6BR Villa in La Cruz de Huanacaxtle

Great place to stay in Sayulita. We had a large party and Villa Kiwi was a great for a multi-generational set up. Location was a highlight as it was a quick walk into town and the beach - close to everything. Very large living spaces for everyone to spread out and have their alone time when needed, while allowing everyone to hang out in common areas and patio. All kitchen amenities were there - nothing was missing. Pool was fantastic! Easy pick for a large party/family!

Villa Kiwi was perfect for our family of 13 in so many ways. All of the bedrooms were large and private with extremely comfortable beds! We all loved the outdoor private showers in the ensuite bathrooms. Having 3 separate homes centered around the patio pool space was ideal for privacy amongst our adult families yet still allowed us to spend the time together in the shared space. Speaking of which, the large infinity pool was perfect for the days (or parts of the days) where we weren't at the beach. Above all, the LOCATION was fantastic and totally walkable. Going out the upper gate and village path, you could be at the beach in less than a 5 minute walk as well as all that the city center triangle has to offer in restaurants, bars, shopping, and night life. The lower gate gave us quick access Yah Yah Cafe (opens at 7:30am every day) for great breakfast and coffee options as well as Sur 38 and the rest of the city center. A 12-minute walk takes you to more quiet beach to the south.

We had a lovely stay… I had to agree with Barbara that the construction was very loud and it was hard to relax in the pool with the sounds of lots of construction noise but those are things beyond the owners control. We love the location and thought it was a great house and the pool was phenomenal. We really enjoyed our stay and it was clean and really enjoyed the close proximity into town. Thanks again for letting us use your beautiful home!! I would definitely rent this home again in the future just due to the location. :)

Our group absolutely loved this place. It looked just like the photos and more. The rooftop pool was absolutely amazing; complemented by the views, birds, landscaping, and iguanas in the trees. The house is super walkable and convenient. We had plenty of drinking water and appreciated the fridge ice machine working off of the water jugs. Ester from the property management company was welcoming and quick to respond. We took her recommendation and hired Chef Roberto and crew to cook for our last night - I can't recommend them enough! Housekeeping and a pool cleaner came a couple times during our weeklong stay. We would definitely book this place again. One issue we did have was that the hot water didn't work in a few of the units. They swapped out the gas tanks which helped with some, but the studio never got hot water or working gas for the stove.

Beautiful home in the friendly and safe town of Sayulita. Plenty of room for our group of 10 and host provided all amenities including drinking water. You will want for nothing while there. Lots of restaurants and bars and beach within walking distance. We hired Martin for transportation to and from airport (recommended by host) and he was great. We may never stay at an all-inclusive again. Would highly recommend Villa Kiwi.

Exceptional stay at Bede’s home. We stayed there for a week for a family celebration. We all had a ton of space to ourselves and to enjoy as a group. We appreciated Ester’s help as concierge to book catered dinners and transportation. Roberto the Chef and Martin the Driver were spectacular. Everything went so perfectly and smoothly. Cleaners even came midweek which was so nice. I would absolutely stay there again. Don’t hesitate booking if you want to be centrally located, have spacious accommodations with a compound feel while still feeling like you have some amenities of a hotel.

Bede’s villa was perfect for our family of 13. Each room inside is spacious with its high ceilings. Each bedroom has its own bathroom ( love the outdoor showers) Outside there are lots of seating areas where we could all gather or if one wished some alone time, that was possible too. It was also handy having two kitchens at our disposal. The only hiccup was some difficulty with the dinner reservations made through the property management. On two occasions we arrived at the appropriate restaurant only to find there was no reservation made in our name. Fortunately both times we were able to find a place which could accommodate our group of 13.. Overall we all enjoyed our week at Villa Kiwi.

Our family of 8 adults and 2 kids had an incredible stay at Kiwi in Sayulita! The property was perfect, offering private spaces for couples and kids, as well as spacious communal areas for outdoor dining and poolside fun. We loved the privacy and security, and the location was unbeatable—just a 5-minute walk to the central plaza and the beach, so no transportation was needed. “The Dock” restaurant, just down the hill, became our favorite spot, offering great food, beach chairs, and amenities for only 150 pesos a day. A highlight was hiring Patty, a private chef, who prepared a delicious Mexican dinner with handmade margaritas upon our arrival. We also recommend pre-purchasing provisions for convenience. Other favorites included Zingarello for amazing Italian food, Mary’s for local dishes, the Chico Loco tour to Isla Marieta, Rose Yoga, and salsa at Don Pedro’s. ATMs run out of cash. Get Pesos from your home bank. Kiwi gave us the perfect mix of comfort, convenience, and fun.

Overall, the Villa was fantastic. The Check in was simple and it worked well for our family vacation. Great, Location and a stone's throw from the town square. We were unable to use the downstairs studio room due to a gas smell when we arrived. The groundskeeper was a bit pointed in stating that it didn't smell, despite our whole family confirming, but we did not enter the space after that to avoid risking it. Either way, I would recommend this location for future use as it is a beautiful property.

This place was amazing. It fit 12 people easily and was super close to town. It was a 3 to 8 minute walk to the beach and probably a 4 minute walk to town. The restaurant options are amazing close by. All the privacy that you want but super close to town and the beach. There are a bit of stairs and the hills are steep on the 3 min walk to beach/town, but did not cause any issues for our younger family members. My parents who were 70+ used a golf cart. We would definitely come back!

excellent location and very nice place. The host was very responsive and we were quick to respond. From the place we were able to walk to either side because everything was close by.

I went to Sayulita last weekend for my brother’s wedding and visited several other family and friends in other neighboring villas throughout the trip. I can honestly say Bede’s was the nicest by far. All 3 houses were spotless on arrival (and cleaned in the middle of our 5 day stay / linens changed), meticulously maintained landscaping, the pool had sunshine from the moment the sun came out until it went down, great outdoor area with enough seating for everyone who stayed at the house, plenty of filtered water and easy to hook up, enough kitchen utensils where we never ran out & could easily cook for a night in, all of the bedrooms were private, spacious and had their own bathrooms and the responsiveness of Ester, or the maintenance guys, was almost immediate. The security guard out front was also very attentive. I’m ever back in Sayulita, I will 100% book at Bede’s again. If you have the opportunity to stay here - don’t hesitate!!

Our group of ten had such a great time at Villa Kiwi! Tons of room to spread out, and a few different common spaces, as well as large rooms and en suite bathrooms for each couple. Location is prime- walking distance to everything. The pool was great to use since Sayulita beaches sometimes have issues with waste management. Only suggestion is to add a little more lighting outdoors so hanging outdoors is easier at nights. We had a blast and hope to be back!

Hi Lauren Thank you for the glowing review. It is very much appreciated. There are outdoor lights along the walls of both terraces, and lights in outdoor fans turned on by the switch on the wall at the top and bottom of the terrace stairs. There are string lights over the BBQ that plug into the socket there to make it bright while cooking at night.

My friends and I had a blast at villa kiwi. The 6 bedrooms were perfect for our group of 12. We had devised an entire plan involving drawing numbers out of a hat for who chooses their bedrooms first, but it wasn’t necessary since all of the rooms were great. I’d highly recommend using their recommended driver, Martin, for transportation. There’s a steep hill to walk to town, but otherwise it was right next to everything. They even provided jugs of filtered water. Would love to come back.

Amazing place to stay in Sayulita! The pool is definitely the highlight. There is a ton of space for several families to stay comfortably, with private full baths in each room (incredible feature). The neighborhood is picturesque and quiet, while being just steps away from all of the life, shopping, and restaurants in the town. Bede was very responsive and available before and during our stay. We spent an incredible week at Villa Kiwi and hope to make it back again some day.

This location was perfect- close to the beach, close to town. Sayulita was very green, I was surprised at how lush the surrounding areas were. The house was so expansive and comfortable - each room was large. You did not feel like you were on top f one another. The pool was definitely a highlight- after walking through town it felt amazing to jump in the pool to cool off. Thank you Bede, as well as to your property management staff!!

Truly STUNNING home. Incredibly convenient location, within 5 mins walk of all the action in Sayulita, but felt like a world away in a calm private area. What can one say about the home, I mean it’s just so beautiful. Tons of space, the bathrooms were very clean. The pool is gorgeous. Bede’s staff, Ester and Mario, were so easy to deal with and very helpful. Ester even arranged a van to pick up our group of 8 in Puerto Vallarta to take us to Villa Kiwi. 5/5 fantastic experience! Would come back in a heartbeat.

We rented the entire property for our stay. The main house and the studio were great and as expected. The casita, on the other hand, had two major leaks -- one in a bathroom and one in a bedroom. The property itself is beautiful and the pool is amazing. Great for kids and adults. The layout of the place was really smart. But, the leaks really hindered our full enjoyment of the property. Bede was responsive on email but the issue was not resolved during our stay which is why my review isn't 5 stars. If the leaks were fixed we would have had a glowing 5 star review.

Abby was an interesting guest. We don't ever rent the units separately. Its only listed as Whole Property. The leaks referred to were assed by the property managers immediately. They saw occasional drips onto the pebbled tile floor of the bathroom and even smaller onto the tile floor of the attached bedroom. Her texts to me was that "flooding was happening" This was reported a day before hurricane Lidia ( which had changed path ) was now due to pass over the property. As the drips were so minor and only onto floors, not beds or furniture and not otherwise effecting guests stay, it was decided not to open up the terrace floor above, right before that storm and potentially cause real damage and certainly interrupt the guests stay with repair men in and out. In fact the day she checked out new guests arrived and rather than have those new guests time intruded on it was decided to to wait until after they left ( 5 days later ) to start working on repairs, on the few day gap before the next booking. She demanded a full refund of that room even though it was used for the full stay. Zero complaints from those subsequent guests and a 5 star review left. Roof repaired. We try hard to make all guests as happy as possible.

We traveled here as a group of 7 and it was a perfect space for our needs. The location is a quick walk into town, and it was a spacious property for everyone to almost have their own room/space. We enjoyed spending our time at the pool and Bede's communication was quick with all of our questions. The filtered water + ice was also great. We had the main AC unit go out during our stay, but all the other units worked in the rooms. However given there are essentially two houses each with a kitchen and living space, we had plenty of options for hang space with AirCon. The bathroom/showers are partially outdoor, which is nice when you go during the heat. Overall, would recommend this property for a large group.

Villa Kiwi was in a great location, and unfortunately had a lot of challenges. In our week there we were problem solving and project managing a lot of the challenges that happened with the house - broken air conditioner, broken lock, broken showers (no hot water, broken faucets), house ran out of running water, broken pool that made it unusable for first two days. Bede and team were responsive to helping resolve the issues but there were so many of them it was frustrating to have to take time to get foundational things fixed. Good things - Wi-Fi worked well and it was very quiet for being so centrally located.

Sometimes things do go awry and we do all we can to quickly resolve things. 7 days a week. 1. The pool was NOT broken, the pool guy forgot to reset the valves when he did a back flush. So the water heater/chiller didn't kick on. The pool was perfectly swimmable, just warmer water. 2. The town has not had any significant rain to refill the town aquifers since Oct last year. All guests are told that there is a water shortage and to watch the real time digital meter in the living area. Contact the property management when they see it's low. Same day water refill. They didn't do that, they let the 10,000 ltr tank run dry, then reacted. This was a Sunday and the tank was filled that morning. 3. Yes AC's can fail. There are 11 of them for the property. The one that had a fault running again the same day, a Saturday. 4. The house is very large. Guests are told that it takes time for the hot water to make it's way to the lower showers. didn't relay. Showers and faucets NOT broken.

The property is beautiful and looks like the photos and I wanted to love the place but we did have some issues. Hopefully the host gets them addressed and others don’t have the same problem. But overall it’s a beautiful house and the location is perfect

I'm very sorry to hear that you had issues with water. It was not related to me until your review. Sayulita has not had any significant rain since October of last year. The town wells are struggling. We have not received any significant amount of water to fill the huge cistern for about a month. Neither have any of our neighbors. It takes a full water tanker to fill that cistern. We put in a special water monitor that measures constantly the level of the cistern. That meter is in the living area so guests can see the water level live. If it starts to get low they contact the property managers and they will have a water truck deliver the same day. If told when the water runs out yes there will be a short delay getting a refill. When no guests are there the water level does not drop so we know for sure that there are no water leaks. It's guest usage that runs the 10,000 litre cistern dry. Perhaps with the 6 children staying showers ran a little long? Sorry ran out of reply space.

Villa Kiwi was a great fit for our family or four couples and 5 kids with private spaces for each family. Location is close to town and quick to the beach. Pool was great to have and plenty of outdoor space shaded and not to fit the mood or meal for outside dining. Ester was great about getting us in and Mario was a huge help and there in moments when we had an issue with charging golf carts which turned out to be a bad cord.

My family stayed at Villa Kiwi during our recent stay in Sayulita for a family wedding in the area. The villa is gorgeous and we had everything we needed while we were there. Not only is the property beautiful inside and out, but we truly felt at home here. The rooms were spacious, the pool was breathtaking and the patio was expansive. We loved the privacy of the space, yet it was only steps away from town allowing us to experience the cuisine and culture of the area. We could not ask for more! The owner, Bede, was extremely helpful and responsive as we planned for our trip and the property managers were wonderful and quick to respond to any questions we had while we stayed. We truly enjoyed every moment of our time together felt so fortunate to have had the space to all be together. Villa Kiwi is pure luxury and was more than we could have hoped for. I truly hope to return in the future. Without a doubt I would stay here again in a heartbeat. Thank you for the incredible experience!

We had a wonderful stay at Villa Kiwi. The location was absolutely perfect- close to the beach and town. The property was perfect for our group of family and friends to be together but also have enough separate places to spread out. The patio/pool was the perfect place to relax before and after the beach- we loved the infinity pool. The host was very responsive and helpful. Highly recommend.

Beautiful home in perfect location.

Absolutely stunning property with a beautiful pool. Big bright patio with options for sun and shade. Walkable location and easy gate access with codes. Loved not having to carry a key. We all loved the en-suite private outdoor showers. Rooms were spacious with AC and very quiet at night. Beautiful art work and decore throughout the house. Excellent attention to detail. Very attentive property manager and staff (housekeeping, pool cleaning, ground maintenance). We would book again!

We really enjoyed our stay at Villa Kiwi! The outdoor showers, kitchen and pool were our favorite parts of the property. We felt at home and stayed up late putting puzzles together and playing games. The property managers were super responsive when we had questions and made us feel very welcome. While mostly quiet, there is some construction going on across the way and on Friday and Saturday nights it is pretty loud into the evening, but this didn’t bother us at all.

Can’t recommend this place enough! Perfect place to relax and have fun with a large group. Did a 12 person vacation with a group of friends and we had plenty of room for everyone. Multiple kitchens and bathrooms for privacy. Beds were comfortable. Communal spaces were perfect for gathering (pool, patio, living rooms). Location was also ideal. Walkable to the beach and plaza in 5 minutes. House is well secured and host is responsive. 10/10 experience!

The villa was great for our group of 11 - The private bedrooms and bathrooms with shared living areas were very convenient. The house was very well stocked with towels, utensils, drinking water, toilet paper, pillows and blankets, etc. No issues with the WiFi or air conditioning. The pool was a great option and was our main gathering spot. Great location with a short walk into the town square and beach. We had questions for the property manager the first day and those were answered in a timely manner. Would return.

The house is awesome! The bedrooms are spacious and the beds are very comfortable. We loved having the pool, it was hot during our stay so this was such a great place to hang out with the family. We had Doris come and cook for us a couple of nights, I highly recommend. There are lots of fun bars, stores and restaurants just a short walk down the hill. As a note, it is a good idea to bring plenty of cash/pesos with you, many spots in town did not take credit cards and sometimes ATMS were empty. Thank you for a wonderful stay! We had such a fun week! Hope to return someday :)

We had a fantastic time staying at Villa Kiwi. The property is beautiful, centrally located (under 5min walk to the city center), spacious, and very comfortable for a large group. We occupied all 3 levels and had plenty of room for everyone. The separate units helped with those that wanted some privacy or quiet time, and the multiple kitchens made dining in very easy. The pool is glorious, overlooking the small valley below. Check in was really smooth, all the information leading up to the trip including booking our airport ride with Martin was super helpful. Would highly recommend Villa Kiwi for anyone traveling to Sayulita for any reason.

This house is incredible. There is so much space to spread out, the pool is gorgeous, and overall we couldn’t have been happier. It was so clean and housekeeping came halfway through our stay. There is some construction in the mornings but it wasn’t too bad! Can’t wait to come back!
