My friends and I gathered there to celebrate my 40th birthday. The 3 bedroom villa is really nice and for the most part, very clean. My favorite part about it all is that every bedroom has its own full bathroom and walk in closet. The villa is in a gated community not too far from the Downtown strip. Nothing is in walking distance! I highly recommend getting a driver or renting a car. There were a few issues with the villa. First thing, there is no oven just an air fryer. The pool and hot tub need to be cleaned properly. The water falls and light by the pool came on the 1st night but did not the 2nd or 3rd until we reached out to the host. The hot tub started to leak day one. By day 2 the water was half way gone and we could no longer use it the remainder of the trip. The furniture was a bit hard (sofa, kitchen and outdoor chairs). Some of the linen and towels were stained really bad. Although, there were a few issues with this villa, I would stay here again, and again.

We’d like to clarify a couple of points mentioned in your review: Location: Our villa is indeed located inside a gated community for safety and privacy. While it’s true you need to exit the perimeter to access town, we are just 5 minutes from supermarkets and cenotes, and about 10 minutes from the beach and ruins. Guests can always confirm this on a map prior to arrival. Pool & Jacuzzi: The pool lights and waterfall are managed through a scheduling app. If there’s ever a technical glitch, we encourage guests to message us—as you did—so we can assist right away. Regarding the jacuzzi, it does not leak. However, when filled beyond its capacity, water naturally overflows, which can lower the water level. If this happens, our maintenance team is always available to refill it and ensure everything continues to work properly. Furnishings & Linens: We’re sorry to hear some items didn’t meet your expectations. We’ll review this with our team to make sure linens and towels are checked more carefully and replaced as needed. Beautiful home. Very private and comfortable. Super clean and had everything we needed and then some. If we had any small issues our host responded immediately! We would definitely stay here again if we were to visit this area in the future! Thank you for everything!

House is beautiful and it looked exactly like the photos. Beds were very comfortable. Unit is newer and very clean. The listing accurately described its location and it was a short five minute drive to the commercial center of Tulum. We had a car so this was not an issue. There is a very large new grocery store right by one of the entrances to the development. Both Denisse and Yanley were in contact during our stay and the check-in/out process.

The home is beautiful, and a good size for 7 people. When we arrived the home was clean, but SUPER hot. It took about 20-40 mins for it to cool off. The wall AC unit, where one of my friends was staying was broken and we didn’t know till the next day and it was very hot for her to sleep there. The pool water was very murky, you couldn’t see the bottom of the pool. The water foundation feature didn’t work, the lights for the pool didn’t always work. We experienced so many power outages to the point we had no service. It was about a 20-30 min walk into town. (Which isn’t a big deal) but when you have no service to contain management that’s hard. My friend also was just sitting in one of their outdoor chairs and collapsed right under her she could have gotten hurt. The power was off for almost 6 hours one of nights and threw off the all lights and everything in the home kept going on and off. Jacuzzi, was also affected by the this and kept making awful noises all night long.

It is unfortunate to read this review because we feel it is retaliation for the charge of a chair that broke during your stay. We understand that sometimes a guest might accidentally break something; however, despite the extensive communication we had throughout your stay, you never mentioned anything about the chair. When we entered to clean after your checkout, we found the chair completely broken and placed on the table. As for the power outages, these were beyond our control, as they were voltage fluctuations and outages occurring throughout the city. Unfortunately, Tulum is still a developing town, and its electrical infrastructure is not fully developed yet. We were attentive to the situation at all times, and in your messages, you expressed understanding. Regarding the split air conditioning unit, it was not intentional. The previous guest broke it, and we had already ordered the necessary part for the repair, but it had not arrived by the time you stayed with us. It was impossible for me to inform you in advance, as it was a last-minute issue. However, it is important to mention that even with the split unit out of service, the house is equipped with a central air conditioning system that cools the entire property efficiently, as long as the temperature is set correctly and doors and windows are kept closed. We are surprised by the comments about the pool, as you never reported any problems during your stay. However, based on your threats via WhatsApp after Airbnb sent you the charge for the chair, where you stated you would not pay for it and would use your review to discredit the house, we believe this is the main reason why your review does not align with the communications we had internally.

We had a comfortable stay at this Villa. It was a bit further from most places we wanted to go but we were connected with a driver so that was convenient. We just wished we could have done a earlier check in because we got to Tulum very early and were not offered to store our bags before check in.

We appreciate your review. However, the standard check-in time is 3 PM, and the villa was ready by then. Early check-in is subject to availability. I’m very surprised that you mentioned this, especially since we accommodated the decoration team to arrive and set everything up for you at 1 PM. It’s disappointing that you feel this way, as we did our best to be extremely accommodating for your event.

Amazing place to stay that is even better than the pictures show. Renting this place really added to the overall experience of our family vacation. It would fit far more people than my small family of three, but having the luxury of all of the extra space in a multi floor villa with multiple amenities that you would love to have at home really accentuated our trip. Would definitely stay here again should we return and thank you!

We had the best stay! The home was super clean and comfortable for our group. The neighborhood felt safe and the host was extremely helpful with coordinating driver service and recommending various restaurants and excursions. I would highly recommend staying here!

We had an amazing Stay! Everything was smooth, any questions we had Denisse would answer right away, or if there was any issues she took care of it within minutes. The only thing I would recommend is to move a tv into a bedroom since we would relax and watch a movie when we settled to sleep, or getting a more bigger cozier couch in the living room since the one that was there was not comfortable to sit and watch anything. We watched movies on the laptop when we were in bed. Thank you :)

Everyone in my group was very satisfied with this AirBnB selection. It very comfortably fit our group of 5, the pool (not heated) + hot tub were a nice touch when we decided to stay put, and the community was secure and peaceful. This Villa was super beautifully inside and out! Equipped with everything you need, Please do not hesitate to book. It was in a private, gated area so we felt very safe. It was a 15-20 drive to all the nice restaurants, clubs and the beach. The host was very pleasant, helpful and responded within minutes with any questions that I had. Very lovely stay.

Beautiful and stylist house, i love that it has a lot of natural light. Pictures really don’t do this place justice. We really enjoyed the pool and rooftop jacuzzi. Kitchen and bathrooms are fully stock. We felt safe staying here, just keep in mind it’s quite secluded from tourist area, im not sure if you can get taxi from here, we hired a private driver, it’s a quick drive to town. The floor was a little dusty when we arrived but they sent house keeper over as soon as i requested so no big deal. Denise is amazing, she is so helpful with restaurants, transportation recommendations and was always quick to respond to my message. She also checked in on us when we left to the airport. Definitely don’t miss out on this place when you come to Tulum, totally worth your money.

So this villa was great, the only Issues we had is the pool was not clean when we arrived and had to clean it ourselves. And the other thing is that none of the furniture is comfy, even the beds are hard. Everything else was great! Just those 2 things that we weren’t happy about The host’s communication was outstanding and the villa is nice. Nice big kitchen and the rooms are quite large

However, we must clarify that before any check-in, the villa is properly cleaned and prepared according to our quality standards, and the pool is included in this preparation. On the day of your arrival, this was likely confirmed by the guest who arrived several hours before your check-in. While it is true that there is a tree near the pool area, which we preserve because we love maintaining the tropical and jungle environment that is Tulum, we cannot prevent its leaves from falling into the pool. We are sorry that your perception focused on the negative aspects of this situation. Regarding the mattresses, this is the first time we have received such feedback about their comfort. We understand that everyone's preference for the firmness or softness of a mattress varies.

We absolutely loved this place! Just as described and pictured and super clean! Host was very responsive and helpful. Loved that it was private and guarded 24/7, felt very safe. We were a short drive from downtown, restaurants and beaches. We will definitely be back and will recommend to friends & family :)

Yanely and Denise’s place looked exactly like the pictures. It was about 10 minutes from downtown and 15 from the beach area. They were extremely nice, responsive, helpful, and very accommodating host. I would definitely recommend staying here.

If your traveling to Tulum this is the place to say the host Denise was so helpful with everything and VERRRRRRY quick with responses!!! 6 of us traveled here for new years we were all comfortable and and loved the place. I absolutely love the grill on the roof and the pool. This place is 8 min from downtown Tulum and about 16 min away from the strip aka… (Taboo and all the other beach clubs). Will definitely stay here again when traveling to Tulum. Thank you!!!!!

Our stay at Yanely’s and Denisse’s property was everything we were hoping for. The aesthetic of the property is a dream that invites you to relax and really disconnect. We appreciated the instructions of the house, they were all clear and helpful. Denisse is an amazing host, she was quick to reply to us and always willing to help. All the rooms were sparkling clean and spacious, we enjoyed every space possible. Also Denisse recommendations were on point! We will definitely look forward to comeback in the future!!

A beautiful property. Excellent location, very, very well appointed and luxurious. Much better than any 5* hotel I've visited in Mexico - just a perfect place in Tulum. Communication and help from Denisse was rapid and very friendly. I can't give this property enough stars - it has to be experienced!!

This place was SO nice! We had such a pleasant stay! From beginning to end they went above & beyond to accommodate me and my family. I was so impressed at how responsive Denisse was she was AMAZING!! & made our stay that much easier and enjoyable. The villa is very relaxing such a sweet escape. I would highly recommend, it is very safe. In the morning we would wake up to the beautiful sounds of nature and at night the ambiance is just right! If you are thinking about it don’t hesitate. We would love to come back the nxt time we are in Tulum!

We had a wonderful stay! We loved the location—a bit removed from the bustle but close enough to walk to brunch (Aroma Cafe) or bike into town. We enjoyed the pool and jacuzzi each day and just appreciated the ease of adventuring by day and relaxing at the villa by night. Denisse and Yanely were super responsive and personable throughout. We hope to be back again!

Denisse was a fantastic host from start to finish, very clear and helpful instructions and recommendations. When our hire car got a puncture on the first day Denisse went above and beyond to ensure that it was fixed and we had someone come round to help us within 30 minutes! The villa itself is stunning, it looks bigger than the pictures and very clean. The area felt very safe and quiet, being in a gated community. We didn’t walk to restaurants at night as it was a bit far to the main town, but there are amazing cenotes on the doorstep and the villa’s recommended taxi was very easy and friendly. Thank you and we would definitely stay again!

Absolutely stunning villa, the photos don’t do it justice. It was just me and my 3 adult kids staying for 10 days. We hired a car from Cancun airport and arrived late at night in the dark. The directions we were given were spot on and accurate, and we were in constant communication with the lady that was managing the property. On the roof there is a plunge pool, shower room and bbq. The villa is situated in a quiet and peaceful area of Tulum. We went to a few Cenotes during our stay all within 5-20 minutes drive depending on which one you want to see (there are 227 in Tulum) all very different and all beautiful. The best supermarket we went to was called Selecto about a 10 minute drive. A tip for any UK travellers, bring your own tea bags, impossible to get any anywhere 😂, but tbh this was the only thing we missed. I cannot recommend Yanely’s villa enough, it is beautiful and it made our first Mexican trip a holiday to remember ❤️

This is a beautiful home in a new part of its community. Very family friendly, quiet and peaceful place. It accommodated our family of 5 very well. The home is new and is beautifully laid out. Denesse is extremely helpful and will answer quickly to any need you may have. I would highly recommend to anyone.

Out of all the homes I’ve stayed in, Yanely and Denisse have made my experience amazing. Before booking they were very informative and answered all of my questions. They’ve helped me cook chef services which was amazing! We had a minor issue with the water, which was not their fault, and responded to the issue with a quickness. They respond even in the early morning hours. I would highly recommend staying here. The home is beautiful and the neighborhood is quiet so no worries of construction noises waking you up. Great experience and thanks again for everything!

We had an amazing time staying there. By far the most beautiful villa in the Riviera! Loved the attention to detail, design and finish. The property has almost no direct (actively living there) neighbours at this point so feels like being in the jungle while enjoying the safety of a gated neighbourhood. We really appreciated no construction, no street and no party noises! The neighbourhood was quiet and secluded. The pools provided a lot or privacy and a lot of sun during the day! No meed to drive to the beach! Highly recommend!
