Important Information
The island may experience shifting seasonal currents and weather patterns that bring seaweed to the beach. Conditions vary according to wind, weather, currents, and ocean temperature, making arrivals difficult to predict. During periods of heavy seaweed production, the estate beach is cleaned daily when weather permits.
As this is a tropical island, guests should expect sun, rain, and insects. Bring suitable supplies, including sunscreen and insect repellent. Additional supplies may be available for purchase at the office reception.
The road north is partially paved and may be bumpy depending on seasonal rainfall and when it was last paved. Guests traveling with someone who has back or spine problems should speak with the concierge about alternative transportation, such as boat and taxi transfers.
If traveling at night, turn on the golf cart lights. The road is illuminated up to mile 8.5.

The place was amazing, beach was all to ourselves. Very peaceful! The most amazing part of the whole trip was the concierge, Ms. Terri! She went above and beyond for us and made everything so easy for us. We did not worry about anything. Ms. Terri for the WIN!

Some goods and some bads with alom estates. What I found as a con, may be exactly what other people are looking for. So this is just my take. Pros: Chad, Terri and his staff are lovely. Very easy to work with, responsive polite and well mannered. House was clean, and well kept. Con’s: for me, it was the location. Solid 60-90 minutes by golf cart (depending what part of town you are traveling to) to get from the villa to down town San Pedro. These conditions are heavily subject to weather conditions, and aren’t the hosts fault or in his control. But the road to and from alom estates is miles of potholes and unpaved road leaving many golf carts with broken suspension. For me, it made getting dinner in town extremely difficult and out of the way. For other people who may be looking for a remote getaway and space, this may be perfect for you. For us, was way further away than we knew we were signing up for.

The accommodation was beautiful, and very clean. Terri was great! The cottage is a bit far from San Pedro, but that also created a private atmosphere. The only really unfortunate thing is that there was a lot of seaweed, which sometimes stank, and which prevented you from swimming from the beach.

This place was incredible—peaceful, private, and surrounded by nothing but beautiful ocean views and nature. From the moment we arrived, Terri and the team made everything seemless and easy. Our concierge helped plan out fun activities, our travel arrangements to the island, villa prestock, and was always available if we needed anything. The property itself is spotless and so well taken care of—you can tell they really care. We loved starting our mornings with coffee by the water and ending the day under the stars on the pier. The villa had everything we needed and more, and it felt like our own little beachfront paradise. We went kayaking, relaxed in hammocks, swam in the ocean, visited partner resorts, secret beach and just fully unplugged. It was the perfect mix of refined comfort and relaxed adventure. Chad’s Villa is beautiful the property is absolutely stunning and right on the beach is a major plus this is now the whole families favorite trip we’ve taken! We loved spending time on the beach right out our door! It was truly a picture perfect paradise! Their whole team is so kind, Derek brought us daily coconut water from the beach. Terri helped us plan just about everything we could think of from stocked groceries to fun things to do for the whole family. She helped us book our travel and transportation which is such a huge help with kids. This allowed me to relax with the family without worrying about all the trip organization! I also have to say being outside of town was so much nicer than I expected! It allowed us to have time away from the noise and just enjoy being together! I highly recommend staying here! LOVED the villa. I only ever met Terri, Lando (the grounds keeper), and Carla the cleaning lady. Chad sent helpful messages on the Airbnb app! Everyone was fantastic. Terri was always available and answered any questions we had during our stay! Many food recommendations and exploring adventures. She met us at tropic air airport at the golf cart shop and we stopped in the local store for food first. Then we started the drive up to the villa following Terri. It was a solid 45-55 minute ride up but it was awesome to see the town of San Pedro and experience the vibrant life of locals and tourists. The ride is long and bumpy but beautiful scenery and was worth it for us. The villa was so clean and beautiful! Amazing views! Fresh fruit in the fridge when we arrived as well as cold drinking water and Belikin beers for drinking :) all basic necessities were also a great touch. Villa is comfortable for 1-4 people but 6 would be very tight. We would definitely return!

The Villa experience was delightful, everything was impecable, but it is far away from the rest of the island experiences, which can be inconvenient if you want to enjoy any of the early morning getaways - a lot of which need you in town at 5am, which is a 45 minute golf ride away...no one's fault, but a long way away from the action if that is why you are going to the island.
