We spent 8 days at Matthew's villa. The house matches the photos. It is very well located for quick access to the beach and the 5th avenue of PDC (the counterpart of this advantage is that this transient area is a little noisy). The house is clean, the bedding is extremely comfortable. Matthew was very responsive when we needed him.

We really enjoyed our stay! Great location, the shared pool was very good the kids. The washer and dryer were very useful and the neighborhood felt safe and beautiful! Matthew was very communicative and we will definitely keep this place in mind for future stays.

Great space and a great location. Close walk to 5th ave and all the shops and restaurants. Very spacious place that suited our family of five perfectly. The back deck area is so nice to sit at and relax, pool area is nice. Even though we stayed at spring break it still felt quiet and not too busy at the pool. Would definitely recommend this space!

Casa Mayab is perfectly situated—just a 6-minute walk to the beautiful beach and within the gated community of Playacar. The house is spacious and comfortable, with everything one could need. It is fully equipped with high-speed internet, A/C in each room, and a fully stocked kitchen with everything you need to cook. All three bedrooms are very comfortable, and two of them have nice balconies looking out to the lovely back garden and pool area. The hosts, Matthew and Jennifer, know the area inside and out, are very nice, and agile to respond to any questions or needs. Cressy and the cleaning team are superb and extremely detailed. We had an absolutely wonderful stay and definitely plan to return!

We had a great experience with Matthew. The home was in great condition and had all the amenities we needed. It was clean and spacious. Matthew was super-communicative and easy to reach when we had questions or issues. The house is right by the entrance to Playacar, and that had both advantages and disadvantages. On the plus side, it was a five minute walk to town and the beach. On the other side, it's a highly trafficked area and in our opinion not the nicest block in Playacar. You have have to walk south 10 minutes to get to the nicer areas. The shared pool was okay and there were people there, but the water didn't look that clean so we didn't really use it. Our kids were also scared of the coatis that roamed the common area. All in all, I recommend the place. We enjoyed our stay.

The home was even more beautiful in person, and was perfect for our group of 4! We could have comfortably fit more people as well. Everything about our stay was nice. This was my first time staying at an Airbnb instead of a hotel in Mexico and I will say that the community this house is in had really good security. We were on a trip with our girlfriends for a bachelorette celebration and we felt very safe relaxing in the back of the house on the outdoor patio at night. The comfy outdoor sectional was a great place to relax. The host was quick to reply whenever I had a question and gave us some great recommendations of where to eat. The pool is shared, but there was hardly anyone using it so it feels like a private pool. Very close to the beach, and there are literally Mayan ruins across the street. I can’t say enough good things about our stay — book your trip and thank me later.

Great home, very close to the beach (3 minutes walk) The house is well ventilated, almost no need for air conditioning. One of the best options to stay in Playacar, you can walk everywhere, to the 10th and 5th avenues, to take a ferry, you can even walk to the airport (for helicopter and plane trips). If you don't like apartments, this is a great option. Tip: Ask Matthew to have Playacar access bracelets ready, they will save you a lot of trouble with the entrance guards. Great home, very close to a beautiful beach (3 min walk), the house was well ventilated so i rarely needed to turn A/C on. This is probably one of the best options to stay in playacar, you can walk out to the 10th and 5th avenue, you can also walk to Ultramar (Traveling by sea), you can walk to a small airport (traveling by air), you wont need your car so much. If like me you don't like apartments, stay here, you will feel at home. Tip: Ask Matthew to have playacar bracelets ready for you at your arrival, you will need them for easy access.

Very beautiful home and nice owner. It was the nicest home in that enclave and right next to the gate. The owner was available at all times.

This is such a getaway home! The home comes with all accommodations one would need. Definitely would stay here again! AC was such a blessing, pool was super clean, staff was super nice, location was perfect!! 10/10 recommend!

Awesome vacation home, and well kept. Perfect for a small family or group. This home is located in an interesting gated community. There are other residential properties, resorts and stores located within the neighborhood. Right outside the neighborhood, you will find yourself immersed with more shopping areas, restaurants and attractions. There are security gates and personnel whole monitor everyone who comes in and out. Be prepared to provide an extra form of identification in exchange for a community (entrance) pass. I rented a car for the time being as well. It was convenient for traveling to Tulum and Cancun. In addition, be mindful at night. Security personnel and neighbors may reinforce quiet hours. I would recommend this home to the next person!

All around 5 star experience! Matthew is an amazing host and his place is beautiful and in a safe place in Playa. The home is right by 5th street so you are close to everything! Will definitely be coming back!

Great location, modern interior design, extremely effective AC for hot days/nights, and an effectively private pool (not many other people come). Would come again

We stayed for 17 days in this wonderful house in Playa del Carmen (Playacar). The house is within the gated community of Playacar, which is great for security but it’s right at the entrance closest to downtown (5th avenue). Walmart, restaurant, beach are all within walking distance..The house have a wonderful Garten with birds singing and lot of animals. The Pool is shared, but during our stay we had it nearly always for us alone. Matthew is a wonderful Host, we were the first to rent the home and Matthew made everything to make our stay pleasant. All little issues were solved promptly. We enjoyed our stay a lot and can warmly recommend both house & host.
