Important Information About Staying in Tulum
1. Respect for Nature
The villas are situated in an ecologically sensitive area. Guests are asked to avoid littering, respect local wildlife, conserve energy by turning off lights and air conditioning when not in use, and help preserve the natural environment.
2. Construction in the Area
Tulum is undergoing significant development. Construction may occur nearby during your stay, typically from 9 am to 5 pm Monday through Saturday, sometimes extending from 8 am to 6 pm. Noise from construction is possible and beyond the control of the property.
3. Wildlife Encounters
Tulum hosts diverse wildlife, including sea turtles and jungle species. Guests should not harm any animals and are encouraged to report sightings so the team can ensure their safety. Food should be stored in refrigerators to avoid attracting wildlife.
4. Infrastructure and Amenities
Tulum is a small town with infrastructure that may occasionally experience interruptions in electricity, water, or internet due to weather or maintenance. These issues are normal and not due to negligence. The concierge team is available to assist with any amenity concerns.
5. Pool Maintenance
Pools are regularly maintained, but conditions at check-in may vary due to weather, natural debris, or wildlife. A dedicated maintenance team is available to address any issues.

9. Humid Climate
Tulum’s climate is notably humid, especially during the wet season. The villas use materials like Chuukum stucco that naturally adapt to these conditions.
10. Parties in Tulum
While the area attracts many visitors and parties are common during holidays, parties are prohibited at the villas without permission. External loud music may occur, and while the team will assist if it disrupts your stay, they cannot control or be responsible for outside events.
11. Concierge Services
The concierge team can arrange third-party services such as tours, transportation, chefs, yachts, spas, and decorations. While they coordinate these services, they are not responsible for any issues with external providers. Concierge service hours are from 8 am to 10 pm and do not constitute a 24/7 butler service. Our stay here was incredible! Beautiful home. Close proximity to a lot of day to day things we had planned. Host took care of us and set up everything for us nicely! The chefs were 10/10! I will definitely be booking with them again the next trip.

The host was super kind, the houses are beautiful and they have everything for a comfortable stay. We used both houses to sleep but we stayed together during the day in only one pool but it’s big enough! Plenty recommended

El alojamiento es hermoso solo el detalle es que son 2 casas separadas pegadas pero que no se comunican en si. Hubiera estado mejor que tuviera mas facilidad para comunicarse. Los cuartos son de un buen tamaño y cuentan con todo lo esencial, tuvimos algunos detalles en la estancia, pero siempre solucionaron lo más rápido posible. Gracias por su atención y amabilidad 🤍🙏🏻 ojalá podamos volver pronto

We had a wonderful stay for my best friend‘s bachelorette at this beautiful home! We felt safe, the entire staff was very accommodating and communicated quickly, and overall just a great experience! Would definitely come back and stay.

This place was great for large parties. I came for my bachelorette party and it was perfect for what we needed. Everyone had their own bathroom and bedroom - sheets were so clean and bed was comfy. Pool was great. We walked to small town area for coffee and things we needed! Close to a small conscience store which was great for waters. The team was incredibly helpful in booking anything we needed and transport was easy. Make service came once while we were there which was amazing for towels and a clean up! But you can tell the house has been through some parties - broken elements throughout the house and bathrooms. Broken table and chairs in the corners outside. Kitchen things were very used and some broken things like chips in glasses. Smudges and dents across the walls. Couch was fairly dirty etc. it was great but some fixable elements could have made it amazing.

We had a wonderful time as a group of 9 women between the 2 homes. The pool was cold but lovely, the hot tub doesn’t warm up, but they did try and connect it a few times for us. The communication was helpful, they tried very hard to keep us happy and made up for the construction that was happening right next door. The dishwasher wasn’t working but it wasn’t too bad sharing between us. Overall we would absolutely come back and I would highly recommend this place

I traveled with a group of 9 for my birthday, we rented both villas. And I will say this has been the easiest trip coordination. The host helped every step of the way. They kept the house cleaned by sending cleaners. We felt so comfortable and at home, there was no stealing no nothing service was super duper amazing. From the aesthetic of the house to the amenities exactly what you see is exactly what you get. 10/10 will definitely book this place the next time I’m in Tulum. No water issues, no power issues, no WiFi issues 10/10 highly recommend Thank you again for everything ❤️

We stayed at Casa Valma and Casa Ethan via Vacaanda for 6 nights (Jan 9–16), with 12 people (4 adults, 8 kids from 2 families). Overall experience was okay—we enjoyed our family time—but the villas didn’t meet expectations for the price. Check-in was delayed as cleaning from prior guests wasn’t finished by 4pm. The places felt unclean: pool decks had drink spills and cigarette butts, and we saw a cockroach in Casa Valma’s kitchen. Both villas showed heavy wear and needed maintenance: peeling drywall, termite-damaged cabinets, worn furniture, loose faucets, and cloudy pools/hot tub with poor circulation. They felt very “well-used” rather than fresh or upscale. Vacaanda hosts were friendly, responsive, and clearly cared about our stay, which was nice. Great for large groups needing space and good communication, but expect dated condition—not ideal if you want pristine luxury. Cautious recommendation.

We had an amazing stay at this villa in Tulum. The house is gorgeous, modern, and exactly as pictured, with tons of natural light, comfy beds, strong AC, and a super relaxing jungle vibe around the pool area. Location felt quiet yet close to everything we wanted. Check in was smooth, communication was fast and friendly, and the staff kept the place spotless. This was a flawless stay and we loved our time here and would happily come back!!
