The reason I don't give 5 stars is because the electricity and water went out all night, we suffered from the heat, but that doesn't matter, considering all the good things and how happy we were those days. THE VIEW IS WONDERFUL, EXCELLENT, this is the second time I've stayed in this house. Looking forward to returning soon.

Amazing Place only downside was there was no water. The water would run out a lot, but other than that the place is nice! i would stay again.

Thank you so much Omar. Unfortunately the water issue is throughout all of Peñasco. It is a citywide issue that we work diligently with our HOA. They are receiving about 1/10 of which gets dispersed to the houses and during this busy season it goes fast. We’d love to have you back you were an excellent guest!

I've been to Las Conchas numerous times and this was my 3rd time celebrating Thanksgiving in Rocky Point,weather was beautiful as always and a great time was had by all. Not sure when the last time Karissa visited her place or taken inventory but she needs to go down there and tend to the home if she wants to continue to rent. The outdoor furniture is rusted out and breaking which is not safe. An upgrade on the bed sheets are a must not sure how old they are. The door screens all need to be fixed, there is not a gas grill so take that picture out. We brought our own lawn chairs, but the ones at the house looked very old and we did not touch the pile of old sand toys and chairs in the corner. Kitchen needs a blender and some large serving bowls. Bathrooms were clean and towels were good quality. The picture of the kitchen is the old kitchen which was beautiful, not sure why they took it out?? Some outdoor lights need to be replaced and I had to buy a broom. Patios are spacious.

We brought our ocean kayaks & paddleboards we needed up seeing 5 family of dolphins our 2nd to last day! I love staying here! It was our 3rd year

Great place to stay with a large group. Plan accordingly with the limited water supply. There are warnings at the main entrance of the beach house. We luckily caught the water level without running out at any point in our stay. We were able to get a refill in our water supply. Lots of toys for kids and chairs to use for the beach. We stayed during a heavy storm and the rain water did enter one of the rooms, which wasn’t an issue thank goodness, but did get addressed quickly by Karissa.

Will not return. House was fine. Great views from the balcony. Would not recommend it, if other options are available. House is in need of repairs, some have been noted for some time: - Sliding doors and screens are worn and faulty - Access to beach is too difficult. No other houses in the area have this issue. Apparently a storm cause the stairs to be damaged some time ago and it still has not been fixed. Its a significant issue that should be given attention right away. - Beds on the second floor are very hard - Beware of water usage. Ran out of water within 24hrs with minimal use. Host was adamant that we had left the water running. We hadn't even all showered yet. It was impossible to have gone throug so much in that time. - They ask you not flush toilets after every use - Communication with host was terrible. There were 3 different people at one point. One of them was very condescending and rude. - Take pictures and videos of everything you may be unfairly fined

This was our first family trip to Rocky Point. The house is beautiful & full of natural light. Everything was clean & in good condition. I wish there were tv’s in the bedrooms or at least another tv in the downstairs living area. The hosts were proactive regarding the water supply & had already made arrangements for a delivery before we actually ran out of water. We were literally without water for less than 2 hours. We loved the private beach & enjoyed it every day during our stay. We loved it so much that we are already planning a second family vacation here! I highly recommend this home & hosts!

The house needs an update. Internet was a weak signal and it would kick us off the Wi-Fi. Some of the bedroom outlets didn’t work. A few times the kitchen smelled like a backed up sewer and the toilets didn’t always flush. Little things but the misleading obstacle was getting to the beach was very difficult. You can’t walk out back and simply walk to the beach. The stairs or path was washed out and there’s a big gap from the stairs to the beach. We are all healthy and active but it was an inconvenience. It would have been helpful to have the information upfront.

Karissa had great communication! The city had a power outage due to a large storm and she still responded in the middle of the night. Based on the listing we were under the impression there was a propane grill and Keurig, but they were not at the home. We had to run out to the store to buy charcoal and change our coffee plans. However, the beachfront location was AMAZING. The house was also clean, which is especially impressive since the home is right on the sand. Thanks for a great stay!

We rented this house for a wellness/yoga retreat and it exceeded our expectations! Our attendees were blown away by the views of the Ocean from the Balcony. The Beach was so quiet and private. We loved the layout of the house. It was nice to have multiple bathrooms and that all the bedrooms had windows with an ocean view. The kitchen was fully equipped with everything we needed. The hosts were very great communicators! We will definitely be back again very soon! I highly recommend this house. It was clean, comfortable, and such a dreamy stay!

Beautiful home with all the amenities!

We travel to Los Conchas about 4 times a year, and have stayed at many places right on the beach. We loved our stay at Casa de Bóvedas, which was a lovely home, with more than enough space for our group of 6. The house was the furthest east we have stayed on the beach, which was nice because there were hardly any vendors and made the beach feel private (although there aren’t too many people their in January any way). There are a few things to know about the house, most of which other reviewers have commented on) that will help you decide if this is the rental for you. For example: 1. The patio and screen doors need attention. They stick badly or fall of their tracks, and are a challenge to open on both levels 2. The kitchen and fridge are on the smaller side for a big house with enough sleeping space for 8. 3. The cinder block stairs to the beach need some maintenance. They are uneven—you really have to go slowly and watch your footing carefully. There are no hand rails on either set of stairs. On a positive note stairs to the beach less steep than some other places we have stayed at. 4. The top deck doesn’t have stair access to the bottom deck (which accesses the beach). Therefore you have to track all your stuff from the main floor, through the house to the bottom floor to get to and from the beach. 5. The pool table was not leveled, and all the cues except one were missing a ferrule or tip. We were really excited to play some pool—it was one of the reasons we rented the house. 6. The hot water takes forever to reach the showers. You have to let it run for some time. The water pressure wasn’t very strong. 7. The outside gate to the street does not appear to close. These are not things that would prevent me from staying again, but except for the sticking doors, but are things that others thinking of renting here might like to know.

Casa De Bovedeas is in a great location with wonderful views of the beach. It was large, clean, well equipped and gated with plenty of space to park. Common areas were comfortable and the home has several beds if you have a large group. Getting out of the house via the sliding glass doors on either floor was very difficult as the screens and doors would not open or close easily. Access to the beach via a set of blocks was very challenging especially for seniors. With a repairs to address the items mentioned the house would be close to perfect!

This was even more amazing in person! Can't wait to go back! So nice having almost zero people on the beach! Only one vendor which was awesome no one bothering us! The best way of finding the location on Google maps is looking up the name of the house, not the address! Saw two dolphins about 6 feet out in the water, was so cool!

Wonderful experience! Beautiful, comfortable, and clean accommodations. Excellent home for family vacation. Everything you need. Beach and sunset viewing grand!

What caught our eye when we selected Casa de Bovedas, Victoria's place was that it had a Front beach View and had access to the private beach. Our group was made up of 2 couples and 3 seniors. The views from the outdoor accomodations from the main floor balcony and basement were magnificent. The quietness and secluded atmosphere of this section where it's located truly delivered what we were anticipating and we were not disappointed. The indoor accomodations were comfortable and appealing. A large open concept front family livingroom and dinning made it inviting to sit and visit and relax when we weren't outdoors. The top floor offers one master bedroom suite only and one half bathroom. The Kitchen is adequate, small in size but has the amenities for you to cook indoor or outdoor and we did cook most of our meals indoors. I noticed that the kitchen cabinets could stand to be upgraded, whenever we pulled out glasses or cups from the upper cabinets the doors swung back hard and I felt at times the glass might shatter, same thing with the bottom cabinets. Knobs were loose and fell off. You just wouldn't expect to find this type of oversight when they've done so much to bring nice finishes throughout the house. The downstairs has three bedrooms, one had a queen size bed for one of our couples and the other two rooms had single double beds that our Seniors used and two full bathrooms. In order to access the beach you had to go down to the basement and exit out arcadia glass doors that were very hard to open. This was true for the upstairs doors as well some opened a little easier. I had to have my husband pry the doors open for me every time I wanted to sit by the balcony. The blocks stairs that lead to the beach below have to be redone or secured. They are falling apart, you have to use the center blocks to make sure you don't take a spill. This was disappointing for our Seniors who would have used the beach a few more times but weren't confident in decesending down those stairs. We noticed that shower head to rinse off when you return from the beach is gone. We made the best of it but this is a tiny detail that could go a long way if it was replaced. A washer and dryer wasn't availble for use. It would have made it really nice to dry our beach towels and swimwear indoors instead of laying out our stuff on chairs. One of the major disappointments we experienced the first day was when we turned on the TV in the Family room. There was Direct TV availble and were pleased for our Seniors who don't use devices to watch TV, but there was no volume. We did trouble shoot as much as we could on our own and put a call early enough to the caretakers for assistance in getting this taken care of. We had arrived on a Wednesday afternoon and we didn't get the it resolved until Friday night, when a caretaker brought over another smaller TV. I understand the caretaker had some personal issues and I tend to, but I believe this is one of the things that should be checked before new guest arrive to make their stay enjoyable. Our Elderly made the best of it, they talked a lot, but since they couldn't go to the beach as often as they would have liked I think having a working TV would have added to their vacation experience. We had bathroom sink that leaked and flooded the guest bathroom on the first floor. As my husband and his brother mopped and pulled stuff from under the sink they discovered a leak and there on the bottom of the cabinet was a pan to catch the drip. This is something we weren't expecting, We paid quite a bit for the rental of this beautiful home and enjoyed our time there but I would think a little more attention by the owners need to be given here. Overall I would say, if some of these things had been addressed promptly and carefully prior to guest arriving the big message to us would have been a great big " Welcome and Enjoy your Stay and come back and see us soon!" Then I would go back in a heartbeat. Overall this is a beautiful home, great for young families. Pets are welcome too with a deposit.

What a fantastic home for two families with kids! Spacious, light-filled, clean and comfortable. The kitchen is well stocked and roomy (a big plus for people who like to cook). The perfect location in Las Conchas. Quiet, beautiful sandy beach. The upstairs terrace is a big plus--you can see for miles and the birds fly right by at eye level. Victoria replied promptly to any questions we had. Just spectacular. We can't wait to go back!

Great beach house

We looked at many, many options - around 100 - before settling on “Bovedas”, and our high expectations weren’t only met but were amply exceeded. The property is simply stunning, from the well manicured and attractive desert landscaping at the front, to the house itself. The interior architecture and design is so appealing, with the intricate vaulted (“bóveda”) ceilings setting the tone. The clean lines and smart furnishings all come together in a harmonious, soothing way. Casual elegance all the way. The upper level balcony-terrace (there are two) provides incredible views of the ocean with the sea breeze, and given that the coast runs east-west on this stretch, we could see both the sunrise as well as the sunset at this time of year. We barbecued fresh seafood on the terrace each night, while sipping tequila. Sublime! The spacious upper level master BR with private bath and shower is a real treat. The other 3 very comfortable bedrooms are on the lower level, allowing some separation from upstairs action in the living room (for those who need early sleep/rest). The ocean is easily accessed by a few short steps down to the beach. The owner, Victoria, was readily accessible by phone and text and was very responsive to all our questions and needs. All in all, a great house!
