Best place we’ve been in a really long time, the house is amazing, the accommodations are next level, house is right on the beach, our favorite part was relaxing in the pool looking at the ocean listening to the waves crash. Karen is an amazing host, she had wonderful recommendations and is very quick to respond. We will definitely be back in the future.

The Montezuma Beach House was exactly what you want in Costa Rica. There grounds were covered in such beautiful landscaping. There were inviting paths leading to the beach and the turtle hatching area. The pool was just perfect for our family. Enjoying meals at the outdoor dining area was our favorite. The kitchen is fully stocked with all you need for cooking meals. Our outdoor time always included the background sound of ocean waves. We loved the rustic feel with modern conveniences. This house was so perfect for our family to spend time together relaxing.

The property was absolutely amazing—no exaggeration. It was beautiful, exactly as described, and just as shown in the photos. It provided the perfect relaxing respite to end our journey in Costa Rica. Karen’s communication was exemplary. Before we arrived, she provided very clear directions to the property along with many helpful suggestions for nearby activities and restaurants, complete with contact information. She also responded quickly to our questions throughout the week. The onsite staff were always friendly and helpful. We especially appreciated having access to a washer and dryer, which allowed us to pack light. The property was very clean and well maintained, and the kitchen was extremely well stocked with everything we could possibly need. Thank you, Karen, for everything!

Thank you Karen for a wonderful stay! Our two nights in the beach villa was not long enough and we are already talking about returning. The beachfront home is a gem, right across a small dirt path from a beautiful beach and a 8-10 minute walk to town. We enjoyed the pool, relaxing on the patio, the beach, exploring the cute town of Montezuma. Our beds were comfortable, the kitchen had the listed amenities, and Karen m the host, was fantastic and always quick to respond and helpful. She even helped us figure out how to get our ferry tickets A truly amazing host!

I can’t do this listing justice with just pen to paper, which is a shame! There’s something rugged and wild while simultaneously serene and cozy about this home and its surroundings. You can spend mornings watching the sunrise on the, for all intents and purposes, private beach while drinking fresh coffee bc the beach is just steps away from your porch. Wash off your feet in the outdoor pelican shower and say hi to all your new wildlife friends (agnoti’s, a cat!!!, monkeys, coati’s, squirrels, lizards, birds!) while you take a dip in the pool. After a nap in the hammock you can walk down the beach into town or over to Ylang Ylang for the best shrimp you’ve ever had, two more property cats (Minnie and Mancha) and a lovely soul named Patricia who will give you a great big bear hug after your meal. Sore muscles?? Not at Karen’s. Just call Daniella and schedule all your massage and spa needs; she comes to you at the properties white gauze draped gazebo!! Will absolutely be back!

Tropical paradise. We fell asleep to the sounds of the ocean and heard and saw howler monkeys during the day! The rooms were gorgeous and the pool area was a wonderfully relaxing for our family! Tell all your friends to stay here!

Karen is an amazing host with decades worth of knowledge about the area. She had local connections which helped us to book surf lessons, go on a waterfall hike, a private fishing and snorkeling boat, and recommended other areas to travel to for day trips. The location of the house is perfect, only steps to the beach. The house is beautiful and the grounds are amazing. It felt like we had a while resort to ourselves. Great for our family of 4. The beach had only a couple people at any one time so most of the time it felt like it was our own beach. Waves were good for boogie boarding and mostly sand which was nice. The walk to town was short and had lots of restaurants that catered to gluten allergies. The pool was clean and perfect. The outdoor BBQ area is huge. We saw monkeys, turtles, lizards and all sorts of animals. Lily the housekeeper attended to our every need and the grounds keepers were helpful too. We felt safe & would go back with a large group since there is so much space!

Montezuma Beach Villa hosted by Karen is a magical place where the beach is just past a few palm trees. We had 3 families stay here and we were all in love with this place and did not want to leave :). The beautiful landscaping, pool, amenities, local restaurants, and of course Lilly (the groundskeeper) who was attentive to our every need, made this stay a relaxing and welcoming getaway for us. Even with the doors shut and AC running, you are close enough to the ocean you can be serenaded to sleep with the waves. We are already talking about coming back and enjoying more time at this location. I would absolutely recommend this lovely place. Thanks!

Fantastic host! Communication was great and helpful. Great location! On the beach, private and tranquil setting. We love the pool and the grounds. It’s right on the trial to Playa Granda for surfing. You cant go wrong staying here. Kicking back In a hammock with a cold beverage and listening to the ocean is the perfect ending to a day of playing at the beach.

Love, love, love this beautiful piece of paradise in Costa Rica! Karen's place is wonderful, and the team members who welcome you and make sure you are comfortable are amazing! We had everything and more than what we needed here, with great welcome! Montezuma is an amazing place as well, so good for your soul.

One of the best airbnbs we've stayed in on the beach. It is very easy to get to. The directions are very accurate. The house has 4 large rooms with all necessary amenities, very comfortable beds and air conditioning. The Kitchen is perfectly equipped, very spacious and cool. It has a very large, gas BBQ grill that made things very much easier for us as we were a large family group. The best thing this house has is its location in front of the beach of montezuma. Just a few steps away walking. From the house and garden you can see all kinds of wild animals. In just 4 days I could see capuchin monkeys, howler monkeys, iguanas, pericos, guacamayas, pizotes, and whales, Si! Whales! Swim in open sea off the coast of the peninsula. Definitely I would host again at Karen's house, super Recommended

Location, location, location! We fell asleep to the sound of waves crashing and the beach was steps from the home. My kids cried when we had to leave! The pool was the perfect spot to cool off and it’s an easy walk into town. Everyone was kind and friendly on the property and we felt very safe with our two little kids. This place is amazing… great outdoor living space with plenty of seating, and room to spread out and explore, beautiful lush, tropical landscape, an awesome pool, amazing wildlife, and right on the ocean. Very good restaurants in walking distance. My kids (early 30’s) took the horseback tour on the beach to the waterfall and loved it. Karen is a gracious host and Lily and the groundskeeper were very friendly and responsive. Loved the hammock so much, I went into town and bought one to bring home. This was one of the most unique, beautiful places I’ve ever stayed in and we ALL (3 generations) loved it. BOOK THIS PLACE NOW!

This home is such an amazing place to stay. Wonderful location, steps from the surf, amazing windows, so much natural light, amazing views from inside and the covered porch, comfortable furniture, beds. Truly one of the most memorable places. Wow! So incredibly beautiful and serene. We felt like royalty. Absolutely gorgeous grounds, exquisite appointments and lovely on-site personnel. Felt like we were alone in the world! Just a hop skip and a jump to a sparsely populated beach with trails along the coast. Karen was incredibly responsive and helpful when little things came up here and there. She recommended a chef team (DaTwins) to cook us an authentic tico meal which was incredible and the house attendant “den mother” Lilly was such a peach!! The pool was gorgeous and the covered bbq and dining/sitting area was perfect…especially during the crazy storm we had. Would give more stars if I could. ❤️❤️❤️

We cannot say enough about this magical slice of heaven. The perfect setting for a couple, a family or single traveler looking to get off the beaten path a stones throw from the beach. Karen has always been super helpful when accommodating our needs. We hit the organic farmers market in town, caught the fish truck and bought some fresh caught Dorado and Camarones and grilled out on the patio while drinking a cold beer and listening to the waves crash on the beach. AC was cold, shower was hot, pool was clean and ground were absolutely beautiful. We highly recommend staying at Karen’s. A++ as usual. Thank you Karen!!!

Karen was extremely thorough and had staff on the premises ready to help us if we needed anything. The beds and pillows were extremely comfortable and the location was exactly what we were looking for. The house is a located on a secluded Montezuma beach front. You can hear the waves crashing while you relax on their many hammocks and balconies. Clean, comfortable, great beaches, awesome food in a small quaint little beach town. Highly recommend.

Incredibly charming place, with lovely location and rich wildlife. Neat and clean. Cute and helpful staff who tried to help even though we don't speak Spanish. Only downside is that there was no Air conditioning in the top room, it was too hot to sleep it even though all the blows were running.

Karen’s place is special. We had an amazing time there. You can hear the waves from every room in the house! The property is beautiful, close to town, and the pool and overall atmosphere is amazing! Perfect vacation rental for our family. The house was exactly as the pictures showed, amazing hospitality from the caretakers of the property- they all went out of their way to make our stay as comfortable as possible. Excellent communication from the host, before and during our trip; incredibly clean and well maintained. We will absolutely be back.

This was the most magical AirBNB stay I have ever had. It has been a really memorable stays in a beautiful part of Costa Rica. Montezuma is an awesome area, very relaxed and chilled. Boho was a great description of the area. The rooms were stunning, the setting was incredible, situated right next to the beach. The staff were so friendly and welcoming and helpful. We really don’t want to leave this very special place. The swimming pool was awesome too. We couldn’t recommennd this place enough. This is a really special place. Beautiful, clean, well air conditioned house with all the kitchen amenities you might need. A well maintained pool, friendly staff on site, feet from the beach, and a ten minute walk into town. I’ve been coming to the area for almost 30 years, and Karen’s place is as good as it gets.

We want to go back, I think that says it all. proximity to the beach, restaurants and shopping facilities all within walking distance made for a very relaxing vacation. falling asleep to the sound of ocean waves gave me a deep sleep til morning, when i sipped tea on the beach watching the sun rise. a brilliant conversation with a local blue Magpie sitting at my shoulder set the path for the day. The location is amazing. It is right across from the beach, a sea turtle hatchery, and a 5 min walk into town. Karen is a great host with excellent communication and provided us with amazing recommendations for food options, activities, and shuttle services.

We were 5 people staying in the Montezuma beach house. We had a great stay, and the house with ocean view was amazing to wake up in.

Great spot right on a lovely stretch of beach within walkable distance from town. Lovely set up at the place, pool etc and v well served by staff. Was a highlight of our trip to CR. House was lovely, nice decor etc…no ac in upstairs room so can get hot up there but Fans are provided, so while not ideal, it’s bearable.

Our stay here was one of the highlights of our vacation. We enjoyed every minute of our stay at the Montezuma beach house. Karen was such a wonderful host and was extremely approachable and prompt. We spoke on the phone and texted several times. We can’t say enough about the location, listening to the ocean and rain at night was amazing. The house was very clean and the rooms were very comfortable. We cooked and ate outside every night. The wildlife kept our children captivated and the pool entertained them for hours. We would recommend this place to any and all of our friends.

Magic, exotic, romantic - those will be the attributes that will always come to my mi d when thinking of this place. It’s a hidden gem, secluded yet close to Montezuma with its Restaurants, Bars and shops. Beautiful beach right in front of the doorstep and other great options in walking distance such as Playa Grande. It’s an old school no BS beach house with everything you will ever need.

We enjoyed this idyllic location with its wildlife, pool, proximity to the beach, and town. Thank you for making us feel at home. For families traveling with young children, the house we stayed in worked well for us. We enjoyed both the indoor and outdoor spaces. Just be aware that the beds are high to very high off the floor. And while the second floor (loft) has a gate at the top of the stairs, they are quite steep.

This place is fantastic, perfect in every way. Such a comfortable space nestled between the pristine property with pool and other amenities and the beautiful beach, with pleasant wildlife appearances as well. The caretakers, along with everyone Karen recommended were so nice and went above and beyond for us. Karen was very helpful with our trip planning and provided great tips for the area and travel to Montezuma in general. We cannot wait to get back there some day and will be dreaming about our stay in this slice of paradise in the meantime. Thank you!!

Amazing place, stunning… everything was perfect. Nothing to say.

Great location right next to the beach, in my opinion it is the location you are paying for. We’ve been travelling in CR for a month and have stayed at 5 places up until here and this felt the most rustic and rough around the edges, not bad just different. It is an older property that has been fairly maintained. The house itself is an older cabin with a lot of charm and some challenges. The cookware is basic, at best, but we were able to make out just fine for a few days. It has magical features like being across from the turtle hatchery (we witnessed two turtle releases while there) and an absolute abundance of wildlife (monkeys, Aguti, Pizote). Right on the edge of the jungle. Beautiful beach and trail walks on both sides of the property. Great, safe location at the end of town. Lovely sound of waves crashing. The linens and towels were of good quality, comfortable and clean. Treat yourself to a yoga class at Ylang Ylang a few minute walk away, their studio is stunning - we didn’t try the food but have heard it’s very good also. The caretakers are lovely, warm and kind. We did have to contact Karen at one point as we couldn’t get through the language barrier for a few small issues and she was responsive and helpful.

Karen’s Beach house is a true Gem . Excellent location with the beach and the nice relaxing pool . Beautiful nature all around . Perfect place to unwind and relax. Very close to the little town of Montezuma. A little confusing to find exact location just because there was no sign however if you just ask for Karen’s Beach house all the locals can direct you. The house was sparkling clean , comfortable and plenty extra socializing space if you have a big group. The house was very well equipped with everything needed to cook own meals . Nice outdoor grill . Pool area very comfortable. Easy beech access.

This house in an absolute gem, tucked into a private oasis but directly on the beach. Karen, the owner, is lovely and knowledgeable and extremely helpful. The caretakers Odemar and Gita are very attentive and happy to help in any way, but are never intrusive. The setting can't be beat. The beach is steps from your front door, the grounds are exquisite and perfectly maintained, the pool is sparkling clean. It's a short stroll into charming Montezuma and its fun little shops and great restaurants. We have been here for a week, two families (in two houses) and 5 kids, and have had the best vacation of our lives. I can't say enough good things. No one wants to leave!! Thank you Karen!!

An excellent place, highly recommended

This was such a fun location to stay in! Karen was very helpful in providing directions to the house, restaurant tips (all were fantastic), etc... You cannot beat the location of this house since it's literally steps away from the beach and minutes away from the town.

I felt like I was in Paradise here. Anyone who stays here will be more than pleased I am sure. The beach is beautiful and just steps away from the house. The pool is wonderful. This was a difficult place to say goodbye to.

Montezuma Beach House was absolutely wonderful. Better than the pictures! We were in town for a family wedding at the Ylang Ylang Beach Resort which was a few hundred meters walk to the north. The rest of our family all stayed at Ylang Ylang, but I actually liked this set-up better because the pool is right outside of our door and it's nice to have a kitchen. The house itself is great - nice and clean with a kitchen that has everything you need. The main bedroom's AC works great and was big enough to fit our pack-n-play crib for our baby. The kids loved sleeping in this room. The upstairs loft is super cool - it's airy and you can go to sleep to the sound of the ocean. It also cooled down enough at night so you can sleep comfortably (we were there in February), and Karen also provides tons of fans. There are 2 beds upstairs so you can sleep 4 up there. Hot water in both bathrooms worked great as well. The grounds are beautiful and really well maintained - a nice lawn to play frisbee on; a lovely pool and comfy lounge chairs. Monkeys and iguanas are all around, which was fun. The caretaker, Oldemar, and housekeeper, Gitza, are super nice. My daughter got sick on the trip and Oldemar took us into the next town to visit a doctor and pharmacy and he stuck around and waited for us to bring us back. This was definitely above and beyond what he needed to do. Karen is incredibly welcoming, helpful, and friendly. Overall, absolutely wonderful and great for families. There was one bad review on AirBnB that I saw before that made me worried, but after having stayed here, I don't agree with anything that that person wrote (e.g. the towels and linens were all very nice and new and clean; the showers were quite nice, yes, the stairs to the loft are steep, but nothing too dangerous even for my 2 and 3.5 year old kids).

This place is fantastic. Just steps from the beach, and a very short walk to the town. The pool area is the perfect bonus to this home. Our host was very helpful and inviting. Would definitely stay here again!

Large house very well equipped. The best part is the outdoors with a terrace in the middle of a lush garden, overlooking the ocean. The big problem is to choose between swimming in the pool or in the ocean. 😉The rooms are spacious and the furniture very beautiful. The caretaker is helpful and responds to any requests. I recommend it without hesitation !

Beautiful Beach House. Was a magical place to celebrate my sons birthday. Right on the beach, gorgeous house, wonderful beach, cool town, amazing view, monkeys, turtles. Would highly recommend.

Karen and George's house is very well placed, on the seafront, close to the turtle conservation center. It is very well equipped and functional. There is a beautiful infinity pool, with a pool suitable for the little ones We were fortunate enough to be able to see iguanas, birds and even monkeys in the garden. The caretaker couple is so thoughtful. Communication with Karen was perfect. We highly recommend this very nice rental for a family! Thank you again for a wonderful stay.

The beach house was amazing- it was so cozy and comfortable inside and out. The ceiling fan on the patio kept it cool and mosquito free for watching the waves from the table or the hammock. The pool was clean and just the right size and the property was tropical perfection. We saw more wildlife there than any place we have rented in CR- Cabo Blancos, coatis, herons and even an anteater!

This place is truly amazing! I am not sure we would have enjoyed Montezuma as much if we didn't stay here. The gardens and close proximity to the beach were wonderful. It's secluded yet very close to everything. Highly recommend!

A beautiful home to stay. Very friendly building management. Located directly on the beach in the immediate vicinity of the turtle breeding station. Beautiful beaches where you can watch capuchin monkeys. House is well maintained and super clean. Gitza & Oldemar were very kind and helpful.

The Beach House is a great place for a small group to stay -nice private bed/bath rooms, full kitchen and beautiful pool and patio. It's in convenient walking distance to the town and the Ylang Ylang resort. The resort has great dining at very reasonable prices. Barb and Craig

This was my first trip to Costa Rica. I wasn't entirely sure what to expect other than we knew we wanted to stay somewhere where we could experience a combination of beach and jungle habitat with a more local feel instead of a tourist trap. Montezuma provided all of these things. Karen's property provided an unexpected luxurious stay right in the middle of this remote area, far away from any "all inclusive" resort. Her beach villa provided every opportunity to stay and relax in comfort with all the amenities of a resort, but while also being able to enjoy the natural and remote offerings of the community of Montezuma, which is just a short 5-10 minute walk. Given that we wanted to experience a remote experience away from typical tourist resorts, we were ready for the flip side of that which requires further travel pains, scheduling, and financial costs to get to this area. Pre-Planning your trip to and from the airport needs to be done proactively. The good news is that Karen can help with all of those details. We enjoyed waterfall hikes, horseback riding on the beach, deep sea fishing, snorkeling, and also the offerings of Montezuma which include great local food and dinning, bars, and local culture which is very friendly and non threatening. Highly recommended if you're willing to go the extra mile to get a true feel for living "off the grid" in Costa Rica.
