Property Rules
- No external personnel allowed on the property.
- Hosting parties or events is strictly prohibited.
- The base rate covers up to 7 guests; additional guests incur extra charges.
- An additional fee of $15 USD plus tax per night applies for each guest beyond seven.
- Smoking or vaping anywhere on the property is not allowed.
- A $250 USD fee will be charged if smoking or vaping occurs inside the villa or if cigarette traces are found.
Additional Notes
- The villa is located in the Mayan jungle, so mosquitoes are common. Bringing insect repellent is recommended.
- Internet service is the best available in Tulum but may be less stable than in major cities. Efforts will be made to resolve any connectivity issues, though uninterrupted service cannot be guaranteed.
- Electricity is provided by CFE. While outages are rare, they can occur without notice. The property management will contact CFE immediately if outages happen but cannot be held responsible for any inconvenience.

Villa was much nicer in person than the photos and worked very well for our group of 15. Each bedroom having its own bathroom and AC was great. Heated pool and jacuzzi were well maintained; initial jacuzzi issue was resolved quickly. Kitchen was equipped with basic necessities, appliances and spices; complimentary water jug was appreciated. Neighborhood felt safe and was close to beaches, restaurants, and grocery stores. Main downside was housekeeping. Listing and reviews suggested daily cleaning, and we were initially told via a private chat that cleaning was included, even sent us hours and details. After significant back and forth, housekeeping only came once during our 6-night stay. We were later told daily cleaning is not included and only available upon request if the crew is available. The listing should be updated; I recommend confirming cleaning details before arrival. Additionally: no working washer/dryer, shower takes 25+ min to heat water, chef option was $60+ a person.

Alejandro and the team were amazing. The location was perfect for our group of 8, and offered privacy for couples or individuals with the many bathrooms. The private community was close to late night snacks, a bakery and a market.

rented for a long weekend getaway with friends. Nice spacious house with private bathrooms for everyone. walkable to restaurant. if you want to go to the beach or retaurants on the beach it can get pricey since it's in town. overall a nice airbnb

I really enjoyed the stay - the villa looks even nicer than the pictures, and it's in a great location - close to main street but in a gated community which made us feel very safe. The concierge team is very responsive to our needs.

Quiet and private neighborhood. Lots of tour and taxi options through partners of the host, which made planning safe and convenient! Host was quick to come by to pick up trash and refresh towels. Pool and yard was a bit smaller than expected, but there’s a larger neighborhood pool that you get access to (and a pickle ball court with paddles provided in the house!).

This is a beautiful home in a peaceful and safe neighborhood, which in addition to the pool in the backyard, there’s another community pool. We enjoyed the SPACE! There’s ample room for your group to spread out and not encroach on one another because each room has its own bathroom. The kitchen is functional if you plan to cook or make smoothies, they have everything you need. It is also in a great location that is walkable. You’ll find shops, places to book excursions, cafes, restaurants all within a 2-10 minute walk. And although there’s things to do around, it wasn’t very busy, crowded, or highly populated. We felt SAFE. We traveled as a group of women and felt so safe in the property and in Tulum in general. And lastly, the concierge was very responsive, communicative, and accommodating. You aren’t allowed to bring in your own attendants (like a chef, masseuse, etc) but they will coordinate those service for you if you desire. Overall, an amazing stay!

We had a great stay at this Airbnb. The place is clean and has AC in every room. The pool and hot tub are cleaned daily, and they offer complimentary housekeeping daily, which you also have the option to reject if there is no need or you just dont want people in the place. The kitchen is well equipped, if you want to cook for yourself ever it is a great way to spend one chill evening inside. Very responsive to all messages and pleasant to deal with. The location is great because it is at the edge of Tulum that is closest to the beaches and in a quiet area. It’s about 20-30minutes walk to Tulum centre, however, I wouldn’t recommend walking that path at night, either take a cab or rent a bike/scooter. Cabs, especially in this area, can be quite pricey. It’s worth finding a driver who is reasonable and then keeping their contact information for future rides. The location is very safe and inside a gated area with 24/7 security at the entrance.
