Beautiful place, with a great view of the sunrise and sunset. The facilities are spacious, ideal for large groups of people. Gian Carlo was always attentive to us. Gian Carlo was an excellent host. He was always available, even before check-in, sending instructions and everything needed for check-in. The location of the house is exceptional with beautiful views. It's a great place to spend days with the family.

Beautiful place. 4 bedrooms with their own bathrooms and a bathroom on the terrace. Beautiful views, access to the lagoon with shallow water near the shore. They have 2 little dogs, but during our stay, they kept them separate for our comfort.

I went with a group of friends and we all loved the place. The photos don't do the property justice. The rooms are spacious, as is the kitchen. The place has a private, shaded area to access the lagoon, and the water level is low.

The house is located right by the lake, and we loved that. It has its own private dock, and the view is amazing for photos or for watching a beautiful sunrise. The garden is really nice. Gian Carlo was always available for anything, as was Mijail. The place is magical. 👌🏻

We had an amazing stay at this beautiful house in Laguna de Bacalar. The place is beautiful, with a huge patio where you can really relax and enjoy the surroundings. Plus, it's perfect if you're traveling with dogs, which made our experience even better. Mijail and his wife were extremely friendly and helpful at all times, always making sure we had everything we needed. One of the best moments was being able to use the kayaks and watch the sunrise over the lagoon—simply spectacular. Also, the internet works great, which is a big plus. We would definitely go back!

Gian Carlo, the host, and Mijail, the manager, are wonderful hosts, always attentive to everything and committed to the quality of your stay. The lagoon right by the house is wonderful, the place is excellent, and the privacy is the best part. The kitchen is fully equipped, the water pressure is great, the house is very clean, and the view from the rooms of the lagoon is priceless. We loved that they provide towels for the bathroom and for the lagoon. The garden is beautiful. The dock is beautiful.

We had an amazing stay in Xul-Ha! The waterfront property is beautiful. Gian Carlo is very communicative and made sure we had everything we needed. Mikhail and his family, who live on the property, made us feel very welcomed as well.

Excellent service from Giancarlo and Mijail, the house was amazing, we didn't want to leave…. It's worth visiting them and flowing with the charms of the lagoon.

A paradise, the house is excellent to enjoy the lagoon with all the privacy in the world. The dogs that live in the house are divine. This is the best option to be able to swim and enjoy Bacalar, since the direct access to the lagoon from the house is easy to use. We spent the entire vacation enjoying the common areas of the Airbnb. Mijail (who lives on the property) is very attentive! He helped us buy things from the supermarket that we were missing and always answered right away!

I loved the place, very quiet and with all the amenities.

This place is wonderful: you have a private entrance to the lake, there is a small spot that is excellent for the kids, the kitchen has all the necessary things for cooking and ejoying all the meals outdoors. Another plus of this place is that the lake is more quiet on this side: less tourism, less jet ski noise, etc. All the rooms have a perfectly working A/C and full bathroom. Will definitely come back with my family again

Gian Carlo place was ABSOLUTELY AMAZING the pics don’t do justice, his manager was so friendly made sure myself and my 5 kids had everything we needed including his generous hospitality and bringing us dinner and snacks for my kids from the local store! I highly recommend this place anyone visiting BACALAR and the local areas 🥰

Very nice house with access to the lagoon, we loved the Kayaks (we used them every day). The house is not in Bacalar, so you need a car to go to Bacalar, which is 10 minutes away. Recommended for large families since there are 4 rooms. They do not have a living room, it is like a hotel with 4 rooms and the common areas (very nice by the way) are the dining room and the kitchen. The cost benefit of this house is very high, having your access to the lagoon is a plus. If I had to add an area of opportunity, it would be that in some areas maintenance is lacking, for example the dock table is very loose, some pieces of wood come out of the dock but nothing serious. Another point is that you have to be careful with the ramp if you travel with older adults, it is very steep but nothing out of the ordinary. In conclusion, I would recommend it and I would definitely go again.

Take into account that the villa is on a cenote which is very deep almost from the shore, also that it is 15 minutes from the restaurants and places of downtown Bacalar. if you like nature and tranquility in private, this is the place to be.

The house is located in a wonderful place in the lagoon, very clean, quiet and safe. It has everything you need for a comfortable stay, as well as spectacular views, perfect for enjoying the sunrise and sunset. Gian Carlos and Mijair's service was truly exceptional; they were always attentive to us and offered us incredible recommendations for tours and restaurants. As an added value, the free use of kayaks made the experience even more special. Definitely a place that is totally worth it and that I plan to visit again.

GIAN, the host, was always attentive to everything and made sure we had a perfect experience. Mijail and his family treated us with great kindness, always attentive to any detail and making us feel at home. The two dogs that live there are adorable, super friendly and give a very special touch to the place. Having the kayaks available to go out to the lagoon was a plus that we enjoyed very much. Without a doubt, a 10/10 experience. Highly recommended and looking forward to returning!

Gian Carlos' accommodation and his attention are exceptional, the entrance to the lagoon is very comfortable and I think it's better than in the photos. Mijail also helped us a lot to make our stay more comfortable. They also have kayaks and life jackets to fully enjoy the lagoon. I will definitely return

We had a relaxing and enjoyable stay at Gian Carlo's place. We loved that the house was right on the water and the water was clear and refreshing to swim in. We took the kayaks onto the lagoon and had a lovely view of the surrounding area. The caretaker of the property was also very helpful and friendly and offered great recommendations for activities to do nearby.

We had a great time at Gian Carlos's. The house is very nice and its location is amazing. The kids loved the access to the lagoon. We even had kayaks available. Communication with Gian Carlos was very easy and he gave us some great tips. Finally, Mikhail, the house caretaker was very attentive to our requests. House not to be missed!

I can not recommend this place enough. It is truly a special and magical place. Gian Carlo was amazing at answering questions we had before our arrival. He checked in throughout the trip to ensure we had everything we need. Mijail, who cares for and lives on the property was an amazing resource and so incredibly kind. He gave us many wonderful recommendations for the area. He lives on the property but gives you all the space and privacy you want. There are two dogs that live on the property, and they are so precious and sweet. Kiara and Jesse are the cutest and we miss them already. Having dogs on vacation is a game changer and it really just added to how special this place is. The property is beautifully cared for and loved. We spent 5 nights with 6 people and we all enjoyed the property so much. There are 3 bedrooms in a separate building, all with their own bathrooms. The master bedroom above the kitchen was so gorgeous and spacious. Everything about this place was perfect

The accommodation was a nice escape for our group. We enjoyed our stay! The couple that cooked for us are amazing people and we loved their food. Caretaker Mijail was available for whatever we needed too, which was super helpful.

Beautiful home on the waterfront. Kayaks are provided to explore the lagoon, which is really blissful. It is also quiet, you mainly hear the birds. There are also 2 very sweet house dogs and the person who received us was also very friendly. All rooms are very spacious and clean, only the kitchen was a little less clean, because it could also no longer be closed by defective windows. However, we certainly didn't mind this. The grill is nice and there are plenty of activities and amenities within a few minutes drive. Highly recommended.

This house is nothing short of spectacular. The location is stunning, right on the water. The rooms are large, each with air conditioning and ensuite. Private jetty with canoes to use. The host lives on sight with minimal interaction giving lots of privacy. Mijail (host) provided so much communication and organised groceries and local cooks at our request. We stayed 3 nights and hardly left, why would we? This is an oasis to rest and rejuvenate with quality friends. I'd be back every weekend if I lived close enough.

Gian's place is so special, we absolutely loved it. We were looking for a peaceful, quiet, safe getaway on the water and found everything we were looking for with this AirBnb. Since we didn't want to go out to dinner, we shopped at the Aki grocery store in Bacalar--whatever you need is there. The home is as represented in the photos, and also comes with kayaks. Mijail, the caretaker, secured paddleboards and we spent two perfect days on the water. Also, HUGE bonus for dog lovers, there are two rescue female dogs on the property. They are gentle, friendly, quiet and they know their manners. We fell in love with everything about this place and can't recommend it enough.

We enjoyed our stay. The property is huge. You feel like you are truly staying at a family home. The area is in local community and very safe. The house would be great to stay longer to fully enjoy all the amenities. The host was responsive and had good recommendations. We booked a sailing tour and they were able to pick us up from the dock at the house. 2 kayaks available. 2 Cute and friendly dogs on premises. 15 minutes to bacalar center. If they plan to take vacations in Bacalar, do not hesitate this is the accommodation indicated to be able to spend some wonderful days. Gian was always on top of our arrival and that our stay was out of the best. Likewise, Mijail, who is the boy who supports him, was always attentive to any situation . The plus is to be on the shores of the lagoon without hustle and with complete tranquility , the dogs that live there are a love🧡, we will miss them. We'll definitely be back. 😊

A little paradise on earth, the super quiet place, the person who helps in the house is very friendly and a couple of very playful and quiet dogs, the rooms are very clean and all 100% functional, I would definitely come back a thousand times

House has a special charm. It's secluded from Bacalar but by car it's a very short trip. Access to the lagoon makes it a privilege to stay there. (As a tip, heed the instructions on how to get to the house to avoid a bumpy road)

If you’re on the fence about whether to book this beautiful abode, do not hesitate and just DO IT. Gian Carlo is the best host who maintained contact throughout our entire stay. Xul-Ha is absolutely GORGEOUS, and the house sits directly on the water. Eating al fresco every morning was the highlight of our day (while seeing amazing sunrises). Kayaking around the cenote with my son is an experience that I will never forget. Gian’s house has absolutely everything you will need, and the bonus was having Mijail and his wife to assist us with tours, taxis, and anything we needed. (One morning Mijail even went to buy us bread and pan dulce). Mijail’s presence was incredibly warm and inviting without ever being intrusive. I have travelled extensively throughout La República Mexicana and I have to say that our stay at Gian’s house was by far one of the best I’ve ever had.

Charming accommodations on a STUNNING lush property with endless views of the lagoon. You are in the heart of nature with direct access to the lagoon. We loved the kayaks, the ethereal views, the bird songs, and all the wonderful places to sit and be at peace in nature! The wifi was sufficient for general use, strong hot showers & spacious bathrooms were nice! The dogs were such a cute addition. We miss Kiana (whom we affectionately named Dorothy). Mijael was a great house manager and we were so grateful that he helped us with all of our bags! This is the perfect magical spot in the lovely puebla magico of Bacalar. Also, a big thank you to the host for recommending. Nixtamal….. an INCREDIBLE MEAL!!!

Place was great on the water and close to everything.

Beautiful property along the shoreline of the Xul-Ha cenote. Well-equipped and functional and semi outdoor kitchen. Very comfortable outdoor dining room. Several hammocks and long chairs available. Dock to dive, beautiful. Love living outdoors? This is for you! Gian Carlo was very helpful and available to help us via text. These directions helped us a lot to enjoy our stay. Mijail, on-site employee, is very discreet and helpful too!

The house is situated on a lovely spot on the shores of Laguna Bacalar, a truly magical location. A tranquil and serene place, while Bacalar town is only a 15-minute drive away if you're looking for more action. There was great air conditioning in all the rooms, which were cleaned spotlessly. Very friendly caretaker Mijail, who took very good care of us but at the same time left us all the privacy we needed. Proactive and warm contact with Gian Carlo, the owner, who was always reachable. A rare find in this particular area!

A very nice and very clean house.

What an gorgeous place. In a beautiful part of the lagoon, with clear blue water. Outdoor dining area with the beautiful views, and also a palapa to sit in, and enjoy snacks, and drinks in the evening. Having a rented car was helpful for the 15 minute drive to Bacalar town and restaurants, as well as for food shopping, and to see some amazing Mayan sites. Some in our group used taxis, which also worked. We did hire the cooks, which were excellent, and the caretaker was super friendly and helpful with all our needs. Can't wait to return!
