Location and Nearby Attractions
Tulum is divided into two main areas: town and beach. Most locals live in town, where the majority of rental properties are also found. The beach lies just 5 kilometers away and can be reached in under 10 minutes by car or via a modern bike path.
Around town, you can explore numerous cenotes, each unique and beautiful, or cycle to the Tulum pyramids. For longer excursions, consider visiting:
- The UNESCO-protected Sian Ka’an Biosphere to the south
- The wild turtle sanctuary of Akumal to the north
- Coba, the largest pyramid in the Yucatan Peninsula, about an hour west, along with nearby cenotes
- The colonial town of Valladolid, a bit further away
No matter which direction you choose to explore, Tulum offers plenty to discover and enjoy.
Additional Information and House Rules
Please help us conserve energy and be environmentally responsible. Electricity and water are valuable and costly resources in Mexico. Power outages can occur due to high demand.
- Turn off all air conditioning when leaving the villa or when rooms are unoccupied.
- Upon returning, running the air conditioning for 10 minutes followed by fans is sufficient to maintain a comfortable temperature.
- Electricity usage is included in the rental price, but excessive air conditioning use, especially when left on unnecessarily, may incur additional charges.
Internet and Electricity Disclaimer
- The villa uses the best internet provider available in Tulum; however, internet quality may not match that of larger cities. We are available to assist if issues arise but cannot guarantee uninterrupted service.
- Electricity is supplied by CFE. Although rare, unannounced power outages can happen. We will assist by contacting CFE if needed but cannot be held responsible for such interruptions.
Thank you for supporting our efforts to preserve Tulum’s natural resources.

The place totally matched the photos. My family and I were very happy during our stay. The beds are quite comfortable, and there are enough towels and blankets for all the guests. The kitchen is fully stocked, which made it very easy to prepare meals; it has tableware and utensils for all kinds of cooking. The bedrooms are comfortable, and the air conditioners are sufficient to cool both the bedrooms and the common area. The pool is very nice and has a perfect wading pool for young children. The water was a bit cold, but that didn't stop us from enjoying it. Although the weather wasn't the best during our stay, we still had a great time. There is only one TV, but for us, that was not a problem, as we brought our Roku and had access to all our platforms. The internet worked perfectly at all times. Communication with the host was excellent; she was always attentive. I recommend the place!

The villa was great, the pool was very nice—for guests with children, it is directly accessible from the back patio door, so it requires a bit of supervision, but for swimming, about a third of it is shallow (1 foot of water), which is really good for young children. The roads are unpaved, but you can drive along them quite easily with a standard car. Three cars could fit in the back parking area, which was perfect for us. Thanks, Claudia, for the wonderful stay!

Great stay in Tulum. There were 9 of us, including two small children. The villa is perfectly suited to a large family. Many restaurants and shops are within walking distance. Claudia is very responsive, friendly, and always provides great recommendations.

Tulum's house is beautiful. Just like the pictures. The floor is amazing, the living room with the sitting area, the dining room and the open kitchen are very pleasant. The house is perfect for 10 people, very well equipped. The little extras: the swimming pool, terrace and washing machine which is very convenient. A big thank you to Claudia for hosting us and for all her advice. Everything was perfect, even if the house is a little far from the center. A car is required.

Claudia was very friendly at all times, she recommended places to visit, local transport, reliable transport. You have food options about 10-15 minutes away on foot. We really enjoyed our stay ♡ thank you!

This villa was perfect for our group of seven adults. Spacious, peaceful and private. I loved all of the tropical plants and trees around the property. The immediate area is fairly quiet but, with good footwear, it is possible to walk to a number of restaurants and stores. Taxis were fairly easy to arrange for further trips to the beach, the Tulum ruins, larger grocery stores, etc. Claudia is a fantastic host, very professional and responsive!

Claudia was an amazing host. She was in touch prior to our arrival with clear instructions on how to access the property as well as recommendations for places to eat and things to do. We had a couple of issues come up during our stay and Claudia dealt with them quickly. She even helped us secure a car rental when our original car booking was cancelled upon our arrival as Hertz did not have any cars available despite our booking being made months in advance. Without Claudia's support the trip would not have been as enjoyable. I would highly recommend her as a host. The house itself was exactly as pictured and had everything needed to make the stay comfortable. It is about a 10 minute walk from most restaurants and corner stores. I would recommend having a car or other mode of transport to get around as it is a 10 minute drive to larger grocery stores, town center, and the beach. As mentioned in other reviews there are some rough dirt roads in the area so be prepared for that.

Claudia and the property are outstanding. Claudia is very responsive and addresses issues the best she can. I had no issues with Claudia or the house, which I loved. We spent 2 and a 1/2 weeks here. Tulum on the other hand I would not stay in again. I prefer Playa De Carmen. Roads are very bad around the location, so unless you have an SUV you’ll will have a painful time getting in and out. I went for the Tulum beaches and it’s impossible to access a beach in Tulum easily, and if you can all have seaweed infestations. Also losing power and water happens, with no cell service, so again I would stay in Tulum for long. Also mosquitoes are a nightmare. Nothing wrong with actual property though. 5 Stars. Thanks Claudia!
