curated. This is not a sterile rental or a generic stay—it’s the home of someone with a truly beautiful spirit. Every room, every path, every hidden nook offers something new. You could stay for months and still be discovering little pockets of magic. We left feeling incredibly grateful to have found this place and Suki. We will absolutely be back!

Tepotztlán is a magical place, where energy seems to emanate from its mountains and its people. It's always a pleasure to come back and it never ceases to amaze us. There are many ways to experience Tepotztlán, but Sebastian's house is now our favorite getaway. Your home is full of charming details, with an organic and artistic touch that makes you feel at home. Sebastián is an exceptional host; he goes above and beyond, offering genuine hospitality and a respectful friendship. We are very grateful for this experience and look forward to returning very soon. Thank you very much, Sebastian!

Sebastián's house is in a magical place, surrounded by the mountains. Access can be tricky a few minutes in the car but it's really worth it. You have to bring enough food so you don't go out and enjoy the landscape. Juan and his wife who take care of the place were always looking out for us, they are very friendly. Sebastián is a great host, he gave us recommendations and his response is immediate. Great place to rest.

Excellent location, recommended to disconnect, good communication, a little dust but I think it's for the season! We had a great time!

Host Response

I understand Oscar's comment, but you have to keep in mind that this is the dry season and we are on semi-desert terrain in the middle of the mountains. On the days he was here, there was a lot of wind. The house was handed over in impeccable condition, but after a couple of hours of wind, all the dust naturally gets inside the house. In the rainy season, this doesn't happen because everything is damp, but during this season, when the winds blow, the dust flies everywhere, and of course, it gets into the house. If you don't clean daily, dust gets in, and it's normal for your feet to get dirty. We will still always try to find the best way to hand over the house in impeccable condition when guests arrive.

Communication with Sebastián was very good. The house is very secluded and with an amazing view and the only thing you hear is nature. However, the garden is neglected, the chairs of the rusty pool area, the dirty beds, the dry grass and with dog poop. The turbid and full of bees, so many that is uncomfortable, they told us to put a bucket with water and sugar to scare them away... I think this is important to mention before arriving because they really are so many. For the quality vs. price I wouldn't come back.

Host Response

Hi Brenda, first of all thanks for your time, I tell you Tepoztlan as all Mexico has a SERIOUS water crisis, that is why by social conscience we are never going to irrigate the garden but if the plants, and the grass is green in rainy season and it is dry in times when it does not rain, it is more they should prohibit people in the valley from watering their gardens when in the village people no longer have water, it is a privilege that should not be so... if we are working so that the bees of nature have another better source of water and life other than the pool, that's why we put buckets with water and sugar so that they are not in the pool, that happens only when the time of drought begins... on the other hand I don't know what sounds bothered you if we are in the middle of nature and obvious when there are strong winds as I pass, something will always make sounds in the windows or something moves, on the contrary it is the total silence, never anyone complain about cleanliness, on the contrary everything has been 5 stars, but I will make sure to give it maintenance to paint the chairs if they already start to be rusty or another detail that we are always going to improve for that we are super host... and from popo Juan always has everything impeccable and if he catches something apologies.. Thank you and good life,.

Excellent stay from start to finish! Sebastian was incredibly attentive and helpful, flexible for our later check in time, and the ground keepers are wonderful. The setting underneath the mountains is spectacular and the sky lights up with starts at night, sounds of crickets and you really feel in the middle of nature. Comfy beds and sheets, kitchen full of amenities. The WiFi is strong and I was able to take my work calls with no problems. It's up the hill and you get the according sunrise and sunset views -- road has been worked on recently so the access is easier as well. Definitely recommend! And tepotzlan of course is the best little town in México!

A beautiful location - definitely suggest this, as it is perfect for a weekend out of CDMX. It is not too far away, and it is one of the most beautiful spots that I have been to - a stunning view of nature and the city below. Sebastian is a wonderful host, and he proactively provided a lot of help in getting to the location, including making sure that there was a driver at the bottom of the mountain to help us get up. The house had as much as you could have needed, including a beautiful pool, comfortable beds and couches, and so much to help you cook! Just as an FYI - the location is *very* remote, so bring everything that you will need for your stay, it is somewhat difficult to get back to the city. Definitely recommend!

A beautiful place, ideal for those who enjoy being close to nature and a sustainable lifestyle. It's right at the foot of the mountain, with an unbeatable view. The decoration of the house is beautiful and full of interesting spaces that invite reflection. Sebastián is a great host. He was always in communication with me and attentive to anything that might be needed. Juan, the person who takes care of the property, and his family were always attentive, kind and attentive to me and my family and any unforeseen events that might arise. Thank you for your attention. The person they recommended for cleaning and cooking, Mrs. Yolanda, was also very friendly and cooks delicious food! The house is somewhat removed from the village, which gives you a lot of privacy and allows you to be very close to nature, but the transfer time to the center is long. I recommend taking that into account for those who want to be able to come and go from Tepoztlán to the house easily.

This is the rare Airbnb that actually lives up to the pictures. The views are gorgeous and the place really does feel magical. There are so many great places to relax, but the roof is particularly spectacular. Sebastian's home is really comfortable and clean. Our little rental car did fine, though we definitely would have felt more comfortable if we'd had a higher car or a 4WD, as the road up is very rough. Despite having a rental we ended up taking cabs to and from town; Diego was really helpful in getting those arranged for us.

A 5-star location, surrounded by beautiful mountains, right in front of the house is the entrance to the nature park and trails. The house is beautiful and the decor is spectacular. Everything looks like it's been staged for a photo! Diego and Maria, the people who take care of the property, were attentive to everything. And Sebastián, the owner of the house, is always attentive to answering all questions and comments. We had a very nice time surrounded by nature.

The view of the place is beautiful, the photos match the place, the host's attention and the caregivers of the house is great too. The pool was super clean and they made us a campfire. The only thing I didn't like is that it's far from town and unless you have a high truck, it's hard to get up. We got a flat tire going down on the last day. It's important to bring all the supplies you need. Be prepared for the land and the fauna ;)

The house is wonderful, surrounded by nature. It's the perfect place to disconnect from the outside world, have peace and enjoy the company. Almost no cell signal. The last part of the road is dirt, so a van is highly recommended. The benefit is having the mountains and the river as a patio with music in the background. Sebastian made us feel at home and our dogs were super happy. The pool is very nice and the garden is super equipped. Highly recommended

The house of the 9 guardians is a 360 experience, the location is unbeatable if you want to get away from the hustle and bustle of the city and enter a quiet environment surrounded by natural beauty (mountains, waterfalls, streams, nature) combined with a spectacular house with very special details, the space has everything to enjoy in it without the need to leave, pool, nets to play racket games, soccer goals, a terrace with a spectacular view. Sebastian's service is exceptional, with the help of Miguel (the person who guides you to the house) and Diego (he is always available if anything is needed). In short, a great experience of rest and coexistence :)

We spent three beautiful nights in Sebastian´s place. The house is excactly as advertised and in reality the photos do not make justice to the actual place. There are small trails around and you can feel nature at its best. At night you can just relax in the roof and just stay hours listening to the ¨mountain sounds¨. It is really a spiritual place that will give you the best of its vibes. It is a little hard to get there, but Sebastian arranged a local TAXI driver who showed us the way from an easy check in point. Once there, you will be greeted by Diego, who lives in the premises, and he made sure we have everything for our stay. We forgot some personal items and he helped us to get them for our stay. You will be far from the nearest town, so make sure you bring there everything you possibly need. I spend quality time with my wife and for sure we will come back to this place in the near future. Sebastian was in contact with us all the time and we never waited too long for his answer. He is a great Super Host.

Excellent stay!! Sebastian is an AMAZING guy, I feel like I've known him for years! Your house is FORMIDABLE! It's the best! The location next to the "9 guardians" the mountains that define Tepoztlan Diego was super friendly!! And his wife was attentive to us Yolanda and Almita cooked us MEGA RICO!! And Miguelon (taxi driver) took us along the trail... that's right; take a van or a high car because it's going up the mountain! But everything is luxurious Let's be back real soon!! Thank you Sebas !!!

It's a beautiful place in nature, with unparalleled views. The house is very large, it is full of art pieces and has everything you need. Sebastian is a very responsive host and we had a fantastic time. The advice would be to go very well stocked as it is very nice to go out, bring repellent (as to any natural place) and bring a van or car high because it is a road in the mountain, but you will see that it is worth arriving!

Extraordinary accommodation to disconnect completely, and Sebastián is a great host. The house has many spaces for different activities, such as ping pong, a pool and a barbecue grill. Or, if you prefer the interior, you will find countless photography books to explore. Although the house is far from the center, Diego and his wife are available all the time to help you when you need it. We definitely recommend it for couples, with friends, and of course, with your dog.

An ideal place to relax and be in contact with nature; if you are a nature lover, you have to stay in 9 Guardians! The house is literally on the mountain and has a spectacular view and the sounds of nature are breathtaking. What we definitely enjoyed the most was the terrace, with which you have a stunning view of the mountain both in the day and at night, the pool (which is delicious! With the perfect temperature!) and the master bedroom, which has unique touches. We would have loved to go during the rainy season so that everything was green (you do have to consider that there is not as much vegetation in the dry season). We will definitely be back!

We loved our stay, we had an amazing time with the family. We take advantage and use all the facilities from the pool, badmington court and soccer to a campfire with marshmallows in the moonlight. The place is beautiful and very quiet at the foot of the mountain. The house is full of details, you can tell that Sebastian is an artist, everything is very careful and full of style. Both Sebastián and Diego (the caretaker of the house) were always attentive to our needs and made us feel welcome. We would definitely come back!

A lovely, comfortable, well appointed house in a magical location with stunning views of the Tepozteco from everywhere in the house and garden. Hammocks, easy chairs and lounges are placed throughout the gardens inviting you to enjoy the sun, birds, butterflies and again the magnificent Tepozteco. Sebastian is an excellent host, warm and attentive and very prompt in responding to any inquiries. In addition to the heated pool we enjoyed ping-pong, badminton and a wood fire; all amenities provided by Sebastian. For hikers, just step out the front or back gates for several spectacular trails. Sebastian and his beautiful house exceeded our expectations.

Highly recommend that you make a point to stay here. The home is absolutely stunning and clean, and the location is safe and convenient. 9 guardians is nestled up in the mountains surrounded by 9 giant mountains that give it its name. It’s location is far enough to provide peace & tranquility, but close enough that it’s convenient to get to the town center of Tepoltzan. Plus you can drive down the road and have access to amazing food at the stunning garden of Buena Vibra or Ritual Cocina. There are two hiking trails on premises that bring you to awe-inspiring views, with great sunset and sunrise spots. My recommendation would be to set up food accommodations that allow you to stay on the property because you’re not going to want to leave! The backyard is an oasis, and the rooftop deck provides breathtaking 360 views and stargazing at night. Additionally, the home is full of Suki (Sebastian’s) photography and artifacts from his travels around the world. It makes for an inspiring, heartwarming and special atmosphere in the home. The three of us who stayed in this home are traveling entrepreneurs who have stayed in many different locations, and we all left feeling reinvigorated, inspired, and rested. 9 guardians has been our favorite air bnb. Highly recommend this stay! It’s a sacred space. Enjoy!

The place itself is fantastic. The place itself is fantastic. The space and the environment hardly comparable with what I know in the area. If you are looking for calm and tranquility, I cannot think of a better place. Added to that, Sebastián is incredible. From the first moment he got in touch with us and was attentive to everything with a warmth that makes you really feel at home. One of the best experiences we have had in an Airbnb. We will definitely be back.

To my family, it was a nice trip. The house is exactly the same as the pictures show. Besides, it has a fully-equipped kitchen, you don't need to bring either seasoning or cooking tools. In the back yard, you can find ping pong ball, badminton, hot swimming pool, barbecue and campfire and they have also housekeepers to help you all day time. Moreover, the owner Sebastian is an interested guy, an Argentina Photographer live there for 27 years, knows very well the place, collected a lot of interesting things in his house. If you want me to say any bad of the place, which could be the road to the house is not easy. But if you drive with SUV, it wouldn't be a problem or even could be good off-road experiences.
