Nicolas's place is beautiful and comfortable. it is decorated tastefully with beautiful art. We were a party of 6 and the space allows for alot of privacy. There are 4.5 bathrooms with the half on the first level. Nicolas responds immediately to all of our questions. He is very friendly and lives next door. The home is in the center but the bedrooms are so quiet. The beds and linens were quality and comfortable. The roof terrace is amazing with beautiful views and plenty of comfortable seating. I highly recommend Nicolas's place for your stay in San Miguel de Allende. Gracias Nicolas!

Nicolás is a sweetheart! The house is divine, and best of all, they have everything, even hair dryers in each room. Multiple outlets and plenty of water!!!!! Finally, I didn't have to worry about running out of drinking water! Everything was more than excellent

Nicolas greeted us since 8am when we arrived on an early flight. Super responsive and welcoming!

Nicolás was super friendly and always attentive. The place's décor was amazing, and there were thoughtful touches in the kitchen, such as salt, oil, ice, etc. Everything was great. The only downside is that one of the air conditioners didn't work, but apart from that, everything was great! I would happily go back to the same place.

I will definitely stay at his place next time in SMA. Very close to downtown. Nicolas was an amazing host.

We travelled to San Miguel for a wedding and stayed at Casa Xotchitl. It was perfect for us! Nicolas was extremely kind and responsive. He recommended places to eat and even a reliable driver (Rodrigo) who picked us up and returned us to the airport. We flew in to Queretaro and it was an hour and 15 minute drive to San Miguel where Nicolas was there to let us in. The Casa was well appointed and beautifully decorated! Nicolas had fresh lilies in the house. Wifi instructions were clearly displayed. We had a sitting area, dining table, fully stocked kitchen and powder bathroom on the first floor. There were 2 bedrooms on the second floor, 2 bedrooms on the third floor and a beautiful rooftop deck with seating. There were a lot of concrete stairs which was not a problem for our group. He left us coffee in the kitchen and each bedroom had water. Even the sheets and towels smelled wonderful! There was a little store on the corner of the block. We would definitely stay ther again!

Casa Xotchitl is a stunning house for its calm. The number of bedrooms available, and a bathroom at the end of each bedroom. The kindness of Nicolas, very responsive, and the fact that you can walk to San Miguel (the house is ideally located in San Miguel, it is perfect) are remarkable. The only downside is the lack, in our opinion, of the possibility of putting our things in the bathrooms, while fully understanding that it is not possible to do otherwise. There were five of us, and we all unanimously said that if the next time we come, we can have this place, we will take it!!! Thanks again for everything, Nicolas.

We had an amazing weekend at Nicolas' house. The house is perfectly equipped, clean, and located. The interaction with Nicolas was very pleasant, and exceeded all our expectations. I would highly recommend it to anyone who wants to enjoy SMA

The house is beautiful and well appointed. The bedrooms are nice and comfortable. The bathrooms are well equipped with shampoo, body wash, and conditioner. There is a total of 3 floors. the ground floor is the kitchen, living room, and dining area. There is one half bathroom. On the first floor there are 2 bedrooms each with their own full bathrooms. The 2nd floor also has two bedrooms and own bathrooms. The 3rd floor is the roof with nice views of the city and some lounge areas. We went during the winter and it was a bit cold in the house. The house is not very well sealed on the windows which let in the cold air. The owner provided heaters which helped keep the place warm; that helped a lot. Each room has a mini-split air conditioner, which I think is helpful for the hot summers. There are a few restaurants and markets nearby. The Jardin and center of town is about a 15-20 minute walk. A dog nearby constantly barks during the day, but settles down at night.

I am an Airbnb host myself and know the effort it takes to have a wonderful place for visitors to stay. I wish I could give Nicholas ten stars! He was an amazing responsive, attentive and personable host. We were a group of 6 and given ensuite bathrooms in each of the 4 bedrooms, it accommodated us perfectly. The home was artistically appointed with attention to every detail. The rooftop patio was a wonderful place to have morning coffee and afternoon happy hour. We felt like we were in an Art Gallery. As a special treat, Nicholas, also a trained chef, cooked dinner for us one night. The location was perfect with an easy walk to the center I can't recommend this listing enough.

I booked this Airbnb over the Christmas and New Year holidays for my family. The beds were comfortable each room with private restroom. This house is beautifully decorated. We enjoyed our stay. The home is located within minutes from San Miguel’s centro histórico and el mercado de artesanías. We were able to enjoy the new year fireworks that were just at walking distance and return late safely. Close enough to town center and far enough to be away from the tourist crowds. Nicolas was a GREAT host, a chef by profession. On days we traveled out I was able to book him for morning breakfasts and he cooks delicious. All his recommendations, taxi, restaurants and other methods of transportation were safe and reliable. I had no need to reserve Uber. He was very responsive. If you are ever in San Miguel with a big group please book this home. !Gracias Nicolas!

This beautiful house is the best-equipped I have ever stayed in! Every detail is accounted for. There is heating and an air conditioner in every room and drinking water, with a pitcher in every room. We loved the layout, and Nicholas was very kind and bent over backwards to make our stay a pleasant one. The showers are amazing, with good products and a medicine cabinet on the first floor, and a fire extinguisher, and every room has its own bathroom with nice water pressure! There are restaurants, a market around the corner, a liquor store, grocery stores galore, a laundry mat to drop off your laundry, and cabs pass around there at all times. although it is very close to the city center. The terrace is great, and it commands a nice view of the city. Nicholas was nearby, yet he never intruded on our privacy. We just loved this place, and we can't wait to go back!

We enjoyed our stay in SMA. Nicolas’s place was beautifully decorated and architecturally stunning with a skylight bringing sunlight down three floors through the heart of the house. We spent late afternoons sipping tea on the terrazza. The main jardín, parroquía, and many restaurants are only a 10 minute walk away. We hope to be back!

Casa Xochitl was very walkable to almost anywhere in the city center- nothing was further than a 15ish minute walk. Nicolas and his team were incredibly responsive, welcoming, and friendly. Each room had a full bathroom plus there was a half-bath downstairs. There were fresh flowers and a full kitchen with any/everything you would need. Perfect for both my parents in their 70’s, and our 5/8 year-old niece and nephews. Would stay again!

What an amazing stay!!! This place is absolutely beautiful and so well stocked! The beds were super comfortable, the linens and towels were great quality and plentiful. Shower was nice and hot with great water pressure. Nicolas really thought of everything and was so helpful and communicative during our stay. I would absolutely recommend this place and would love to stay here again!

In the heart of San Miguel, this place was perfect for us. We had a wedding in San Miguel and 4 couples of friends fit perfectly in the property. It was neatly decorated, comfortable beds, plenty of kitchen utensils. We never had an issue with parking and it also walking distance from nice restaurants.

Very clean house, very good decoration, excellent beds to rest, very little noise in the morning and at night, which allows you to have a good rest (but above all because of the beds). Good location, close to the parish (you can walk there without any problems). Very little noise from the outside, which is important for a good rest. Casa Xochitl is a stunning and luxurious retreat—my family and I absolutely loved our stay! The layout was perfect, with four bedrooms—two on each floor—and every bedroom having its own bathroom. This setup gave everyone plenty of space and privacy (because let’s be honest, fighting over a bathroom on vacation is never fun). One of our favorite spots was the private rooftop, where we started each morning with coffee and a peaceful view—it felt like our own little sanctuary. The location is also ideal: quiet and relaxing, yet just a short and easy walk into town. Plus, the food scene nearby is fantastic! We especially loved Don Taco Tequila, an amazing vegan restaurant that even the carnivores in our group raved about, and Milagros Tereza, where the volcano bowl of grilled meats was an absolute showstopper. Nicholas was a fantastic host, making sure we felt welcome and had everything we needed. Highly recommended—would stay again in a heartbeat!

This is a wonderful property with plenty of space for my party of six. Four floors with two bedrooms each on the 2nd and 3rd and a pleasant outdoor rooftop veranda with nice seating and amazing views on the 4th. Each bedroom has a private bath, kitchen is spacious and fully stocked with cookware, cutlery, small/large appliances as well as coffee and tea. Nice dining and common areas on the 1st floor. Location is approximately a 10-minute walk to Jardin Allende with its many restaurants and shops. Several local food and grocery spots in the immediate neighborhood. Host Nicolas lives nearby and was immediately responsive for any questions or assistance. Would recommend this property and would definitely stay here again.

This is the perfect place to stay in San Miguel. We were a party of 5 friends and we all loved it. Extremely comfortable, clean and our host was attentive and friendly. The area experienced a blackout due to a storm and Nico was immediately there with plenty of hurricane candles- we never had to ask for a thing. We highly recommended this home for its extreme comfort and cleanliness. As long as you don’t have mobility issues with stairs- this is the perfect well appointed home in beautiful San Miguel. Our stay at Nicolas' property was excellent. Everything was great from the start. The cleanliness of the place was satisfactory and the space is really nice, as shown in the pictures. Communication with Nicolas was great, always attentive and available to resolve any questions. !!The only thing I would consider changing would be the beds as they are not very comfortable, but other than that, I am very satisfied with the property and the overall experience!!!

The Airbnb was beautiful! The furnishings were lovely and the layout was great. A bathroom with every bedroom was wonderful. The rooftop space was great! It is one of the nicest Airbnb's I've rented. The location was close the center but far enough away where it was very quiet at night. Nicolas was very responsive, before and during our stay. We loved it!

Nicolás was always very attentive and answered the messages very quickly, he was very flexible with the time of arrival and departure, he even kept our bags in his house, the house is very nice, everything of very good quality. The beds are very comfortable and the rooms are very welcoming. The area is very quiet and private, it is about a 10-minute walk from the main square. We would definitely stay there again!

Of the most beautiful places I've stayed in. I think it wasn't in the description but: the kitchen is super complete (blender, water, dishes, oil, salt, coffee, ice…) had everything you could need. The beds are delicious with very good pillows. And the terrace is super nice

We’ve been to SMA several times and we loved our stay at this home. It was modern, warm and beautifully designed. The pictures do not do it justice. The beds were amazingly comfortable, every bedroom has its own bathroom. The roof deck and other common areas were great and we spent plenty of time enjoying them. HIGHLY recommend!

Everything excellent ! The delicious beds, the incredible attention, there were only problems with the wifi but I think it was in gral in the city.

Nicolas’s villa is absolutely beautiful. We were a party of six and we had ample space. We really appreciated that each bedroom has an en suite bathroom sand the terrace provided beautiful views of the sunrise. Would definitely recommend!

The place is perfect for a group view of SMA. It is super central. You walk to the best restaurants and traditional places, Nico is super attentive. There is no parking in the house, but Nico helps you get a pension a few blocks away if I find a place on the street that is very safe. All the best, that's if many stairs, for the elderly they foresee that. 10 out of 10
