The Space
Villa Karanda 1 offers exceptional architecture and design in a serene jungle setting. The villa is fully staffed to accommodate every guest's needs and requests. Large windows in both the living areas and bedrooms provide beautiful views of the house and surrounding nature.
The intelligent layout comfortably hosts up to fourteen guests, making it ideal for families or groups of friends. It features four bedrooms with the following configuration:
- Bedroom 1 (ground floor): King bed plus single trundle bed
- Bedroom 2 (second floor): King bed plus single trundle bed
- Bedroom 3 (second floor): King bed plus single trundle bed
- Bedroom 4 (third floor, ensuite): Two queen-size beds plus one Murphy single bed

Guest Access

For those who prefer more privacy, a self check-in option is available. The team will send detailed instructions, access information, and codes in advance.
The Guest Experience team is available daily from 10:00 AM to 10:00 PM to assist with any needs.
Policies and Important Information
Noise and Parties
- Parties are strictly prohibited.
- Small gatherings require prior approval.
- Loud music is not allowed after 11:00 PM.
- Please respect neighbors, staff, and community rules.
- Violations may lead to a USD 500 fine, police involvement, or eviction.
Energy Consumption
- Please turn off air conditioning, lights, and electronics when not in use.
- Air conditioning should never be left on when the villa is unoccupied to prevent energy waste.
Prohibited Items
- Drugs and firearms are strictly forbidden.
- Possession or use will result in immediate eviction and legal action under Mexican law.
Unexpected Events
- Tulum is a developing area; occasional power or water outages may occur and are beyond our control.
- In severe weather or emergencies, staff may enter the villa for safety reasons.
- The company is not responsible for interruptions caused by external providers or weather conditions.
External Vendors
- For safety and privacy, external vendors are not permitted to access the villa.

So I just got home from my Tulum Birtjday trip and my friends and I plan to make this an annual stay moving forward. We loved everything. The villa is exactly like the photos, gorgeous, spacious and luxurious. Their recommended chefs were SUPERB ! I will always choose this villa over any resorts in Tulum. The place was just as pictured. Honestly I couldn’t have gotten a better place if I tried. Group of 8 of us 4 couples. The rooms are large the beds were comfy the AC in the rooms worked very well. There’s 2 plunge pools on the property and 3 large pools right in front of it. Keep in mind that this is a three story house So there’s a lot of privacy. I asked the party to tell me their feedback. They said that besides not being able to flush toilet paper it was A1! Totally recommend this place.

This home was beautiful but had the worst experience ever since staying at Airbnb. My entire family left with bedbugs bites all over our body and face, electric went out twice leaving us to be in the dark for over 2 hours, the cleaning did not take the trash out and she even took the bedding off one of the bed and did not replace it but the host was able to get some sheets to cover with. There was so much ants and bugs everywhere in the house especially in the pool upstairs to the point we did not get in it. The entire villas layout is beautiful and well designed. Apart from the listed things before, it’s a nice home. With the bedbugs and electricity constantly going out, I will not be staying in that area again if I visit Tulum.

Booked this Airbnb for my Bachelorette Weekend with a total of 11 girls. The Airbnb was really beautiful and looks exactly like the photos. The rooms were spacious and fit everyone comfortably. The location is a bit more remote from the main downtown area of Tulum but it is still relatively close ~about 10-15 minute drive to main area. Overall had a really great time at this Airbnb and created many wonderful memories with my closest girlfriends. The concierge team was AMAZING!! From the time we booked our Airbnb, CLAUDIA was so helpful in booking our airport transfers, transportation, reservations, and other activities. Also special shout out to SHEY - who was a godsend - for this trip. On the first night we had arrived, the AirBnb had lost power. Shey was so helpful in making sure we were comfortable and helped us find a new property to stay in for the night. And lastly, Mariano thank you so much for all your help throughout the whole stay. What a great team! Thank you all so much!!
