Excellent experience at Casa Coati! From the moment we arrived, they made us feel super welcome. Honestly, it has been the best welcome we have had since using Airbnb. They were very kind, thoughtful, and friendly, and they took all the time necessary to explain the house to us in great detail, how everything worked, and also to give us information and recommendations about the surrounding area. That kind of service really makes a difference, especially when you arrive at a new place. We felt very comfortable from the moment and we really enjoyed our stay. We had a great holiday at Casa Koati from July 10-24, 2026. The house is ideally located a short walk from Fifth Avenue in a safe area and close to all amenities. We have booked villas through Airbnb many times, and Patty and Mario are by far the best hosts we have had. They gave us lots of advice and were always very responsive to each of our questions. The house is very well-equipped and the outdoor area is very nice with a beautiful pool and lush vegetation. We rarely return to the same places, but we will definitely return to Casa Koati. Thank you again so much and see you soon!

We stayed for a week and honestly, it was an exceptional experience. The accommodation is exactly as shown in the photos: impeccable, comfortable, very well equipped and with every detail designed to make you feel at home. Everything you can think of that you might need, "you'll find it here." But what really made a difference were Patty and Mario. They are extraordinary hosts: warm, attentive, always available and genuinely interested in making your stay perfect. From the moment we arrived, they made us feel welcome and were attentive to any details or recommendations we might need. After a week here, we left with the feeling that we had found a place we definitely want to return to. Casa Koati was amazing! You can not beat the value! The hosts were very communicative and extremely accommodating for a last minute request to add one person to the reservation. They welcomed us with a nice gift and sent us recommendations for every question/request we had. The location is unbeatable. We traveled with two teen/pre-teen girls and within a 6 minute walk, we could reach shopping/starbucks/krispy kreme. The girls were pleased. The ferry to Cozumel is just a short walk away. So many good restaurants within walking distance or a short car ride away. The wildlife in the backyard is awesome. The neighborhood is safe and peaceful and the neighbors were so friendly. The home has everything you need - we wanted for nothing. So many thoughtful touches throughout the home. You won’t regret booking this home!

We loved our stay at Casa Koati. The house feels like a home with everything you need for a comfortable, relaxing stay. We love to cook and this was the best equipped kitchen we’ve had in any Airbnb. Patty and Mario are super warm and welcoming and always respond quickly to any needs. We couldn’t recommend the place more. Big bonus is all the wildlife in your backyard.

Patty and Mario were so great during our stay. They added special touches upon our arrival to make us feel extra welcome. They were wonderful at communicating and very helpful with recommendations. The Casa was perfect for our family and we felt like it was home away from home. The wild life in the back yard was so entertaining to watch. The location was perfect and the security gate made us feel extra safe. The entire Playa Car fase 1 neighborhood was GORGEOUS. We hope to visit again in the future. Thank you so Much Patty and Mario. For future guests - if you love Ceviche, you must go to this hidden gem. Once you expect the security gate, turn right towards Playa Car Palace, the turn left and walk back into a little court yard where you will find a seafood stand that makes the best ceviche we have ever had. Very generous portion

Patty and Mario are wonderful hosts, full of small welcoming touches, with plenty of suggestions for restaurants and supermarkets. The kitchen was so well equipped (because we had our lunches and a few dinners at the villa). The place is well looked after, which we appreciated. The surroundings are so beautiful, pleasant, and exotic. We really enjoyed the pool. A great stay! They had left us some emergency supplies in the fridge for one person and lunch. Well done on your efficiency 👍

We had a great time at Casa Koati. Patty and Mario were wonderful hosts giving us great recommendations as far as restaurants. The house was perfect! We had everything we needed and then some. We loved going to the beach well equipped with umbrellas, beach chairs and a cart to haul everything! We would definitely come back and recommend anyone thinking about staying here, just go for it. We had such a wonderful stay and can’t say enough good things about this Airbnb! From the very beginning, the owners were incredibly helpful and responsive to all of our questions, which made planning our trip so easy and stress-free. It was great to meet Mario at check-in—he was welcoming, friendly, and made sure we had everything we needed. The hosts were truly accommodating throughout our stay and went above and beyond to make us feel comfortable. Our children absolutely loved the place! Having a TV in every room was a big hit, and the video games, board games, sand toys, and pool toys kept them entertained the entire time. It really felt like a home designed with families in mind. The location couldn’t have been better—less than a 5-minute walk to the beach, with beautiful nearby ruins to explore. Everything we needed was close by, which made getting around easy and convenient. Overall, this is a beautiful spot in an excellent location. We hope to stay here again!

I don’t know where to start with so many positive things to say about the home and host!! Mario and Patti went above and beyond for our son’s birthday by welcoming us with birthday balloons and personalized cups. The gesture was beyond beautiful. Second the home was so clean with high end sheets, towels and extremely comfortable pillows. The walk to the mall was close and breezy, it felt safe. The home was well equipped so we didn’t have to buy much. :) I can’t wait to come back and enjoy our cozy stay here. Thank you so much for having us and for keeping the experience personalized and not corporate. :)

Honestly don't know how the home or hosts could have been better. The property is as beautiful as it appears, with an amazing backyard and pool. And there were even more amenities provided than listed (toiletries, hot/cold water dispenser, robes, treats & beverages). The location was scenic, safe & walkable to restaurants and shops. We were met by Marco for check-in and a helpful brief on the property. When we reached out to Patty for guidance or questions, her responses were almost immediate. Winning combination of hosts, property and location. This will be our go-to spot in Playa del Carmen!
