3. Artículos y actividades prohibidos
- Está estrictamente prohibida la posesión o el uso de drogas ilegales y armas de fuego.
- Las infracciones pueden resultar en la terminación inmediata del contrato de alquiler, desalojo o acciones legales, de conformidad con la legislación mexicana aplicable.
4. Servicios públicos y eventos imprevistos
- Tulum puede experimentar ocasionalmente cortes de energía, interrupciones del suministro de agua u otras interrupciones de servicios debido a circunstancias fuera del control de la propiedad.
- La empresa administradora no se responsabiliza por interrupciones causadas por proveedores de servicios externos, condiciones climáticas u otros eventos fuera de su control razonable.
- En caso de condiciones climáticas severas, emergencias o preocupaciones de seguridad, el personal autorizado podrá acceder a la propiedad cuando sea razonablemente necesario para proteger a los huéspedes, la propiedad u otras personas.
5. Proveedores y prestadores de servicios externos
- Los proveedores y prestadores de servicios externos no pueden acceder a la propiedad sin autorización previa de la administración.
- Esta política tiene como objetivo proteger la seguridad y privacidad de todos los huéspedes y de la propiedad.
6. Ocupación y precios
- La villa tiene capacidad para hasta nueve huéspedes.
- El precio se basa en cuatro huéspedes.
- Se aplica un cargo adicional de USD 20 por huésped por noche por cada huésped adicional después de cuatro.

Overall, our stay was satisfactory. The property is located in the jungle, so expect to see ants and small lizards, as mentioned in the listing. A car is almost essential to reach the property. The last 500 meters are on a very rough road. We had an SUV, which made the drive easier, but not easy. It is still possible with a lower car, but you'll need to drive very slowly. The sofa could use a deep cleaning or even be replaced, as it is heavily stained. We also experienced a few power outages, including one lasting from about 2 a.m. to 10 a.m. This may not seem like a big deal, but in the jungle, with no cell service, it also means no A/C, no fans, no Wi-Fi, and food in the fridge may spoil during long outages. On the positive side, the host was responsive and did their best to resolve any issues we reported.

This is a very large and generously situated space. Perfect for large families. the indoor/outdoor space was appreciated The rooftop is really nice with lots of space. It was in a quiet location that was off the busy streets. You definitely need a car! The service that supports the property is responsive and helpful. they were unable to fix a few things, but overall, very helpful and flexible with check in and outs. They contacted me early to support local tours and excursions. LIna's kitchen for Mexican cooking was particularly awesome. La Valeta is relatively close, but not quite walkable, easy to get to with a car. the beach is about 25 min away given all the shenanigans it takes to get to the beach. You need to bring everything you need to cook - oil, spices and etc. There is daily coffee and basic shampoo, conditioner and soap.

We had a wonderful stay in the villa. It was located within a beautiful and private condominium. The area is quite yet close to both downtown tulum and the beach area. Host was very attentive and responsive and resolved all requests we had. Overall, we had a great time in Tulum!

House looks like depicted and is very comfortable. Cleaning and general maintenance require some improvement. Host was extremely responsive and helpful when I asked for things to be cleaned and addressed and even offered me some complimentary sessions. Note the house is a bit “out of town” at the edge of the city on a dirt road. Should be manageable with a car.

As a family of 4 we stayed for two weeks at the Villa and had a great experience. The concierge team from start to finish were clear and welcoming with all instructions and throughout our stay were on hand for recommendations, bookings and general Q’s. The villa was clean and tidy, we also had cleaners come in throughout our stay - which was a great bonus! The pools were cleaned daily. All staff were extremely friendly. We would definitely stay here again.

Everything was great! The place was easy to find, it was tidy, the instructions were clear, easy access and with the amenities they mention. The place is identical to the photos, Andrea and Rafael's service was excellent, they were attentive at all times. I think the price is worth it for the place, I really recommend it.
