Excellent stay. The apartment is very nice, comfortable and perfect to enjoy as a family. From the moment we arrived, we received excellent service and hospitality, and we always had very good communication with the host. The pool has a very pleasant temperature and the sea is ideal for enjoying it; there is even an area where you can do a little snorkeling. It is a very quiet place, perfect for relaxing and spending time with family. We also want to highlight the friendliness of all the staff at the complex, from reception to the maintenance people. Everyone was very attentive and helpful during our stay. We definitely recommend it and would love to come back. Thank you very much for everything!

This condo was unbelievably beautiful, spacious, & well equipped. The beach access was great and the unit & building were super clean. I would definitely recommend staying here. The staff at the building were great too. One thing I wish I would’ve known was that UberEats or any other food delivery service was unavailable & there weren’t any restaurants within walking distance. Regular Uber worked fine. The on site kitchen closes at 4:30pm, so if you come in later make sure to grab food on your way there. We were able to order some groceries that we had delivered to us. Overall a great stay and would recommend to anyone.

The apartment was spectacular and the beach beautiful, amazing views. Very quiet and private the area, few people close by and enjoyed the peace and quiet of the sea. Excellent attention, the cleaning staff always on the slope and also the department staff attentive for any needs within the premises. Amazing place to stay, hopefully we'll be back soon.

Jose's place is very nice and clean, it's really worth the price you pay!

Jose’s place at oceanfront Condominios Las Peñas is a wonderful gem. The extra wide sandy beach is spectacular! The unit 401 is beautiful with many amenities, and Jose was the perfect host. I highly recommend Las Peñas for families who want a great playa and heated swimming pool for themselves & their kids. The location along the South Shore simply means a little advance planning with groceries, although there is a little restaurant kitchen onsite and the owners are super friendly. When we went north to Zona Romántica, we just walked about 100 meters to the adjacent Park Royal Hotel and the guys there called a taxi for us, very easy. There’s also a bus stop nearby (just 10 pesos each) to go north to Puerto Vallarta or south to Mismaloya. Back in Las Peñas, the ocean is gorgeous, clean, warm. Of course, be sure to exercise caution and watch yourselves and your kids in the surf: the undertow can be quite strong. That’s the case all along the Bay of Banderas playas.

Our family of 6 (adults) just finished a 1 week vacation at José's condo and it was nothing short of perfect! The condo was exactly as shown, in fact the views from the patio and master bedroom exceeded our expectations. The pool and lounger chairs were always available for all 6 of us and the poolside food/drink service and the staff was amazing. I didn't see a nicer beach anywhere on the coastline. Parking was always available and conveniently right next to the door. The daily cleaning service was fantastic. The resort next door added a nice energy to the atmosphere and the restaurant two doors over offered a nice well priced menu with spectacular sunset views and a nice walk home along the beach. Only 15-20 min drive to the heart of the Romantic Zone in PV and its endless bars, restaurants and shopping. We are already looking forward to our next visit and wouldn't consider staying anywhere else! Thank you for helping to make our family vacation so amazing!

Jose was an excellent host, great instructions and very responsive. The condo was beautiful, with amazing views. Marlen the house keeper was excellent and Carlos at the pool restaurant bar/restaurant was a great help and excellent server. My friend and I didn't want to leave José's place! It was so spacious, comfortable, and clean, and perfectly located for beach and pool time. We especially loved all the comfortable places to relax inside and on the balcony, and the views are impeccable. Would love to come back again someday!

Our family of 6 loved this place! From the view, to the private beach, and the restaurant’s food - everything was a lovely, relaxing experience. My parents are very picky when it comes to Mexico stays since they are actually from this area, so it says a lot when they raved to me that they would love to come to this exact Airbnb again for our next PV trip. City/downtown areas are about 15-20 min drive away, which we didn’t mind since we had a rental car and enjoyed the peace and privacy of our stay. The service and people were amazing as well! Everyone made us feel welcomed. Only slight complain I had from my brothers was regarding the WiFi being a tad bit slow, but the rest of us didn’t mind much since there was so much to do and the TVs were set up with Prime TV, HBO, etc anyways. Jose was also a great host and provided us with various tips and restaurant recommendations which made us feel right at home. 10/10 experience!

We really enjoyed our stay at Jose's home - it was so lovely to come to a quiet place and just enjoy the ocean, the nice cool pool, the sunsets and the very comfortable furnishings. There was a small hiccup with the power and water getting turned off for an extended period one of the days we were there, but that was caused by the city and affected many other hotels/homes/businesses/condos up and down the beach from us, not through any fault of Jose's. He was most gracious to give us a small refund for the inconvenience, though and was very responsive to all of my questions throughout our stay! We will definitely be back! Thanks, Jose!

I cannot recommend Jose’s beautiful apartment more highly. From the staff at las Peña’s, to the great central location, fantastic beach and quality beds and linens this Airbnb was beyond my expectations. My family and I are avid travelers and all agreed that this was the best rental we’ve stayed at ever. Honestly no one wanted to go back home. Can’t wait to book with Jose again!

Overall, the stay at Jose’s place was really nice. It’s not in central Puerto Vallarta and that’s what makes it special. The beach is beautiful and the staff are very attentive. This was a great place to stay. The view you have with this condo is amazing. You get your own little beach area as well as a pool for the entire building. The host had everything we needed to make our stay great. The place itself is outdated but it’s super super clean. The cleaning lady is really good and she goes everyday and cleans EVERYTHING daily. This is a great place to stay with a group of friends or family.

Perfect for family holidays. We loved the view, the spaciousness of the bedrooms, kitchen, stay. Beautifully decorated. The proximity to the beach and the pool is very comfortable. We'd be happy to come back. It is convenient to prepare some meals right there because the restaurant service is slow. Waiting time is 1 hour. We got used to ordering food well in advance so as not to wait hungry.

We had a wonderful stay at this lovely condo. The views from the deck were BREATHTAKING and we loved eating all our meals on the large table outside. The sound of the waves crashing was relaxing and the changing ocean scenery was a special backdrop to our holiday. The condo was spacious with everything we needed in the kitchen. It was great everyone had their own bathroom too. We hope to return to this place again!

Beautiful spot on the ocean..only draw back is resort next door as it could be a bit noisy. Food was excellent, Gabrielle and Carlos were super helpful.

The depa was very nice and clean, the beach was very comfortable with few people, the attention in general was excellent. It's a little far from downtown but if you don't have to go out, it's perfect to get away from the noise

What I liked the most was seeing the whales from the balcony all day. The beach was one of the nicest in the area. The restaurant and service were incredible, shout out to Carlos. He was amazing!

Enjoyed a few days in Paradise!!!!!

Everything is very good , however the Depto needs in our point of view to remodel , you have to be careful with the theme of the ants and do not leave food because they immediately appear, but in general highly recommended, the attention of the restaurant of the condominium is excellent. Very nice beach, we enjoyed our stay there, thank you.

Thank you so much. The unit was very comfortable and spacious, great views and very airy (didn’t even turn on the A/C) The kitchen was outfitted well and had basic items / cooking oil, S & P and other random helpful items that are usually pulled by the big management companies. So thank for that. Beach was very nice and semi private. Pool area was nice but you had to chase the sun and the water was chilly. The resort next door was a bit noisy but it was a wedding reception so it was kinda fun to watch. There is a “restaurant” by the pool that had breakfast and lunch a few drink options but I would recommend either having some essentials delivered from La Comer or go out to the amazing restaurants in P.V. Close by is Le Kliff ( upscale but worth it imo.) Mismaloya grill. If you’re indulging, check out the day pass at Xalli club.

Our multi-generation family had a great stay. The unit has a front-row seat to paradise. Easily roll out to the pool and the beach. Great on-site staff that's helpful and attentive. Vendor's on the beach provide access for anything from sport fishing, ATV tours, paddle boards, private water taxi rides around the bay : you name it. The building is 40 years old, but has been well maintained. Overall we had a terrific vacation with plenty to do right out the door or within a short drive. Easy parking for our rental car; excellent restaurants nearby as well.

Our stay exceeded all expectations! We were a group of six, and there was more than enough space for all of us. It felt like a hotel, with room service, housekeeping, and stunning views of the pool and beach. The apartment was beautifully furnished, with super comfortable beds, AC in all rooms and the living room, and a fully equipped kitchen. While the Wi-Fi was spotty at times, likely due to the beachfront, it wasn’t a big issue. Ubers from the airport took us directly there, making it super convenient. Private beach access was just steps away, with gorgeous blue water. We also loved the option to open a tab at the restaurant/bar and pay at checkout. The host was fantastic, offering late checkout when we needed it. We’d absolutely love to stay again!!

Pictures very accurately represent and we would definitely book again next time we stay in Puerto Vallarta. Things I wish I knew on day one, Very nice convenience store two resorts down (5 minute walk), buses don’t need exact change and we should have ordered the large bottle water when we checked in .

Jose‘s place was absolutely stunning. The view from the patio is second to none. The condo itself is comfortable clean and a little older. The location is out of town away but we were always able to Uber or the city bus stops in front of the hotel next-door, and is really easy to use, definitely get your groceries before you come to the condo as it is out of town. The cleaning staff does a great job and will come in and clean the condo every day. The washer was broke during our stay, but Jose made arrangements for the cleaning staff to take our laundry and wash it if we wanted. Close to Mismaloya which is a beautiful little village down the road. We loved the botanical gardens which are also not that far and you can take the city bus.

This condo was stunningly beautiful, as in the photos and has one of the nicest views we have experienced. José bent over backwards to respond to our questions and the minor issues we encountered. The onsite support staff are very nice and very accommodating. We loved having an onsite chef and we enjoyed the common areas, which were pristine. As with some of the other reviews, there were minor issues that needed to be addressed. Each time we asked José to address the issue, he immediately responded and resolved the issue. For the price of the rental, we felt that these issues should have been addressed before our arrival. Also, the hotel next door plays music outdoors every evening, which can be heard in the living area and the master bedroom even with the balcony door being closed. On weeknights the music ends at 10 pm and on weekends it ends at 11 pm. While this didn't bother us, if you want quiet evenings, this may be of concern.

From start to finish José’s place was seamless. The communication was great. He was always very responsive and helpful! He went out of his way to get us a pack and play for our baby which was so helpful to not have to bring ours or rent one. The apartment is beautiful, everything was clean and nicely decorated. The views are gorgeous! The staff is all extremely friendly. We love this area and spending our days at Mismaloya beach. A huge perk was having the food by the pool! You can even order ahead dinner to your room which we didn’t do but others did. The pool is heated perfectly and the baby pool is very warm. No complaints, we would love to stay again!

Condo building is older but in great shape (age is probably part of the reason the condo was so spacious). Lots of interior seating, but we spent most of our time on the covered patio listening to the surf or dining. Beach is privately shared by several buildings. Note that there is a stage at a building several doors down where there is loud music almost every night; however, it usually only runs about 9 to 10:30 pm when they, respectful of their neighbours, shut it down. It wasn't a problem, but it startled us the first night. It was wonderful to have an ensuite washer and dryer so that we could dry our bathing suits and towels daily. The bedroom cooling units are incredibly efficient and take only minutes to bring the room to sleeping temperature at night. The beds were very comfortable. The condo staff is on duty 24/7 and incredibly helpful. There is food available in the pool area from breakfast until late lunch and the service was excellent. The pool is beautiful and clean.

It's in an incredible place, the sea is calm and with turquoise tones, white sand without stones. The pools are good, we went with children and we had a great time, the view from the apartment is also the best. Jose is friendly and attentive, apart from giving useful advice upon arrival

The apartment is very nice, the rooms are spacious and comfortable. The terrace is very nice and the view is spectacular. The beach is a beautiful and the sea quiet. It is very comfortable to have direct access to the beach. The building is very well maintained (despite not being new), the maintenance staff are very attentive and the restaurant in the pool area is rich and has good prices. José was very attentive and kind to resolve any issue. We had a great time!!

The condo was great. The views from the balcony were amazing and the outdoor living space was perfect for sitting out and having morning coffee or playing games on the big outdoor dining table in the evening. We were conserved about the location as it is a little far from the center of town but the bus stop was very close and easy to navigate or there were taxis around whenever we needed them. José was responsive and helpful in resolving any of the issues that came up (hot water and access codes). We had an amazing time and would definitely stay there again.

The condo was beautiful. Kitchen had everything needed. The terrace was where we lived. The beach is not good if you want to swim or go on walks.

I always stay at these condos and typically stay in different units. Jose's place is beautiful, clean, comfortable, and provides everything needed to enjoy your stay, especially for those days you just want to stay in and rest. Jose was responsive and also provided excellent recommendations for local entertainment and eateries. Keep in mind, you will have to plan meals since there isn't anywhere close to simply grab a quick dinner, but that is why we stay south of the city. I highly recommend!

Beautiful place for families. The pool and beach were amazing as well as the staff. The view and sound of the ocean spectacular. Jose was so helpful and very responsive to all of our messages. The condo and look out to the ocean is priceless. Water toys and paddle boards for the pool / beach and staff even helped us take loungers down to the beach. Cleaning staff did a top notch job and the condo was excellent and had all the amenities and storage we needed. Also stayed on north shore during our stay in PV and would 100% recommend south shore! Easy to get to romantic zona and lots to see and do around the area and taxis reasonably priced. Parking for our rental vehicles and all other aspects of the condo felt very secure. We will definitely be coming back for another visit. Thank you Jose and to everyone else who was so accommodating! Wonderful place!

Jose is a wonderful host. Very responsive. Beautiful condo with lovely areas to relax, watch movies and play games with the family. Loved the outside dining area that was covered. Cleaning crew came every day. We had a few issues w hot water but Jose was extremely responsive and did his best to resolve the issue. Loved the condo and the beach had very soft sand and is prob one of the best beaches in the area. Small but beautiful. It’s not crowded and we never competed for space. Hotel next door hosts weddings each night but it the music was kind of fun and not too loud. We even had a firework display one night. Would definitely stay again. Thank you Jose!

This spot is exactly as shown but better because you can smell and hear and see the ocean. Very relaxed. The condo exceeded expectations. Clean, roomy, great balcony….. the restaurant is open until 4:30 p.m. Basic, tasty, fresh food. Also reasonably priced. Great breakfasts, guac, nachos, BLT. They only serve beer but you can bring your own drinks down to pool/beach. Smor ATM at the Grand Park next door at road level (level 5 if you approach from beach), convenience store the next hotel over Girasol Sur also on road level. Juice, milk, coffee, colas, etc,. booze, fruit cigs,snacks…. Prices are very reasonable. Bus across from Grand Park. 10 pesos. Great experience but please note that it will be busier around 5 p.m. onward as locals are getting off work. Try to travel earlier than then to allow locals space. Cab into town was about 130-150 pesos. Your can get them by the Grand Park or the front desk can help you. This is a good place.

This was the best Airbnb we have ever been to! Superb location, great views, comfortable apartment, all necessary cooking tools, washer-dryer, dishwasher, towels, things for the beach, daily maid services! Communication with Jose was timely and he was always helpful to provide advise or answer questions. Condo is right on the private secluded beach, only short elevator ride from the apartment. 24 hours security, free parking, small restaurant on the property, about 15-20 min from PV. Will definitely stay again!

It was a very pleasant stay thanks to the fact that the condominium met all our expectations. Both the view and the beach are amazing. The apartment's endowment is more than enough. Thanks to Jose for his flexibility and good communication.

First of all, I cannot thank Jose' enough for helping us reschedule our trip after a covid out break made our travel impossible. Jose' went above and beyond to find us alternative dates and was in constant communication regarding travel and accommodations, both before we arrived and during our stay. His place is lovely and spacious, with incredible views and was well equipped with everything we needed. There were even snorkels, beach towels and sunscreen. In addition, everyone who worked there, from the desk to the restaurant was so nice and welcoming. We really had a wonderful and relaxing stay and are looking forward to returning.

Thanks Jose! Your apartment is in a lovely area in Puerto Vallarta we were happy to be able to stay at your apartment. The house decor is great, however there are some things that could be updated like the rugs in the living rooms. Also, some shampoo would go a long way! :) The check in was a bit stressful because the lady who manages the apartment didn't know how to open the door, the lock on the top locks in the opposite direction. I noticed some of your neighbors have keyless locks, maybe you could upgrade to one of those to make the check in experience easier.

Awesome views! Take your binoculars to check passing boats! Parking can be tricky if you have a long vehicle, stay on the top of the parking space.

This apartment was one of the best I’ve ever stayed in. Sure the kitchen and bathroom are a bit old (though clean) but living room is very comfortable and the view is simply spectacular. We spent pretty much all our time in the apartment outside. It’s location is close enough to city for it to be convenient and far enough to be away from noise. The beach was probably the nicest one I found in PV and the host was very responsive and nice. I would for sure stay here again.

Great stay. Condo is exactly as in pictures. View is unbelievable. Beach is private and we seen whales from our balcony almost every morning. We even saw dolphins one day. Only negatives is the wifi was spotty and the on site cafeteria did not have a bar so we missed our margarita’s by the pool. They did have beer and food was ok. It is 150 pesos for a cab to romantic zone for great restaurants and Malacon

Jose is great. Responds quickly and very knowledgeable. Space needs some minor repairs. Location was a little further South than we like but still awesome. View was one of the best in my lifetime.

We worked from here for a couple of weeks and were very happy. The internet was a solid 30mb+, kitchen was well stocked and the view from the condo is spectacular. José was incredibly responsive to any of our questions. Recommended as long as you don't mind being out of town.
