The Space
This deluxe home features 4 bedrooms and 4.5 bathrooms, situated at the end of a quiet cul-de-sac within the exclusive Playacar Phase II community in Playa del Carmen. It offers direct access to the white sandy beaches and turquoise Caribbean waters, just a two-minute walk from the house.
The residence comfortably accommodates 8 to 10 guests, making it ideal for large families or two families sharing a vacation. Located right on the cul-de-sac, the property shares a pool and tennis courts with neighboring homes.
The interior is beautifully decorated to highlight the sunny Caribbean atmosphere, showcasing vibrant Mexican art and handcrafted furniture throughout. Mexican tiles, marble, and artisanal finishes are prominently featured in every room.
On the first floor, you will find a fully equipped kitchen with an island counter and seating, a separate dining area, and a spacious living room. This level also includes a large bedroom with a king-size bed and a private bathroom, a guest powder room, a fully equipped laundry room, and an alcove with a desk, telephone, and internet connection.
From the kitchen and living room, step out onto a covered patio overlooking the Mayan ruins of Playacar Phase I. The patio is furnished with a large dining table and chairs, a barbecue grill, and lounge chairs—an ideal spot for peaceful meals, reading, or socializing in the evening.
The second floor houses three bedrooms, each with its own private bathroom:
- The first bedroom features a king-size bed, a large bathroom, and a walk-in closet.
- The second bedroom contains two queen-size beds and a spacious closet.
- The third bedroom has two twin beds that can be combined into a king-size bed, along with a generous closet.
A large landing area outside the bedrooms offers a quiet space for relaxation or reading.
The third level is a rooftop terrace boasting spectacular views of the Caribbean and surrounding areas. It is equipped with loungers for sunbathing, as well as chairs and tables for enjoying drinks or meals. On clear evenings, guests can see the lights of Cozumel while enjoying the refreshing breeze.
Part of the rooftop has been developed into a fourth-level palapa, providing even better views and airflow.
Guest Access
Guests have access to a common area across the street that includes a pool, palapa, and tennis court.

- Monthly and two-week stays are available at discounted rates.
- Electricity and maid service are not included in the rental price.
- Electricity usage is monitored by photographing the meter upon arrival and departure.
- Electricity is charged at 5.5 pesos per kilowatt.
- An electricity deposit is required before arrival via Airbnb:
- $500 USD for monthly stays
- $300 USD for two-week stays

We absolutely loved this charming home! It is beautifully decorated and had ample closet space for clothing so you feel right at home. It is exactly as pictured. We were able to walk to beach, shopping, and restaurants. Our family felt safe at all times. Mercedes and staff were so helpful and responsive if we had questions or needed help. The home was well stocked. So many necessities available! We had so much space, comfortable bedding, warm showers, etc. We would DEFINITELY stay again!! We loved it there!

Generally an awesome place! The house is fantastic. However, there were a few things that bothered me. First, the location. The house is located in a gated community, and getting to the main restaurant hubs by foot is neither convenient nor pretty/interesting. So if walking is your thing, this will bother you. Second, there are problems with the beach. I believe these are recent changes. The beach is experiencing a lot of corrosion, making it very rocky and thus hard to get into the water. I injured my foot on one of the rock on our first day, despite being aware of the rocks and being careful. Also, the beach (and it seems Playa del Carmen in general in 2025) unfortunately have a lot of algae. It's not a huge deal, but it does not feel or look pretty.

This is a wonderful house. We had a large group of 9 and it accommodated us all perfectly. Very close to the beach and to 5th Ave. I will definitely stay here again.

We spent two wonderful weeks in this lovely house. The Playacar location gave us easy access to an uncrowded, pristine stretch of beach. We could eat and shop in the expanding array of restaurants and stores that extend beyond the famed 5th Avenue but easily retreat to our comfortable home, where a swimming pool, tennis court and gazebo are just a few feet away. Mayan ruins and tropical plants separate the house from the beach, only a block and a half away. At night, one can hear the waves and awake to the sounds of birds. The rooftop terrace is perfect for sunrises and sunsets. The house is well appointed. The clean, efficient kitchen includes a refrigerator with purified cold water and ice on-demand. Each bedroom has an ensuite bath and there’s an additional first floor powder room. There’s even an outdoor grill for ambitious chefs. We enjoyed leisurely breakfasts on the terrace just off the kitchen and main living area. We look forward to returning!

The house and location were incredible, very nice furniture, comfortable beds, huge kitchen and amazing stargazing deck. Mercedes was flexible with our check in time as we arrived much later than planned. We received a full tour of the home by her staff and experienced excellent response time in all requests. Wish we could have stayed longer.

The house was great, very well equipped with AC throughout. We enjoyed the games & puzzles and easy access to the pool. The towels were plentiful and we appreciated the cleaning service every three days. The beach was a bit disappointing - you need to walk further to access the sandy stretch of the beach, there was a big dip entering the water, and lots of sargassum on some days. Overall a great house to hang out and explore the area, but not a prime beach location.
