Place needs maintenance. Photos make the place look bigger than it really is. Deck around the pool is falling apart. And make sure you are prepared to supply all your household needs. Trash bags, toilet paper, paper towels and even hand soap to wash your hands cause you will get the bare minimum. Some of the doors don’t even lock and was told that the frame is off and cannot be fixed. Main door broke on day one. They did fix it but were basically questioned on how it was broke. And all we did was close the door. Pools and Lap pool is very small. Hot tub was broken. Paid a lot of money to stay here for 7 days with 11 people. You would think they would put some money into the property to repair or do some keep up.

I want to give a big shout out to our host Hugo he was such an amazing person. He met us at the house to help us get settled and to make sure everything was in order for use. He made us feel like home and made the experience for us 10x better. I recommend booking with them if you want to have an experience to remember.

We had a family of 10 so we stayed in 2 villas. + Juan welcomed us, was extremely helpful & gave great recos They accommodated early/late check-in/out. Fortunately we traveled during low season. They separated 1 king bed into 2 individuals Ea. room has its own bathroom + another bathroom downstairs They were very communicative for our questions and resolved issues quickly Overall, it’s very safe (security gate) - Strong, musty smell in 1 house (due to sewer/pipes), our clothes smell after coming home 1 fridge kept going into sleep mode due to power surges so we lost food. We could only depend on 1 fridge. Both houses require general maintenance to fix them up. We had several little issues that were solved while we were there WiFi in 1house + TV in the other never worked. We were fortunate to have 2 houses so we could use the WiFi of the other house. There were insects so they had pest control come The pools were hazy so we didn’t swim

Firstly, I want to shout out our host Hugo! He was super responsive and made sure we had a comfortable stay throughout our trip. The location was great — secure, quiet, secluded, and surrounded by a nice jungle vibe. We were a. large group sharing two villas, and it was very convenient having easy access between both spaces. There’s also a Burger King, Starbucks, and a huge grocery store just a few minutes’ walk away. The house does match the photos, though it could use a bit of upkeep in some areas. Overall, the villas were spacious, the beds were comfortable, and we had a great time.

My friends and I had an amazing stay at Ted and Clemens’ place! We visited for a bachelorette trip, and they went above and beyond to make everything smooth and enjoyable. We rented two villas, and the easy access between them was perfect, plus having two pools felt like such a luxury. Each bedroom having its own bathroom made getting ready so much easier for our group, which we really appreciated. Anytime we had questions or needed anything, the team was incredibly responsive and quick to help. They also shared great local recommendations and even helped arrange a reliable driver for us during our stay. Overall, it was a fantastic experience, and we wouldn’t hesitate to stay here again on our next trip to Tulum. Highly recommend!

We really appreciated Clem and the concierge team for our villas. They were very responsive and knowledgeable about things in the area. They were very helpful with coordinating transportation and other supported services we used (e.g., salsa lesson, masseuses, photographer, chef, tours). Everyone they recommended was amazing!

Wow 🤩 I must say, that our stay was nothing short of amazing all thanks to Clem and her wonderful team. Everything was handled with care during our stay. She was attentive and such a great help with setting up all of our arrangements. The house was clean and spacious. We had a small maintenance issue and the team had it fixed immediately. The local stores were a short walk away from the house and other great places were within a short drive. We would def stay here again. Thanks!

The Airbnb is nice! The fact that every bedroom has its own bathroom, plus 2 additional bathrooms for the common areas, and two pools is enough to want to book. Additionally the Airbnb is in a secure, gated community, in a good location (10 min walk to town and a 20 min drive to the beach). But the icing on the cake is how accommodating the host/cohosts are. They made sure all our transportation needs were taken care of. Always responsive, and even greeted us upon arrival to ensure a smooth and easy check in. If you have a large group and don’t wanna stay on a resort/hotel. This is definitely the Airbnb you need to book. You’ll have the best home in Tulum!

The units were perfect for our group and our stay. Very convenient location to stores, restaurant and tourist activities. The units were clean adn very well appointed. Clem was so responsive and sent us suggested activites on the day it rained. I would have loved to stay another few days. I would highly recommend to anyone visiting Tulum.
