The Space

Located in the Serenada Condos complex, this fourth-floor condo places you in the heart of downtown Playa del Carmen. The property is a short walk from some of the area’s most popular beaches and beach clubs, and just half a block from the famous 5th Avenue.

The complex features a spectacular rooftop pool, sky bar, lounge area, and fitness room. Whether you stay for two days or two months, you can enjoy a comfortable and elevated lifestyle in a central location.

Living Area

The bright, airy sitting area features floor-to-ceiling sliding glass doors that open onto a private balcony. The balcony includes a table and chairs, as well as a dining table.

Inside, the space is furnished with comfortable, stylish pieces, distinctive artwork, and a wall-mounted television.

Kitchen

The fully equipped kitchen includes high-end appliances and everything needed to prepare meals at home. A coffee maker is also provided to help you start your day.

Dining and Workspace

The indoor dining table seats six comfortably. It can also serve as a laptop-friendly workspace.

Bedrooms and Bathrooms

The condo accommodates up to six guests across two bedrooms and two bathrooms:

• Bedroom 1: One king-size bed, an en-suite full bathroom, a wall-mounted television, and direct balcony access.
• Bedroom 2: Two double beds, an en-suite full bathroom, a wall-mounted television, and direct balcony access.

Location

The condo is just half a block from 5th Avenue, a roughly 4-kilometer stretch lined with restaurants, bars, cafés, live music venues, and excellent shopping.

Guest Access

Guests have exclusive access to the condo throughout their stay.

Additional Information

Electricity

For short-term rentals, a daily allowance of 20 kilowatt-hours of electricity is included. Additional consumption is charged at 6 MXN per kilowatt-hour.

Electricity is not included for bookings of seven days or more. Our local team will record the meter reading upon arrival and again at departure. Any additional consumption will be billed after checkout.

Please help conserve energy by using the air conditioning only when needed, turning it off when leaving the property, and keeping all windows and doors closed while it is running.

Security Cameras

Surveillance cameras are installed on the premises strictly for security purposes.

Nearby Construction

The neighboring apartment is currently undergoing repairs until further notice. Construction noise is expected Monday through Friday from 9:00 a.m. to 5:00 p.m.

Housekeeping and Supplies

Daily housekeeping is not provided, although additional cleaning services may be requested for a fee.

A starter supply of household and bathroom essentials, including toilet paper, soap, and trash bags, is provided. These items are not replenished during the stay.

Rental Agreement and Security Deposit

Guests may be required to sign a rental agreement after their booking is confirmed.

Depending on the booking platform used, a security deposit may be required before arrival or at check-in. The deposit is charged as a credit card transaction and refunded after checkout, provided all terms are met.

Noise

Because of the central location, noise from nearby establishments may be heard at night. A bar across the street is open until midnight and can be noisy. Light sleepers and guests who go to bed early should take this into consideration.

House Rules

• Guests must be at least 21 years old to book.
• Smoking of any kind, including cannabis, is prohibited inside the condo. Recreational drug use is strictly prohibited throughout the premises. Violations incur a $300 penalty.
• Parties and events are not permitted. Illegal activity and excessive noise are prohibited. Loud music is not allowed after 10:00 p.m.; please respect the neighbors.
• Only the guests listed on the reservation may stay at the property.
• Tents and other structures may not be set up on the property grounds.
• Renters are responsible for charges related to damage caused during their stay and for any necessary additional cleaning.
• Guests may be required to provide government-issued identification on the day of check-in or during their stay.
• Please do not move the furniture.
• Pets are not allowed.

Service Interruptions

Electricity, water, and internet services are provided by external companies. Although these services are generally reliable, occasional outages beyond our control may occur. Thank you for your understanding.
