Guest access During your stay, you will have full access to all areas of the house. Feel free to explore and enjoy this thoughtfully designed space and make yourself at home.

On the ground floor, you will walk through an entrance hallway that opens into bright and inviting common areas, including a dining room with a hand-carved cantera stone table, a full bathroom, a cozy living room with a TV, and a kitchen with a breakfast bar.

To provide greater privacy and tranquility, all bedrooms are located on the upper floor. At the top of the stairs, on the left side, you will find access to the terrace and a king bedroom with views of the church. On the right side, there is a spacious king bedroom featuring a large closet and a crib for babies.

Further down the hallway, on the left, you will find another king bedroom overlooking the stunning chandeliers handcrafted from natural fibers. On the right side, there is a full bathroom and two additional king bedrooms.

At the end of the hallway, on the right, there is a bedroom with two queen beds and two full bathrooms. On the left, you will find another access point to the terrace and a king bedroom with private terrace access and beautiful views of the church.

Please note that two doors located in the kitchen area are secured with digital locks. These spaces are reserved exclusively for our staff and are used to store cleaning supplies and maintenance items.

An incredible rooftop terrace

One of Casa Balam most unique features is its spacious rooftop terrace, thoughtfully designed for gathering, relaxing, and enjoying.

▸Outdoor furniture & cushions: During rainy season, outdoor furniture is stored for protection, but you're welcome to set it out. To avoid damage or professional cleaning fees (MXN $3,000), please store the cushions properly after each use to protect them from rain or dirt.

▸ The cushions from the outdoor lounge go inside the waterproof soft bag.

For everyone's comfort, social gatherings are welcome, but parties, excessive noise, DJs, large speakers, and disruptive behavior are strictly prohibited.

Prime location in the heart of Oaxaca

Casa Balam is located in one of most desirable and walkable neighborhoods, surrounded by renowned restaurants, cafés, bakeries, bars, parks, boutiques, and local shops.

Gardener

The plants throughout the house are not decorative accessories they are a living part of Casa Balam’s atmosphere and aesthetic. To keep them healthy and beautiful for every guest, our team waters them once a week between 11 a.m. and 3 p.m. You’ll always be notified in advance. Thank you for helping us care for this living design.

Professional photoshoot

TO NOTICE: For a photoshoot there's a fee for $15,000MXN extra. If you want to make a videoclip, tell us more about it and we'll happily verify the specific rate for you.

Traveling with a group

Casa Balam was thoughtfully designed for large groups, family gatherings, corporate retreats, wellness experiences, and friends traveling together while still allowing everyone to enjoy their own private space.

We kindly ask all guests to be respectful of neighbors and the residential nature of the area.

City Infrastructure Notice

As with many cities around the world, occasional odors near drains or bathroom areas may rarely be noticeable, particularly during rainy season or while the city carries out maintenance on its public water and drainage systems.

These situations are uncommon, temporary, and originate from the city's infrastructure rather than the property itself. They typically dissipate quickly and do not impact the functionality, cleanliness, or overall comfort of the home.

Plumbing

To protect the home's plumbing system, please do not flush anything other than human waste. Please dispose of toilet paper, wipes (including flushable wipes), sanitary products, cotton swabs, paper towels, tissues, and any other objects in the trash bins provided.

Small actions make a big difference:

▸ AC usage: Help us take care of the environment—please turn off the AC when not in use.

▸Towels & water care: We provide one towel per person per stay. As Oaxaca occasionally experiences water shortages, we kindly ask you to be mindful of water usage. In case of low supply, we will arrange a water refill, subject to the provider's availability.

▸Your peace of mind matters: We’re located in a peaceful, secure area where you can fully relax and feel at home, please close doors and windows when leaving the property.

Environmental Awareness

In Oaxaca, water is a scarce and valuable resource, and we strive to use it responsibly. Below are some of the actions we take to promote water conservation:

We provide one towel per person as part of our effort to save water. We kindly ask all our guests to be mindful of their water consumption in showers and bathrooms. The water supply is delivered by trucks, which can create complications if the water runs out. If during your stay the water reserve runs out, please notify us immediately so we can arrange for a new water truck to be delivered as soon as possible. For longer stays, we may kindly request access to the property so our maintenance team can check the water reserve levels. This helps us ensure you won't run out of water during your stay. We truly appreciate your understanding and support with this quick preventive visit. Regarding showers, we've placed drain covers to prevent odors and the entry of insects. We ask that you remove the covers during your shower to ensure proper water drainage and replace them once you're done. This helps us keep the property clean and prevents flooding. We are also committed to responsible energy usage. To contribute to environmental preservation, please turn off lights, the TV, and air conditioning when not in use.

Occasionally, you may find minor damage caused by the use of previous guests, such as scratches, stains, or malfunctioning equipment. If this happens, we kindly ask you to inform us immediately so that we can address any issues promptly.
