The Space

Situated within a 400-acre beach and surfing community, the property offers access to 3 kilometers of pristine white sand beaches, world-class surf breaks, a 9-hole golf course, and pickleball courts.

The townhouse comfortably accommodates up to four guests, blending comfort, luxury, and natural beauty for a relaxing retreat. The open-plan living and dining area is air-conditioned and features a 70-inch smart TV, a large dining table, and a cozy lounge with ambient lighting. The well-equipped kitchen meets all culinary needs. A half bathroom and washer/dryer are conveniently located on the ground floor.

Upstairs, both air-conditioned bedrooms include private bathrooms. The master bedroom offers a 44-inch smart TV, ceiling fans, and screened glass doors opening to a private outdoor space for added privacy and relaxation.

Outside, the backyard porch provides comfortable seating with beautiful views of manicured gardens and the adjacent golf course. A shared swimming pool with an outdoor shower and seating area is just a 20-meter walk from the townhouse.

The property includes a 30 Mbps fiber optic WiFi connection throughout and dedicated parking spaces directly in front of the entrance. The townhouse is one of ten in a secure complex.

Location

Hacienda Iguana is a gated, well-managed community known for its safety and friendly atmosphere, inhabited by local Nicaraguans and expatriates. The beach club, located a 10-minute walk or 2-minute drive away, overlooks Playa Colorado, a world-class surfing wave. The beach club offers hammocks, a swimming pool, a restaurant, a bar, and excellent surfing opportunities when the swell is active.

Guests can easily explore the community on foot or rent golf carts, scooters, or bicycles within Hacienda Iguana. A vehicle is recommended but not essential.

The closest city, Rivas, is a 40-minute drive away. The property is approximately two hours from Managua International Airport and just over an hour from the Costa Rican border.

Surf enthusiasts can enjoy three main breaks within the community: Playa Colorado (south end), Panga Drops, and Los Perros (north end). Playa Amarillo is also accessible at low tide, just south of Playa Colorado.

The beach can experience strong swells and currents. Parents are advised to supervise children closely when swimming. Certified lifeguards are on duty during weekends and public holidays as part of the community’s surf lifesaving program.

Guest Access and Security

Guests have exclusive access to the townhouse, two unassigned parking spaces, and the communal pool. Access to the Iguana Beach Club is also included.
