Property Overview

These fully renovated apartments in Punta Marqués offer a comfortable and enjoyable stay. Please note that some common areas in the building are still under restoration following Hurricane Otis. Currently, the elevators are not operational, and some ceiling panels in hallways and shared spaces have yet to be reinstalled. Despite these ongoing repairs, the apartment is equipped with all essential amenities to ensure a pleasant visit.

The master bedroom includes a king-size bed and a charming balcony perfect for watching sunsets. The second bedroom contains two single beds, while the third bedroom has a queen-size bed. Additionally, there is a large terrace with outdoor access and a dining area where you can enjoy the breeze and listen to the waves crashing against the cliff.

Guest Access

A numeric password will be provided upon arrival for secure entry.

Pool, Apartments, and Common Areas Rules

1. Maximum occupancy per apartment is 2 adults per bedroom plus 2 children under 12. Penthouses allow up to 8 adults and 2 children under 12.
2. Each apartment is permitted two vehicles.
3. Visitor access must not exceed the maximum allowed occupants and visitors may not use common areas without administrator approval.
4. Pool hours are from 8:00 a.m. to 10:00 p.m.
5. Children under 12 must be accompanied by an adult at all times.
6. Diving in the pool is prohibited.
7. The following are not allowed in pool areas:
   • Underwear, t-shirts, or shorts unsuitable for swimming
   • Sunscreen, oils, or sand
   • Food and drinks (no eating or drinking on pool edges)
   • Smoking or chewing gum near or in the pool
   • Floating inflatables except baby floats held in arms
   • Speakers or loud music
8. Pets are not allowed in the pool area.
9. Only two sunbeds per apartment are permitted; beds, tables, and chairs must not be moved or separated.
10. Cleaning staff or nannies are not allowed pool access.
11. Trash must be disposed of properly and areas left clean.
12. Running and rough play in the pool area are forbidden.
13. Babies must wear special pool diapers.
14. Any damage to pool furniture must be reported to the administrator and paid for.
15. Pool access is restricted to registered guests only.
16. Violations will be reported to the administrator and may result in fines or penalties.
17. Noise levels inside apartments must not exceed 70 decibels between 11:00 p.m. and 8:00 a.m., measured two meters from the apartment door.
18. Drug use will be reported to authorities.
19. Private security personnel are not permitted within the condominium.
20. Non-compliance with rules will result in fines according to the established schedule; unspecified violations incur a fine of 3,500 MXN.
21. A security deposit of 5,000 MXN is required upon arrival.

Fine Schedule for Rule Violations

1. Noise violations (e.g., excessive noise after hours, unauthorized equipment use):
   • First notice: Warning
   • Second notice: 2,500 MXN fine
   • Third notice: 10,000 MXN fine plus disconnection of water and electricity
2. Maintenance violations (e.g., failure to repair damage, poor unit upkeep):
   • Fine: 2,500 MXN
3. Unauthorized use of common areas (e.g., bringing prohibited items, reserving space, loud music):
   • First notice: Warning
   • Second notice: 2,500 MXN fine
   • Third notice: 5,000 MXN fine and removal from common areas
4. Inappropriate behavior or aggression towards staff or residents:
   • Fine: 10,000 MXN
5. Unauthorized guests exceeding maximum occupancy:
   • Suggested fine: 5,000 MXN
6. Violation of rental regulations:
   • Suggested fine: 5,000 MXN
7. Failure to pay fines on time results in suspension of basic services and loss of common area privileges.
8. Other violations not listed incur a 3,500 MXN fine.

Additional Pool and Common Area Guidelines

• Pool hours: 8:00 a.m. to 10:00 p.m.
• Pool use is exclusive to condominium residents.
• Pool access is managed by the condominium; no lifeguards are on duty.
• Showering before entering the pool is required.
• Children under 12 must be supervised by an adult.
• Use of inappropriate swimwear (underwear, t-shirts, shorts) is prohibited.
• Sunscreens, oils, sand, food, drinks, smoking, gum, pets, and floating inflatables (except baby floats held in arms) are not allowed.
• Only snacks in plastic containers are permitted; original packaging and convenience store bags are prohibited.
• Sunbeds, tables, and chairs must not be separated or moved.
• Trash must be disposed of properly.
• Music volume should be kept low to avoid disturbing others.
• Do not leave valuables unattended; lost items found on furniture will be taken to the administrative office.
• Running and rough play in the pool area are forbidden.
• Babies must wear special pool diapers.
• Towels must be white with the brand and embroidery logo in gold.
• Damage to furniture must be reported and compensated.
• During high season or when common areas are full, up to 8 people per apartment and use of 4 beds are allowed.
• Security and household staff are not permitted in the pool area.
• Violations will be reported to the administrator for fines and penalties.
• Drug use will be reported to authorities.
