A great spot with an amazing host. The only knock we had was that the neighbor was renovating his home and this did create a bit of noise one afternoon, but all of the other amazing things made the house great!

Casa Modo is historically, and quintessentially an authentic Mexican home. The courtyard and rooftop deck gardens are beautiful. The view is spectacular . The home is a climb up steep cobblestone streets, so a bit farther from the heart of the city but the view makes it worth the climb. I would not recommend this for people with mobility issues, but otherwise the home is lovely.

This home has one of the BEST views of San Miguel. It has been so beautifully and thoughtfully restored and maintained. The beds are very comfortable, music system that is piped throughout the house was a bonus! The water is treated and potable water- for which we were so thankful. Terraces and patios abound! Beautiful flowers and trees, so much to enjoy!

This is a beautiful place, view are amazing from rooftop, its walkable to explore cento, little bit hill but manage. House is super clean, ammenities are awesome. For sure will be back. We love SMA. Host is very responsive and nice.

It will sound cliché but it is difficult to find words to describe how charming the property is. We stayed there for three nights (myself, my wife, and our two kids—19 and 22-years old). Right after we arrived, my daughter summed up the feeling: that this was the most beautiful house we had ever stayed in our trips. The house is a mix of Mexican elegance, art, different spaces. And oh, the rooftops (yes, there are difference spaces in the roof) from where we enjoyed the sunsets and the view of San Miguel de Allende from above. The house is up the hill (a 10-minute walk to El Jardin), the right distance to be in town but not close to the noise. It is also fully stocked with amenities (if one wants say to cook). When we left, we all said the same thing: that we should have stayed more. Thank you, Kimberly, for preparing such a beautiful house.

We loved the house — everything was spotless and the kitchen was fully equipped. The terrace is spectacular, offering a beautiful view of all of San Miguel. Just a note: if you're traveling with elderly guests, the street is on an incline and may be challenging for them.

This place is beautiful, and big, better than photos. Great for a group. As others have said, the hill is no joke, but if you value a view, entirely worth it. Very responsive host, very sweet and thorough cleaner. There is some traffic noise from the street above the house, and some music noise now and then from neighboring restaurants etc, but didnt keep us up at night. Definitely recommend for people ready to embrace the San Miguel vibe.

It's an amazing house, Mexican decor, with elements of high artistic and architectural value. We really enjoyed our stay. The terraces with their views and the patio are beautiful. The only thing to take into account is that it is located on a very steep street so access is difficult. Highly recommended for families!

The house has a fantastic location. From the roof terrace you have a unique view over the city. The house is built around a courtyard. There are no right words to describe it. It is well furnished and well maintained down to every last detail. It's much nicer than the pictures. Thank you, dear Kim, for letting us stay in your beautiful house. We will be back soon!

We had the most incredible time at Kim‘s place. The house is gorgeous and the view was breathtaking. It is walkable to Centro and all of the main attractions, yet far enough to be peaceful and quiet. We will definitely stay here again.

Beautiful home, very comfortable and unique, with awesome roof top terraces in a great area. Very close to great restaurants, shopping, and the square. All with in a 10 minute walk. Would definitely stay there again. The only downside to this home is that its on a very steep street. If you're older and have any disabilities, this is not the home for you.

Absolutely amazing place with great features such as a beautiful kitchen, wonderful inner courtyard and rooftop decks, comfortable and spacious bedrooms. The rooftop is large with multi levels and spectacular views of SMA and valley beyond. Loved the inner courtyard to sit and relax. Also had a great living room with glass doors that opened out to the inner courtyard. Just had a wonderful Spanish hacienda feel with great eclectic decor, paintings, etc. Hosts even provided a great music selection that played on a sound system that carried the music throughout the house, even in the bathrooms and outside areas. Walkable to the town center but be ready for a good climb up the cobblestone streets, very doable as long as you don't have health issues. Bottomline, an incredible place to stay and enjoy.

Kim's place is exactly as what is shown in the photos, the three rooms where very comfortable, and the whole place is just decorated with great taste. The house is fully equipped and located on a steep hill where walks could get a bit tiring but it's just a few meters up (you can get there by taxi), its totally worth it if you like to have that 180 view with nothing in front but the town and the mountains at the end. Thank you Kim and Julie for being so responsive and great hosts!! Would definitely stay here again, fully recommended.

Kim's place is well appointed with a gorgeous view. We didn't realize it was on such a steep hill and with 3 seniors in the group and occasional downpours, it was a little dangerous (cabs wouldn't pick us up in front of place) but Kim's assistants helped us out and did pick us up in front! We didn't spend much time in the place as we had several functions for the wedding week, but it is a place that was so enjoyable when we did relax!

Overall a lovely house. Very noisy street behind the house, if you're there in hot weather and have to open the bedroom windows, it's difficult to get a full night's sleep. Add to that the air cannons/fireworks that go off all night, and other people partying on adjacent rooftops on the weekend, and it proved to be a noisy rental with the windows open, which is necessary since only one bedroom has AC. House needs a little attention but overall a very pretty location and we enjoyed the rooftop deck.

Kim’s house was beautiful, spacious, well stocked and extremely charming. Not to mention the views were stunning! Julie, the house manager, was very responsive and helpful. We would definitely come back and stay at this house!

Kim's place is beautiful and unique. The house has a great rooftop and plenty of space. The kitchen is well stocked in case you are cooking. Each bedroom has it's own bathroom, so is great for groups. The location is at the top of a hill (not for the faint of heart to walk up) with incredible city views. It's within walking distance to everything you'll want to see in the city.

Kim's house is beautiful and the outdoor space is wonderful. The kitchen was very well equipped with everything we needed. We have rented a lot of airbnbs & my adult daughter thought Kim's place was the best of all. A few changes would make this rental even better. We found the mattresses too hard for comfortable sleeping & suggest mattress toppers for each bed. Also, as the temps at night were in the low 40s, an extra blanket should be in each bedroom, not just in the master bedroom. It also would be nice to have at least 4 butane lighters: one for each bedroom and one in the living room. The fireplaces in the bedrooms were hard to figure out and the one in the kitchen did not put out any heat or even provide any ambiance as the flames were too small. With only one butane lighter provided, we had to hunt it down a lot since the evenings were cold. Do be prepared for walk up a steep hill at the end of the day. The walk seemed to get longer as the week went on.

Thank you so much for your feedback! I agree about the beds and am in the process of buying a new mattress for the master and mattress toppers for the two queen beds. I spent two months in San Miguel last winter, so I know it does get chilly at night—extra blankets for the guest rooms are a good idea along with lighters for all 7 of the fireplaces. The house is gorgeous, we had a great time there! The housekeeper is so sweet and even did our laundry. The house is close to the main square with all the best restaurants. There is indeed a bit of a steep walk up but after all the eating we did, it was nice to burn it off. Julie the house manager was helpful upon arrival and departure and checked in throughout our stay. We will be back!

Breathtaking views from this beautiful, comfortable home! We enjoyed the neighborhood restaurants and cantinas. Directly across the street is a boutique hotel that has a spectacular roof top bar with amazing sunset views.

Kim's place was breathtaking and truly the highlight of our entire trip. San Miguel De Allende has so much character and culture and the Airbnb was a true reflection of the city itself. Pictures do not do the house justice - the design behind every corner of the house was perfectly thought out. We were worried the location would be too far from town but it was the perfect distance and we ended up walking everywhere. The panoramic views of the city were breathtaking and so peaceful for a morning coffee on the rooftop. Our group consisted of 5 adults and we all had so much privacy and yet loved enjoying a glass of wine together in all the common areas. There was a magnificent desk that one of our friends worked from some days with no WiFi issues. The check-in and check-out process was seamless and our host was extremely responsive and helpful. 5 stars!! Cannot wait to return one day.

This house was understated in the description and pictures. The house was much larger than we expected along with quality furnishings and Mediterranean/Spanish style architecture. The house manager was a message away, answering any questions we had during our four day stay. Also, having access to the housekeeper each day was a bonus. We came to San Miguel for a wedding and all our friends staying in hotels were extremely jealous they did not stay here! Breathtaking +190° view of the whole city from the top balcony. Location was perfect, ~10-minute walk to almost anywhere. We’ll be back.

Great stay in San Miguel! The house is very well furnished and laid out really well. The rooftop terrace is huge and has spectacular views of SMA. It is located a few minutes walk from everything. Even though it is on a hill, it really isn't that far up the hill and we always walked home from Centro. Communication was great and the local person (Julie) is amazingly responsive. We did have a small problem with the water but they were on it within minutes. Highly recommend this beautiful home.

This Airbnb is gorgeous. It’s a very large space and spread out, so multiple couples would be comfortable. The furnishings are beautiful and the kitchen is fully supplied. Wifi was fast. Probably the best part, though, is the view of SMA from the rooftop — can’t possibly find better. We enjoyed relaxing on the terrace at sunset. Of course, with the best views comes being up high, so be prepared for a very steep incline walking to the house from centro. Finally, the house manager was very communicative and helpful. A great stay.

Great house! At the top of a steep climb. Hikers enjoy the climb back up from the town center. Others have no problem getting a cab or Uber which there are plenty. Apart from a beautiful house, the big plus is the house manager Julie who was available on WhatsApp all the time. She could organize everything for us from a chef to cook to recommend good restaurants to COVID testing, etc. We really enjoyed our trip to this historic gem in Mexico.
