Situated in the heart of Playa del Carmen, Ocean Plaza by Zama Homes is just a 2-minute walk from the famous 5th Avenue. The condo is steps away from the best beaches, restaurants, and vibrant nightlife. Popular tourist attractions such as Xcaret Park and nearby cenotes are also easily accessible.
The building is adjacent to 12th Street (known as club street) and only a 3-minute walk from a swimmable beach. With its prime oceanfront location, you won’t need a car to explore the town.

Guest Access
Ocean Plaza’s location allows easy walking access to all parts of town, eliminating the need for a car. The concierge is available to assist with airport transportation and booking tours or excursions.
On-site parking is free but limited. There are six double parking spots accommodating up to 12 cars, shared among 20 condos. Most guests do not bring cars, so parking is generally available except during peak holiday periods.
Other Information
- Beach Access: Due to erosion from climate change, the beach is not suitable for swimming or recreational activities but offers beautiful views of fishermen’s boats and Cozumel.
- Noise Policy: No loud noise or parties allowed, especially between 9:00 PM and 9:00 AM. Nearby clubs may be audible. Excessive noise results in a $100 USD fine.
- Visitors & Extra Guests: Visiting hours are from 9:00 AM to 10:00 PM with a maximum of 6 visitors. Additional guests beyond six are charged $30 USD per person per night.
- Parking: Free and subject to availability. Please provide car model and license plate number before arrival.
- Smoking and Drugs: Smoking, including vaping, is only permitted on the terrace with windows closed. Smoking indoors incurs a $100 USD fine. Drug use is strictly prohibited.
- Air Conditioning: Please turn off A/C when leaving and keep doors and windows closed while in use.
- Electricity for Long Stays: For stays over 28 nights, electricity is charged at 3.5 MXN per kilowatt-hour.
- Elevator: Maximum of 2 people per ride.
- Baby Items: Crib and high chair available for 100 MXN per night each.
- Laundry Service: Offered at an additional cost. Clothes drying on terraces or windows is not allowed.
- Grill Use: Only gas or electric grills are permitted on penthouse terraces. Charcoal or firewood grills are prohibited.
- Pets: Not allowed.

Paul’s place was truly one of the best Airbnb stays I’ve ever had. He was incredibly accommodating and went above and beyond throughout my stay. The location is unbeatable, the backyard is literally the ocean, which made the experience even more special. Anytime I had a request, it was handled immediately (even a last-minute passcode change). When I added extra guests, they quickly provided additional towels without hesitation. Everything from start to finish was seamless. If I could give this stay a 12/10, I absolutely would. Highly recommend!

I spent my 25th birthday here with my girl friends and it was amazing! The location is great, right by tons of local restaurants and the host helped us with transportation throughout our stay. The only things that stood out were that it’s very loud at night. We were woken up at 4am to a woman screaming, which scared us. The walls are thin so you can hear everything. This wasn’t a huge issue. We also had wet shoes out on the patio overnight and they were stolen. Not the hosts fault but want to call out not to leave anything out. Overall, I am satisfied and would stay again.

Myself and eight of my friends came here for Spring Break and loved the location and distance to local restaurants and clubs. There was enough room for all of us to sleep and hang out, as well as a patio with an awesome view. They made it easy to access water with a water dispenser with provided water jugs. The only downside we had was that the service in the area was not the best, and the WiFi connection only worked when you were standing directly in the living room, and no where else in the condo. We read about this is prior reviews but had hoped it would have been fixed. Overall a great place and would come back again!

Good Value. The property matched the photos. We enjoyed being able to step off the back porch onto the beach. Because the property was centrally located, we didn't need to rent a car. Almost everything was walking distance. We took taxi / bus for adventures out of town.

Our bachelorette group had an amazing stay at Paul's place, perfect for our celebration. The property offers a stunning ocean view with picturesque boats along the shore. Every bedroom and the living room had air conditioning, a necessity due to the high humidity. All five beds were comfortable, and the living room's futon provided an additional sleeping option. The place mirrored the photos, clean and tidy upon arrival, with ample towels and toilet paper. The host's concierge promptly responded to our requests, ensuring we had all necessities. The location, just half a block from the main clubs, was ideal for beach and party activities. We felt safe walking back late at night. It's important to note that the walls are thin, and bedroom windows connect to the hallway, allowing sounds from other tenants. However, each room and the living room have TVs with access to YouTube and streaming services, minimizing noise disruptions. Overall, a great experience.

It is a very pleasant and comfortable place, it would have been excellent if they offered cleaning service, at night some tenants arrived drunk and/or continued the party and were noisy which affected our rest, the host was very attentive
