Each unit is a two-story, four-bedroom, 3.5-bathroom corner penthouse. If you are interested in additional units on the same floor, we manage all four penthouses.

On arrival day, our team welcomes you, provides a tour, and answers your questions.

All-Inclusive Option

The resort is all-inclusive, but the package is optional and can be selected separately for each day of your stay. Payment is made at the lobby front desk.

The all-inclusive package includes unlimited food and beverages from 9:00 a.m. until midnight. When selected, it provides access to four restaurants and both bars.

During Christmas and New Year’s weeks, a 30% surcharge applies for enhanced offerings and extended resort hours.

One resort restaurant is not included in the all-inclusive package. It operates on an à la carte basis and serves toasted subs, wraps, pizza, coffees, espressos, and desserts.

Cooler for Personal Food and Drinks

On days when you do not choose the all-inclusive option, you are welcome to fill the in-unit cooler with your preferred drinks and snacks. The cooler is approximately the size of a carry-on bag, making it easy to take to the pool or beach. It also works well as a small side table.

Many guests continue to find the cooler useful even when using the all-inclusive package.

In-Home Mexican Cooking Service

Guests can arrange an authentic Mexican meal prepared in the penthouse by local cooks.

Location and Transportation

The resort is in a well-lit, safe area with a relaxed atmosphere. Restaurants are located directly across the street, along with a convenience store selling beer and spirits.

Buses operate 24 hours a day, making it easy to reach additional restaurants, shops, and major nightclubs within minutes. A bus ride anywhere in the Hotel Zone costs $1 per person, including a generous tip for the driver.

Renting a car is generally unnecessary and parking can be difficult when exploring Cancun. However, if you do rent a car, free parking is available in our small lot. If it fills up, resort staff will arrange another parking space on the property.

An airport transfer link for a trusted transportation company is provided. The resort is approximately a 12–15-minute drive from the airport.

Resort Activities and Excursions

Oleo publishes a weekly guest brochure with current activities and entertainment. Live music is often offered near the bar, and water yoga is typically included in the weekly schedule.

Snorkeling Excursion

With more than two decades of experience in Cancun, we can provide local insight into activities and excursions.

One option is a private snorkeling excursion with Mike, a longtime friend whose family has generations of fishing experience in the area. The excursion costs $75 per person, with a $450 minimum, and includes:

A five- to six-hour excursion
Round-trip transportation to the port
A one-hour golf cart rental on Isla Mujeres
A large meal at the end of the excursion
Access to a protected snorkeling site
Required special permits

The excursion is private for your group. Payment is made in cash, and Mike does not advertise or operate a website.

VIP Nightclub Access

Major Cancun nightclubs may charge $50 or more for admission, in addition to long lines, standing-room-only conditions, and expensive drinks.

A VIP nightclub pass is available for $150 and includes:

Grocery Delivery Assistance

Guests staying in larger accommodations often appreciate having groceries available upon arrival. The airport transfer company we have recommended for many years can take guests to a grocery store before bringing them to the resort for an additional fee.

Our team has milk crates and hotel carts available to help transport groceries to the penthouse.

If you arrive on a Sunday, you may prefer to purchase groceries after arrival, as our team will not be available to assist that day.
