A very cozy, beautiful place, close to downtown Tulum and the hotel area. Every detail and every room is beautiful. Without a doubt, we will return to this place. It has everything you need 🥰❤️

The host was very nice and communicated effectively. Upon getting to the location, we realized that the indoor pool did not have a lock feature. As well as the back door did not lock. The stairs were not kid friendly. The space was pretty dark and the upstairs room on the third floor was very hot. We requested a refund within four hours of checking in but we’re told that there was nothing that could be done so that was a waste of $1500. We ended up spending $1800 to get a different Airbnb, but it was in a beautiful location and was a lot more up-to-date, which made it worth our money.

The actual home is great, though there were some issues during our stay. WHAT WE LOVED: Short walk to town, drive to beach and cenotes. Very spacious with different zones to hang. Sunsets and fire on roof, sun and pool and fire on 3rd. Clubhouse - hanging by big pool, grill and pool table- binoculars on roof with great views. AREAS FOR IMPROVEMENT 4 Hosts, confusing. Many reviews mentioned Val as concierge, no Val or concierge. For issues, the first two hosts were apologetic but dismissive, not active in resolutions. Heated pool on main floor was broke on arrival, no notice. Initial response from 1 host was dismissive, two blinds and luggage rack broken on arrival as well. No way to open gate to park inside when security wasn't present (multiple times) Pedestrian gate code not fully provided - had to walk around searching for guard. Got code day before last. TV remote broke (eventually fixed) on main floor and not fixed on 3rd floor. Would stay again but mgmt can do better

I was disappointed that I wasn’t accommodated or received a response when I couldn’t check in due to a missed flight and missed a day - the entire host team ignored the message. Upon arrival the home had a noticeable water smell - moldy almost. The floor pool jacuzzi didn’t turn on and the roof pool was not clean at all - it was green. Other than that the home is beautiful and they assist with excursions and restaurant reservations. Beautiful home

Everything about my trip from start to finish was absolutely amazing. This trip was hands down in my top 3. Everything exceeded my expectations. Firstly I want to start by saying how amazing my host Val was. There’s nothing that I wanted or needed done that she didn’t make happen for me. From airport transportation to the decorator to the private chef and mixologist. She even assisted a fiend that wasn’t on the trip in surprising me with flowers the morning of my birthday. She also gave me and my friend postcards of her beautiful art painting work. The home was beautiful and just like the pictures. My friends and I ended every night in the rooftop pool while enjoying the fire pit. Our driver Luis also recommended by Val became our personal driver throughout the entire stay which was so helpful. Again, everything was perfect. I am back home now and still obsessing over pictures. I will most definitely visit again with more friends and stay with Val. We thank you.
