This home was very spacious and comfortable, easily accommodating our group of 19 people!!The hosts were attentive and responded quickly whenever we had questions. We experienced a couple of minor issues during our stay. The kitchen lights stopped working, and although one of the pools was clean, the water had a green tint, so we were only able to use one pool. I let our co-host know, and by the next morning they had fixed the kitchen lights and arranged for housekeeping, which was a great gesture. Other than that, the listing was exactly as described, and the photos accurately reflected the property. Overall, we had a great stay!

Daniel was an excellent host from start to finish. He went above and beyond to help coordinate our airport transportation, dinner reservations, yacht excursion, and in-villa massages, which made planning our trip incredibly easy. He was also very responsive and addressed any concerns we had as quickly as possible. The villa itself was spacious and worked well for our group, though there were a few maintenance issues during our stay, including some plumbing challenges. Daniel was attentive whenever we reached out and worked to resolve issues promptly. Overall, we had a great trip, and much of that was thanks to Daniel’s hospitality and communication.

12 of my friends and myself stayed at Ruben’s and we had a great time! There was plenty of room for everyone and each room was spacious enough for suitcases and hanging clothes. Each room was clean and the bathrooms were nice. Each room had AC. We had an issue with one of the fridges but the other fridge worked just fine! We had concierge waiting for us to greet us and give us a lay of the villas which was nice because not all of us arrived at the same time so it was helpful that concierge was there to let in my guests before me. Daniel was able to get transportation ready to go and on time for all of our excursions. Having reliable transportation was a great and much needed addition. Also offered really yummy food spots and was on time with all replies. All in all, it was a great stay and all of my guest enjoyed themselves. We would all stay here again! Don’t forget, Tulum is a jungle and you are emerged in wildlife.. There are critters and wildlife around! A great stay overall!

Had a really great stay at this mansion in playa del carmen. Our concierge Daniel was extremely helpful. He was very timely in his responses and flexible in his assistance. He helped arrange transportation for us and otherwise made our stay very enjoyable.

Arrived to a dirty place with "11" bedrooms still being cleaned by 1 person, an A/C being repaired and construction workers still on their shift. With a group of 20 people after a long flight we had no better option but to stay. During our stay we had a toilet that when being flushed the water would go up to the sink or leak from the bottom. The same repairman came over, removed the toilet, made himself at home and started drinking with the locals outside the property for the rest of the night. The toilet was never re installed. After that we had no desire to contact the host, and just gave up. We had leaking AC's so we used buckets and a mop. Bedding has stains and rundown sheets. The pictures you see are photoshoped. Host will offer you a negotiated discount, stay away its not worth it.

the expectations set by the listing. One of the biggest issues was being repeatedly pressured to pay additional money for a chef service based on claims that we had an extra person attending dinner. We repeatedly explained that there was no extra person, yet the requests for additional payment continued. The constant accusations and pressure to pay more money felt like harassment and created unnecessary stress during our stay. The property itself also had several maintenance issues. The oven did not work, three toilet seats were broken, and a ceiling fan fixture was damaged and hanging from the ceiling. There were large red and yellow stains on multiple walls, and the kitchen countertops were heavily chipped, with actual pieces of granite missing. Overall, the condition of the home and the repeated attempts to charge us for a nonexistent extra guest left us very disappointed.

When we respectfully informed you of this situation, you responded by accusing our team of "harassment," seeking not to pay for the service that was being provided. The reservation conditions are the same for all guests, and our team is required to verify and enforce them. Great stay overall! The mansion was perfect for our group, and the host Daniel went above and beyond helping with logistics, including arranging transportation, grocery shopping, a private dinner, and quickly resolving any issues that came up. A couple of minor drawbacks were that the shower water never got very hot and a few rooms were being renovated, but neither impacted our trip in a meaningful way. Excellent hospitality and communication. We’d definitely stay here again.

This place was perfect for a larger group. We had 20 people for a bachelor party and it easily accommodated everyone for sleeping and large group dinners at the Airbnb. The two pools got a lot of use and we silent plenty of time catching some sun and place. Easy to walk to the downtown strip of Tulum and shuttle/taxi drivers easily accessed the Airbnb. Great vibe, fun place for photos, and it was smooth check in and check out.

Amazing time with my friends here. Huge space, two fully equipped kitchens, very nice pools. Rooms were all clean and very well air-conditioned. 10/10 would recommend to anyone.

I spent hours looking at Airbnbs for our large group of ~20, and this one was perfect!!! It’s an extremely beautiful house and most of the rooms have their own bathrooms, also incredible location that’s walking distance to the main road in Tulum. Most of all I just loved that we could fit our group into one space without it feeling cramped, and the overall layout of the property made it all feel connected vs. other places I looked at that were less conducive to people getting together in one space and hanging out. The communication with the hosts was also amazing, they went above and beyond to respond to requests— a couple of things were initially broken when we arrived and they came and fixed them right away, also answered all of our questions. Daniel especially was hugely helpful with planning for our trip as a local & helped coordinate vans / cars for our group. I would 1000% come back if I ever had a reason to. Highly recommend.
